Clever Real Estate Finds 42% of Home Sellers Don’t Know They Are Expected to Pay the Buyer’s Agent Commission in Light of Recent NAR Lawsuit Clever Real Estate has released a report on commission rates following the recent landmark case involving the National Association of Realtors (NAR). Since 2017, Clever has negotiated real estate commissions with top-producing agents nationwide for over 20,000 home sellers and has conducted numerous surveys and studies over the years highlighting Americans’ views on commission rates. In surveys of 1,000 Americans, Clever found that 66% of non-homeowners — and 42% of home sellers — don’t know they are expected to pay the buyer’s agent commission. This misunderstanding could be why 65% of Americans wrongly think buyers can save money by not working with an agent. 55% of sellers say they shouldn’t be obligated to pay the buyer’s agent’s

commission. However, fewer than half of sellers (46%) know how much they’ll end up paying in commissions, and 34% actually overestimate the cost of commissions. Almost all homeowners (91%) consider avoiding high realtor commission rates an important priority when selling, with 28% of sellers choosing to forgo an agent to save on fees. However, 72% of sellers who worked with an agent believe a good agent is worth every penny of their commission. In a recent Clever survey of 625 agents across the country, the average total commission rate was 5.49%, and 61% of agents say their commission rates have not changed over the last 5 years. “Clever has negotiated more commissions with realtors than any

Gender Gap Narrows for Living Wage Jobs, Reports Ludwig Institute While the overall availability of living-wage jobs remained virtually unchanged, women in the workforce gained ground against their male counterparts in October, according to the monthly True Rate of Unemployment (TRU) report by the Ludwig Institute for Shared Economic Prosperity (LISEP). The overall TRU — a measure of the “functionally unemployed,” defined as the jobless plus those seeking, but unable to find, full-time employment paying above the poverty line — improved slightly, from 22.8% to 22.7%. While most demographic groups saw similar negligible changes, women workers saw a notable improvement: the female TRU decreased 0.6 percentage points, improving from 27.4% to 26.8%. This, coupled with the male TRU increasing by 0.5 percentage points (from 18.5% to 19%), has narrowed the gender gap to 7.8 percentage points, compared to 8.9 percentage points in September. This is the second lowest TRU for women dating back to 1995 (the earliest LISEP has records), surpassed only by the 26.4% TRU posted in June of this year. The female TRU has been at or near its lowest level since the start of 2022, with the ten lowest values ever recorded all occurring during that time. “An improvement in the status of women workers is welcome news, and it is encouraging to see that steady progress has been made in just this past year,” said LISEP Chairman Gene Ludwig. “But I think we all can agree that a functional unemployment rate of 26.8% for women is too high; a gender gap of nearly 8% is too large. Considering that most family households require two earners just to make ends meet, the continued reduction of barriers to women in the workforce should be a top priority for policymakers.” Functional unemployment for the three racial and ethnic demographic groups in the LISEP report increased slightly, with the TRU for Black workers increasing by 0.1 percentage points (from 25.1% to 25.2%); 0.3 percentage points for Hispanic

workers (26.0% to 26.3%), and 0.1 percentage point for White workers (21.5 to 21.6%). “Middle- and working-class earners are basically holding their own, but holding the status quo is not good enough,” Ludwig said. “We are still seeing too many families struggling to get by. We can appreciate progress where we see it, but we still must recognize that we can do better.”

Construction spending rises 0.4 percent in November Total construction spending increased by 0.4 percent in November, as a pickup in homebuilding and some private nonresidential markets offset a downturn in public spending, according to an analysis of federal spending data the Associated General Contractors of America released today. Association officials said the new spending data comes as they and Sage are getting set to release the 2024 Construction Hiring & Business Outlook this Thursday that includes the industry’s predictions for spending trends for the year. “Private construction spending is showing renewed vigor in homebuilding and selected private nonresidential categories, while developer-financed spending languishes,” said Ken Simonson, the association’s chief economist. “Unfortunately, public construction spending appears to have stalled.” Construction spending, not adjusted for inflation, totaled $2.050 trillion at a seasonally adjusted annual rate in November. That figure is 0.4 percent above the upwardly revised October rate. Spending on private residential construction rose by 1.1 percent, as single-family construction climbed for the seventh-straight month, by 2.9 percent. Spending on multifamily projects edged

