Like all countries, the South African market is unique and limiting our service offering to only luxury properties would limit our potential as a business.

The index, compiled using data from our research teams around the world, covers major financial centres, gateway cities and second-home hotspots – both coastal and rural – as well as leading luxury ski resorts.

The value of the Knight Frank PIRI 100 increased by 8.4% in 2021, up from just under 2% in 2020 and its highest annual increase since the index was launched in 2008. Of the 100 luxury residential markets tracked, only seven saw prices decline in 2021 while a staggering 35% of locations saw them increase by 10% or more, underlining the strength of the sellers’ market during the pandemic.

Luxury Investments The report also reveals the results of the unique Knight Frank Luxury Investment Index, while the experts who share their data with us offer their thoughts on a selection of the asset classes covered.

Collectable watches and fine wine led the Knight Frank Luxury Investment Index (KFLII) to its strongest annual performance since 2018. With average growth of 16%, the two asset classes reflected a strong year for luxury investments that saw KFLII, which tracks the value of 10 luxury collectables, rise by 9%. Other high performers in the index included art (+13%), rare whisky (+9%) and coins (+9%).

How did your market perform in 2021?

The broader market performed well, rising around 1% per month on average.

Champagne (+31%) and Burgundy (+25%) performed particularly well. Champagne from the amazing 2008 vintage stood out thanks to huge consumer and investment demand and some supply chain concerns.

Phillips, the premier auction house for watches, nearly doubled the previous total for their autumnal Geneva sale.

With an auction total of Sfr24 million, the November sale was packed with 400 enthusiasts and a further 2,300 online. Among the 12 lots to break the Sfr1 million mark was a 64-year-old Omega Speedmaster, nicknamed the Tropical Broad Arrow. One of the original timepieces designed to compete in the emerging market for ‘tool’ watches, this rare example eclipsed all previous records at just over Sfr3 million.

For big auction houses like Christie’s, Sotheby’s and Phillips, luxury categories such as watches were once seen as a gateway to their main business of selling art. Last year proved that this was no longer the case as total sales of watches topped £420 million at auction worldwide. The figure – an increase of 54% on the previous year – also proves that public sales are back with a vengeance since the lifting of many pandemic restrictions.

ocated in the northern part of the suburb of Constantia you will find Upper Constantia – an exclusive area comprising several neighbourhoods.

In the spirit of International Women’s Day, we touched base with Fatima Behardien to find out where she draws her inspiration from.

I

’m frequently asked, ‘But what inspires you? Where do you get your inspiration?’

That should be an easy question to answer, but it isn’t. Inspiration is fluid and as complex as gardens themselves and my own particular style has evolved and changed over the years.

Gardens have history and in their histories are the geniuses who created them.

There is Lancelot ‘Capability’ Brown, who, in the 1700s, landscaped Blenheim Palace, Stowe and Chatsworth with vast gardens that mimicked nature so successfully that they were often mistaken for the natural countryside. Gertrude Jekyll who, because of her art training and poor eyesight, created long flower borders that were inspired by painters such as Turner and the Impressionists with swathes of colour and form that transcended seasons and looked like works of art. Or Vita Sackville West, who, in spite of her bohemian lifestyle chose to compartmentalise her garden into a series of well-contained and themed rooms.

And then, in 2006, I was introduced to the garden of Nicole de Vesian. Le Jardin de la Louve (the She-wolf), on the mountain terraces of Bonnieux in Provence. It was a revelation. The idea of gently shaping and forming a garden from low-lying vegetation and aromatic, resinous herbs such as rosemary, sage, bay and thyme in an area so harsh – where the soil is poor, the wind howls and the sun dries the earth. And if you have ever driven along the Cape coastline and smelt the turkey berry or the plectranthus (devil’s claw) and marvelled at the way the southeaster has shaped the vegetation you will understand what an amazing manifestation it was – a garden so in tune with nature and yet so brilliantly conceived and designed, using plants that could survive and even thrive in such conditions. Here was a garden that so amazingly copied everything that I was seeing around me here in the Cape. For me it was an eureka moment.

Instead of fighting nature, it was possible to create a garden so serene, so elegant and so practical and yet so unique.

When I started my career in landscape gardening and design in the early 90s, my inspirations were these English gardens – of Rosemary Varey, Vita Sackville West, Jekyll, Christopher Lloyd and David Hicks. Garden rooms, topiary, white gardens, pleached lime walks, box hedges…

Then I fell in love with French gardens, characterised by strong symmetry, balance, order and clean lines – all of which have translated into a distinctive contemporary style.

