A Monthly Update from Knight Frank Residential South Africa

T

he residential property market continued to perform strongly through May. When lockdown initially started to ease in the middle of last year, we saw a lot of movement in properties under the R3m mark, but since February there has been a significant pickup across the board. Although we have just reentered an adjusted alert level 2 lockdown, the changes will not greatly affect business operations and it is expected that the upward trend will continue in the coming months.

Last month, Knight Frank also released the second edition of the Africa Horizons report, which outlines property trends and opportunities throughout Africa. There were a series of webinars held throughout the month of May, with the Residential Webinar having taken place on the 20th of May. The topic of discussion surrounded wellness living and the effects that the pandemic has had on buyers’ property choices. We interviewed world-class developer, Rami Harawi, who recently completed a luxury development in Cape Town. Rami, along with Oliver Banks from Knight Frank’s international developments team, discussed the thought process behind the development as well as current trends that developers are noticing in major cities around the world. This was followed by a panel discussion in which questions posted during the webinar by attendees were answered live by the Knight Frank team.

INTRODUCING RAMI HARAWI

R

ami Harawi – the principal of a private investment group who develops properties around the world – touches on the undeniable allure of living in Cape Town, his Clifton Terraces development and insights from Africa Horizons.

Background Rami – who holds a Bachelor of Science Degree in Mechanical and Chemical Engineering from the University of Massachusetts Amherst and an MBA from Stanford Graduate School of Business – manages private investments focused on real estate development as well as other direct investments in African countries and other developed markets. While he currently lives in New York City, he spends around 25% of his time travelling for work to South Africa, London, California and other parts of the world. The most interesting places he has travelled to include Ethiopia with its rich and unique culture and Oman with its blend of natural beauty and cultural heritage.

Throughout his career he has worked in Cape Town, Johannesburg, London, New York City and Dubai.

“Each city has its own uniqueness to it with Joburg having an amazing energy and culture, Cape Town providing tranquillity and natural beauty, London being a city for the world, New York being New York and Dubai establishing its identity and confidence as a global city in front of our very eyes.

That said, travelling and working in various places also highlights all our similarities which vastly outweigh our

differences. Despite the various cultures, traditions, cuisines and historical backgrounds, in the end you realise that as humans we all strive towards the same thing: economic stability, safety for our loved ones and peace.”

The reality that real estate development provides a perfect blend of challenges is what drew Rami to the industry.

Clifton is one of the most beautiful places I’ve ever been in the world.

“Real estate developers need to strike a balance between having a technical grasp of the various engineering disciplines, being creative and imagining architectural designs, managing budgets – all the while understanding the market’s needs and empathising with the people who will be living, working or shopping in their properties. There are very few careers that can match this multitude of challenges and skill sets. It’s stressful, addictive, poetic and beautiful all at the same time.”

The industry is constantly evolving, which is something Rami not only embraces but encourages.

“Today I love the fact that we’re finally awakening to the impact we have on our climate. We’re witnessing an unprecedented industrial and technological shift that’ll drive us towards the decarbonisation of all major sectors, including construction and real estate. The manufacturing of steel and concrete alone emits between 12 – 14% of the world’s annual carbon emissions. If we are to realistically reach net zero emissions by 2050, real estate developers are going to have to play a major role in this transition.

Furthermore, it’s starting to finally make more market sense. In major cities, office tenants are now demanding carbon-neutral properties and ‘green’ properties are able to charge increasingly higher premiums relative to less environmentally friendly alternatives. In fact, over the next decade, buildings that are not carbon neutral could end up being stranded assets and struggle to find paying tenants as more companies commit to being carbon neutral. In the residential sector, we’re starting to see ‘green’ luxury properties command a higher premium as well and less cost-sensitive buyers are showing more willingness to pay more for a low-carbon and sustainable life.

That said, the more cost-sensitive residential categories will most probably only see a shift in demand patterns if effective government policies and incentives are implemented, a fact that also seems inevitable.