up 0.1 percent. Spending on private nonresidential construction rose 0.2 percent in November, the fifth consecutive monthly increase. The largest segment, manufacturing construction, climbed 0.5 percent. Among other large private categories, commercial construction—comprising warehouse, retail, and farm projects—declined 0.5 percent, while investment in power, oil, and gas projects rose 0.8 percent. Spending on offices and data centers, as well as private health care facilities, was virtually unchanged. Public construction spending slumped 2.2 percent in November despite a minimal 0.1 percent increase in the largest category, highway and street construction. Spending on educational structures slipped 0.3 percent. Spending on transportation facilities fell 1.0 percent. Spending on other infrastructure categories tumbled even more: 1.6 percent for sewage and waste disposal, 1.4 percent for water supply, and 4.4 percent for conservation and development. Association officials said the new construction spending data was helpful for understanding what has been happening in the industry. They added, however, that the Outlook they are releasing at noon eastern on Thursday will show

where contractors expect demand for construction to expand and to contract this year. The new Outlook will also predict whether the industry plans to add jobs and what kind of investments it will make in AI and other forms of technology. “Understanding what has happened to the industry is important, but

Employees prefer AI powered tools for greater productivity, reveals new study by Kore.ai New research from Kore.ai, a leader in applying advanced AI responsibly,

reveals that almost a quarter of the UK and US workforces are spending half of their working day (3-4 hours) on nonproductive, manual tasks that could easily be automated. Mundane tasks like searching or gathering information consume roughly 19% (1.8 hours) of an employee’s day, while there are scores of other areas where advanced AI technology like generative and conversational AI can help improve efficiencies by reducing human effort and enabling better experiences. But lack of access to such advanced AI technologies is hampering employee productivity, leading to poor experience and lack of job satisfaction, even as global businesses brace themselves to compete in an increasingly unstable economy. A large majority of workers surveyed report that access to the right technology and challenging and stimulating work are most crucial to their job fulfillment. However, organizations aren’t delivering this advanced technology yet. The current workplace technology is more of a hindrance than a help, workers surveyed in the Employee Experience Benchmark Report 2023 from Kore. ai say, and at least one in three (31%) rate the legacy tools they use daily as ‘average’ or ‘bad’ in terms of ease-of-use, and in streamlining and simplifying their workloads. As the technology evolves, generative AI in combination with conversational AI across various enterprise use cases, responsibly and safely, is expected to transform workplaces and streamline workflows so employees have more time to be productive and creative. By 2030, generative AI combined with AIpowered tools could automate 30 percent of hours worked today, predicts a study from McKinsey Global Institute. UNC Charlotte and Ready to Hire Join Forces to Strengthen North Carolina’s Allied Health Workforce UNC Charlotte School of Professional Studies and Ready to Hire powered by Cengage Group, a workforce solutions provider have announced a partnership to improve opportunities for North Carolina job seekers and strengthen the talent pool for local healthcare systems in need of skilled allied health professionals. “UNC Charlotte is committed to providing career mobility pathways and lifelong learning opportunities for people in our region and beyond,” said Asher Haines, UNC Charlotte’s associate provost of the School of Professional Studies. “Through this partnership, UNC Charlotte will provide employersponsored train-to-hire programs for in-demand allied health roles at local healthcare systems across the state.” Currently, there is a major talent shortage in healthcare and hospitals need workers. Participants will be paid an hourly rate for the hours worked while training on-site as a Pharmacy Technician during the program at a competitive rate. At the end of the program, they will be prepared to sit for an industry recognized certification exam and are eligible to apply for a full-time role in the healthcare system. The collaboration is already working successfully with Novant Health, one of the largest healthcare systems in North Carolina. MARGENAU: Social Security update for 2024 It has been my custom for most of the past 27 years to write a year-end column that summarizes the Social Security updates scheduled to take place the following year. I already discussed some of these updates in a column back in October when they were first announced, but it doesn’t hurt to repeat them here. (They all grow out of the annual cost-of-living adjustments that have been part of the program since 1973.) But before I go on, I’ve got to address a related and totally misleading ad that pops up every day on my cellphone and iPad, and I’m sure it does on your devices, too. The headline goes something like this: “Here are 6 major changes to Social Security coming in 2024 that you probably don’t know about.” If you open it up (and maybe get sucked in by all the other ads on the site), you will learn that those “major changes” are just the routine COLA adjustments that have been part of the program for over 50 years now. I’m sharing those routine adjustments with you today -- without all the hype. Almost all Social Security beneficiaries are familiar with the most popular and publicized upcoming change: the increase in monthly benefit checks for 2024 due to the automated cost-of-living adjustment, or COLA. As all of you are already aware, that increase will be 3.2%. I always dread mentioning COLAs in this column because every single time I do, I am flooded with emails from readers complaining that the increase is not enough. Yet here’s the rub: Many economists and social planners believe Social Security COLAs are too generous! (I’ve explained why in past columns, but don’t have the space to get into that argument today.) That’s why most discussions of long-range reform for Social Security include proposals to reduce cost of living increases. OK, back to the 2024 Social Security COLA. Due to these increases, the average monthly retirement check will be $1,907 in 2024, a $59 increase from the 2023 level. The maximum Social Security check for a worker turning full retirement age (FRA) in 2024 will be $3,822, compared to $3,627 in 2023. And please note that $3,822 is the maximum for someone turning full retirement age in 2024. That does not mean it is the maximum Social Security payment anyone can receive. There are millions of Social Security beneficiaries who get much

