A Monthly Update from Knight Frank Residential South Africa

M

arch proved to be very positive for Knight Frank South Africa. Since we have moved to lockdown level 1, daily lives have almost returned to normal and residential sales in and around Cape Town were at their highest level since February last year. This is extremely encouraging as it suggests that the forecast for property growth in the Mother City (albeit from a lower new base) looks set to be strong in the coming 12 months. This is following global trends, with research indicating that property prices are forecasted to perform strongly in the next 5 years worldwide.

A good time to climb the property ladder.

While still very much in a buyers’ market, low interest rates are favouring those looking to enter the property market and invest in property as affordability of financing is making the prospect of value gains more achievable. In addition, those who understand the overall market condition and have the capacity to ‘upgrade’ are happy to sell at a slightly lower price than what was achievable a couple of years ago – they know they are buying in the same market and that prices in the last 12 to 24 months have generally come down more as one moves into higher price brackets. The value proposition coupled with low borrowing rates thus present a good opportunity to climb the property ladder.

With value at the helm of what people look for in property, this edition of the Standing Out magazine looks at just how location and views affect property values.

Of course in Cape Town, the ocean and beaches often claim the majority of attention. But since we have so many incredible mountains surrounding us, we wanted to focus specifically on mountain views in various suburbs, with commentary from Susan Turner – Managing Director for Knight Frank SA Residential, Professional Valuer and Head of Knight Frank Valuations in Africa. We also hero legendary local peaks and look at the world of trail running through Kevin Spratley’s eyes.

T

he tricolon and real estate mantra, ‘Location, Location, Location’ – which appeared in print as early as 1926 – is still widely used today. While it may be a cliché to some, it holds true as homes still vary widely in value due to their location.

And now, more than ever before, people want to feel connected to nature.

You can change anything about a house – revamp the entire interior and update the exterior – but you cannot change its location. A pleasing vista instantly adds immense value to a home and is something prospective buyers are willing to pay a higher price for.

One of the key findings of The Wealth Report 2021 was that mountain, rural and waterfront living were in demand.

“The Attitudes Survey reveals that 26% of UHNWIs are planning to buy a new home in 2021, with the biggest driver the desire to upgrade main residences. Our survey points to a growth in demand for rural and coastal properties, with access to open space the most highly desired feature. The pandemic is supercharging demand for locations that offer a surfeit of wellness – think mountains, lakes and coastal hotspots.”

While mountains and countryside scapes are sought-after sights, water remains the biggest attraction – whether it be river, lake, bay or vast ocean views.

The value of a property that gives access to any of these vistas increases, especially if they are unobstructed and visible from multiple rooms. Of course the value of a waterfront view depends

on the area, with prime and super prime areas commanding the greatest uplift.

Scarcity, generally, will also equate to increased desirability.

But just how much value does a view add and is there more of a premium for sea or mountain views? with access to these views is at a premium. Whether it is the latter or the former is largely a personal choice with both offering amenity values over and above the view.

Topography and quality of the view all affect the premium (or not) paid.

Generally, in any suburb with varied topography, homes situated at higher elevations offering a view will sell for more than those below them. Similarly, at the coast, homes or stands with a good sea view fetch higher prices than those without or with limited views.

The answer is not clear-cut as it depends on a variety of factors (including scarcity and the quality of the view, mentioned above) as well as the price range and demand for property in the area. For example, the higher the average price of homes in an area, the more you are likely to pay for a good view.

In lifestyle estates, where views are usually protected by HOA rules and architectural guidelines, buyers may pay very large premiums for the best stands or homes with best views of the ocean, harbour, golf courses, mountains or wine farms.

International Waterfront at a Glance Knight Frank’s Waterfront View 2020 report revealed that on average a waterfront property can achieve the kind of premium that makes it a serious investment in your future. Two noteworthy figures from 12 destinations worldwide include:

40% – The average global uplift in premium for waterfront properties, when compared to similar inland property.

59.1% – The typical price premium for a property with a harbour view.

All factors considered, it is evident that the lifestyle a property by the water’s edge affords is highly coveted and a factor people are willing to pay for as, at the end of the day, the ultimate value is priceless.

Claremont Upper A Neighbourhood Known for its Sizeable, Soughtafter Properties Cape Town’s sought-after ‘Hen and Chicken’ area, perhaps better known as Upper Claremont, is named after the profile of these two animals formed by the eastern slopes of Table Mountain overlooking this precinct.

