As we move into the second half of the year, I just want to say thank you. Whether you have read every edition of this magazine or you are flipping through for the first time, I am truly grateful that you are here. Your support, encouragement, and connection mean more than I can put into words.

Summer always brings a different rhythm. A little more sunlight, a little more movement, and hopefully, a little more space to breathe. Whether you are traveling, staying close to home, or soaking up slow moments with family, I hope the rest of your summer is everything you need it to be.

NASHVILLE REAL ESTATE AT A GLANCE

We’re halfway through the year, and the Middle Tennessee market is showing some clear shifts Inventory is up, homes are staying on the market a little longer, and prices (despite it all) are still climbing.

So how’s the market? The pace has slowed, but that does not mean things have stopped moving. In fact, more than 2,700 homes sold in June alone Buyers are active, but they’re more selective, and sellers need to come to the table prepared.

Across the eight counties I serve, average home prices rose from $649,185 in April to $696,138 in June. That’s a meaningful increase in just two months and a reminder that waiting does not always mean saving

Davidson County continues to lead with an average sale price of $758,707 and a median of $525,000. But if you are looking for more space and value, Robertson County is currently the most affordable in the region, with an average price of $416,439 and a median of $380,000

There’s more inventory, more room to negotiate, and still plenty of opportunity. Whether you are buying or selling, it is all about knowing your numbers and having a strategy that fits where the market is right now.

If the rising home prices in Nashville have you rethinking your next move, you are not alone With the median home price in the city now pushing past $800,000, many buyers are turning their attention just outside the city limit, and for good reason

Suburbs surrounding Nashville are offering more space, better value, and the kind of lifestyle buyers are craving, all while staying close to the energy and opportunity of the city Whether you're a first-time buyer, growing your family, or simply want more breathing room, here are a few areas that deserve a closer look.

What Makes These Areas Appealing?

Affordability is just the beginning These suburbs often come with lower property taxes, more land, and newer homes that would cost significantly more inside Nashville. If you are willing to trade a longer commute for more space, you can often get double the home for the price.

Madison

Inside Davidson County with a lower price point, Madison offers quick access to downtown, a growing local scene, and established neighborhoods with character.

La Vergne

Located in Rutherford County, La Vergne offers newer homes, access to Percy Priest Lake, and a number of new construction options.

Smyrna

Just a little further out, Smyrna provides a good mix of parks, shopping, and community while still keeping commutes manageable.

Springfield

North of the city, Springfield is a quiet option with larger lots and a small-town feel.

Clarksville

Further out but full of value, Clarksville continues to grow and attract buyers looking for more house and less pressure.

Columbia

South of Nashville, Columbia blends small-town charm with ongoing growth and revitalization.

You do not have to settle for what the market gives you. There are still smart options within reach, you just have to know where to look and have a plan that works for your budget, your needs, and your lifestyle.

Summer Food Recipe:

W A T E R M E L O N & F E T A S A L A D

Enjoy this vibrant, sweet-and-savory salad on a hot Nashville day ideally with a porch, some sweet tea, and good company! Let me know if you want a printable version or ideas to pair it with.

INGREDIENTS:

4 cups seedless watermelon, cubed or balled (cold is best!)

1 cup feta cheese, crumbled or cut into small cubes

1/4 cup fresh mint leaves, torn or thinly sliced

1/4 cup red onion, thinly sliced (optional for a little bite)

INSTRUCTIONS:

2 tablespoons extra-virgin olive oil

1 tablespoon fresh lime juice (or lemon juice)

Freshly ground black pepper, to taste

Pinch of sea salt (optional – feta is already salty)

1. Prep the watermelon:

Cut the watermelon into bite-sized cubes or use a melon baller. Add to a large mixing bowl.

2. Add the good stuff:

Gently toss in the crumbled feta, mint leaves, and red onion (if using).

3. Dress it up:

Drizzle with olive oil and squeeze the fresh lime juice over the top.

4. Season:

Add a pinch of salt (only if needed) and a few cracks of black pepper.

5. Toss gently:

Use a large spoon to combine everything without breaking up the watermelon or feta too much.

