HOW TO FIND A HOME REPAIR SERVICE

Ahome is the biggest purchase most of us will ever make. Protect your investment by taking care of repairs quickly and properly. Get written estimates.

Finally, get written estimates (these should be free) from a few companies before choosing one. Be sure the companies are bidding the same specs for the project so you can compare apples to apples. While reasonable pricing is important, going with the lowest price isn’t always the best bet. A poor repair job will cost twice as much when you must pay to fix mistakes. When working with a new-to-you repair person, particularly someone who doesn’t come with recommendations from people you know well, you might want to give him or her a test run on a small project.

Talk to friends and neighbors.

First, ask neighbors and friends for recommendations, preferably for someone with whom they have a positive, ongoing relationship. Next, ask the candidates for references. Ask these customers if they felt the service provider was prompt, courteous, professional, affordable, fair and trustworthy. Ask to see photos so you can judge the quality of the work. It’s best to interview customers who hired the contractor for a project similar to the work you need.

Outline your agreement clearly.

Hire only a repair service or handyman who is insured, bonded and licensed or knowledgeable in the type of repairs you need. Before they begin even a small job, get a written contract that outlines the terms of your agreement, including timeline, fees and warranties. Without this step, you’ll have a much harder time recovering your expenses if the handyman doesn’t deliver as promised.

But you have no idea where to start. I've been there. I've experienced your anxiety.

t’s been a very hot summer so far with record temperatures in many states. Where I live in central New Hampshire, we’ve had a long spell of high humidity mixed with higher-than-normal temperatures. Normally, you have to sleep with a blanket in the summer with your windows open. Not so this summer!

There are many ways to stay cool in the summer, not the least of which is using fans to blow air across your body. You may remember from your high school physics class that evaporation is a cooling process.

Every now and then it's interesting to go back in time. I clearly remember having to build my first partition wall inside a house. I was a soaking wet-behind-theears carpenter working for a small remodeling company. One of my college professors, Dr. Larsen, had asked me to install a half bathroom in his home. I had no idea what to do, so I told him that my boss could do the job.

I survived with the help of a few phone calls to my boss. It was a humbling experience as I discovered you don't know what

The issue is that in high-humidity situations the evaporation slows down because the air around you is nearly filled up with all the moisture it can take. This is why it can be stifling and uncomfortable just before a rain shower, as the relative humidity approaches 100% and no matter how much you sweat, moisture is going to have a difficult time leaving your skin.

Let’s discuss insulation. You may fall victim to a salesman who says you need to install much more insulation in your attic to stay cool. Understand that insulation does but one thing: It slows the transfer of heat. That’s all it does. Nothing more.

So if the inside of your home gets hot, the more insulation you have in the walls and attic, the longer your rooms will stay hot. Insulation does a great job of helping you stay cool if you have air conditioning, as the insulation slows the heat from getting to the cooler room temperatures. This is a basic law of thermodynamics: heat moves to where it’s colder.

Did you fall for the sales pitch about solar attic fans? Do you realize they really don’t do much at all to lower your attic temperature? An attic

Building a new interior wall in an existing house can be much different from doing it on a new home job site. When we carpenters build a wall for a new home, we typically build it flat on the floor. Once all the studs are nailed to the bottom and top plates, we tilt the wall up and secure it so it doesn't fall over.

When the shingles get that hot, they transfer heat to all the lumber that is used to create your roof. All this lumber radiates the heat toward your rooms just like the heat you feel from glowing embers around a campfire. All the tiny solar fan can do is move a minimal amount of air to try to cool down the lumber. The lumber stays hot for hours after the sun goes down and the fan stops spinning.

Recently, I received an email from a subscriber to my newsletter. He shared a tale about how he failed to listen to my advice about the size of air conditioners. He needed a new central air conditioner and the correct size was sold out. He decided to get one the next size up.

