A Monthly Update from Knight Frank Residential South Africa

I

t is hard to believe that we are already into the second quarter of 2022. For Knight Frank, it has been a fast start to the year, with both January and March sales hitting five-year highs in terms of value of property sold.

While interest rates are slowly starting to rise, properties across all price brackets are gaining momentum, which is a great sign for the real estate market and the economy. We are still in a buyers’ market, but strong growth is expected over the next few years, especially within the Western Cape.

When hunting for the perfect home, everyone wants to know whether they are getting a bargain or value for money.

While there will always be the potential to pick up so-called ‘bargain’ properties, the most important thing is that you are informed and aware of the true value of the home you are buying. Any good estate agency should be able to provide both buyers and sellers with information on the sales history and values of properties in any given area they operate in. There are always unique factors that differentiate a single home from others in the area but knowing what has been happening in the area or suburb of interest can help buyers and sellers understand what they should expect the fair value to be.

At Knight Frank we pride ourselves in providing market assessments that are as accurate as possible. It is not uncommon in the industry for certain agencies to list properties at values significantly higher than market value to make sellers believe they can receive more for their home to get the seller to provide them with the mandate. This often has a negative effect. When homes are listed too high above fair market value they tend to sit on the market for extended periods and end up achieving less in the long run due to the homes going ‘stale’ from having been over-advertised.

This also reflects poorly on the agency.

All our agents have access to systems that provide great detail regarding latest sales prices, purchase history and average price growth. By asking your agent questions and receiving appropriate guidance, your house hunt can be a pleasant experience and when you do make a purchase you should have solid insight as to the investment you are making.

The city continues to remain one of the best value for money destinations with US$1m buying you an average of 219.5 m² of prime residential property. In contrast, Monaco is on the other side of the spectrum where US$1m buys you a mere 14.6 m² – roughly 20% smaller than the average single garage.

Cape Town has always been featured, for several valid reasons. Firstly, it offers an incredible lifestyle to residents. Secondly, it

1. Which area in Cape Town is your favourite and why?

The Atlantic Seaboard! I love the mountains and ocean and the Atlantic Seaboard boasts stunning views of both. There is also a diverse range of nationalities and cultures in this part of Cape Town. Overall, the area’s proximity to Table Mountain, the sea and inner city makes it a well-loved destination for locals and visitors.

2. How do you start your day?

Prayer, workout and a healthy, wholesome breakfast.

3. What motivates you at work?

Helping people is one of my passions and I enjoy meeting new and different types of people.

4. Why did you join Knight Frank and what does your current role entail?

Since my relocation to Cape Town, I have spent a lot of time searching for places to rent for both myself and my friend. Moving to a new home is one of the top 10 most stressful life events and I have experienced this personally. While searching for a new career opportunity I came across a rental agent position at Knight Frank and thought this would suit me because I can help others and because of the flexibility the industry

offers. After meeting with Lisa and Nick for my first and second interviews, I had a good feeling about being part of the Knight Frank team.

5. What is one thing that has really surprised you about the real estate business?

Being a financial advisor by profession I would say the impact that real estate has on investments and the economy, not forgetting the social and environmental impacts. Also, the real estate industry has really grown over the years. Just as we need other professionals in our lives, we also need real estate agents, whether it is just for finding a place to rent or investing in property.

Some of the personal development skills I focus on in a workplace are good communication, interpersonal skills, organisational skills, problem-solving, selfconfidence, adaptability, integrity, good work ethic and leadership.

8. What is the best advice you were ever given?

I have received guidance from many people in my life from different walks of life, but the following pieces of advice (amongst many others), which I learnt about through Islamic studies and try to practice regularly, has a positive impact on me and my life.

ynberg Upper, to the east of Constantia, forms part of Wynberg, a southern suburb of Cape Town. Here you will find properties that are diverse in size and style, catering to a community comprising students, young professionals, couples and growing families.

Gardening with Fatima Rare Plant Species

- A Closer Look at Our Precious Cycads -

A

s per Dr Ernst van Jaarsveld – a renowned South African horticulturist, botanist, author, mentor and naturalist – some of the cycad species with restricted distribution are at the brink of extinction.