La Camargue La Camargue, a local garden, provided us with a canvas to implement some of these principles from great historic designers.

Here, inspiration is very much about place.

Just as Nicole de Vesian was inspired by the rocky, mountain terraces of Provence, so too have I been deeply inspired by our own mountainsides and the vegetation endemic to the Cape.

This strong feeling of association, even of belonging, is perhaps no more poignantly felt than in a garden set high on the mountain overlooking one of the most beautiful bays in all the world, Hout Bay. Sometimes it is vital to pause, to sit back and let things happen – to be inspired by a wind-blown tree, to lead a rock path through lines of lavender, to place plants that grow comfortably together, to lift the trees and underplant with things that love the shade and to let trees frame the view.

At La Camargue, we gently shape not only to soften the form of the natural growth patterns, but also to enhance the spaces between plants.

We let nature lead. For example, a Buddleja saligna (false olive) felled by strong winds was neatly cut and then topiared to shape.

In the beginning, the house sat rather isolated at the top of the sloping site. However, in the eight years since we started the garden, the balance has been restored and the house has been slowly enveloped and absorbed into its surroundings.

GARDENING WITH FATIMA

The true beauty of the site, which to some might seem an inconvenience, is its steep slope. It allowed us to design a flight of stone steps that lead from the top terrace down into the garden itself. Here a mix of both indigenous and exotic shrubs and trees shelter the magical almost natural areas of the garden. The slope enabled us to develop a dense canopy of trees, but at the same time allowed us to keep the azure view of the bay and Chapman’s Peak in the distance.

From a swathe of velvet lawn, as immaculate as a strip of its fabric namesake, two stately Laurus nobilis (bay trees) frame the view of the bay and act as sentinels at the top of this wide flight of steps that descend into the garden – drawing you in as if by some sensory magnetism.

The descent into the garden throws up one delight after the next – a mini vineyard of hanepoot grapes, olives, pomegranates, figs, blood oranges, lemons and Tahitian

limes all dripping with seasonal fruit; a boules court; a firepit with rustic seating; a potager; and a stone rill that meanders down from the side of the house, visible every now and then through the foliage.

The changing shades of green and grey of the Olea Africana (African olive), Plumbago auriculata (plumbago), vivid dark greens from the Laurus nobilis (bay trees), lighter Cupressus sempervirens ‘Stricta (Italian cypress), amongst many others, creating a spellbound display of synchronised colours.

These hues throughout the garden, wild or trimmed to luscious balls and hedges, all create a feeling of balance, quiet tranquillity and connection.

Adding a sense of drama are the red roses, the navy blue of the agapanthus and the vibrant reds, greens, yellows and oranges of the clivia collection exchanged through generations.

Behind the house, a natural swimming pool is sheltered with a thickly planted rocky bank

and a wide terrace provides a sunny place to relax to the sound of water splashing into the pool through the vegetation.

In a culture where everything is manipulated and structured to the needs of human beings, allowing the environment to dictate the way things should be and should evolve brings great pleasure. The owner of this wonderful property prefers that plants are allowed to grow and establish themselves at will and we, as landscape gardeners, gently nudge that growth with artful pruning.

Which area in Cape Town is your favourite and why?

Karin: I love Constantia – the tree-lined avenues, space to breathe and vineyards on my doorstep appeal to my farmgirl background.

Constantia offers exceptional value in terms of real estate with large properties, ideal for raising kids. It has virtually everything you could need on a daily basis, but it also offers a

It’s my favourite area to work within for its huge properties that give you a feeling of freedom with what it has to offer when it comes to space, views and light. Constantia

land as well as its lifestyle is the gift that keeps giving, you can never get bored of that. On the other hand, I love the Atlantic Seaboard for my daily activities as well.

The smell of the ocean while walking or running is in a league of its own. Both areas are beautiful in their own way.

CATCHING UP WITH SUCCESSFUL SALES PARTNERS

How do you start your day?

Karin: A cup of rooibos with some raw honey, a chat to plan the day with my husband and then a bit of exercise whether it be a quick home workout or a walk around the Groot Constantia vineyards with my neighbours and our dogs.

Shahad: A good cup of coffee and a run is what kick-starts my mornings. It clears my mind to embrace what my day has to offer.

What motivates you at work?

Shahad: I joined Knight Frank in June 2019 and am currently working in sales with my partner Karin in Constantia Upper.