Never do this. When you oversize an air conditioner it will short-cycle. It will blast lots of cold air into your home and tell the thermostat to shut off. Air conditioners need to operate for 10 or 15 minutes at a time to remove the humidity in the air. Doing this is what keeps you comfortable. Short-cycling creates a cold, clammy environment.

If there is no ceiling, you can tilt the wall up so long as you orient the wall in the same direction as the floor joists above. You simply make sure the top of the wall rises up in between two parallel floor joists. Once the wall is vertical, you can then slide it into position under

You can also purchase clear window films that do a superb job of blocking direct solar radiation into your home. Look for films that also block ultraviolet light, as this will prevent rugs, upholstery, artwork and photographs from fading.

Just two months ago, my wife purchased a very inexpensive tarp that has slots in it. It blocks 70% of the sunlight that hits it. We hung it from below a gutter across our deck to protect some indoor plants from the blistering sun. The plants had to be moved to the deck while the hardwood floors were refinished.

The first thing we noticed was the room shaded by the tarp was about 15 degrees cooler than the room next to it. Sunlight used to pour into a large french door that was now shaded by the tarp.

Just engage your God-given critical-thinking skills and you’ll be amazed at how simple it is to beat the heat. And if you get frustrated, head off to a local clear-water lake and jump in!

COMMON CAUSES OF HOUSEHOLD LEAKS

Running water and sanitary sewer systems are key household advancements that have improved quality of life. However, if a problem occurs with pipes, drain lines, plumbing fixtures, or any water-using appliance, leaks can develop, leading to significant household damage, including rot, mold growth, wall and ceiling discoloration, sagging floors and ceilings, peeling paint, increased water bills, and a decrease in the water pressure.

Use this guide to learn more about common causes of household leaks and how to prevent them.

SIGNS OF A HOUSEHOLD LEAK

• Inexplicable water bill increase.

• Sudden decrease in water pressure when no other fixtures are being used.

• The sound of running water, rattling, or hissing when the plumbing fixtures are turned off.

• Mold and mildew accumulation.

• Peeling or blistering paint or wallpaper.

• Warped, stained, or sagging floors and ceilings.

1. Faulty faucets and toilets

If they don’t create rot or water damage, leaks can go completely unnoticed if you aren’t paying attention to your water bills. Instead, the water

runs directly into the drain, such as when a toilet continues to run or when leaking faucets constantly drip.

Fixing a running toilet can be as simple as shortening the flapper chain or replacing the flapper. Replacing the washer in the faucet may prevent it from dripping, but if the water keeps leaking into the sink, it’s a good idea to invest in a new faucet.

Loose or broken hose connections

Leaks can occur outside the home as well, so if you notice any wet spots or areas in the yard that appear to be sunken down, it can indicate an underground leak. Loose or broken hose and irrigation system connections can cause puddles, soil erosion around the foundation of the home, and sink holes if left unresolved.

Fix this problem by locating the leak, then tightening the connection to stop the leak. If the issue is due to a cracked, split, or otherwise damaged connection, the connector and any other damaged parts of the system will need to be replaced.

3. Cracked sink or tub

Tubs, sinks, and basins are used to catch and redirect the flow of water into an open drain, but if the body is cracked, water can leak out, causing mold, mildew, and rot. Cracks can occur as a result of frequent

use, general wear and tear, impact damage, or corrosion.

If you see a crack forming in the bathtub or notice a small crack spreading across the sink, it’s necessary to stop using the damaged item.

Worn out seals

Sinks, toilets, and tubs aren’t the only items that can lead to a leak. Dishwashers, refrigerators, and washing machines frequently use water during regular operation. If the seals or washers on these appliances become old, worn, or misshapen, it can cause the appliance to leak. Fixing this problem isn’t necessarily difficult, as long as you can find a replacement seal.

5. Clogged drain lines

When a drain line clogs, the water that would usually drain into the sewer or septic system has nowhere to go. Instead, the drain line fills up as more and more water is poured into the drain, until it completely backs up into the sink, tub, appliance, or laundry basin. In some cases, a clog can even lead to a burst pipe.