I’m very excited to see where these changes are going to take us and I’m excited to play a small role in supporting these changes as more and more carbon-neutral construction materials come to market.”

Rami’s outlook and skill set are bound to serve him in 2021 and beyond.

“2021 is going to require patience, creativity, caution and vision. We don’t yet know where the world is headed, but we do know that we’ll emerge from this.

The two questions are: When will we fully recover and how will that look?

That said, my experience also serves me in knowing that the world is not going to simply stop. Business must keep moving forward. People will always need new homes and new offices. The world will change and adapt but it will never stop.

With that in mind, it would be wrong to simply stop all plans to invest and develop.

Especially in real estate development.

Sometimes the most successful projects are done when the rest of the market has stopped building. If you can forge ahead you will have a first-mover advantage as the market cycle picks back up.”

Rami is inspired by creative innovation and the drive to make customers happy.

The single most rewarding aspect of his work is seeing happy purchasers inhabiting and loving their properties.

He is particularly passionate about Cape Town, especially Clifton on the Atlantic Seaboard.

Outside of the professional realm, Rami is passionate about his two strong, intelligent and beautiful daughters, Zeina and Aya; swimming, boxing and trekking; as well as supporting humanitarian and environmental causes in various parts of the world.

For young professionals starting out in the industry, Rami has the following advice:

“Always do business with a long-term perspective – don’t take shortcuts, they’ll come back to bite you. Be honest and fair to everyone you work with – it’ll pay off in the long run and you’ll sleep better at night.

And focus on how you can best help people you work with rather than focusing on how people can help you.”

Before commencing development, we worked very closely with the Western Cape’s Department of Environmental Affairs and Development Planning to carefully remove and pot native and endangered plant species before replanting them in the surrounding mountains. The landscaping direction was centred around native gardening, incorporating shrubs and trees that naturally occur in the immediate vicinity, or more specifically, Table Mountain National Park. We’ve also leased the greenbelt behind the property to not only keep the space native but to preserve it.”

ire pits and bomas have become sought-after and trendy landscaping features that add function and character to outdoor spaces, allowing you to make the most of them after dark.

Not only do fire pits provide warmth and light while forming a lovely focal point, but they create a cosy and casual ambience that brings people together.

Staring into an open fire can put one into a pleasant, relaxed mood, a trancelike state even. In fact, according to research carried out by the University of Alabama, sitting by a fire decreases blood pressure.

A welcoming and comfortable seating area undeniably enhances the experience and can increase time spent around your fire pit. Outdoor furniture that is suitable for the space is one option. Other options include a wooden deck if adding a fire pit to an elevated area and arguably the most popular option: contemporary or rustic builtin benches (of concrete, stonework or wood) in a square or full/semi-circle.

The Difference Between a Fire Pit and a Boma Traditionally, bomas were enclosures used for livestock and community gatherings, amongst other purposes, in many parts of the African Great Lakes region (Democratic Republic of the

Congo, Burundi, Rwanda and Uganda) as well as Central and Southern Africa.

It was typically constructed from branches and logs placed side by side to form a protective palisade or tall wall.

Today, bomas are places where people gather to engage in conversation, share drinks, relish meals and tell stories around a fire. Many safari lodges incorporate boma experiences into their offering, from casual shared moments with other guests and guides to more formal and intimate dinners.

Gardening Tips for June Winter signals the time for plants to go dormant and rest. That means no feeding is necessary from now until late August or spring, except for winter and spring flowering plants such as camellias and azaleas that will benefit from nutrients.

You can proceed to plant spring annuals such as violas, pansies, primulas and so many others. Visit your local garden centre to treat yourself.

Indigenous and exotic bulbs are available as well, such as St Joseph’s lilies and watsonias. They are perfect for turning your lawn into a meadow or bringing life to a bare patch.

June is also the time to lift, divide and store dahlias. You can go ahead and transplant shrubs and trees as well if you envision them in another part of your garden. Just remember to water them before and after planting.

aragliding is a rewarding recreational and competitive adventure sport involving a lightweight, free-flying, foot-launched aircraft resembling a parachute.