Babylonstoren hosts almost all of the 41 South African indigenous cycad species in their stunning cycad collection. Their garden team, along with Dr van Jaarsveld, has even presented a hands-on cycad workshop on propagating, growing and caring for cycads.

‘The well-known South African cycad

superficially resembles a small palm with divided leaves in a central rosette, and varies in size, from stemless to almost 10 m tall.

Cycads are cone-bearing, true living fossils and remnants of the past, with only some 300 species left on earth. Together with other cone bearers such as pines, spruces, yellow woods and cypresses, the cone-bearing plants represent less than 1 % of the world’s flora.’

The architecture of a cycad reflects the area it originates from, for example, cycads with many spines come from environments where wildlife roams or roamed. These spines aim to protect it from consumption.

The following cycads are either rare, endangered or extinct.

Encephalartos latifrons Encephalartos latifrons, the Albany cycad, was prominent in the time of dinosaurs.

Today it is virtually extinct in its natural habitat, that is, in Albany and Bathurst in South Africa’s Eastern Cape where it used to occur in scattered groups. They usually grow amongst scrub bush vegetation, specifically on rocky outcrops and hill slopes.

The most expensive of the cycads, it takes about 15 years to seed. Babylonstoren boasts E. latifrons in their cycad collection.

Encephalartos princeps Encephalartos princeps, or Kei, hails from the Great Kei River, also in the Eastern Cape province. Here the species – which is an excellent grower – thrives in cliffs and dolerite rock outcroppings, benefitting from full sun exposure in this arid area. In the wild, after hundreds of years, E. princeps stems can grow to five metres in height. In cultivation, however, they seldom exceed one to one and a half metres. When mature, leaf length is a metre or less. At times the species is solitary, but more often than not it produces basal suckers to a greater or lesser extent.

The plant, which is mostly unarmed, has a significant colour, varying from silver to turquoise. In terms of cones, the female cones are green and male ones a greenish/yellow and brown.

It is worth noting that its cones, stem size and angle of attachment differ from Encephalartos lehmannii, or the Karoo Cycad, a species with which it is often confused.

Encephalartos woodii The Encephalartos woodii cycad (Wood’s Cycad) is considered extinct in the wild.

The species we do know of are in fact clones of the only known male plant that was completely removed from the wild. Its extinction is attributed to habitat fragmentation and collecting activities, both human-induced disturbances that threaten all cycads.

Encephalartos eugene-maraisii

Regulation

Encephalartos eugene-maraisii – the Waterberg cycad – is endemic to South Africa, limited to Limpopo. It is named for naturalist Eugène Marais and the Waterberg Range, where it grows in the sandstone hills at up to 1,500 meters in elevation. As with the other species, it is sadly threatened by overcollection.

Moving, selling, buying, donating, receiving and cultivating requires a permit. In general, before buying endangered flora, ensure the seller is registered with the Nature Conservation authority and that you receive an invoice.

Whether your feasting takes a formal or fun form, there is much to enjoy about this holiday. Here are a few delicious eats and treats – some traditional, some brand new.

Hot Cross Buns

Hot Cross Bun Martini

These spiced sweet buns are quintessential Easter bakes. Over the years, to accommodate different tastes and requirements, they have evolved beyond the traditional version that features dried fruit. Options now include fruit-free, mocha, extra spice, chocolate and gluten-free hot cross buns. They are typically enjoyed hot or cold, as is, or with butter.

This cheeky cocktail takes inspiration from an Easter staple, turning all things spice into something nice just for adults. There are several recipes to choose from online, typically calling for ingredients such as cinnamon sticks, ginger, star anise, cloves, vodka, nutmeg, dry vermouth and lemon twist.

Formal Feasts

Braaied Snoek

Some families prefer to keep things a bit more formal with grand roasts featuring their preferred protein, roasted vegetables and traditional desserts.

Snoek, also known as barracouta, is a lowfat fish that is high in protein and omega-3 fatty acids. Braaing (or barbecuing) the fish adds a unique smoky flavour. Serve with apricot jam.