You may be able to clear a clogged drain with a mixture of baking soda and vinegar, but if this chemical reaction is not enough to break up the clog, a plumber’s snake or a drain auger may be required.

8 SUMMER ITEMS YOU NEED TO CLEAN AT T HE END OF THE SEASON

pring isn’t the only season that calls for deep cleaning. Thankfully, tidying up at the end of summer is more straightforward — and less messy — than cleaning gutters or tackling your dryer vent. As the weather cools, your to-do list should be all about storing summer essentials without the dirt and grime of the season trailing along for the ride.

Don’t fret if many of these tasks aren’t already on your cleaning schedule. Once you start prepping for another summer of swimming, grilling, and chilling, you’ll be glad you had the foresight to give these items a good scrub.

Plus, the better care given to these items, the longer they’ll last. Not having to unstick mower blades coated with grass and dirt after more than half a year in the garage is a bonus. To avoid a smelly fate next spring, read on for all the summer items that you should be cleaning.

5 OUTDOOR CUSHIONS

The good thing about outdoor cushions is that they can usually be safely stored inside during cold weather. If that’s not an option, you should still be able to get your cushions and pillows clean with a homemade cleaning solution and a little elbow grease.

GRILLS Your grill puts in some major mileage each summer. Between the burgers, kebabs, juicy steaks and sweet corn for your now-famous street corn dip, it has earned its time off. But before you store it away for the seasons ahead and pull out the old slow cooker, you’ll want to give your grill a deep clean so it’s ready to fire up during those first warm days next year. Be sure to follow the proper cleaning technique for your grill, whether it’s charcoal, gas, or electric.

6 WINDOW SCREENS Depending on the climate where you live, window screens might be something that you put away each year on the Tuesday after Labor Day, while others might still get some mileage well into November. Either way, it’s a good idea to clean your screens at the end of the summer, even if you’re just putting them back on the windows for a few more months. You can use a similar process to clean your window screens as you would porch screens (which you should also consider cleaning at this time if you have them).

POOL TOYS

Before you set out to clean all of your pool toys, start by giving them all a good inspection. If there are toys that are broken, cracked, or have holes, mold, or other issues, you should probably go ahead and toss them. After all, some items might not be intended for numerous summers of rough wear and tear. Give the ones worth saving a good scrub (and plenty of time to dry) before stowing them away for the season.

BEACH TOWELS During the high season, we’re likely to skip a few washes between towel uses — particularly pool towels. But those who have let a lake-soaked towel simmer in a boat bag overnight won’t make that smelly mistake twice. Run your towels through the washing machine on a hot cycle after your last beach or pool day of the season. Do a close inspection to determine if all of the towels are up for another summer in the sun or if they should be demoted to the doggy towel stash.

4 OUTDOOR FURNITURE To keep your porch and patio furniture looking its best for another season, proper care must be taken before winter weather hits. To help take the guesswork out of this

7 LAWN MOWERS When the lawn slows its growth and your mower has made its last cut of the season, be sure to thoroughly clean it before storing it in your shed or garage for the winter. If you wait on this task, you’ll be met with a much more tedious and time-consuming to-do once spring hits. Exactly how you go about winterizing your mower will depend on what kind you have as well as manufacturer recommendations, but start by scrubbing all grass, dirt, debris, and oil from the machine and blades. You’ll also want to remove the filter and battery, sharpen the blades, drain the gasoline, replace the oil, and cover the machine for the season.

8CEILING FANS To maximize the efficiency of your home’s heating and cooling, it’s best practice to switch the rotation of your fan with the seasons. But before you flip the switch from counterclockwise to clockwise, give your fan a good clean while you’re up there. Ideally, clean your fan blades more than just twice yearly, but go ahead and seize the opportunity for a more thorough wipedown than your ceiling fan usually sees.
