A Monthly Update from Knight Frank Residential South Africa

I

t is crazy to think that we are officially in the last quarter of 2021. As South Africans, we have had a great start to the month with the Springboks pulling off an incredible win over the All Blacks over the weekend. It is so special to see how much one team continues to unite and uplift the country.

In terms of the residential property market, September proved to be another strong month for Knight Frank in Cape Town. We recorded our second strongest month of 2021 in terms of sales figures and expect the market to remain strong as we head towards the summer months.

We are also starting to see an uptake in development projects again, after COVID-19 put a hold on many of them over the past 18 months. One of the key features that property developers are putting more and more focus on is that of green living. While we have not seen an impact as big as in European countries (which have many great incentives for building green homes), it is definitely something that buyers are becoming more conscious about when looking to purchase a home. Whether it is large-scale projects or individual home development or renovations, it is clear that many buyers are willing to pay a premium for homes that are well thought out in terms of being off the grid and economical to run.

While one of the main reasons for building green homes is to help the environment, costs of running a home can also be significantly reduced. Buyers are therefore becoming less hesitant to spend more initially on a home to benefit from long-term savings and operating costs.

In this edition of Standing Out we share some insights as to how best to go green when renovating or updating your home, along with the long-term rewards of doing so.

A Greener Way Forward Energy-efficient homes benefit owners, residents and the environment in the short- and long-term. A great starting point, if you have the option, is selecting suitable building materials for new builds, renovations and upgrades.

Comfort wise, certain materials and methods will keep your home warmer in winter and cooler in summer. This, in turn, will reduce costs associated with temperature control such as electricity for air conditioning, gas for heaters and wood for fires. Finally, you will also reduce greenhouse gas (GHG) emissions.

Areas that can be optimised and materials that can be used to create more energy-efficient homes.

Roofs and Ceilings Roofing insulation, ceiling insulation and ventilation systems make a massive difference with regards to retaining heat in winter and keeping homes cool in summer. There are various materials for each to consider. Generally, the more money you spend on ceiling insulation, the higher the thermal rating of your insulation material, which is an investment at the end of the day.

Walls Building external walls with a cavity, a coastal requirement but also worthwhile

inland, has crucial thermal benefits and also prevents the penetration of dampness. Furthermore, the space can also be used for insulation, again increasing comfort appropriately in the respective seasons.

One of the most important building materials that can make a remarkable difference in this day and age is glass.

The variety of glass types available these days is astonishing. Not only can glass choice greatly affect the aesthetics, it can offer significant comfort, convenience and savings in the future.

Rainwater harvesting will reduce your costs as well and take pressure off a very valuable resource, as will a greywater system, a complementary solution.

Large windows and glass stacking doors that reveal stunning gardens, welcoming outdoor entertainment areas and attractive water features are always amazing assets. Of course the upfront costs may not appeal to most homeowners, but the rewards in the long run are undeniable, in particular when it comes to cooling and heating costs that will decrease drastically (that is electricity, gas and wood, as mentioned earlier).

Factory tinted glass or aftermarket window film can also eliminate the need for window dressings whether it be blinds or curtains. Alternatively, you can consider aluminium or timber shutters which can be costly but also offer insulation value that proves its worth in time.

Underfloor insulation is another advantageous solution. There are different densities and thermal ratings to choose from.

The Future We are optimistic about a future in which renewable energy will become more affordable and the use of recycled building materials, such as those created from plastic waste, will increase.

ABOUT JUAN HUGO Juan was born in Cape Town but completed most of his schooling in George. Two years were spent in the South African Air Force (SAAF) before Juan studied Quantity Surveying at the Cape Peninsula University of Technology. After working for GVKSiya Zama Building Contractors for five years, Juan travelled to New Zealand where he fulfilled a project manager role for Mainzeal Property & Construction Ltd for a year. He then acquired Loft Homes and spent another eight years building in the country.

‘I enjoyed the differences between South Africa and New Zealand in the build environment. The processes and methodologies are different even though the basic concept is the same – get the work, get it done and get paid. While I was there, I spent a lot of time in central North Island getting to understand and enjoy the Māori culture. Fascinating!’

While his skill set and over 30 years’ experience certainly serve him, Juan noted that attitude, patience and stamina are vital attributes for surviving and succeeding in the industry today.

Being inspired by an uncle who was an architect initially sparked his interest in construction and while the industry has evolved since then, he still loves it.

‘In South Africa, the industry is undergoing major changes driven by economic and other factors and the game in general changes constantly. The speed at which we have to adapt and change our approach keeps the game exciting, the projects vary all the time and the people we work with keep me coming back for more.’