Chocolates Chocolate eggs and bunnies in all shapes and sizes start lining the shelves of stores weeks before Easter Sunday. Think candycoated milk chocolate hens eggs, strings of marshmallow eggs, mini eggs that melt in your mouth, soft jelly eggs in chocolate with a crisp candy shell, giant chocolate rabbits and smaller indulgent ones wrapped in gold foil adorned with red ribbons…

Pickled Fish This dish, also known as Kaapse Kerrievis, is a South African favourite – especially in the Western Cape. There are amazing recipes should you want to go the homemade route.

Alternatively, support a local cook, caterer or deli for all of the flavour and none of the fuss.

It can be enjoyed on its own or with bread (fresh or toasted), crackers and rice.

Cookies, Cakes, Candies & More There are incredible recipes for creative Easter treats online – ranging from colourful cakes, cute cookies and decadent fudge to fun candies, indulgent chocolate bars and scrumptious puddings. Choose your favourites and get the kids to jump in with the preparations or surprise them with the innovative results.

Hot Chocolate or Affogato, Easter Style Have you ever made hot chocolate with Easter eggs? It is a great way to turn leftover chocolate eggs into a hot dessert, complete with marshmallows and cream. How about an affogato… with a spicy twist? View a recipe for the latter with compliments of Woolworths.

RECIPE

Hot Cross Bun Ice Cream Affogato Affogato, meaning ‘drowned’ in Italian, is an easy-to-make dessert entailing drowning ice cream in coffee. The coffee melts the ice cream, forming a thick foam at the top.

Hot Cross Buns 3 buns into crumbs Vanilla Ice Cream 1 litre Woolworths Madagascan Shot of Espresso 1 Tear three hot cross buns into crumbs.

2 Toast the crumbs in a hot pan with a little butter until golden and crunchy. 3 Stir the crumbs through 1 litre of softened Woolworths Madagascan Vanilla Ice Cream. 4 Freeze until set. 5 Serve as dessert: Scoop into individual glasses and pour over a freshly drawn shot of espresso.

hree Anchor Bay is a Cape Town suburb tucked between Green Point and Sea Point on the Atlantic Seaboard.

I was honoured to be asked to work on two iconic hotels in The Liz McGrath Collection The Plettenberg in Plettenberg Bay & The Marine in Hermanus.

Both were in need of a refresh in the lounge areas, tasks that were achieved by combining curated pieces that would delight guests & instantly make them feel at home.

he Plettenberg’s Summer Lounge and pause area were given an entire makeover, starting with an expansive floral wallpaper by GP & J Baker.

Oversized sofas in an Andrew Martin fabric, generous armchairs and textured cane seating transformed these spaces into inviting casual areas for savouring an afternoon tea or a sundowner with glorious views of the ocean.

A triptych of proteas by collage artist Olivier anchors the open-plan seating and gives a beautiful backdrop to a banquet-styled sofa with soft lighting and mirrors to reflect the fabulous pieces.

A collection of coffee tables and cocktail tables were strategically placed in this space to make for an easy coffee or sundowner in the heart of this hotel. Masses of flowers and white objects add another layer of interest – all brought together with an array of patterned scatter cushions as a fresh, fun element. The loveliest element topping off this project is a wall of collected vintage platters boxed in Perspex and hung as a group to great effect. It has been shared a great deal on social media – a most rewarding feeling to see how it is being enjoyed by guests to the grande dame of Plettenberg Bay.

The Marine is a stunning, bustling hotel popular for a drink after work, meetings in the comfortable lounge and high teas with gorgeous ocean views.

This large lounge too needed some updating and to start off with I chose a modern protea wallpaper

by Sanderson as the backdrop. A plain fabric by Urban Fabrics was used on all of the sofas, with the exception of a Jim Thompson on two feature armchairs at the fireplace. Cane seating with patterns on cushions give this formal room a lovely casual feel. Here I anchored the room with a spectacular antique table and armoire from Johannesburg, placed centrally in the space. The oversized table is a work of art itself. Not forgetting the huge protea by Olivier, colourful oil paintings of modern proteas by Martin de Kock and enormous blue and white plates painted by Riaan Bosch – all represented by Gallop Hill Gallery.

Painted vintage coffee tables, striped ottomans and original leather drinks tables all work together to create a welcoming area where people can gather in a relaxed atmosphere. Here I hung a grouping of boxed vintage platters on Perspex with a backing board of the wallpaper from The Plettenberg to tie the two hotels together in a subtle way.

