Construction employment increased in 42 states in April from a year earlier, while only 24 states added construction jobs from March to April, according to a new analysis of federal employment data released by the Associated General Contractors of America today. Association officials said the monthly figures likely reflect the impact of low unemployment rates and workforce shortages as opposed to a dropoff in recent amounts of construction activity.

“Contractors continue to report strong demand for projects and have added employees in all but a handful of states over the past year,” said Ken Simonson, the association’s chief economist. “The fact that employment dipped in April in half the states may reflect an inability to find qualified workers at a time of recordlow construction unemployment, not a slowdown in demand.”

Between April 2022 and April 2023, 42 states and the District of Columbia added construction jobs, while industry employment declined in seven states and held steady in Hawaii. Texas added the most jobs over the year (28,000 jobs, 3.6 percent), followed by New York (13,400

jobs, 3.5 percent), Indiana (11,200 jobs, 7.3 percent), and Florida (8,600 jobs, 1.4 percent). Arkansas had the largest percentage increase (9.8 percent, 5,500 jobs), followed by Rhode Island, Indiana, Nebraska (6.8 percent, 3,900 jobs), and Idaho (6.3 percent, 4,100). California lost the most jobs (-5,100 jobs, -0.6 percent), while West Virginia had the largest percentage loss (-3.7 percent, -1,200 jobs). Losses also occurred in Connecticut (-1,900 jobs, -3.1 percent), West Virginia (-1,200 jobs, -3.7 percent) and Colorado (-700 jobs, -0.4 percent).

For the month, construction employment increased in 24 states and D.C., declined in 26 states. Washington added the most jobs over the month (4,300 jobs, 1.8 percent), followed by Illinois (2,700 jobs, 1.2 percent), Wisconsin (2,600 jobs, 2.0 percent), and California (2,100 jobs, 0.2 percent). The largest percentage gains occurred in South Dakota (2.7 percent, 700 jobs), followed by Wisconsin, Washington, Arkansas (1.8 percent, 1,100 jobs), and Louisiana (1.4 percent, 1,800 jobs).

Texas experienced the largest decline in construction jobs in April (-8,500 jobs, -1.1 percent), followed by New York (-4,000

jobs, -1.0 percent) and Kentucky (-1,600 jobs, -1.8 percent). Alaska had the largest percentage loss for the month (-4.2 percent, -700 jobs), followed by Rhode Island (-3.4 percent, -800 jobs).

Association officials noted that construction firms continue to pay premium wages that are above the national average for the overall economy to attract workers. But too few workers have been exposed to construction as a career opportunity, largely because federal officials spend only one dollar to support career and technical education compared for every five dollars they spend urging students to go to college. Meanwhile, Washington gridlock on immigration issues has resulted in too few workers coming into the country who can lawfully work in construction.

“Public officials at the state and federal level don’t seem too eager to encourage students to pursue careers in fields like construction,” said Stephen E. Sandherr, the association’s chief executive officer. “If we want the workers we need to rebuild our infrastructure and modernize our economy, we need to invest in constructionfocused education.”

If escalating gas prices, food prices, and interest rates are squelching your spring joy, Jonas Bordo, CEO and cofounder of Dwellsy, has some good news: At least your apartment rent is holding steady. If you back up and look at the year-over-year change for one-bedroom apartments, you’ll see that median asking rent has decreased 0.1 percent—which is (wait for it!) $1.00—since March of 2022. From February to March it decreased by 0.5 percent, or $7.00. (Hey, he never said you were getting rich—but every little bit helps, right?)

“The good news for cashstrapped renters is that these decreases are part of a longerlived trend,” says Bordo, coauthor along with Hannah Hildebolt of Everything You Need to Know About Renting But Didn’t Know to Ask: All the Insider Dirt to Help You Get the Best Deal and Avoid Disaster (Matt Holt, August 2023, ISBN: 978-1-6377439-2-8, $21.95). “Given the inflation our country has experienced in the past few years, this may come

as a surprise, but since January 2021, rent for one-bedroom apartments has declined by 3 percent.

“Before you assume that your decision to live in an apartment will save you money, know that a lot depends on your zip code. Despite nationwide trends, some markets have seen surges in apartment rent—and others are known for being just plain expensive.”

