living inside-out Home & Natural When it comes to decorating your home, why not decorate it with something that provides more than just aesthetic values? Sprucing up your home with greenery can go a long way as many researches have found that there are numerous benefits ranging from increased productivity to reduction in stress levels.

a seri pajam development newsletter / pg. 09

For balcony, lanai & indoor garden There are numerous benefits in having a balcony garden. For instance, they require less maintenance and upkeep than regular garden. A smaller garden also means you spend less time on upkeep and more time in enjoying the garden. Last but not least, balcony gardens are ideal for growing your own vegetables and herbs.

Outdoor Gardens One of the biggest appeals of Seri Pajam homes is the outdoor living space that many of the projects come with. These spaces can be reimagined to serve many purposes such as jogging tracks, cycling space or even repurposed as entertainment space for gatherings with friends and neighbours.

Healing Houseplants An indoor houseplant helps to purify air by removing volatile organic compounds and increase humidity by releasing moisture vapor. The presence of several houseplants at home can help play an important role in keeping respiratory distress away. Aloe vera, English marigold, Ginger, Gotu-Kola, Passionflower and more... Go ahead, adopt a houseplant today.

Grow Your Own If you have green fingers, we know that you get excited at the first sight of an open space for gardening. Nusa 16 at Nusa Intan or Nada 5A at Nada Alam offers exactly that – a homegrown yard, which is a feature not present in other developments in Negeri Sembilan This large area is dedicated for farming or simply magnifying the beauty of your home with plants. Vegetables or fruits such as chili, ginger, cucumber, onion and more provide a pleasant view, especially for those who love cooking!

ravelling has significantly changed in the past decade, especially with the invention of technology such as Waze and industrial revolutions such as e-hailing services

Worry less with ridesharing services

Explore the city with oBIKE

While public transportation is a valuable means of getting around while you’re travelling, you may not always have access to it especially during off hours. By using ride-sharing services you wouldn’t have to worry about unfair pricing and payment is almost made a breeze because exact fee can be paid through the app online.

Most of us are accustomed to travelling by motored vehicles. Although it get us to the destination fairly quickly, everything around us turns into a messy blur – making it hard to savour. On the other hand, riding a bicycle allows us to soak in the scenery and perhaps more significantly, keep us healthy! Now with oBike service you’re able to stay fit and enjoy the views as often as you like easily! Go ahead, put down the car keys and give oBike a shot! Source: •http://www.o.bike/my

Jump on a train Rail travel links key areas to one another and there are multiple train services everyday with a wide choice of routes and service times. Train rides are seen as a convenient alternative especially if you’re living near to a train station. For instance, Seri Pajam Development projects D’Mayang Sari takes 3 minutes to Nilai KTM , Nada Alam takes 1 minute to Batang Benar KTM and from Batang Benar station to Kajang station is only 19 minutes.

Get around with SoCar Don’t have a car but prefer to drive when you’re travelling locally? South Korean car-sharing service SOCAR is now in Malaysia, giving an alternative to ride-sharing services. Unlike current ride-share services which function like taxis, SOCAR provides short-term car rentals, starting at 30 minutes. So if you want to go for a quick getaway, SOCAR is your answer. weekend HOMESTAY Want a quick getaway but don’t want to spend a fortune on hotels? Pick a homestay. Homestays are often cheaper and since hotels are mostly focused around areas closer to town, holiday homestays are often closer to places you would like to visit in the suburbs, saving you valuable commute time and money.

Prefer to become the provider of short-term rentals? Homestay, once typical in suburban areas, have now become a growing business in towns and even cities nationwide. It takes on a slightly different identity as short-term rentals, but in its essence, they’re the same. Many homeowners have discovered the potential of turning their properties into moneymaking machines. The main consideration though, would be to ensure that the property you’re looking to turn into a shortterm rental must be located near to what attracts guests to the area.

magine, having to wake up to the breath-taking view, head out for a jog, inhale the fresh morning air, or sometimes, ride to the attractions around Jelebu Town. Isn’t it an ideal lifestyle that everyone asks for?

Healthy living is within your reach, starting today. Recently, as many of us make getting fit one of our to-do-lists, there are reasons why an ever-growing number of people, both men and women, are taking up cycling as a sport. Bicycles could also replace cars when you’re going on a tour or practicing a healthy lifestyle. If you are thinking of an idyllic, strategic country location, Jelebu Town could be the one. It is conveniently located just an hour drive from Kuala Lumpur. Maybe it’s the traffic that has finally gotten to you or the relentless pace of urban existence, Jelebu Town gets rid of it all. Jelebu is a small town with a tight-knit community and the locals are heartfelt and sincere. Visiting Jelebu is an opportunity to achieve a much slower pace of life and clear views of the entrancing nature, and to take a step back from a teeming city to gain inspiration and perspective in a small piece of the puzzle in Malaysia. So, we got on our folding bike, the 20” GTA Knight M310 VB, our Rudy Project Sunglasses and embarked on our way!