Lamp lighting, coffee table books and an abundance of flowers have been used to infuse this hotel with a homely feel; an inviting place where one can relax and enjoy exceptional service.

While it is always a challenge to install in working hotels – especially busy ones like these – my team, as always, brought their A game and we completed the projects in record time.

Regular spring-cleaning is a great way to see what you currently possess, including stuff you have forgotten about.

Try to Avoid Items with Excess Packaging When and where possibly, purchase things with minimal or zero packaging.

If you cannot get around it, opt for items with reusable, recyclable or compostable packaging.

Give Upcycling a Go Upcycling is simple: take something you no longer use and give it a new function and therefore a second life! Upcycled furniture is massive, but that is just the beginning.

You are bound to be surprised by all the clever things people have come up with.

The other options are selling and donating.

Think Before You Buy There are many things to consider when making a new purchase. Brand, durability and price all play a role, of course. But so does lifespan. Finally, when it comes to dining out and consumer goods, try to shop/eat local, freerange and/or organic.

The Vital Contribution of Informal Traders in the Cape & Country Informal trading can refer to trading on the street, in public open spaces, at markets, at transport interchanges, at special events and in pedestrian malls, as well as mobile trading, such as from caravans and light delivery vehicles.

THE VITAL CONTRIBUTION OF INFORMAL TRADERS

B

usinesses or operations labelled as informal are ones not registered with any authority, that is, an unincorporated entity.

Informal trading is typically conducted by survivalist entrepreneurs earning a living in a subsistence manner through individual business activities. This type of trading is a pillar of the township economy and job creation, making up South Africa’s informal business sector, also known as the ‘hidden economy’.

While most operators make well below the tax threshold, the informal economy is vital in terms of providing employment, income and livelihoods for roughly 2.5 million business owners and workers in South Africa. In fact, it is estimated that one in every six South Africans who work, works in the informal sector.

The Greater Tygerberg Partnership (GTP), focused on the Cape, concurs.

‘Informal trade is a very important part of Cape Town’s economy and offers good employment opportunities for traders, as well as affordable goods and services to locals. In fact, the informal sector is the fifth largest employment sector in Cape Town. Many occupations in the informal economy are not only important in their contribution to the GDP but also in their

potential to build meaningful livelihoods that can shape the well-being of locals and cities alike. Although difficult to measure, some estimate the informal economy’s value at 28% of South Africa’s GDP.’ The informal sector was unfortunately yet unsurprisingly adversely affected by lockdown regulations and the crisis is far from over. Those who are able to assist with or contribute to an inclusive recovery strategy and implementation of such a strategy are urged to do so. Some, such as Tekano, already have and continue to do so.

Tekano – A Healthier More Equal Nation Tekano is a non-profit organisation whose vision is to have a more equitable South African society with improved health status across all populations.

Through multiple projects, Tekano supported communities that were left to fend for themselves as a result of being excluded by Government’s COVID-19 response policies and procedures. Tekano achieved this by offering a COVID-19 Solidarity Grant to Atlantic Fellows based at Tekano and Partner Organisations with whom Tekano had worked in solidarity towards achieving health equity.

In the Midst of the Lockdown, for example, they supported a community of informal traders. Working through Cape Town Together, a rapid community response to COVID-19, this project focuses on supporting 58 women informal traders from the communities of Gugulethu, Khayelitsha and Masiphumelele, who support their own and extended families through the income from trade. These women have been adversely affected by the COVID-19 pandemic, losing their livelihoods and threatening the already precarious social determinant of health of this vulnerable community.

‘To date we have distributed 80 food aid vouchers to 58 women. Our project targets to distribute 174 food aid vouchers to 58 women, who are facing various challenges such as struggling to put food on the table, paying rent, buying nappies and providing meals for their children. Most of the women have mentioned electricity, warm clothing and blankets as their current biggest needs during this wet and freezing winter season. Sadly those who failed to pay rent in the past months are being threatened with evictions by their landlords, therefore we referred them to organisations that are dealing with such matters.’