The single most rewarding aspect of his career is delivering projects that he is proud of, a summary of his company’s promise: JW Hugo Construction is committed to completing high-quality projects on time, within the client’s budget. To date, Juan has had quite a few career highlights.

‘My career started with a bang when I relocated to Johannesburg and ended up running one of the large national construction companies. After 10 years of doing this, the next significant period was moving to New Zealand, buying into a local housing company and growing it into a national housing company with five franchises, all within eight years. I then returned to South Africa and started building in George. Today we operate in three regions namely Garden Route, Cape Town and Gauteng. It’s been quite a journey, however, the building projects are the highlights by far.’

Outside of work, Juan enjoys spending time with his family and is passionate about sport and music.

Tokai

A Verdant Suburb at the Foothills of Constantiaberg

T

okai is a large residential suburb tucked between Bergvliet, Kirstenhof, Westlake and Steenberg Estate.

A little more than 20 kilometres from Cape Town City Bowl, it is characterised by large homes with stunning, mature gardens separated by tree-lined streets.

Pine plantations and streams that run through the suburb make up the green belts that are home to frogs and insects. Frequent visitors include dog walkers, mountain bikers, trail runners and picnickers. The mountain bike trails in the forest are truly unique, catering for riders of all ages and skill levels.

Tokai Park (previously Tokai Forest) is a small wing of the greater Table Mountain National Park made up of upper and lower Tokai Park.

The former is flat and characterised by the threatened Cape Flats Sand Fynbos while the latter is on the slopes of Constantiaberg Mountain consisting of a conservation area as well as the shady Tokai Arboretum (the base of most hiking trails). Upper Tokai Park is admired for its diversity as it supports not only Peninsula Granite Fynbos and Peninsula Sandstone Fynbos, but patches of Afromontane Forest as well.

Several beautiful beaches, the Constantia Wine Route and Silvermine Nature Reserve are in close proximity to Tokai, making an outdoor lifestyle practically effortless for residents.

Few pastimes compare to tripping through your garden, basket over arm, picking organic, homegrown produce.

S

ome, such as aubergine, are the stuff of oil paintings. The sheer beauty of these purple, ovoid fruit – buffed to such sleek, shiny perfection – are surely one of the highlights of growing your own produce. And aubergine rewards even the idlest gardener. Tough, sturdy annuals with furry leaves, they require little maintenance and care. Like many fruits and vegetables, they can add not only a source of food, but also highly decorative elements to your garden.

Just think how beautiful it could be to have a row of healthy cabbages edging your rose bed, or a line of frilly lettuce along a pathway? We have compartmentalised gardening to such an extent that we forget fruit and vegetables can add immensely to the overall variety in your garden.

The ease and possibilities of growing your own fruit and vegetables are exciting and endless, respectively. How gratifying would it not be to pluck a bright orange from a tree on your patio, peel the fragrant skin right there and savour the juicy treasures within? It is sometimes hard to believe that one could grow such exquisite fruit with a little love, water, mulch and a dose of Epsom salts every winter. This is gardening at its most satisfying and selfsustaining.

In the old days, every Cape garden was crammed with lemon, fig, loquat and pomegranate trees. Even the quaintest terraced Greek house was shaded by an olive tree or two with a grapevine trailing over the front door. The idea of the medicine garden (a beautiful, Victorian

walled garden) started way back in the Middle Ages, corralling the edible and medicinal plants together in one area.

If you want to and have the space, a separate walled or fenced kitchen garden offers great opportunities for design. In smaller gardens, a vegetable and herb garden is most convenient when sited near the kitchen so you can pop outside while cooking to grab a bunch of parsley or other herbs. In addition, if it is within sight, you will be able to see when the cabbage white butterfly eggs hatch into a few hundred hungry caterpillars, the snails get to your lettuce, or your beloved dog starts to dig up the potatoes. Vigilance is key.

If you have a very traditional garden with a large area of water-guzzling lawn that you want to transform into an organic, more planet-friendly vegetable garden, try the no-dig method. Even a virulent kikuyu lawn can be eradicated without a single minute of digging.

All you must do is layer a good thick dressing of horse manure, a layer of cardboard boxes or old newspapers and a decent layer of compost. Plant directly into the compost layer.

Smothering the lawn in this way works like a charm. Do not try to tackle the entire lawn at once, do it in small sections. Once you have mastered the first patch, go on to the next.

A convenient water supply is also key which is why harvesting rain water is an excellent idea.