The recreational activity comes with many benefits. It is both exciting and stress-relieving, provides you with breathtaking sights, boosts confidence and gives you a real sense of freedom.

You also get to spend time in nature, fill your lungs with fresh air and soak up some essential vitamin D. As a sport, it builds upper arm and core strength while the adrenaline rush helps you burn calories.

We spoke to Lisa Connellan, Knight Frank Sales & Letting Manager, about her recent experience.

What did you know about paragliding before you went?

Absolutely nothing, apart from thinking that it looked like an amazing experience.

What drove me to finally try it was a nudge in the form of a Christmas gift that I’m so grateful for.

was interrupted by cloud cover. The second, by the wind. We had to move from the primary takeoff spot which is Signal Hill to Lion’s Head. Others had managed to take off while the weather was still playing along, but all we could do was watch and wait. That’s when the nerves start to get to you.

The third attempt was a success and on such a beautiful day too. The weather was perfect with just enough wind.

Which operator facilitated the experience?

The scariest part of the ride was when the pilot said, ‘Shall we flip?’ I said, ‘yes’ and then we were upside down!

I went with Fly Cape Town and had a great pilot.

What was going through your mind while you were up there.

Were you nervous?

That it’s pretty incredible, seeing everything from a whole new vantage point. There is so much to take in so I was just trying to soak it all up. Cape

My experience was a bit of a rollercoaster due to two failed attempts. The first

It’s exhilarating but at the same time you’re in awe.

The pilot allowed me to steer for a minute or so and at one time we let go of the parachute completely. You can actually use your arms and lean to steer and to guide you into different angles.

How was the takeoff ?

Running was the second scariest part of the experience. You don’t quite know where to look but you’re told to ‘run and don’t stop running’. Once you’ve taken off though you only dangle for a moment before the pilot helps you sit back into a seat that’s similar to a small camping chair.

It was really comfortable and at that point I had completely relaxed.

How was the landing?

It was not what I expected and quite graceful actually. At first you come in fast but then slow down a little bit. I was expecting to run to a finish when all you actually have to do is put your legs down and stand. Then there’s just unclipping and getting out of the harness which was quick.

Would you recommend paragliding to others and why?

It’s such a wonderful way to see Cape Town. The point of view is unique from that height and the sites are just incredible.

Can people with disabilities paraglide?

Yes. Fly Cape Town offers a variety of options for people with disabilities.

Whether you will be able to paraglide will depend on the form and severity of the disability, but the overwhelming majority of people are perfectly capable of taking to the air without any particular restrictions.

Who shouldn’t do it and are there any risks?

As with most adventure activities there are risks involved which the operator and/or pilot will discuss with you. To be safe, you should consult your doctor before you book.

OUTDOOR LIVING - PARAGLIDING FOR THE FIRST TIME

Things to know before you go.

PLANNING: The main thing you should know, in terms of planning and managing expectations, is that the activity is weather dependent.

WHAT TO WEAR: You should wear comfortable, closed shoes and shorts (that are long enough to reach below the harness straps) or other suitable pants.

GETTING THERE: The operator will tell you everything you need to know beforehand. They communicate via email and Whatsapp and will drop a pin for the meeting point. They’re informal but very organised and helpful.

STARTING TIME: The time you book for is not the time you lift off. You have to sign some documents, suit up and get briefed. Otherwise it’s quick and slick.

PARKING: Make sure you have enough time to make it to the meeting spot.

Finding parking can be tricky so you

may want to get a lift or use a ride-hailing company.

FLIGHT TIME: The turnaround time for the whole experience is about one hour but flights generally last anything from seven to twenty minutes. If there’s enough wind, you can stay up there for longer. The rate at which you drop is roughly nine metres per minute so you rely on catching drafts to prolong the ride.

GETTING HOME: Your operator should be able to give you a lift back to the meeting point. Alternatively, you can arrange a lift home or use a ride-hailing company.

