As your Realtor®, I will handle all of the complexities of selling your home, including pre-sale consultation, transaction documents, marketing, inspections and the important art of skilled negotiations, so you can enjoy your life! Here are the steps I will perform on your behalf:
Since 96% of home buyers begin their search on the internet, it is important that we take the time to price, photograph and present your home in its best light. These first steps create the basis for a successful presentation, and ultimately, sale of your home.
Review agency relationships
Have initial consultation to determine your needs and timeline
Research to determine market value
Prepare and sign listing agreements
Discuss and create pricing and marketing strategies unique to your property
Discuss offer process
Coordinate updates and improvements (if necessary)
Schedule consultation with home stager (if necessary)
Have property professionally photographed and create virtual tour
Install ‘For Sale’ sign (if appropriate)
Launch the property to the market
Create custom property brochure
Create property website
Post property listing on websites including Sennere.com and syndication sites
Create open house e-marketing for area Realtors
Schedule and market open house; invite neighbors, agent’s circle of influence and other prospective buyers
Create social media designs and post to Facebook, Instagram, Linkedin and more
Create digital ads for the internet, as well as local print ads (if appropriate)
Schedule showings, accompany cooperating brokers on showings
Communicate updates to seller on a regular basis and share activity feedback
Respond quickly to buyer and broker inquiries
Revise marketing plan and pricing strategy (as necessary)
Schedule offer presentation with seller and present offers
Negotiate offer and terms on behalf of the Seller
Negotiate occupancy and close date
Complete purchase and sale agreement
Deliver fully executed contracts to all parties
Confirm and attend inspection
Schedule and attend appraisal (if necessary)
Prepare and deliver comparable properties to appraiser (if necessary)
Work with seller on organizing utility shut-off
Arrange and attend buyer’s final walk-through
Work with seller to resolve any challenges that arise during contract term
1. Identify your trusted real estate advisor, get all the information on your home’s current market value, sign paperwork, and determine a list price and date with your Associate.
2. Schedule any preparation services needed, staging if necessary, your photography, and any pre-sale activities.
3. Launch the property to the market. Your Associate will hold an open house and coordinate showings with potential buyers.
4. Review the offer. Your Associate will review any offers received with you, the timing to close, and any contingencies or details relevant to the proposal.
5. Accepted offer. Once both parties accept and sign the offer, your buyers will schedule a home inspection with their Associate (if applicable), and your Associate will work with you and any attorneys involved to get a purchase and sale agreement signed.
6. Once the P&S is signed, you can begin to pack up your home. Your Associate will keep you informed of your closing date, any contingencies that need to be addressed before closing, and any other outstanding tasks.
7. Closing table. You will sign the paperwork and pay any closing costs, your buyers will have a final walk-through of the home to make sure everything is how it was agreed upon, and your Associate will keep you informed of when you are on record with the registry of deeds and make sure any funds are distributed appropriately.