more than that, primarily because they worked well past their FRA and/or delayed starting their benefits until age 70. Here’s another important point about the COLA. Many readers have been asking me if they must file for Social Security benefits in 2023 in order to get the COLA that’s paid in January 2024. The answer is no. The COLA will be built into the benefit computation formula. So even if you don’t file for Social Security until next year, or some subsequent year, you’ll still get the 3.2% increase. Although this is a Social Security column, I must mention the upcoming increase in the Medicare Part B premium, which is deducted from Social Security checks for most people. In 2024, the basic Part B premium is projected to be $174.70. That’s $9.80 more than the 2023 rate. And as has been the case for 20 years now, wealthy people will pay more than the basic premium. I don’t want to get into the complicated issue of Medicare premiums other than to make this quick point. Even though they are linked in the minds of most senior citizens, Social Security and Medicare are entirely separate programs, administered by entirely separate federal agencies, and they have entirely separate rules and regulations regarding their benefit and payment structures. For example, the Part B Medicare premium increase has nothing to do with the Social Security COLA. Instead, by law, it must be set at a level that covers 25% of the cost of running the program. Taxpayers pick up the remaining 75%. (And again, wealthy people pay more than the 25% share.) Another measuring stick called the “national wage index” is used to set increases to other provisions of the law that affect Social Security beneficiaries and taxpayers. Specifically, this includes increases in the amount of wages or self-employment income subject to Social Security tax; the amount of income needed to earn a “quarter of coverage”; and the Social Security earnings penalty limits. The Social Security taxable earnings base will go up from $160,200 in 2023 to $168,600 in 2024. In other words, people who earn more than $168,600 in 2024 will no longer have Social Security payroll taxes deducted from their paychecks once they hit that threshold. This has always been a very controversial provision of the law. (Bill Gates pays the

Based on a survey of 6,893 people leaders in 102 markets (93.5% of whom perform HR functions), the report is the latest installment in an ongoing joint study conducted by BCG and WFPMA. The first edition was published in 2008, and the most recent one prior to this year’s appeared in 2021. The survey asked respondents to consider 32 people management topics, grouped into nine clusters, and rank them by future importance to their organization and by their organization’s current capabilities. Strikingly, many of the topics on which companies show the greatest current strength rank only in the middle of the pack on future importance. Most people need 40 Social Security work credits (sometimes called “quarters of coverage”) to be eligible for monthly benefit checks from the system. In 2023, people who were working earned one credit for each $1,640 in Social Security taxable income. But no one earns more than four credits per year. In other words, once you made $6,560, your Social Security record was credited with the maximum four credits or quarters of coverage. In 2024, the one credit limit goes up to $1,730, meaning you will have to earn $6,920 this coming year before you get the maximum four credits assigned to your Social Security account. People under their full retirement age who get Social Security retirement or survivor’s benefits but who are still working are subject to limits in the amount of money they can earn and still receive all their Social Security checks. That limit was $21,240 in 2023 and will be $22,320 in 2024. For every two dollars a person earns over those limits, one dollar is withheld from his or her monthly benefits. There is a higher earnings threshold in the year a person turns full retirement age that applies from the beginning of the year until the month the person reaches FRA. (The income penalty goes away once a person reaches that magic age.) That threshold goes up from $56,520 in 2023 to

