HOW TO FIND QUALITY MOVERS Hiring a moving company is one of the most important decisions people make when buying or selling a home. Nightmare stories abound about movers that show up hours late, break or lose items, or whose estimates aren’t accurate.

Thankfully, there are things you can do that will increase your chances of a reliable moving company while avoiding the bad ones. Here are some key ways to be sure you the right moving company for you. Read the reviews. One of the great things about the internet age is that you can reviews for just about any business. UPDATE YOUR GARAGE TO

BOOST CURB APPEAL

Want to make your home stand out from the others in your neighborhood? Updating your garage can be a simple way to accomplish this while boosting curb appeal at the same time. TRY A NEW COLOR One option to make your home’s garage door draw attention is to use a unique color. You have to be careful here, because a color that’s too odd could actually be a drawback. Consider the overall look of your home and choose a color that’ll complement your home’s architecture while still being different from the other homes in the neighborhood. CHOOSE A UNIQUE MATERIAL Are all the doors in your neighborhood metal or vinyl? Consider upgrading to a real wood door. Wood doors give a home character and a classic look, and they can be an asset to your home’s curb appeal. If you don’t want to spend more for a real wood door, consider a metal or vinyl door that is finished to look like wood. ADD A UNIQUE DESIGN Most garage doors look very similar. Four rows of paneling, often decorated with squares and maybe a row of windows at the top, is fairly standard. Mix this up a bit, and your home will stand out. Use a flush style or long panel door. If you have the budget and

the time, consider redoing the door and the frame to add some curves. Arched garage doors instantly grab attention and attract interest in the home. If your home doesn’t give you room for arches, get creative with the four-panel look. Use molding or glass to add a unique design to this standard shape. Vertical paneling and arched windows can also make the door stand out, without changing its overall shape. Paint the panels to match your siding and the trim to match the house’s trim for a distinctive, yet classic look. UPGRADE THE FINISHING TOUCHES From the handle to the glass in the windows, the finishing touches on your garage door can be the final piece of the puzzle as you try to make it stand out. Wrought-iron decorative touches on the panels can add the distinction you need. Even changing the lighting near your garage door can make a difference. Upgrade these small touches and give your garage door some extra pizzazz. Updating your garage door can be a valuable way to make your home look distinctive and increase its curb appeal. If you’re thinking about selling your home in the near future, consider making this change now to improve your selling experience.

BAUHAUS RETRO - Paying homage to the Bauhaus, a German design school that boomed during the 1920s, this warming look brings in geometric shapes and bold block color. Think bedroom and family room accents of royal blue, mustard yellow and slate gray hues for this contemporary update. RAMP UP THE REDS - No colors in the spectrum are as warming as carmines, scarlets and crimsons as we head into cold nights. Go for a riot of red tones to turn up the heat in your bedroom. Mix plain and patterned designs in your decorative cushions and throw blankets. BRING IN RUSTIC TOUCHES - Now’s the time to change out your sideboard and shelving displays, grouping together assortments of baskets, wooden pieces and rustic handcrafted trinkets. Plus, macrame is back, so bring out those hanging pots, too! INTRODUCE TEXTURE - Like the return of macrame, styles from the ‘70s like rattan, cane and bamboo are making a comeback, but in a modern, minimalistic way, with curved shapes, tapered legs and clear, defined lines. Introducing these natural textures in a warming color palette will make a living or family room feel cozy. TOP UP THE TABLEWARE - Fall is a good time to treat yourself to a new pottery teapot and more. Bring in rough-hewn earthenware mugs and cereal bowls in warming earth tones. Simply add some hot chocolate or a hot stew and you’re good to go. TRY A TWO-TONE EFFECT - To instantly warm up a bedroom or living room, paint one wall in a jeweltone fall color, such as warm caramel, loden green, a soothing blue, even ruby red or amethyst. ENRICH WITH VELVET - This soft-to-the-touch material is the perfect fabric for curling up with or on, so if you don’t want to invest in a new sofa or chairs, just deck out the ones you have with velvet pillows to make an evening by the fireplace even more relaxing.