What is one thing that has really surprised you about the real estate business?

Karin: How much effort goes into everything! It looks so easy from the outside but there are a lot of boxes to tick along the way.

Karin: Getting it right. I can be a tad obsessive about doing things right so I can get a little lost in the details but when it comes together and it works it’s all worth it.

Shahad: The unpredictability of people and their reactions to properties. It’s not always that easy to tell what a prospective buyer is going to do. In most cases, just when you think someone isn’t interested, they often make an offer.

Shahad: Enquiries and doing viewings.

I like being busy and on the go from one appointment to another. Making a sale is definitely one way to get me motivated.

How do you ensure you remain relevant or how do you make your mark in the workplace?

Why did you join Knight Frank and what does your current role entail?

Karin: A chance meeting with the Sales Manager for Knight Frank who offered me the opportunity to become an agent. I thought it would be interesting and challenging. Being an agent has so many different aspects to it – connecting with potential clients, the admin behind listing and marketing a property, negotiating a sale, continued support after the deal is concluded, training, keeping up with market trends, etc. It’s never boring! Our main focus remains on people though – as long as we can make sure everyone’s happy, we’re on the right track.

Karin: You can only stay relevant if you keep in touch with people and continuously aim to improve your service. Out of sight out of mind, so effective follow-ups, good listings and smooth transactions all contribute.

Shahad: We always try to give the best service possible – an unforgettable sales experience from the day we value the property and list it, to keeping in touch with the seller and finally concluding a sale.

Working as a team, we want to give our clients the diamond deal, so they feel at ease and trust us. Often this results in plenty of referrals and great testimonials. Despite the digital age we live in, people do still value personal interaction.

In what ways do you invest in your personal development?

antry bay is a small and secluded suburb tucked between Sea Point and Clifton on the slopes of Lion’s Head.

he 44th edition of the Cape Town Cycle Tour is scheduled to take place on 13 March 2022. Prior to that, on 8 March 2022, the world will be celebrating International Women’s Day. With that in mind we wanted to hero a very inspirational woman in sport, namely Ashleigh Moolman Pasio, aged 36 – a South African professional female road bicycle racer.

Ashleigh is a professional cyclist with Team SD Worx (the number one in the world in women’s cycling) as well as an Olympian,

Commonwealth Games Medallist, podium finisher at The Giro Rosa, La Course and multiple South African National Champion. Currently, Rocacorba Cycling in Catalonia, Spain, is her home and chosen training destination. She also holds a degree in Chemical Engineering from Stellenbosch University.

Celebrating Your Kitchen For me, the recipe for interior success all starts in the Kitchen – and rightfully so.

Before we focus on the kitchen however, let us look at how the right elements make for a happy, harmonious space.

The environments we live in have the ability to influence our mindsets and behaviours.

Elements that add to a happy, healthy space and ultimately well-being include: Colour: Bright, light colours or soft pastel shades can have an uplifting effect on your mood.

Flora: Be sure to make space for nature in your home with potted plants, cuttings, flowers and even herbs.

Fragrances: Pleasant scents – associated with uplifting one’s mood, increasing focus, reducing stress and enhancing memory – can greatly shape and enhance your experience of a home.

Lighting: Think ample natural light during the day (possibly enhanced by mirrors or other reflective objects), lamps for a more relaxed ambience in certain rooms and a dark room for a good night’s rest.

Decor: There is a difference between clutter and maximalist decor. The former refers to displaying pieces that have no connection to one another and doing so in a way that does not tell one cohesive story. The latter

entails creating interesting and clever environments with personality.

Music: The right music can facilitate focus, relax the mind, energise the body, promote well-being and improve sleep.

Fortunately, all of the above elements can be harnessed to enhance a kitchen.

Investing in a Home and Kitchen In a study conducted by the University of North Carolina, researcher Kim Manturuk found that the sense of control that people gain when they own their own home contributes to their positive mental health. After all, with homeownership comes a certain depth of community, security, privacy and stability (especially if you have a family), as well as an unrestricted opportunity to create your dream house. People have always been drawn to and fascinated by owning property and the right investment can be very advantageous if it is an option or interest of yours. A kitchen can make or break a sale of a house and so an amazing one adds tremendous value to a property.

Studies and trends aside, it comes down to how a house is going to enhance your and your family’s lifestyle. It needs to be enriching in the ways you intend, be that as a private haven you can escape to, a base

for your children to return to regularly or a place to entertain friends. A kitchen is integral to all these functions.