FOOTAGE: Cell phones get left behind but they offer video packages. You can also take your own GoPro

Getting your home winter-ready is a worthwhile pursuit and one that is bound to result in greater comfort and pleasure in the colder months to come.

elow we take a look at features and elements that can literally and aesthetically warm up your interior spaces.

Heat Nothing takes care of a winter chill quite like a fireplace. An open wood fireplace and a closed combustion, wood burning stove are two terrific choices, if available to you.

For many, the ambience created by an open wood fire is unbeatable. The latter, which can be a free-standing or inset stove, tends to be far less messier and uses the oxygen and wood optimally, thus burning slower and for longer.

There are also gas fireplaces to consider which provide instant gratification and require minimal maintenance.

Light As soon as the sun goes down, you can proceed to light up areas in use. Using lamps is a great way to create a stunning low-lit atmosphere in winter, in contrast to ceiling lights that substitute the summer sun. Be sure to select the most energy-efficient bulbs and choose warm white for a softer, glowing effect.

Candles are an absolute must. Scented candles can be used if selected and placed strategically. Fresh, floral scents should be reserved for summer months while woody, winter scents can add character and warmth when used in

moderation. Remember to frequently replace old candles (which can be repurposed) with fresh ones. You can fill an entire side table with a collection in various complementary heights and containers.

Colour wise, think wooden hurricanes and rustic, warmer candle colours starting from cream and taupe through to richer colours that will suit the room.

Layers Winter is all about layers so open up your cupboards and take out items that have the potential to make your living spaces more plush for the chilly period ahead. Think faux fur throws and large, chunky knit blankets to make couches more inviting.

It can be as simple as draping one over an arm of a coach, back of a chair or across the bottom of a sofa bed.

Beds are begging to be layered, whether with blankets, quilts, scatter cushions or a combination. A crisp cotton throw can be exchanged for a floral or cheque quilt while summer scatter cushion covers can retire to allow covers with textures suited to the season to shine, even if it is just one or two wool, cashmere or velvet pieces.

Your tables can also benefit from an added layer or two, whether it be in the form of cloth or place setting accessories.

Last but not least, do not forget to pack away your cotton waffle gown and reach for something more plush such as a lovely cashmere robe.

Flora You can change your home’s entire palette through the use of flowers and plants. It can be as simple as opting for flowers such as orchids flaunting warmer autumnal colours instead of white blooms; proteas in cream rather than pink; pincushions in red rather than yellow; roses in burnt orange as opposed to white ones.

In terms of container use, you can pack away some of the crisp and shiny pieces and turn to warmer and rougher textures.

For example, swop a few glass vases for ceramic and wood pieces.

My favourite area in Cape Town is Hout Bay. It is like a village and has a village community and culture, often bringing people together from different backgrounds.

The harbour has an authentic fisherman’s feel to it while the surrounding mountains, complete with waterfalls, offer wonderful hiking trails and picnic spots to enjoy.

Furthermore, Hout Bay is only 20 minutes away from Cape Town’s CBD by car, with two contrasting routes to choose from. You can either reach it by driving along the beautiful coastline that takes you past the Twelve Apostles Mountain Range and the many pristine bays, or you can travel through the leafy Southern Suburbs, passing Kirstenbosch National Botanical Garden and Constantia wine farms along the way.

How do you start your day?

I typically start my day by sitting outside in my garden where I can clear my head and listen to my breath, slowly getting in touch with nature around me.

Fifteen minutes later I’m inside with a cup of coffee checking my schedule and preparing myself for the day.

What motivates you at work?

I’m inspired by creating a story of a space, through photographs and words; turning it into a place you can call home that attracts buyers. I’m also motivated by the journey it takes to connect the two.

What is the best advice you were ever given?

The best advice I’ve ever received is to treat and care for others as I would want to be treated and cared for.

What is one thing that has really surprised you about the real estate business?

I have been pleasantly surprised by how resilient and bold the real estate industry is with a great community keeping the wheels turning through all financial climates.