How Is Working With a Real Estate Agent Better THAN FINDING A HOME ON YOUR OWN?

Selling your home without an agent is often an appealing idea because you can forego the commission rates. The major downside, however, is you lose out on all the important qualities and experience an agent has when they do the work themselves. Here are four reasons why selecting a reputable, local real estate professional is beneficial for sellers:

Creative Living 80 Digestsize.indd 3

10/5/21 1:31 PM

NEGOTIATION SKILLS Your real estate agent knows how to get the buyer to make the purchase as close to the asking price as possible. They do this work for a living, so agents understand the ins and outs of contract and price negotiations. Another factor is the market conditions—agents have to stay on top of changes, so they can make the most money on commissions. They know what items they can negotiate and what things are best to avoid. NO EMOTIONAL CONNECTION One of the biggest things about hiring a professional that sellers find appealing is the fact that an agent is not biased. They’re not connected to your property, so they see it at face value. Things like older home equipment, cracks in the sidewalk or areas that you can improve before the open house are more visible to the agent than the person who has lived in the home for years. With no emotional connection, the agent can make decisions that many homeowners are afraid of or unwilling to make. ACCESSIBILITY Does your schedule afford you the time to talk with every person interested in your home? Probably not. Additionally, agents must accommodate the schedules of prospective buyers and show them your property when they’re available. If you go the For Sale by Owner (FSBO) route, then you must handle screening buyers and scheduling showing times yourself. LEGAL RESPONSIBILITY One thing most people do not realize when they choose to go the FSBO route is that they’re legally responsible for anything they don’t disclose to the buyer. Even inadvertent omissions can cause you to incur a lawsuit. Breach of contract may occur when the owner accidentally forgets to mention something hazardous about the property. Property agents and brokers have insurance that covers them if they miss something a buyer finds a nuisance or danger after signing a home contract. You have nothing to protect you should you miss something. Agents spend a lot of time and money earning their real estate license. Knowing the local market and laws is a necessary part of the business. If you’re not a legal professional, you could put yourself in danger of a lawsuit if you decide to sell your home on your own rather than hiring a professional to handle the process. What to Do If Your Mortgage Application Was Rejected

B

eing turned down for a mortgage can be devastating, but you may still be able to achieve your dream of owning a home. Your lender should provide you with a letter explaining why you were denied. You can use that information to make changes to improve your chance of getting approved for a mortgage in the future, either with the same lender or with a different company.

Boost Your Credit Score One of the most important factors in a lender’s decision is a mortgage applicant’s credit score. You should’ve checked your credit report for errors before you submitted your loan application, but if you didn’t, check it now. Lenders frequently misreport or fail to report information, and data from different people’s reports sometimes gets mixed up. Errors in your credit report may have caused your application to be rejected through no fault of your own. If your credit score is low because of high credit card balances or missed or late payments, work on bringing it up by paying down your balances to lower the percentage of available credit you’re using and by paying all your bills on time. If you have a foreclosure or bankruptcy on your credit report, those derogatory remarks could affect your credit score and your chance of obtaining a mortgage for years. You may need to let some time pass and work on rebuilding your credit before buying a house.

Creative Living 80 Digestsize.indd 5

Lower Your DTI A lender looks closely at an applicant’s debt-to-income (DTI) ratio, or the percentage of gross monthly income that’s used to pay credit card bills and loans. If a lender rejected your application because your DTI is too high, you can lower it by paying down your debts and/or by increasing your income. If you have high loan payments, you might be able to lower them by refinancing.

Put More Money Down If you want to make a small down payment and borrow most of the money for your dream home, the lender may consider your application too risky. You might be better off finding more money for a down payment or applying for a mortgage through a lender that routinely offers loans to borrowers with small down payments.

Stick With Your Job Most lenders want a mortgage applicant to have been in the same job for at least two years. That helps the lender be confident that an applicant is capable of holding down a job and is likely to repay the mortgage. If you recently started a new position, focus on impressing your boss and building a stable work history. Reprinted with permission from RISMedia. ©2023. All rights reserved.