A Recipe for Interior Success in the Kitchen I believe the kitchen, expansive or modest, is the heart of the home and typically where we spend most of our time. That is why it is worth adding as much aesthetic and functional value as possible – which applies to my own spaces as well as clients’ projects.

So, do not be afraid to showcase as many of your favourite things in a clever, tasteful manner – art, books, ceramics, crockery, flowers, photographs, plants and wallpaper.

That way you will get the greatest return on investment in terms of personal enjoyment every day.

Whether you own a property or not would likely dictate the extent of the changes you are willing to make, but either way it is about investing in your quality of life and savouring every moment you spend at home as much as possible.

Of course, if you plan on renovating your home, there is even more to consider…

The Entertaining Kitchen Pictured left is an inviting patio kitchen perfect for entertaining. The room became the socialising hub of the downstairs area in the respective house with friends and family naturally gravitating towards the counter. It is also a great example of how you can bring in unconventional kitchen lighting such as hanging lights (from Weylandts) or even a chandelier.

The custom-made wallpaper is from multi-award winning Robin Sprong Wallpaper – South Africa’s leading bespoke wallpaper and surface design company.

Featured chairs are from The Private House Company, an African-based interior design firm run by Yvonne O’Brien. The flooring – from BESTWOOD – encourages a barefoot-in-the-kitchen lifestyle. Last but not least, in the black metal cabinet, beautiful objects are not only displayed but available for use.

The Oven and Often-overlooked Back Wall If it is an option, I always start with optimal oven placement and work backwards from there to the left, right and centre.

Shown right is a small yet pleasingly symmetrical square above the stovetop. This is an often-overlooked but not insignificant wall and one you can easily add interest to.

An Ode to Teatime In any home we occupy at the time, there is always a tea station, ready for serving loved ones and guests. This simple yet impactful touch is not only functional but instantly makes a home more social and welcoming.

I also apply this practice to my professional projects.

Display Your Collections Open shelving in the kitchen gives you the chance to showcase pieces that would otherwise be confined to a cupboard. It is also a nudge to reach out and enjoy your special pieces. Plus, you can refresh your entire kitchen by playing with the display every now and then.

The Hub of the Home Another fine example of a kitchen that is literally the hub of the home and a practical one at that. This one leads on to everything – the garden, pool, TV lounge and scullery.

It is completely open with beautiful views of the canals in Knysna. There is an abundance of white, always affording the option to add wallpaper or style it up with the colours of your choice. Different textures and natural fibres such as cane add to the look (complemented by the Earthcote underfoot) and the signature tea tray makes an appearance.

BARAKAT Barakat – released in local cinemas in May 2021 – is a multi-award winning Muslim feature film shot in Afrikaans. It was also South Africa’s official selection for Best International Feature Film at the 94th Academy Awards (OSCARS) in 2022 – making Amy Jephta the fourth female director to be submitted to the OSCARS by South Africa and the first woman of colour.

An Arabic word meaning blessings, Barakat is a story about celebrating life, culture and the importance of family – with whom one can overcome anything in life.

ABOUT MARIEKE PRINSLOO-ROWE Qualifications: BAHons Fine Art (University of Pretoria) and MA in Fine Arts (University of the Witwatersrand).

Marieke’s work continues to explore the human figure, considering the way in which sculpture mimics the threedimensionality of a human presence and thus the powerful dialogue it invites – human to human look-alike.

The instinctive recognition that figurative sculpture elicits from its ‘real’ living viewer, has brought about innumerable interpretations – from ancient to modern art making. As such it has generated a deep, communal reservoir of expression, one to which each new piece adds in depth and complexity.

Recognition In 1997, Marieke was awarded the Sasol New Signatures Judges award by William Kentridge.

In 1999, she was the winner of the PPC Young Concrete Sculptor Award with her installation, ‘Inconcrete in Concrete’.

In 1999, a collection of 10 life-sized sculptures ‘I Have Called You By Name’ was acquired by the National Johannesburg Art Museum (JAG) for their permanent collection.

In 2010 to 2012, she presented ‘Walking the Road’ public art installation on the Sea Point Promenade in Cape Town. The fable-like story was enacted over 2 kilometres by eighteen sculptures of a ten-year-old little Swimmer Girl who yearns to fly like the Dragonfly she meets.

