The site, located adjacent to Hollis park, in Newtown presents a range of architectural challenges and oppor tunities due to its unique context. Positioned on a ma jor thoroughfare between the train-line and the town centre of newtown, the block received a lot of pedes trian traffic. Despite this, the community around the area is impressively strong and vibrant, involving regu lar monthly meetings / gatherings. All of these elements must be taken into account when designing in this loca tion.

Initial investigations into how the building facilitates the control over social interaction and internal ac tivities was done through perspective sketches. The building playfully in teracts with commuting pedestrians by protruding over the circulation path. This creates pockets of shade and sun, or shelter from the rain. The large shading fins provide privacy to in ternal occupants from the pathway, but allows the opportunity for connection with Hollis park through curtains.

Design Statement

Commune is designed to create a tight-nit community within the existing ‘Georgina Street community’. To create this environment, Commune has developed several unique physical expe riences which present the ideals of the complex to any user. Internally, the for mation of small communal external path ways creates a common circulation network within the development, which creates an environment for unplanned neighbourly in teraction. Furthermore, units interlock with each other, creating sky bridges and small vantage points where neighbour con nections can be forged. Two communal cen tres have been established within the block. At the north, a social space where occupants can entertain, or connect with the general public. A second more seclud ed space has been provided in the centre of the block. This can be used for medi tation, yoga, reading or general relaxing within the busy neighbourhood of Newtown.

The first floor signals a change in materiality and orientation, focusing on the internal activity of occupants. Stairways lead into circulation hall ways which prolong the entrance experience, im plying privacy. However, living rooms look direct ly over the neighbouring Hollis park, and directly receive the 9AM sun.

The entrance is adequately scaled for its setting. The grandeur of the colonnade is relaxed by its modest size and position next to the thriv ing public area. The roofs posedefineswhichsurroundtancecatesprotrusionslightindiitsimporabovethespaces,inevitablyitspurasanentry.

The views from Hollis park have been the most studied element of the Communes site interaction. With the accessible unit sit ting to the east, it is essential that the apartment is exposed to daylight, while remaining hidden to the users of Hollis park. This has been achieved through care ful external skin opening placement.

Externally, the commune presents similar to the sur rounding buildings. Brick walls emerge at the boundary, while window open ings are modest. However, the upper floor changes this idea, standing our from the local ur ban fabric. Fur thermore, the da tum at 35.00m is continued from 194 Wilson Street on the east eleva tion.

Section

In section, the develop ment encourages occupants to interact with communal spaces such as pathways and social spaces. Howev er, due to the stacked na ture of the units, views from the upper floors into private spaces below has been mitigated. Careful vertical screening and a 5o0mm brick wall exten sion block all compromis ing views. Instead, first floor views are directed over Hollis park, neigh bouring rooftops and to the mature Morten bay fig trees to the north.

Shadow Analysis

Material Palette

The materials of the Commune aim to seamlessly blend it into its surroundings, while maintaining an essence momumentality. This is done through the use of locally recycled brick and copper cladding which will patina over time. Internally, timber boards and dark stone give the feeling of luxury, while fabrics and ordiments will be inspired by the patinaed copper outside.

The designed building, although sitting on the existing ground lev el of 35.00m RL, minimises overshadowing due to its top floor ro tation and efficient use of the site. The communal spaces receive differing amounts of sunlight, generally allowing residents the choice between daylight and shade. Each apartments private open spaces explore a similar trend, with all units having at least two seperate outdoor spaces which receive different amounts of light at different times of the day.