A Quick Look at Spekboom: The Miracle Plant Spekboom (portulacaria afra) is an incredible succulent found in South Africa. Indigenous to the Eastern Cape, it is a favourite food of elephants and a truly amazing plant.

Botanists are calling spekboom the wonder plant of the 21st century with good reason as its adaptability and abilities are truly remarkable. During the cool and damp of winter, ordinary photosynthesis takes place, but in dry weather the plant opens its stomata (tiny openings found in the epidermis of leaves, stems and other plant organs) and draws in carbon dioxide that builds up acids in the plant. During the night when the stomata are closed, these acids are broken down to release carbon dioxide inside the plant, creating a carbon compound that stores moisture. Scientists reckon that this carbon ‘gobbling’ ability could help reduce carbon from the atmosphere and help fight global warming.

In the past, the spekboom was overlooked, but today – in addition to the taller herbaceous shrub that makes for a good hedge or a dark green accent plant in a shrubbery – there are several varieties and ground covers that provide an interesting selection for the home gardener.

Constantia is more than a superb wining and dining destination. The suburb is also home to a treasure trove of nature routes to enjoy and explore.

eautiful trails for hiking, horseback riding, meandering and mountain biking can be found in the vast and lush Constantia Greenbelt.

Hiking and walking trails include Alphen Trail, Brommersvlei Walk, De Hel Nature Area, Diep River Trail, Doordrift Walk, Grootboschkloof Trail, Klaasenbosch Trail, Spaanschemat River Trail and Silverhurst Trail.

Alphen Trail The popular Alphen Trail is a dogfriendly route that leads you to the Le Sueur Meadow by walking alongside the Diep River and crossing a few bridges. The meadow connects with the Diep River Trail. You can also start this roughly 30-minute walk at the meadow and end at Alphen Drive.

an hour to complete. De Hel Nature Area is a Provincial Heritage Site that protects an indigenous forest and river valley, home to the endangered Knysna warbler and the endangered Western leopard toad.

Diep River Trail The Diep River Trail which winds along the greenbelt can be completed in under an hour. It also gives you the option to merge with the Alphen Trail, the Brommersvlei Walk or Klaasenbosch Trail.

Doordrift Walk While it has the same starting point as the Alphen Trail, the 30-minute Doordrift Walk heads in the other direction. The other option is to park and start on Doordrift Road.

Brommersvlei Walk

Grootboschkloof Trail

The tranquil, tree-lined Brommersvlei Trail is an easy option that will take you approximately 30 minutes to complete.

To circle the Bel Ombre Meadow, start at the Brommersvlei side.

The Grootboschkloof Trail that travels alongside the river only takes about 25 minutes to finish. For a longer stroll, connect with the Spaanschemat River Trail.

De Hel Nature Area

Klaasenbosch Trail

This easy, semi-circular route which has two starting points takes just under

Spaanschemat River Trail There are several starting points to choose from and it can be combined with other greenbelt trails for longer walks. On its own, this dog-friendly trail takes about 35 minutes to complete.

Silverhurst Trail This walk will keep you busy for 40 minutes or so. It is a horse riding trail as well which dog owners should keep in mind.

MOUNTAIN BIKING The greenbelt is an ideal space for beginner mountain bikers to get into the sport. The clearly marked eightkilometre MTB trail can be ridden in two directions.

he Atlantic Seaboard is renowned for its sought-after suburbs and Green Point is one of them.

Green Point Park has been a popular Cape Town tourist attraction since the FIFA World Cup in 2010. The 12.5-hectare park is home to a Tot-Lot Play Park for one to six-year-olds and an Adventure Play Park for seven to 16-year-olds. Dogs on leads are welcome as well and entrance is free for all.

Cape Town Stadium, built for the 2010 FIFA World Cup, is also situated in Green Point. This unique structure has been an iconic landmark since its completion in 2009. The stadium’s excellent location and accessibility, amazing legacy, world-class facilities, staff and security make it a space fit for any event.

The Oranjezicht City Farm (OZCF) is a non-profit project that celebrates local food, culture and community through urban farming in Cape Town.

Their Vision ‘As individuals, we can bring about change every day through what we choose to buy and cook. But change also begins in our communities, and through action we can take together with our families, our neighbours, our local farmers, our local shops, and even our politicians.

Together, we can assume more control over at least some of the food we eat, by understanding where it comes from, who has grown it, how it has been grown and how it has arrived on our plates.’

Volunteers benefit from their work at the Farm, making friends, gaining skills and knowledge and gaining confidence and pride in knowing they are contributing to a more healthy and just food system in Cape Town and beyond. THE OZCF MARKET The OZCF Market is located in Granger Bay at the V&A Waterfront and runs every Saturday from 08:15 to 14:00 and Sunday from 09:00 to 14:00.