And she does! In the symbolic oral tradition so intrinsic to African history preservation, ‘Walking the Road’ represented the young South African Democracy in its quest for liberation – to fly – in the pursuit of equality.

In 2014, she was awarded a national tender to create the first HIV and AIDS Children’s Memorial Sculpture. The monumental work comprised the gestural sculpting of six children living with the disease within her direct community. She closely collaborated with them on imaging their struggles and dreams and transferred these as designs unto thirty sculpted doves. The doves have been attached to the children in such a way that they seem to fly between them. The sculptures stand on plinths of varying heights into which a delicate water system runs – a constant reminder of hope and growth.

The monument is on permanent display on the Miriam Makeba Terrace at UNISA campus.

was unveiled in 2017. It is another narrative installation telling the story of a little boy who sits sculpting a small, bright violet ox in clay. He sets out his game of a full team of seven pairs of trekking oxen in a mimic of the frontier pioneers, shared by both Afrikaans and Xhosa cultures. The oxen increase in size with each pair, moving through indigo, blue, green, yellow and orange. The last two are larger than life and in blazing red. On one of these a girl is riding and another girl walks alongside the other as the journey to the future continues together.

Marieke has completed numerous private and public commissions and her work is represented in several public sites, private collections and galleries both nationally and abroad.

ABOUT MARIEKE Marieke grew up on a horse farm and has sculpted – with whatever she could find – since she can remember. Being part of a very multicultural, multilingual new South African Democracy has made a significant impact on her sculpture. There is ever the desire to communicate and be understood – to be relevant, hopeful and truthful – a part of the fiercely determined South African art movement.

Which part of your career do you find most rewarding?

That it is never the same. Never. Hour by hour I have to realign. It is part of the exhilaration and often the frustration. One would think that each sculpture has the same demand and requirements and asks the same of her Maker, but it is simply not like that. I have to grow to make each one.

Tell us about your art form.

All sculpture is a series of processes… one after another. I start a sculpture by drawing lines on my concrete studio floor – find the forms and set out an inner structure. Then I begin welding the armature up – drawing again but in vertical lines of steel and welded fire. Next, sculpting with clay or wax – hundreds and hundreds of handfuls gripped in palm of hand and then applied one over the other.

Layer by layer, fingerprint over fingerprint.

The sculpture starts to grow from the inside, waxing like the moon. Like year rings inside a tree.

What initially attracted you to the world of art?

To be given the scope to make the invisible visible. To put an outline and shape to something that has not yet existed…

Every great story is a love story. This is what makes me keep at it. There are so many stories that still need to find form.

The Homing Pigeons

How long does it take?

In these days of technological record-keeping – of the never-sleeping glow and glimmer of social media and lapse videos – it can seem as though sculpting happens in a flash-frame minute. Like an entire season speeded up to grow, blossom and bloom in less time than it takes to make a cup of tea. But for me the meaning and gravity come from the enormous amount of time that it demands.

Time compresses in minutes and hours pressed down into clay. Then more layers are added. It grows by days. Then by weeks. The sculpture becomes a layered deposit of time and breath and life. Compresses into itself to become itself. But then! When finally it is complete and the sculpture is viewed, it gives its time back – the viewer opens its story like a capsule. And then, time is defied.

Where do you get your inspiration from?

Sculpture always carries a message and a meaning. Some meanings are more subtle and private than others, but every sculpture tells a story. My sculptures mostly have little moments of a story held in the way they stand, the expression in their face, the slight twist of a mouth corner or angle of a glance.

The Dancer

The way I have managed to get around that, is to work on at least 10 different sculptures at any given time. When I feel like I have no more ideas or strength for one of them, I carry on with another.

What have you learnt in the last couple of years – in general or about yourself?

I try to be kind. I am the dreaming girl and timesheet boss and worker with only ten fingers and have to keep them all in sync.

Some mornings I drag myself into the studio and run my fingers over the sculptures, feeling as though I do not have anything to give. But I start. Humbly.

A day in dialogue with sculptures in the making can yank me from excited and inspired to frustrated and exhausted. I have learnt from experience – the hard, raw way – that to wait to work, creating only when I feel like it, would mean very little will get done.

Often with my eyes closed, using fingertips to see until I find even one answer of the 42 views of the sculpture that have to all be correct and talk to each other before being complete. I keep going. Like Braille text, finding the beginning of another conclusion.

I hope to have them bring reminders to those who see them, of dreams they have perhaps forgotten. To call them again to the hopes they hold and prayers they know will be answered.