Having data on which cities cost apartment-dwellers the most is important for anyone who is relocating, or who just wants to know how their city fits into the broader rental market.

“If you’re just browsing rental listings in various cities, it can be nearly impossible to pick out developing trends and plan for the future,” Bordo says.

“It’s also tough to determine which prices are fair, especially since median asking rent can fluctuate month-to-month.”

When compiling this list of most expensive cities for apartment-dwellers, Bordo has focused on one-bedroom units because they are similar to twobedroom apartments in terms of inventory, but are more priceaccessible.

First, the dubiously “good” news: No city on the list experienced year-over-year rent growth above 6.8 percent. In this economy that’s not too bad, right? Maybe not, but when you’re paying over $1,700 a month for a one-bedroom

“To me, though, the real standout here is Ithaca, New York,” says Bordo. “Ithaca is known for its beautiful natural surroundings, including lakes and waterfalls. But with a 50.8 percent year-over-year rent increase, I hope its apartments have a lot to offer, too!”

Ithaca is one of several East Coast cities giving California a run for its rental money. The only inland outlier is tenthplace Bozeman, Montana.

“With new apartments continuing to enter the market, supply-and-demand will stay tipped in renters’ favor,” concludes Bordo. “Inflation— not to mention a possible recession—will also help keep prices flat. So go ahead and sign the lease for that new apartment you’ve been eyeing—just make sure to leave some extra wiggle room in your budget for eggs and gas.”

Graycor Selected as General Contractor for Bosch’s Lincolnton Expansion

325,000sf facility to produce power tools and accessories

Graycor Construction Company has been selected to build a new, 325,000-square-foot building in Lincolnton for Bosch, a leading global supplier of technology and services. The facility, an expansion to Bosch’s power tools accessory manufacturing site, will bring an estimated 400 new jobs to Lincoln County.

Opportunity Zone home price trends mixed in first quarter 2023, matching patterns nationwide

ATTOM has released its first-quarter 2023 report analyzing qualified low-income Opportunity Zones targeted by Congress for economic redevelopment, in the Tax Cuts and Jobs Act of 2017 (see full methodology below). In this report, ATTOM looked at 3,587 zones around the United States with sufficient data to analyze, meaning they had at least five home sales in the first quarter of 2023.

The report found that median singlefamily home and condo prices stayed the same or decreased from the fourth quarter of 2022 to the first quarter of 2023 in 52 percent of Opportunity Zones around the country, where there was sufficient data and fell at least 3 percent in almost half. At the same time, though, they increased by at least that much in about 40 percent of those markets.

Those mixed patterns largely matched trends in neighborhoods outside the zones, as a slowdown in the national housing market, which began during the second half of 2022, continued into 2023 after a decade of almost unceasing growth.

“Home-price trends inside Opportunity Zones keep following along with the broader national picture, as they have for the past couple of years,” said Rob Barber, chief executive officer for ATTOM. “Through boom times and weaker times, values inside the zones have gone up or down at about the same pace as the national market. They’re even doing a little better these days, depending on how you look at. The latest numbers provide a sign that areas targeted for the program’s tax breaks are resilient during a time when the broader market is no longer heading ever higher.”

Opportunity Zones are defined in the Tax Act legislation as census tracts in or alongside low-income neighborhoods that meet various criteria for redevelopment in all 50 states, the District of Columbia and U.S. territories. Census tracts, as defined by the U.S. Census Bureau, cover areas that have 1,200 to 8,000 residents, with an average of about 4,000 people.

As in the past, typical home values in Opportunity Zones continued to fall well below those in most other neighborhoods around the nation in the first quarter of 2023. Median first-quarter prices were less the U.S. median of $321,135 in 79 percent of Opportunity Zones. That was about the same portion as in earlier periods over the past year. In addition, median prices remained less than $200,000 in 55 percent of the zones analyzed during the first quarter of 2023.

High-level findings from the report:

• Median prices of single-family houses and condominiums decreased or stayed the same from the fourth quarter of 2022 to the first quarter of 2023 in 1,673 (52 percent) of the Opportunity Zones around the U.S. with sufficient data to analyze, while increasing in 48 percent.

