In the first quarter of 2024, Nashville's real estate market displayed resilience and growth Analyzing data from counties including Cheatham, Davidson, Montgomery, Sumner, Robertson, Rutherford, Wilson, and Williamson, we observed several key trends:
Important Numbers for Q1 2024
Average Price Per Square Foot increased from $233 in Q1 2023 to $246 in Q1 2024, indicating a robust demand and competitive market with rising property values.
Days on Market saw a minimal increase, from 37 days in Q1 2023 to 38 in Q1 2024, suggesting a slightly cooler market but still very much active.
Monthly Inventory Levels rose from 3.3 in Q1 2023 to 39 in Q1 2024, reflecting more sellers entering the market, though inventory remains tight.
Sales Volume showed mixed signals; while for-sale volume increased to 13,903 from 12,245 compared to the same period last year, sold volume decreased to 10,565 from 11,284, hinting at a slight disconnect between supply and transactions.
Influencing Factors:
Economic growth and population increases continue to drive demand
Interest rates and housing supply constraints are pivotal in shaping the market dynamics.

1 cup baby spinach leaves
INSTRUCTIONS:
Cook quinoa in broth, then let it cool.
1 avocado, diced
½ cup chopped fresh parsley
¼ cup chopped fresh mint
¼ cup extra-virgin olive oil
2 tablespoons freshly squeezed lemon juice
1 garlic clove, minced
Salt and pepper to taste