Properties in Claremont Upper are known to be sizeable and spacious, attributes that draw young families who are also interested in enrolling their children in one of the many reputable schools nearby.

History, Facts and Wildlife

I

ntroducing a 240-million-year-old mountain – one of the oldest in the world.

Its history dates back to over 30 000 years. Hand axes and stone implements can be viewed at Kirstenbosch National Botanical Garden in the Deli, indicating that the mountain was inhabited during the Stone Age. Table Mountain, forming the highest point, is the northernmost end of a 50-kilometre long and roughly 6 to 10-kilometre wide Cape Fold Mountain range. This range is the backbone of the Cape Peninsula that stretches from Table Mountain to the Cape of Good Hope in the south.

There are more than 350 trails that lead to the top of Table Mountain.

The Southern Suburbs of Cape Town face one of the ‘Back Tables’ that extends to Constantia Nek. Conservation areas on its lower slopes include Newlands Forest, Kirstenbosch Botanical Gardens, Cecilia Park and Constantia Nek.

A Floral Biodiversity Giant Table Mountain National Park is one of the eight Cape Floral Region Protected Areas – a World Heritage Site home to over 8 200 plant species (80% being fynbos). Amazingly, Table Mountain alone has more than 2 200 different plant species, many of which exist nowhere else in the world.

A Sanctuary for Wildlife The picturesque park is home to interesting mammals, amphibians, reptiles and birds. They include: • Porcupines • Mongooses • Tortoises: Angulate tortoises and parrot-beaked tortoises • Frogs: Cape chirping frogs and critically endangered ghost frogs • A wide range of bird species, from small sugarbirds to birds of prey • Lizards: Southern rock agama, black

girdled lizard and the Cape skink • Dassies (rock hyraxes), the most common animal found on the mountain • More than 20 species of snake including the venomous Cape cobra, puff adder, boomslang, rinkhals and berg adder The mountain cliffs provide homes for the world’s highest concentration of peregrine falcons.

Fynbos, Forests and Fires on Our Mountains Fynbos and Forests In the natural area of Kirstenbosch National Botanical Garden you will find two main vegetation types, namely fynbos and forest, that can be viewed and enjoyed through numerous walks and trails.

THE GARDEN SUPPORTS THREE TYPES OF FYNBOS CHARACTERISED

BY THE ROCK TYPE FROM WHICH THEIR SOIL DERIVES. Peninsula Granite Fynbos mainly occurs on the lower slopes and valleys while Peninsula Sandstone Fynbos occurs mostly on the middle and upper slopes. Finally, the north-eastern edge of Kirstenbosch features a bit of Cape Winelands Shale Fynbos.

Tall proteas, a dense cover of Ericas and other heath-like shrubs as well as restios represent Peninsula Fynbos.

Protea

family members found on the lower slopes (Peninsula Granite Fynbos) include the silver tree, wagon tree or waboom, sugarbush, green protea and green tree pincushion. To see the king protea (Peninsula Sandstone Fynbos), you will have to make your way to practically the top of the Nursery Ravine hiking trail where they are most prominent, particularly between June and November.

Ericas

and other heath-like plants with small leaves include the hairyflower heath, berry heath, brown-

tongue heath and rose-pink heath (all Ericas) as well as prickly roella, Cape gorse, China flower and mountain buchu.

Restios, also known as Cape reeds, include thatching reed or dakriet, rustling restio or fluisterriet and squarestem restio, to name but a few.

Found: Hidden Plant Species Close to Extinction

Its pollination is one of the most complex of all the orchids since it is dependent on Aeropetes tulbaghia, a butterfly commonly known as Table Mountain beauty or mountain pride.

Armed with a passion for red flowers, this butterfly is the only pollinator of the red Disa uniflora hybrids. The butterfly does not register yellow as a colour and is subsequently not attracted to yellow species or variants.

Discovered by Researcher Doug EustonBrown and Described by Dr Tammy Elliott and Professor Muthama Muasya

Afromontane Forest

Dr Elliott and Professor Muasya noted: “As with other threatened species, the Hidden Veldrush’s future is complicated. It appears that this species especially needs fire.” But whether the plant coppices would survive fire is yet to be revealed.

Afromontane Forest (mountain forest of Africa) exists in isolated pockets, covering about 0.5% of Africa.

The thicker, deeper and denser Western Cape Afrotemperate forest is dominated by larger afromontane trees that prefer sheltered gorges and mountainous areas. They include the Cape Peninsula Forests such as those at Newlands Forest, Kirstenbosch and Orangekloof.