Medians were still up from the first quarter of 2022 to the same period this year in 1,857 (55 percent) of those zones.

(Among the 3,587 Opportunity Zones included in the report, 3,215 had enough data to generate usable median-price comparisons from the fourth quarter of 2022 to the first quarter of 2023; 3,359 had enough data to make comparisons between the first quarter of 2022 and the first quarter of 2023).

• Both the quarterly and annual trends in Opportunity Zones roughly followed national patterns. Median prices were flat or down from the fourth quarter of 2022 to the first quarter of 2023 in 53 percent of census tracts outside of Opportunity Zones, while remaining up annually in 56 percent.

• Median values dipped at least 3 percent quarterly in 46 percent of Opportunity Zones with sufficient data.

• Median prices also rose at least 3 percent quarterly in 42 percent of Opportunity Zones.

U.S. News & World Report, the global authority in rankings and consumer advice, has named Charlotte one of the 2023-2024 Best Places to Live in the U.S. Charlotte ranked eighth in the general rankings.

By one key measure, Opportunity Zone markets even showed signs of holding up slightly better than other neighborhoods around the country during the first quarter of this year. Median prices in those areas were more often still higher compared to the point when the U.S. market began to flatten

• But in a separate key measure - looking at trends since home prices began to slip last year - Opportunity Zones fared better. Median single-family home values remained higher during the first quarter of this year compared to the second quarter of last year in 44 percent of Opportunity Zones. The same was true in just 39 percent of other neighborhoods across the country.

“My husband is a famous artist but isn’t really good at the business side of things. I’ve just retired from a corporate job and want to help him out.

What’s the best way to set up a business like this one, and what are some of the things I need to know about to help him?”

Many of my clients are engaged in “creative businesses” -- artists, photographers, authors and musicians who try to make a living from their work.

When we think of artists, the word “starving” is somewhere nearby. But it doesn’t have to be that way. Some artists -- think Vincent van Gogh -- die penniless and unknown, their genius not appreciated until after their death. But others -- think Pablo Picasso -- die rich, famous and beloved. Which way would you rather go?

There are three steps to building a successful arts business.

First, remember it’s a business. Whenever you do anything fun or creative and nobody pays you for it, it’s called a “hobby.” Something is a “business” only if someone pays you for what you do. Before you can call something a “business” and deduct expenses and losses from your taxes, the IRS requires you to make money at least three of the previous five years (www. irs.gov/newsroom/hobby-or-businessirs-offers-tips-to-decide).

When making art of any kind, it’s

always a good idea to ask yourself “who is going to buy this?” before committing pen to paper (OK, fingers to keyboard) or brush to canvas.

Second, give the customers what they want. Wolfgang Amadeus Mozart was one of the world’s greatest composers. One day he was approached by a local nobleman who wanted some French horn concertos for his son who had taken a fancy to the instrument. After getting some gold coins in advance, Mozart sat down and wrote four of the best concertos for French horn ever written.

In contrast, Mozart never wrote a concerto for the cello, even though we know (from his surviving correspondence) that he loved the instrument and knew how to play it. Why did Mozart never write a cello concerto? Answer: No rich nobleman with gold ducats in his hand asked him to write one.

Please don’t get me wrong: I’m not suggesting Mozart was a “hack.” There is no bad Mozart, and most of his works are eternally transcendent. But his catalogue looks the way it does because of the commissions he received, not what he wanted to create.

The secret to success in an arts business is not to create great works and hope that people will buy them (or that posterity will appreciate them). The secret is to seek commissions and, when you get one, put your genius into it and make it a great work of art. Genius

will prevail in the long run, but first the mortgage must be paid.

When artists lose touch with their customers or fan base (or can’t keep up with changing market demands), decline and eventual financial failure are inevitable. But even artists who maintain their popularity and sales throughout their lifetimes face obscurity if the talent or genius isn’t really there.

To be a successful artist in any creative field, you need both genius and revenue.

Third, remember it’s the rights that count, not the artworks themselves. You create a painting. You sell it at a gallery or exhibition. Repeat. That’s one way artists make money.

You create a painting. You make thousands of lithographs and serigraphs of that painting (some signed, some not) and license the rights to the painting’s image to people who want to reproduce it. That’s a much better, more sustainable way for artists to make money.