The Market attracts locals, visitors, outdoor enthusiasts and families every weekend. The mission is to replace a broken, opaque food system with a transparent and sustainable supply chain – one that sources seasonal produce, protects the land from soil depletion and favours sustainable, nutritionally dense crops.

There is no entrance fee and dogs are welcome, as long as owners abide by the rules outlined on the website to ensure a visit to the market is a good experience for everyone.

Once you start bringing green indoors you may find that it evolves into a lifestyle. It becomes natural rather than routine and the options are endless.

nd it is not only the colour green we are referring to. Greens are flora, natural materials, sustainable practices, upcycled pieces, paints and papers; a mindset really.

Nurture One truly rewarding way to bring (more) green indoors is by propagating plants and displaying the process. Take the fiddle-leaf fig, for example: once your outdoor plant requires pruning or your indoor plant reaches the ceiling, you can take cuttings and showcase them in clear glass vessels and later plant rooted cuttings, if you wish.

According to GWEC, Africa is only tapping into 0.01% of its wind power potential.

4 March 2021, Brussels – According to the latest data released by GWEC Market Intelligence, the Africa and Middle East region installed 821 MW of new wind power capacity in 2020, bringing total capacity in the region to over 7 GW. While this growth is stable for the region and nearly the same levels of the previous year despite COVID-19 impacting supply chains and project installation in key markets, wind power’s potential in the region is barely scratching the surface.

According to a report published by the International Finance Corporation (IFC), the African continent alone has over 59,000 GW of technical wind resource potential – enough to power the continent’s energy demand 250 times over. Yet, current installed wind

GWEC has launched Africa WindPower (AWP) to establish a regional body representing the wind industry. AWP aims to offer a platform for dialogue between Africa’s wind industry and government stakeholders, with the ultimate goal of scaling up and accelerating wind project development and deployment across the entire African continent, said GWEC.

n a very unique enclave, about halfway down the west coast of the Cape Peninsula, you will find Misty Cliffs.

ari Lualhati is a full-time artist permanently based in Cape Town, South Africa. She prefers that her latest artworks be called SOULWORKS as they are directly connected to her soul. Her figurative subjects accompanied by animals and nature aim to illustrate that we are all connected.

SOULWORKS Hari’s SOULWORKS harmoniously combine impressive realism with fine details, amazing expressionism with her techniques and symbolism that unfolds a story behind the elements used. These SOULWORKS are mirrors of golden life lessons, ‘aha moments’ and realisations that the artist aims to preserve and share with others. They are not only a delight to the eyes, but their messages immediately connect to the heart and leave an unforgettable experience.

Background At a very young age, she already showed an interest in art and was a regular school representative for art competitions and consistently awarded Artist of the Year during high school.

In 2006, Hari completed her bachelor’s degree in Fine Arts at the University of the Philippines, Diliman, with honours. She proceeded to work in the Philippines, Hong Kong, China and South Africa as a graphic artist, product designer, illustrator and painter.

What initially attracted you to the world of art?

From an early age I showed a lot of interest in art, more specifically in drawing. Whenever there was a great cartoon on television and we couldn’t afford to buy the illustrations or stickers of characters, I would just draw them on a sheet of paper. The same went for my favourite Disney movies. They inspired me at a young age to draw characters and made me dream of becoming an animator at The Walt Disney Company some day.

I remember before I got admitted to Grade 1, there was an examination we needed to pass. One of the tasks was to draw our father. Most of the kids drew stick figures but my figure drawing had volume and so many details that impressed the teachers.

My parents acknowledged my interest in illustration and were very supportive by providing me with quality art materials and a lot of encouragement.

Tell us about your style of art?

I prefer to call my art pieces my SOULWORKS, because, for me, they are not just artworks, they are souls represented in art. They serve as a direct connection to my soul and represent matters that are important to me.

The form of the human body, specifically the naked body, has always fascinated me. I find it elegant, classic and very relatable. I love the sincerity and raw beauty that a naked figure represents. These qualities inspire me to use nude figures as my subject matter.

I also incorporate elements of nature and animals to show that we are all connected.

My style can be considered a marriage of realism, expressionism and symbolism.

I love painting my subject as realistic as possible because for me it holds the most significant message of the piece so it must be recognisable to the eyes of the viewers. It is usually in the background of the painting that I try to be as expressive as I can with the use of different bold and playful brush strokes to create balance. The profound visual narrative and the techniques used aim to reveal the invisible within the visible.