$59,520 in 2024. A couple other Social Security provisions are also impacted by inflationary increases. For example, people getting disability benefits who try to work can generally continue getting those benefits as long as they are not working at a “substantial” level. In 2023, the law defined substantial work as any job paying $1,470 or more per month. In 2024, that substantial earnings level increases to $1,550 monthly. Finally, the Supplemental Security Income basic federal payment level for one person goes up from $914 in 2023 to $943 in 2024. SSI is a federal welfare program administered by the Social Security Administration, but it is not a Social Security benefit. It is paid for out of general revenues, not Social Security taxes. GOLDMAN: Make Your No. 1 Resolution at Work No Resolutions at Work Of course you’re worried. The end of the year is around the corner and with it lurks the dreaded annual performance review. I’m not sure how your manager feels, but as far as this column goes, your performance has been outstanding. You’ve shown up faithfully every week, even when you could be doing things much more fun, like having a root canal. You’ve laughed at the jokes, when you could find them, and you’ve never once complained to the management of this publication about how the space given to this column could better be used for publishing the annual tonnage of the anchovy catch in the Aleutian Islands. (They only caught a measly 175 tons in 2023, FYI. Hate to read their annual review.) Thanks to your hard work, the people who pay me are happy. Still, it only makes sense to prepare strategies for dealing with a “does not meet expectations” review from the people who pay you. It is toward this end that Judith Humphrey, a columnist for Fast Company, has written “This Is How to Crush Your Year-End Review.” Since being a crusher is better than being a crushee, I have summarized and bowdlerized Humphrey’s four strategies for the annual evaluations that are “front-end loaded with tension.” Unload yourself, my friend, and we’ll both breathe easier.

No. 1: Prepare If your current strategy for preparing for your annual review is to hide under your desk from October to January, Humphrey’s advice is straightforward: You need a script. “Don’t wait to find out what your boss thinks of you,” she says. “Decide what you think of yourself in advance of this meeting, and write down your thoughts.” Whether your script is historical fiction or a rom-com, start with a “statement that shows appreciation for all the wonderful opportunities your manager has given you as their Senior Blame Sponge. “Working for you is a master class in avoiding responsibility,” you say. “I look forward to rising up in the company and having my own direct report, so I make major blunders of my own and never get blamed for them.” (If your manager asks for your opinion of your performance, take them through the part of your script that lists your major accomplishments.” That should take about 30 seconds -- if you stretch it out.) No. 2: Pitch Yourself The company hired you once. Use your annual review as an opportunity to see if they’ll make the same mistake twice. When your manager starts listing your failures, both tiny and colossal,

develop a thoughtful response, creating the opportunity for a serious, mature dialogue. For example: “You are persistently late on finishing assignments.” “I know you are, but what am I?” “You consistently express a negative attitude toward your work and your coworkers.” “I know you are, but what am I?” “You don’t care about the company and its goals.” “I know you are, but what am I?” Hey, it worked for Pee-Wee. It should work for you. No. 3: Respond, Don’t React Responding is “building on something, reacting is acting against.” “The last thing you want to do is create an adversarial tone,” advises Humphrey. I don’t agree. It’s good to let your manager see that you will fight for your convictions, just as long as they understand that your convictions are their convictions. “I always defend you when everyone on the team wants to report you to management,” you could say. “And I always follow your orders, even when they are obviously misguided and just plain stupid.” It all goes to prove a universal truth when it comes to managing your manager: Responding is better than reacting, but groveling is best of all.

No. 4: Ask About the Future “Don’t leave the conversation until you’ve asked what your boss has in store for you,” insists Judith Humphrey. If your manager can’t immediately answer this question, you’ve got a “Danger, Will Robinson!” situation. If the review has not been going well and it looks like your annual review is about to segue into an exit interview, it’s time to ask for a raise -- a really big one. Refuse to accept responsibility for your mistakes and insist that you are the perfect employee -- someone whose talents are essential if the company is to survive. There is only one conclusion that can come from this combination of ego, greed and delusion. You have exceeded all expectations, and even your dim bulb of a boss will see it.
