Thanks to this , I had the opportunity to attend the Knight Frank’s EMEA and APAC Occupier Conference in London recently, where representatives from 40 countries came together to discuss occupier client activity, country markets and multinational occupier trends. The information shared was fascinating, providing an understanding of the needs of occupiers and owners alike, given the new normal we are all adapting to in a post-covid-19 world. The highly sought-after commercial node of Claremont was hit badly on both Premium & A-Grade offices, with vacancies on Premium Grade rising to a high of approximately 11,400 p/m2 in July 2020 and rentals dropping to a low of R219 p/m2 by September 2021. A-Grade supply peaked in Jan 2021 at 10,648 m2 and rentals dropped to R164 p/m2 by April 2021. Q4 2021 saw a slow recovery as lockdown eased and companies started to return to office, albeit on flexible terms and not 100%. Vacancies dropped off on Premium Grade to just over 1,100 m2 and with this rentals began to climb to R275 p/m2 by May 2022. A-Grade vacancies dropped by about 50% to the 5,000 m2 level and rentals clawed back slowly to an average of approximately R180 p/m2. This trend of decreasing supply and increasing rentals is expected to continue as more and more people return to the offices on a more permanent basis. Vacancy rates have since stabilised and we expect to see this market recover slowly to pre COVID-19 Opportunitieslevels.exist for both landlords and tenants alike. Landlords that choose to enhance their buildings by incorporating into common areas, attractive workplace strategy elements that will appeal to tenant’s staff, will benefit from reduced vacancies. Tenants that require premises that range from 250 m2 to 1 000 m2 are currently able to use the oversupply in this sized market, as evidenced in the graphs below, to negotiate improved lease terms.