Cape of Storms Shipwrecks The Story of Kakapo

Either beached or sunken to the ocean floor, shipwrecks store stories of vessels that did not reach their intended destinations – due to accidental or deliberate reasons.

CAPE OF STORMS SHIPWRECKS

UNESCO estimates that there are three million undiscovered shipwrecks scattered amongst the oceans’ floors, deep canyons, trenches and coral reefs.

Within these wrecks, lie clues and details about bygone eras and lifestyles of the past… our Underwater Cultural Heritage.

UNESCO describes this as the witness of our common memory, for several millennia, which includes oceans, seas, lakes and rivers.

‘However, these underwater vestiges are threatened by looting and commercial exploitation, industrial trawling, coastal development, exploitation of natural resources and the seabed. These vestiges are also weakened by global warming and water acidification and pollution. In order to protect, understand and make this heritage better known, UNESCO has developed and implemented for 20 years the 2001 Convention on the Protection of Underwater Cultural Heritage.’

Understanding this heritage is important because as Baba Dioum, a Senegalese poet and environmentalist, said, ‘In the end we will conserve only what we love. We will love only what we understand. We will understand only what we are taught.’

Shipwrecks in Hout Bay & Surrounds SS Kakapo Shipwreck Noordhoek Beach on the Atlantic coastline is home to the SS Kakapo Shipwreck.

Located at the end of the beach, it ran aground on 25 May 1900 but fortunately all members of the crew survived.

Mistaking Devil’s Peak for Cape Point, the captain instructed the crew to turn hard to port, a result that had them skidding to a halt on Noordhoek’s shores.

According to legend, the captain, crippled by shock, did not want to leave the wreck initially and possibly resided on the ship for three years!

Fun Fact: The award-winning film Ryan’s Daughter (1970), starring Robert Mitchum and Trevor Howard, used Kakapo as a backdrop in some scenes.

The Metaverse Digital Innovation Disrupting Retail Industry

rave new world or digital dystopia? Whatever your view, the metaverse has been unleashed and is being touted as a multitrillion dollar investment opportunity. We explore the retail opportunities available at the confluence of physical and digital real estate.

Metaverses have been around for a number of years, but it was Facebook’s decision last year to rebrand as Meta – along with Mark Zuckerberg’s pronouncement that he wanted to create a new virtual world for users – that saw awareness rocket.

For the uninitiated, our interview with metaverse entrepreneur Yat Siu will shed some light on where value lies in these digital realms. But how do they relate to the physical world and property, in particular retail?

Value in Digital Innovation “The metaverse in terms of experiential brand culture will mark a major switch from storytelling to ‘story’ living,” comments Katie Baron, Director of Retail, Brand Comms & Media at trends intelligence agency Stylus.

“Drest, for example, blends gaming, social networking and e-commerce. Players become stylists via a virtual array of replica luxury goods from over 200 luxury brands, with added scoring elements for each.”

The interplay of digital and virtual comes where anything trialled in-game, such as clothing and other branded merchandise, can also be bought in real life. “There’s a very strong correlation between what’s played with and what’s bought,” explains Baron. “Another example is ADA, which offers extensive

customisation toolkits where players create avatars that inhabit personal rooms.

Players can decorate the rooms themselves and can view and virtually try on clothes and accessories from participating brands.”

“The metaverse will increasingly offer luxury brands the opportunity for innovation and trialling new ideas or items,” points out Stephen Springham, Head of Retail Research at Knight Frank.

“It opens them up to new audiences and creates a more versatile and valuable brand. In addition the metaverse offers huge opportunities to collect and analyse shopper data, which will increase brand value.”

In the future, shoppers will increasingly interact with brands virtually. Consumers anywhere will be able to visit digital flagship

stores and, by creating their own styles, even make brands aware of new trends.

However, the metaverse opportunities with the greatest potential for entrepreneurs and investors are not necessarily added sales channels for physical goods but, as we discussed earlier with Yat Siu, the immense value in digital assets. While this will depend on how much value consumers ascribe to their digital identities, Baron highlights an example of a digital Gucci bag selling for 162% more than its “realworld” price in the fashion brand’s Gucci Garden centenary exhibition partnership with Roblox. “Brands can create entirely fictional spaces as a secondary revenue stream,” adds Baron.