HOW TO SAVE UP FOR A DOWN PAYMENT Saving up for a down payment is one of the biggest challenges for aspiring first-time homebuyers. A typical down payment can range from 5 to 20 percent of a home’s purchase price–that’s no small chunk of change. Although it might seem overwhelming to rack up thousands of dollars, practicing some discipline and using the right tactics can help you pull it off, making it possible for you to go from renter to proud homeowner.

To help you save for a down payment, consider these tips from the American Bankers Association: Develop a Budget and Timeline. Start by determining how much you’ll need for a down payment. Create a budget and calculate how much you can realistically save each month–that’ll help you gauge when you’ll be ready to transition from renter to homeowner. Establish a Separate Savings Account. Set up a separate savings account exclusively for your down payment, and make your monthly contributions automatic. By keeping this money separate, you’ll be less likely to tap into it when you’re tight on cash. Shop Around to Reduce Major Monthly Expenses. It’s a good idea to check rates for your car insurance, renters insurance, health insurance, cable, internet and cellphone plan. There may be deals or promotions available that allow you to save hundreds of dollars by adjusting your contracts.

Monitor Your Spending. With online banking, keeping an eye on your spending is easier than ever. Track where most of your discretionary income is going. Identify areas where you could cut back (nice meals out, vacations, etc.) and instead put that money into savings. Look Into State and Local Home-Buying Programs. Many states, counties and local governments operate programs for first-time homebuyers. Some programs offer housing discounts, while others provide down payment loans or grants. Celebrate Savings Milestones. Saving enough for a down payment can be daunting. To avoid getting discouraged, break it up into smaller goals and reward yourself when you reach each one. If you need to save $30,000 total, consider treating yourself to a nice meal every $5,000 saved. This’ll help you stay motivated throughout the process.

EYE-CATCHING WAYS TO UPDATE YOUR HOME Your home is a reflection of you, and your decor should match your tastes. With some simple home upgrades, you can create the perfect space for you and your family, even if your design preferences change over time.

Creative Living 80 Digestsize.indd 1

Consider these ideas to get started:

ADD A FRESH COAT OF PAINT One of the easiest home improvement projects, a fresh coat of paint can change the entire look of a room. Whether you choose to paint the entire space one new color, opt for an accent wall in a vibrant shade or simply freshen up the trim, paint can go a long way toward adding visual appeal and reflecting your personality. Patterned wallpaper, board and batten, stone and tile can also be added to create textured accents.

BRING WARMTH AND AMBIENCE WITH A FIREPLACE More than 3 in 5 homeowners have a fireplace or other hearth product in their homes, according to the HPBA, and including a fireplace in your construction or renovation plans is a gift of warmth, comfort and ambiance you can give yourself. Whether it’s a centerpiece for your living room or family room, or an accent to your bedroom, bathroom or study, a fireplace can provide an artful design element for your home and a safe, reliable heat source in the event of unexpected weather.

UPDATE LIGHTING FIXTURES Proper lighting can bring rooms to life and make spaces look larger and more welcoming. You can brighten up your home in a variety of ways, from strategically placing table and floor lamps that fit your design style to replacing older ceiling and wall-mounted fixtures with more modern styles.

GIVE CABINETS A FRESH LOOK There are numerous easy ways to update your kitchen and bathroom cabinets to create a more updated look. One of the easiest is swapping out older cabinet pulls and knobs for more modern options. With a variety of finishes – stainless, bronze, brushed nickel, black, copper and more – and styles available, you can match your cabinets to nearly any design style in a matter of minutes. Adding a coat of stain or paint is also a relatively quick and easy way to update some of the most-used spaces in your home without completely replacing the cabinets.

UPCYCLE FURNITURE You can breathe new life into your current furniture by making simple changes. The easiest would be simply rearranging your pieces and moving some to different rooms to create an updated look. You can also add decorative covers to sofas, chairs, throw pillows and more, or take your upcycling a step further and refinish a bookshelf, table o r other wooden furniture with a fresh coat of paint or stain, or give it a more weathered look with some sandpaper.