Endless List of Attractions Riding a bike in Jelebu is an excellent alternative to driving. Riding a GTA bike in Jelebu has made exploring the town even more efficient and fun! Jelebu is the right place to head to if you are a heritage discoverer or an outdoor enthusiast. From the exciting outdoor activities to captivating historic places, Jelebu is a town that has it all. DATARAN KLAWANG – After taking an admiration at Jeram Toi, we rode for another 10km to Kuala Klawang, the main town located within Jelebu. Upon our arrival in this tranquil town, we were amazed by the unique architecture of the buildings. We could not stop taking pictures and wowing at the curved roofs of buildings around the districts. Klawang Square is just situated next to Jelebu District Council, in addition to its iconic clock facing the road.

FOOD One of the best ways to indulge ourselves everywhere is by feasting on local food. Jelebu offers delicious and rich local cuisine with its indigenous recipes and cooking techniques. While the variety is huge and the food differs according to the district and traditional influences, they share one common thing – must ride to try! KUIH BUGIS – The 45-year-old business has caught our attention. Interestingly, it is the only stall in Jelebu which is currently operated by the daughter of the pioneer of the shop. Kuih Bugis looks similar to a pancake. With the tantalizing filling of Milo (chocolate and malt powder) or Kaya (coconut jam), it takes the most delicious elements of each recipe to create the fluffiest and spongiest Kuih Bugis. It is certainly a ready-to-go snack for your pit stop! UNCLE CHEONG MUSANG KING DURIAN FARM – If you’re not satisfied with your mileage, you’re always welcome to ride for about 5km to the neighbourhood of Jelebu, Titi Town. Looking for a post-workout meal? Head to Uncle Cheong Musang King Durian Farm! He plants fresh, organic and most importantly, exotically aromatic durians, stretching from Musang King, D20, D24, the list goes on. The 10-acre durian farm is absolutely eye-opening!

In the morning or evening, you can take a stroll and take a pleasure in the wonder of the long stretch of designated jogging track around the lake. What we love most about it are the generous pedestrian walkways and protruding wakaf! We love how Bukit Mahogani could be a meet-up point or pit stop for bike rides. ndustrial Building System (IBS) is a homegrown term to describe a construction technique whereby components are manufactured in a

controlled space, typically offsite, before being assembled at construction site. Examples of high-profile projects that used pre-fabricated components include Petronas Twin Towers and Putrajaya.

The benefits of IBS is so significant that Construction

Industry

Development

Board

(CIDB) and Public Works Department (JKR) have plans in place to adopt IBS on construction sector in stages and make it mandatory by 2020.

In fact, according to recent reports, the number of government projects complied with IBS requirements grows 21.74% from 2016 to 2017, with 23 projects in 2016 increased to 44 this year.

IBS is a technique whereby components are manufactured in a controlled space, typically offsite, before assembly at construction site.

Source: • http://www.starproperty.my/ index.php/articles/property-news/ ibs-to-be-mandatory-by-2020/

pg. 20 / issue #15 / in trend construction

But what does this all mean to you as a buyer? First and foremost, time. IBS is known to cut construction time significantly, in some cases by half! This is due to its controlled nature of manufacturing, from production of parts to assembly, every step executed with precision. This in turn puts keys in the buyers’ hands faster than usual, saving valuable time. Secondly, and perhaps more significantly, IBS helps homebuyer save money. Many homebuyers have benefitted from purchasing home constructed with IBS because by receiving keys quicker, the owners can effectively be reducing progress interest. Apart from that, homebuyers are also able to make extra savings by terminating other costs of waiting such as rental payments. That’s not all, the controlled building process of IBS reduces wastage considerably and it is more sustainable compare to the conventional system. IBS is truly the construction of tomorrow, today. So the next time you unlock the door to your dream home developed by Seri Pajam Development, rest assured that it is a product of an industry-defining system.

Things to consider when choosing where to live with your kids

1

Price

It goes without saying that price is the main basis for choosing a home closer to the city, a new township or in an older established neighbourhood. For family with children, the consideration takes a whole different dimension. So taking family expenditure into consideration will help you to narrow down your location options.

2

Location

Is the new house near to a school? How about babysitters and other amenities? Do any of my family members live nearby? These are some of the questions that you would want to consider when it comes to choosing the best location to live with your kids. That’s not all. Beyond these questions you may also want to consider the environment that you would like your children to be raised in.

a seri pajam development newsletter / pg. 23

3

Safety & Security

Most would agree that safety is paramount. No parents would like to raise their kids in areas where safety is an issue or in neighbourhoods that are notorious for security breaches. It would be wise to consider to purchasing a home that is installed with safety features or one that is located inside a gated and guarded community.

4

Type of Home

Which type of house is right for your and your family? You may pitch a highrise property against a landed property and weigh the pros and cons. It would be worthwhile to consider the family size and plans for expansion as well but these may not necessarily be a concern for young parents because the first home is usually a temporary means to an end before purchasing a dream home.