At Kirstenbosch, the oldest and largest trees can be found between Skeleton and Nursery Streams.

In the late 1600s and 1700s, trees were threatened by felling and the planting of alien trees for timber. Fortunately, Kirstenbosch forests have been protected since 1913 when the garden was established. Eradication of alien trees during the 1960s to 1970s helped the forests to regenerate and recover naturally.

Special tree species that can be seen at Kirstenbosch, amongst many others, 22

include Cape holly, real yellowwood, stinkwood, hard pear, red alder or rooiels and Cape beech (boekenhout).

In 2019, a new critically endangered plant species – only found six times before at two locations – was discovered in Tokai Park. The species known as sedge, the Hidden Veldrush, closely resembles the common Cape Wire Grass.

SANParks and SANBI (South African National Biodiversity Institute) are developing a back-up plan to propagate plants in the event that some unforeseen disaster befalls this last population.

Fynbos and Fire: An Inseparable Pair The Relationship between Fynbos and Fire at a Glance Fynbos, as some may know, requires fire to revive and survive. The necessity is twofold. Firstly, it is required for germination. Secondly, it acts as a mineralising agent.

Not all fires are beneficial though as frequency is a very important factor.

When occurring too often, fires lead to

reduced biodiversity, erosion and death or migration of vital predators and pollinators.

Fynbos in moist mountain and lowland areas should roughly burn every 12 to 20 years while fynbos in arid mountain areas should only burn every 25 years.

April Gardening Tips • Compost and dig over beds • Mulch to reduce weeds and to protect roots in winter • Plant cool season grass seeds to cover bare patches before winter sets in • Fertilise with eco pellets or any fertiliser to promote and strengthen root systems • Plant winter vegetable such as broccoli, cabbage, carrots, spinach, onions and turnips • Time to transplant and prune (especially perennials so they can recover before it gets colder) • Feed citrus with magnesium sulphate and Talborne Organics - Vita Fruit & Flower 3:1:5; for yellowing leaves, try a trace element solution such as Trelmix) • Plant seeds of African daisy directly in the garden from now until mid-May to create your very own Namakwaland or the famous Darling flower extravaganza

Growing Disa Uniflora in Your Garden This beautiful plant requires: • Temperatures ranging from 10°C to 26°C • Conditions that are mostly cool and damp • Well-drained and aerated soil with partial shade

• Vigilance – watch out for aphids, red spiders and thrips • Added nutrition in the form of a diluted liquid fertiliser with nitrogen and potassium • Division for effective propagation as it dies after flowering season; growing plants should be washed from the roots and young plants carefully separated from them before repotting A tribute goes out to Emeritus Professor Sydney Cywes (Died 20 April 2020) and his wife Marlene, one of South Africa’s leading horticulturists who won competitions in Dahlias, Roses, Orchids and Disas. He also mastered cultivation of Disa and enhanced the species by hybridisation, dedicating new varietals to the cause of children’s surgery.

THE TWO L’S – A POWER PAIR – HAVE JOINED FORCES Lyndsay Child and Linda Gibson have formed a partnership this year to take on Newlands, Rondebosch, Rosebank and Mowbray. They have already made four sales together since the first of March 2021 and are going strong.

Which area in Cape Town is your favourite and why?

Lyndsay: I think Rondebosch because I reside there and love the sense of community that comes from living amongst all the local schools. Families walk their dogs and play with their kids on all the school fields and in Western Province Cricket Club and Keurboom Parks. It’s truly a unique suburb in those respects.

Linda: I love Rosebank, the suburb in which I bought my house when I moved to Cape Town from Johannesburg some five years ago. I took a long time to decide where to buy and viewed many properties, but Rosebank came up trumps. Hemmed in between UCT and the historic Rondebosch Common, bisected by the Liesbeek River and banded by Mowbray, Rondebosch and Newlands, Rosebank has definitely become my happy place. While making my decision, I was living in Fernwood Estate in Newlands, so Newlands is definitely my second choice – especially being within walking distance of the forest and Kirstenbosch.

How do you start your day?

Lyndsay: First a good cup of Nespresso… always! I am an avid hiker and having the mountain on our doorstep is such a privilege. We often nip up for a walk before starting our busy days in real estate.

Linda: Devil’s Peak and the slopes of the mountain have become a magnet for me and I try to start every day with a hike – whether it be setting out from my front gate along with my friends and beating a path past Mostert’s Mill or further afield to Newlands Forest, or the trails above Kirstenbosch to watch the sun rise over the Hottentots Holland Mountains. The beauty of the Cape never fails to impress and inspire me.