6. Chill (optional):

Let it sit in the fridge for 10–15 minutes before serving for extra coolness.

Summer Drink Recipe:

Enjoy this porch-perfect drink anytime you need a break from the heat! Let me know if you want a big-batch version for parties or BBQs.

ARNOLD PALMER

INGREDIENTS: INSTRUCTIONS:

For the Sweet Tea:

2 cups water (for boiling)

2 black tea bags (Lipton, Luzianne, or your favorite)

2 tablespoons sugar (adjust to taste)

2 more cups cold water

For the Lemonade:

1 cup freshly squeezed lemon juice (about 4–6 lemons)

1/2 cup sugar

2 cups cold water

To Serve: Ice

Lemon slices or mint sprigs (optional)

1. Make the Sweet Tea:

Bring 2 cups of water to a boil. Add the tea bags and steep for 5–7 minutes. Remove the tea bags, stir in sugar until dissolved.

Add 2 cups of cold water to cool it down. Chill in the fridge.

2. Make the Lemonade:

In a pitcher, combine lemon juice and sugar. Stir until the sugar dissolves completely. Add 2 cups of cold water. Taste and adjust sweetness if needed. Chill in the fridge.

3. Mix the Arnold Palmer:

In a large glass or pitcher, mix equal parts sweet tea and lemonade. Add ice and stir.

4. Garnish (optional):

Add a lemon slice or fresh mint for a Southern touch.

1. Tell us about your role and the services you offer.

I’m Timeeka Tardy, a Master Massage Therapist and Post-Op Recovery Specialist. I’m also the founder of Massages On The Move, a luxury wellness brand offering both in-home and inspa massage services that focus on healing, pain relief, and relaxation We offer everything from therapeutic and prenatal massage to body contouring, spa parties, and couples sessions We also have memberships, custom treatment plans, and corporate wellness packages. Whether you come to us or we come to you, our mission is to help you feel supported, cared for, and restored.

2. How did you get started in your industry, and what inspired you to pursue this path?

that’s when I know I’m walking in my purpose. I’m not just giving massages; I’m helping people reclaim their peace.

4. What do you enjoy doing outside of your profession?

Honestly, massage therapy found me. I’ve always had healing hands and a heart for helping others feel better But after working with post-op clients and seeing how essential recovery support is , especially for Black and Brown women navigating surgery alone I knew this work was bigger than me My mission became clear: to bring relief, restore dignity, and provide safe, expert care that feels luxurious, intentional, and deeply personal

3. What’s the most rewarding part of your work?

It’s seeing the transformation. When someone walks in overwhelmed or in pain and leaves feeling lighter, rested, and peaceful, I know I’ve done what I was meant to do. When a client tells me they finally slept through the night or felt relief for the first time in years, it reminds me why this work matters.

I’m all about the vibes , spa days, good brunch, and catching up with my tribe I also love creating, whether it’s a new bodywork technique, writing my first book, or mentoring other massage professionals I’m a mama, a music lover, and a firm believer in working hard, healing deeply, and celebrating often.

5. What challenges have you overcome, and what has been your biggest successes?

Whew! The biggest challenge was starting over after surviving domestic violence. That pain could’ve silenced me, but instead, it fueled my mission I went from 0 to over 350 clients in six months, outgrew my first space, and opened my own spa I have earned and been nominated for multiple awards, helped build industry standards for post-op recovery, and now I’m mentoring other therapists to build their empires too Every obstacle made me more determined.

6. What trends are you seeing in your industry that homeowners or homebuyers should be aware of?

Wellness is no longer a luxury it’s a lifestyle. People are looking for more in-home services, mobile wellness options, and ways to turn their homes into a place of recovery and self-care Whether it’s incorporating massage into their monthly routine or designing a home space that supports healing after surgery, self-care at home is the new standard

7. How do your services support local homeowners, homebuyers, or real estate agents?

Our mobile massage services are a gamechanger for busy homeowners and new buyers getting settled We bring relaxation right to your living room perfect for housewarming gifts, post-move stress relief, or a wellness reset after renovation For real estate agents, we offer client gifting packages and pop-up spa events that make you look like a hero Everyone wins when wellness is part of the closing deal