5

6

Education

As we discussed earlier in point number two, distance to an educational institute is a key consideration for deciding on the location. For most parents, a reputable school, which is easily accessible, is a top priority. Needless to say, neighbourhoods with this feature becomes a major draw. Moreover, developments with good schools in the vicinity tend to mature faster.

Lifestyle facilities and amenities

We cannot stress enough the impact of facilities and amenities to your overall lifestyle and wellbeing. Areas with facilities such as jogging paths, cycling tracks, basketball courts act as strong motivators to lead a healthy lifestyle – but how about other amenities? Missing out on some features such as nearby grocery stores may just be a minor inconvenience but missing out on key institutions such as a hospital can be problematic.

Limit the number of ATM withdrawals If you think about it, it makes sense doesn’t it? The more you withdraw, the more you tend to spend. Limiting the number of ATM withdrawal will help you to be more prudent with your spending.

1

Try bringing larger notes out the door According to a research, it has been said that people tend to be more careful with their spending when they’re carrying bigger notes such as RM100 or RM50 but the tendency to spend increases dramatically if the notes are mostly in RM10s.

2 Experimental installment payment Many of us are accustomed to making big purchases like furniture or electrical items, with credit card installments. To ensure you are capable of the new commitment, try saving the amount of the repayments for 6 months, if you’re able to then you can go ahead and make the purchase. Guess what, you’ve also saved 6 months worth of repayments!

Save RM20 or RM5 specifically Recently, many people have found an interesting approach to saving money. Every time they encounter RM20 or RM5 in their daily exchange, they “retire” the note from spending and take them back as savings. This would increase your savings dramatically!

Source: •http://www.winrayland.com/2018/02/Savings.html

3

Save all the changes Should you have tried the step above and still end up spending your big notes, you can always save the changes you get in return. For example if you paid RM10 for something that costs RM7, keep the balance of RM3 as your savings. Voila!

4 5

52 weeks saving challenge This is another technique to encourage savings by turning it into challenge. This challenge is rather simple. Say if you save RM1 for week 1, you increase it to RM2 at week 2 and RM3 at week 3. Of course you can also start with RM10, depending on your ability. Go on, try it!

There was never a dull moment as the day was filled with activities synonymous to the Lunar New Year such as lion dance performances, ‘24 Prosperity Drum’ show, Wushu performance, calligraphy couplet demo, traditional “dragon beard”, festival game stalls, “ding ding” candy giveaway, hands-on origami workshop, childhood memory stalls and so much more. Needless to say, we at Seri Pajam Development are pleased to be able to organize events that celebrate the diversity that makes us Malaysians such as these and we look forward to having more celebrations in years to come!

Knowledge Castle R

ecently, Seri Pajam Development embarked on a couple of Corporate Social Responsibility (CSR) activities targeting school children.

In the first, Seri Pajam Development organised a donation programme known as “Knowledge Castle” that benefited 1,000 students from 26 schools. As a gesture of encouragement to these future leaders and as a way of easing their burden, we donated 1,000 bags for their daily schooling needs. The activity was carried out throughout 2017 and 2018. In a separate engagement, Seri Pajam Development worked hand in hand with Ladang Siliau Primary School to refurbish several areas of the school’s infrastructure. We carried out the communal work on the morning of 21 December 2017 in which our volunteers repaired reading corners, trimmed trees and repaired damaged walkways, reconstruct hand wash area. Children have a special place in our hearts and we hope that we have played a small role in aiding their success through our CSR activities.

Site Visit by O

CIDB

n 27 November 2017, Seri Pajam Development had the pleasure of hosting officials from Lembaga Pembangunan Industri Pembinaan Malaysia at our headquarters and one of our construction sites.

The representative was given an introduction on the Industrialised Building System or IBS, a construction process whereby components are manufactured in a controlled environment and assembled into construction works. The representative was subsequently invited to our construction site for a full overview of the process. They introduced to a new and innovative IBS process coined as “bolt and nut which does away with welding works at site, keeping the site environment friendly. This simple and sturdy connection method has now become a critical component for production and erection in all Seri Pajam Development projects. At the end of the day, we believe that both parties walked away benefiting from the visit and we look forward to more knowledge sharing sessions such as this in the future.

The fun never ends with

Didi & Friends T

hree huggable, furry friends were found roaming Bayu Indera Lukut Gallery on 22 April 2018, but who are they? They were no other than Didi and Friends, characters from a show with the same name. Their special appearances made the muchanticipated “Begonia terrace houses official launch that extra special! Guests were treated to special performances while they dropped by to have a closer look at the home. It was truly a delightful experience for both the guests and host alike.

Traditional food fiesta, photo booth, giant slide, game stalls, free flow popcorns - you name it, we had it all! We had the pleasure of drawing smiles on the faces of all our guests but perhaps the biggest smiles were seen on the faces of homebuyers that placed bookings for their dream homes.