What motivates you at work?

Lyndsay: The chase of closing a correctly priced sole mandate or a sale! For me, securing a sole mandate that is sellable and competitively priced comes with a huge sense of responsibility to work hard for the seller and get results as close to the asking price as possible. Winning a sole mandate affirms that the seller believes in us and has recognised our skill set. So, to deliver results thereafter is the driving force that motivates me.

Linda: My career in commercial and media sales provided me with the perfect platform to launch into real estate after I settled in Cape Town. I am driven and determined and because I have bought and sold many of my own properties – and having been entrusted

by Knight Frank as one of their Resident Agent in Rosebank and Mowbray before teaming up with Lyndsay – I feel a great sense of responsibility to provide an honest assessment of properties and to achieve a win-win outcome for both seller and buyer.

and forwards deal that we never thought would work as the sale price and the offer were poles apart. So, on a Sunday evening, we drove between the buyers’ and sellers’ houses a few times, getting the offer to work. We kept at it and eventually closed a very tense negotiation. I will never forget that deal!

Linda: Always listen to your clients and try to deliver what they want. There is no substitute for sustained hard work and that is what works for me.

What is one thing that has really surprised you about the real estate business?

Lyndsay: The highs are really sky-high but the lows are bottom-of-the-barrel low!

The business is like a roller coaster. From the success of celebrating an awesome deal closure to bitter disappointment – both of which can happen in one day, or in a matter of hours! You must be fairly tough emotionally to be successful in this game.

Linda: It was more complex than I thought.

There was so much to take in – whether it be financial, legal, construction, plumbing, electrical, municipal regulations or heritage protocols, but I love a challenge and have enjoyed making myself the best real estate agent I can be. I quickly learnt that in Cape Town off-street parking is a key component of a desirable house!

What is the best advice you were ever given?

Lyndsay: Anne Porter taught me most of what I know. She has offered many pearls of wisdom but one that stands out is, ‘keep working the deal and show your seller you are working for them’. She and I once had a backwards 25

hey create rainfall through a phenomenon called orographic precipitation. The two things needed for precipitation are moisture and lift. That is where mountains come in.

How a mountain is positioned can greatly impact rainfall. Table Mountain, with its unevenly dispersed rainfall, is a perfect example.

The eastern slopes above Kirstenbosch and Constantia enjoy approximately four times more rain every year than the drier western slopes above Camps Bay. The Cause: The Cape Doctor, our south-easter wind entangled in a lovehate relationship with many locals.

In addition to eradicating pollution, the Cape Doctor plays a significant ecological role: it is responsible for conjuring up the famous cascading tablecloth that provides 25% of the mountain’s annual moisture, a lifeline for flora and fauna during dry summers.

THE LEGEND OF DEVIL’S PEAK

The striking spire of Devil’s Peak is an impressive sight to behold and a challenging yet rewarding summit to pursue.

Q

uietly positioned on Table’s Mountain right-hand side at 1 000 metres high, it also has a somewhat ominous side to it.

The Tale of Van Hunks and the Devil The name Devil’s Peak is a 19thcentury translation from Duivels Kop, a Dutch word allegedly inspired by a man by the name of Jan van Hunks, the star of a folktale. This Dutch character who resided at the foot of the mountain circa 1700 was renowned for his pipe smoking, something his wife understandably forced him to do outdoors.

One otherwise ordinary day, while he was indulging in his habit, a strange individual made an appearance. While bragging about their smoking prowess, one thing led to another and soon a proposed competition was afoot.

Previous names include Windberg and Charles Mountain.

So, the next time you notice the seemingly innocent tablecloth, be sure to turn to the nearest person and say, ‘I see Van Hunks and the devil are going at it again.’ If they do not have the faintest idea what you are talking about, be sure to share the tale.

As it turned out, the mysterious individual was in fact the devil. And while Van Hunks did eventually win the competition, it was not without consequences. The aftermath of the match was a mountain draped in a thick tablecloth of smoke.

TRAIL RUNNING WITH KEVIN SPRATLEY

Meet Kevin Spratley, a man of many talents and interests. The one we are interested in this month, however, is his passion for trail running.

“With running you need to set short and long-term goals to keep yourself motivated. You also need to be disciplined but at the same time flexible to avoid overtraining or injury. The same can be said for your journey through life. Set yourself realistic goals and go for it.”