I also use a lot of symbolism as I find it to be an effective and interesting way of telling stories. I want my SOULWORKS to not only be beautiful but also to tell meaningful stories.

Quality is one of my top priorities. I never rush when I paint and give each piece the time and attention it needs until it speaks to my heart; until I know that I’ve given it my best. Though I take into consideration the use of different techniques, I value more the feelings that I put into my works. I paint and draw with my heart. For me, a SOULWORK is successful if it can make anyone who sees it feel the emotion that it’s supposed to evoke. It’s like delivering a clear message by touching the hearts of the viewers.

Which part of your career do you find most rewarding?

Being able to create all my SOULWORKS is the most rewarding thing for me as an artist. The joy and fulfilment I get whenever I finish a piece of art is comparable to the feeling of a parent giving birth to a newborn baby.

The concept of my SOULWORKS revolves around powerful life lessons, aha moments and realisations gained throughout my life; moments that have had a great impact on me and taught me to be a better version of myself. I would like to preserve and pass these lessons and inspirations to others the best way I can and that is through my SOULWORKS. I believe that we are all connected as human beings and that we share the same emotions. I hope that the audience can see a part of themselves

in my SOULWORKS and hopefully connect with them and be inspired to have a more positive outlook on life.

Which hobbies and interests keep you busy when you are not working on a piece?

What have you learnt in the last two years?

For me, the pandemic solidified the idea that we are all connected and that our actions affect other people and everything that surrounds us. It has also shown that we are all equal. These lessons served as a strong reminder to live life in a more considerate and loving manner and to improve my perspective on life.

In 2015, Hari was selected to represent South Africa in one of the largest juried exhibitions of contemporary art in Europe with Chief Curator Wolfgang Gramm – the NordArt Exhibition in Germany. In 2018, she had an exhibition in the prestigious MEAM – European Museum of Modern Art where her artwork was sold to a private collector in Europe. Her artworks have been exhibited in the Philippines, Hong Kong, South Africa, Italy, Germany, Armenia, Ukraine, Spain and Prague.

abylonstoren is one of the oldest Cape Dutch farms, set at the foot of Simonsberg in the Franschhoek wine valley. It has a fruit and vegetable garden of beauty and diversity, unique accommodation, fine food and wine, and evokes a sense of wellbeing.

The big garden at Babylonstoren is at the heart of the farm. It comprises 15 clusters spanning vegetable areas, stone and pome fruits, nuts, citrus, berries, bees, herbs, ducks and chickens, a prickly pear maze, and more. Every one of the more than 300 varieties of plants in the garden is edible or has medicinal value. They are also grown as organically as possible and in a biologically sustainable manner. The fruit and vegetables are harvested all year round for use in two farm-to-fork restaurants.

When the Dutch settlers arrived in South Africa in the 17th century, they brought with them recipes to cure and preserve meat. What began as a necessity turned into a much-loved delicacy. For their biltong, droëwors and boerewors they strictly use traditional South African recipes, while Italian principles are followed for curing and charcuterie. They also make smoked bacon and offer premium cuts of aged Chianina beef, an age-old Italian breed of cattle. Their maturation room is lined with Himalayan salt tiles and operates at exactly 6°C. The salt helps to evaporate excess water and, since fresh meat has a high water content, this serves to concentrate and enhance the flavour.

Farm Shop With a firm grounding in the farm’s rich heritage, yet with an eye to innovation, the Babylonstoren Farm Shop is a reflection of their contemporary, unhurried farm lifestyle.

Visitors to Babylonstoren can enjoy the products in their restaurants and also buy them in their Farm Shop or online.

Cheese Room Their cheesemaker honed her skills in Italy and tries to stay as close to these traditional methods as possible. They specialise in unaged cheese, using the best quality full cream Jersey milk, and make fresh fior di latte by hand every day. Other cheeses from their larder include halloumi, and their favourite ‘hang op’ yoghurt cheese. Halloumi, one of their most popular cheeses, started life as a by-product because its whey makes the most delicious ricotta by far. Guests are welcome to watch their cheesemakers in action through the glass door at the back of the Farm Shop.

Bakery Every day their bakers arrive before the crack of dawn to conjure up loaves of bread to serve at Babel, to sell in the Farm Shop and for sandwiches served at the Greenhouse. Only the best stoneground flour, with no chemicals or preservatives, is used. Naturally fermented sourdough is used to leaven the bread, which not only enhances the taste but also adds to the nutritional value. The loaves in the Bakery reflect what is happening in the garden – they like using beetroot, spinach, pumpkin and pear to enhance their bread’s flavour and visual appeal.