Successful artistic businesses are not about the works of art themselves. They are all about the intellectual property rights to those works: the copyright (for works of literature or graphic art), the performance and publishing rights (for a work of music) and the licensing rights (to cartoon characters). You can sell the works themselves, but you never part with the “rights” without a fight.

The Beatles found this out the hard way in the late 1960s when they lost control of the rights to their early

(Beatlemania era) hits, which were sold for a little over $2 million in today’s money. Those rights were eventually acquired by Michael Jackson (yes, that Michael Jackson) in 1985 for $47.5 million. In 2016, seven years after Jackson’s death, Sony bought the rights for $750 million, and Sir Paul McCartney -- who wrote or co-wrote almost all of the songs -- finally got them back in 2017 for an undisclosed sum after a lengthy court battle.

In this reader’s case, I would add a fourth step: form a limited liability company (LLC) owned jointly by you and your husband, and make sure all rights are owned by the LLC -- not your husband individually. That way, you -as the artist’s spouse -- are guaranteed to control the rights after your husband’s death and make sure your family benefits from them going forward.

GOLDMAN: Can’t focus at work? Blame a cheeseburger!

Who wants you to eat healthier? Your mother. Your doctor. And your brain.

That’s why, instead of that cheeseburger, you should eat a strawberry, or a walnut, or a fish.

Not your pet goldfish, of course. Think how guilty you’ll feel frying up Li’l Flipper, whose workday consists of traveling endlessly in circles, never getting anywhere. Of course, you identify. That sounds like your workday, too.

But I digress. It happens all the time, since I can’t focus at work, either. Then I read “Eating for Impact: 6 Ways to Eat for Focus,” a recent posting on MyFitnessPal.com by Stephanie Nelson, RD.

Turns out the key to better focus is a very advanced, high-tech tool. It’s called a fork.

What you eat has always been a big part of business success. Ask anyone who has gone to lunch with clients who order double-thick steaks with extra fries, slathered in duck fat. You know your chance of success with these people is less than zero when the server delivers your garden salad with dressing on the side.

Working from home also makes managing your diet more difficult. When you work in an office, you are limited

No. 1: Start with a well-balanced meal. You want carbs, protein and fat. Nuts are great source of fat, as any squirrel can tell you. (Any of your squirrelly coworkers in marketing will tell you the same thing, but who wants to listen to them?)

No. 2: Take note of which foods trigger brain fog.

Consider breakfast. Does coffee wake you up to all the work you’ve neglected to do? Coffee definitely has to go. On the other hand, a breakfast of spaghetti carbonara is guaranteed to erase any memory of the assignments you failed to

For maximum benefit, add a jigger or three of corn liquor -organic, of course. You won’t be sharp as a tack, but you really won’t care.

No. 4: Reduce inflammation with berries.

Berries provide flavonoids, which “slow cognitive decline with age by reducing inflammation.”

You can eat the berries -- Flavonoid shortcake! Yum! -- but for fast-acting brain health, apply the flavonoids directly to your head. In meetings, bring a blueberry scone and slowly rub it into your hair. Guaranteed, there will be an instant increase in focus. Best of all, the focus will all be on you.

No. 5: Load up on leafy greens.

Green leafy vegetables like chard and kale improve brain health by providing vitamin K, which “reduces cell death by protecting your nerves, helping to decrease how quickly your brain ages.”

Since you still have the brain of a moody

It’s a great reason to be the person who brings doughnuts to work every morning. It will not only make you popular, but with your colleagues paralyzed from sugarinduced brain fog, whatever little work you do will surely stand out.

And don’t worry about eating better than your managers. The typical managerial diet of truffles, lobster tails and caviar is the reason their decisions are always so wrongheaded and ridiculous. All you have to do is hope someone higher up on the org chart will focus long enough to notice.

In the meantime, please pass the flavonoids.

WASHINGTON (AP) — The Federal Reserve kept its key interest rate unchanged Wednesday after having raised it 10 straight times to combat high inflation. But in a surprise move, the Fed signaled that it may raise rates twice more this year, beginning as soon as next month.