Kevin was born in Cape Town and grew up in Table View. The running seed was planted during his high school years at Bosmansdam High School where he matriculated.

Kevin’s coach in high school was Mr D Humann with whom he later ran a Silver Two Oceans Marathon during his military service.

While his professional career is not a typical one, it certainly is an interesting one. After completing two years in the South African National Defence Force (SANDF), he studied computer programming. The past 15 years though, he has been involved in the motorcycle industry in between equestrian endeavours.

“I started riding bikes at a young age and always preferred fettling with motorcycles rather than studying.”

When it comes to hobbies, Kevin admitted that he probably has too many.

“I’ve been competing in equestrian sport for +/- 30 years. I am also a FEI Level 3 Show Jumping Course Designer, one of

only three in South Africa. I still enjoy riding my motorcycle and was racing them until 2019. And then there is RUNNING.”

For him, the most rewarding aspect of trail running is that your feet can take you to the most remote places.

“Reaching the top of a big climb, standing at the summit and taking in the surrounding view is just the best feeling.”

With running you need to set short and longterm goals to keep yourself motivated

When asked what he loves most about the world of trail running, Kevin had the following to say: “Running is the most uncomplicated sport you can do. Just lace up your shoes, walk out your front door and off you go. Living in Cape Town makes trail running a nobrainer as we have the most beautiful trail networks on our doorstep. Running in the mountains is just the best for me.

I can go alone if I want me time, or I can meet up with like-minded friends and enjoy the trails with them. The trails seem to recharge my battery and fill me with renewed enthusiasm.”

His favourite races include the Otter African Trail Run and Cederberg Traverse.

In terms of everyday running routes, he turns to Table Mountain and Jonkershoek trails.

But what is it about mountains that makes running there so appealing?

“For me, there is no single aspect that stands out. You never really know what you’re going to encounter on the trail in the early morning. It’s about being in nature and enjoying your surroundings. Dodging the field mouse that runs across your path in Jonkershoek, spotting a Disa on Table Mountain or watching the sunrise in the Cederberg. Or going for a trail run with your mates. It’s all rewarding.”

What motivates Kevin in general is running with like-minded people and enjoying a cold beer with them afterwards.

But lately there has been another reason as well.

“After breaking the talus bone in my foot two years ago I couldn’t run for a year. The fact that I am able to run again is all the motivation I need.”

“I have been very fortunate to frequently travel to Europe for business and to course design at various Equestrian Jumping Shows. I have travelled to Spain, Portugal, Italy, Germany, Poland, France and Doha. France has got to be my favourite. I have made special friends there and the countryside is beautiful. My friend Michel also has a well-stocked cellar!”

Career Highlights “2018 stands out as a highlight for me as it was my last year as a veteran. 2019 would be the opposite with me not being able to run for 10 months.”

Almost 20% of UHNWIs in Kenya are Planning to Buy New Home in 2021 According to Knight Frank’s forthcoming edition of The Wealth Report 2021, 17% of ultra-high-networth individuals (UHNWIs) in Kenya are planning to buy a new home in 2021, with Kenya as their most popular destination, followed by the UK, US, South Africa and Canada.

Ben Woodhams, Knight Frank Kenya MD, said: “The Wealth Report confirms a clear rise in demand for residential property as wealthy Kenyans look to buy a new home this year. This was also confirmed in a local Buyer’s Survey that we conducted as Knight Frank Kenya in December 2020, which indicated demand for a second home amongst our clients, especially with a strong focus for rural and coastal properties that have access to open space. The pandemic is super-charging demand for locations that offer green spaces as more people are increasingly focused on wellness as they spent a great deal of 2020 at home, working remotely.”

According to the results of The Wealth Report’s Attitudes Survey of Private Bankers and Wealth Advisors, only 19% of Kenyan high-net-worth individuals (HNWIs) are considering applying for a second passport or new citizenship, indicating that they see many of the opportunities to create wealth lie at home. This compares with 39% of wealthy Chinese and a whopping 62% of HNWIs in Nigeria.

Wealth advisers who participated in the Knight Frank Attitudes Survey in 2020 also stated that their Kenyan clients allocated their property investment portfolio in the following property types: Residential private rented sector (PRS) (22%), Retail (17%), Offices (14%) and Retirement (13%).

The top 5 popular sectors that Kenyan UHNWIs are becoming more interested in and directing investments towards are: Retirement & Development Land (38%), Residential Private Rented Sector (PRS) (33%), Agricultural (29%), Healthcare & Retail (25%) and Offices (21%).