The Fed’s move to leave its benchmark rate at about 5.1%, its highest level in 16 years, suggests that it believes the much higher borrowing rates it’s engineered have made some progress in taming inflation. But top Fed officials want to take time to more fully assess how their rate hikes have affected inflation and the economy.

The central bank’s 18 policymakers envision raising their key rate by an additional half-point this year, to about 5.6%, according to economic forecasts they issued Wednesday.

The economic projections revealed a more hawkish Fed than many analysts had expected. Twelve of the 18 policymakers forecast at least two more quarter-point rate increases. Four supported a quarter-point increase. Only two envisioned keeping rates unchanged. The policymakers also predicted that their benchmark rate will stay higher for longer than they did three months ago.

“We understand the hardship that high inflation is causing, and we remain strongly committed to bring inflation back down to our 2% goal,” Fed Chair Jerome Powell said at a news conference. “The

process of getting inflation down is going to be a gradual one — it’s going to take some time.”

Still, Powell stopped short of saying the Fed’s policymakers have committed to resuming their hikes when they next meet in late July. And some Fed watchers don’t envision any further rate increases at all.

“With inflation set to moderate noticeably, we are skeptical that the Fed will resume hiking interest rates,” Ryan Sweet, chief U.S. economist of Oxford Economics, wrote in a note. “Our baseline forecast is for the Fed to remain on hold through the remainder of this year before gradually easing in early 2024.”

One reason why Fed officials may be predicting additional rate hikes is that they foresee a modestly healthier economy and more persistent inflation that might require higher rates to cool. Their updated forecasts show them predicting economic growth of 1% for 2023, an upgrade from a meager 0.4% forecast in March. And they expect “core” inflation, which excludes volatile food and energy prices, of 3.9% by year’s end, higher than they expected three months ago.

At his news conference, Powell made clear that the Fed still regards the stillrobust job market and the wage growth that has accompanied it as contributing to high inflation. At the same time, he expressed optimism that lower apartment rental costs, among other items, may help slow inflation in the coming months. He stressed that the Fed wants to see an

inflation slowdown actually materialize before holding off on further rate hikes.

“We want to see inflation coming down decisively,” he said.

Immediately after the Fed’s announcement, which followed its latest policy meeting, stocks sank and Treasury yields surged. The yield on the two-year Treasury note, which tends to track market expectations for future Fed actions, jumped from 4.62% to 4.77%.

The Fed’s aggressive streak of rate hikes, which have made mortgages, auto loans, credit cards and business borrowing costlier, have been intended to slow spending and defeat the worst bout of inflation in four decades. Average credit card rates have surpassed 20% to a record high.

The central bank’s rate hikes have coincided with a steady drop in consumer inflation, from a peak of 9.1% last June to 4% as of May. But core inflation remains chronically high. Core inflation clocked in at 5.3% in May compared with 12 months earlier, well above the Fed’s 2% target.

Powell and other top policymakers have also indicated that they want to assess how much a pullback in bank lending might be weakening the economy. Banks have been slowing their lending — and demand for loans has fallen — as interest rates have risen. Some analysts have expressed concern that the collapse of three large banks last spring could cause nervous lenders to sharply tighten their loan qualifications.

The Fed has raised its benchmark rate by a substantial 5 percentage points since March of last year — the fastest pace of increases in 40 years. “Skipping” a rate hike now might have been the most effective way for Powell to unite a fractious policymaking committee.

The 18 members of the committee have appeared divided between those who favor one or two more rate hikes and those who would like to leave the Fed’s key rate where it is for at least a few months and see whether inflation further moderates. This group is concerned that hiking too aggressively would heighten the risk of causing a deep recession.

In an encouraging sign, inflation data that the government issued this week showed that most of the rise in core prices reflected high rents and used car prices. Those costs are expected to ease later this year.

Wholesale used car prices, for example, fell in May, raising the prospect that retail prices will follow suit. And rents are expected to ease in the coming months as new leases are signed with milder price increases. Those lower prices, though, will take time to feed into the government’s measure.

The economy has so far fared better than the central bank and most economists had expected at the beginning of the year. Companies are still hiring at a robust pace, which has helped encourage many people to keep spending, particularly on travel, dining out and entertainment.
