Housing Development Aims to Stabilize Tramonto Drive Landslide The Project Would Include Four Large Homes Along Tramonto Drive By Zach Armstrong Tramonto Drive Landslide, a slope adjacent to the Pacific Coast Highway in between Malibu and Pacific Palisades, is set to be the spot for a new housing development should it be approved by the Coastal Commission. The project from Demos Development and Crest Real Estate would include four large homes along Tramonto Drive and an extension of Revello Drive; the largest of which would be a 9,051-square foot structure featuring a 5,887-square foot basement, two retaining walls and a spa. A portion of the landslide would remain untouched. Councilmember Traci Park’s Planning and Transportation Deputy Jeff Khau told Palisades News her office was initially unsure of its support due to their large size,

possibly making them unstable. However, experts assured the project would still stabilize the slope’s bedrock by using caissons; a concrete, wood or steel element in a structure’s deep foundation used for dewatering. Khau says other concerns related to the project were sufficiently addressed, such as repaving sidewalks, improving railings and creating a roundabout, along with the developer providing regular updates to assure an expedient timeline for construction and assuring workers and equipment wouldn’t block local roadways. Stabilization plans for the Tramonto Drive Landslide have popped up over the years, and there has been dispute over the most economical and safest ways to go about it. According to Khau, taking swift action is imperative. “It would be a stretch to say these homes are consistent with [Tramonto Drive Landslide’s] development patterns, but that said, no project would be the worst outcome scenario for safety,” said Khau. “There’s a lot of landslide debris, the roads are narrow and it creates unsafe conditions … any project will help improve the status quo.”

Homes in the project include a 9,051 square-foot single family at 17538 – 17550 Tramonto Dr., a 4,160 square-foot singlefamily at 17532 – 17548 Revello Dr., a 2,619 square-foot single-family at 17523 – 17529 Revello Dr. and a 6,078 square-foot single-family at 17533 – 17547 Revello Dr.,

according to an agenda item from a recent West L.A. Planning Commission meeting. The project would also include a 200-foot extension of Revello Drive with required grading. According to Khau, the project could break ground as early as next year.

Teens Chased with Tasers on Palisadian Tennis Courts The Center Has Somewhat Become a Commonplace for Dangerous Teenage Activity By Zach Armstrong On Nov. 3 at around 8:30 p.m., LAPD were called about three juveniles reportedly being chased on the Palisades Recreation Center tennis courts with tasers by other teenagers. The suspects fled the scene before police arrived. Officers were informed by one individual that their friend was a possible victim in the incident but left with their father prior to the officers’ presence. LAPD did not provide additional information to

Palisades News. The Palisades Recreation Center did not immediately respond to request for comment. The Palisadian center for youth sports and recreation has somewhat become the neighborhood common place for dangerous teenage activity in recent months. In late September, LAPD received a radio call for a possible overdose of a 16-year-old female around the area behind Palisades Library at La Cruz Drive and Alma Real Drive. In months prior, reports of illegal teenage activity such as partying, drinking, lighting fireworks and vehicle racing around the recreation center led LAPD to identify the park and surrounding area as an “extra patrol location.” This means uniformed patrol officers assigned to the Pacific Palisades community are directed to provide supplemental patrol around the park.

“Senior Lead Officer Brian Espin has received several emails and telephone calls from members of the community who are upset with said behavior,” an email from LAPD to Palisades News in May said. “As a result, he has identified the park and surrounding area as an extra patrol location within his Basic Car area.”

783 PASEO MIRAMAR, PACIFIC PALISADES 4 BED | 3 BA | 2 1/2 BA | 5,071 SF | 14,864 SF LOT | $7,999,000 Welcome to Paseo, an Artist’s California Modern Ocean View Aerie and Studio in the exclusive neighborhood of Paseo Miramar. There are places that nurture the creative spirit. This is such a place. A former residence of a Beach Boy, the home was completely reimagined in collaboration with Architect Bill Bernstein, an associate of the incomparable Mexican Architect, Ricardo Legoretta, renowned Designer Megan Heacock White, and the Artists/Owners. The home was completely rebuilt, save the decision to retain the roof that sheltered a Beach Boy and contained those good vibrations. The house was recreated as an open, airy, rigorous yet organic retreat with a Mid-Century feel. The setting is spectacular. Wood gates shield the Cedar clad architectural masterpiece and bold 2 story artist’s studio. Extraordinary vistas of the lush canyon, mountains, and the sea expand outwards from the soulful, cascading gardens, wide, welcoming Ipe decks, and a serene pool. A spa nestles in the verdant hillside. Your future is here, enveloped in this home created as a refuge, a sanctuary, an art piece in its own right. The property melds function and flow with beauty. An open living space yields breathtaking views, with an expanse of sliding Fleetwood doors that pocket into a wall, eliminating divisions between inside and out. These views inspired a design journey of harmonizing vintage charm with modern appeal and a deep connection to the surrounding landscape. A wide open, custom Chef’s kitchen, with an island both welcoming and practical, invites shared conversations, and the breaking of bread together. Wine drawers store select vintages. Elegant Walnut cabinets have storage for every need. Sleek appliances and limestone counters and sinks are sturdily beautiful. Light pools on the island from original handmade ceramic pendants. Across the driveway is every artist’s dream, a huge studio with perfect light, walls of glass, polished cement floors, high ceilings, wraparound decks, and a huge powder room that could evolve into a full bath. Divided into 2 huge studios, it could become one huge studio. Down an exterior wood staircase, another light filled, high-ceilinged space is a perfect office, with adjoining storage rooms. The landscaping is reminiscent of central coast resorts; waterfalls tumble, paths meander, Hummingbirds and butterflies flit about, fruit trees nourish. A short drive away, the beach beckons. Nearby trails lead into the park. The Palisades village, with its charming farmer’s market, exclusive shops, and foodie restaurants is nearby. But here, in your private world, you are away from it all. Ready to see how different the curated white glove Compass approach is to selling real estate? THE MUSIC MINUTE Just Announced!

Mark Tremonti of Creed

Sings Sinatra

January 13, 2024 Doors 6pm. Show 8:00pm.

Mark Tremonti, rocker and founding member for Creed, Alter Bridge and Tremonti, takes the Stage at The Saban Theatre for a special, inspiring and heart-warming performance. The lights go down. Familiar horns pipe up from a world-class orchestra as piano twinkles. Then, the voice kicks in. It has all of the smoky splendor those first few notes hinted at, but it ain’t Ol’ Blue Eyes. In a tailored suit with microphone in hand, it’s Mark Tremonti. The GRAMMY® Award-winning multiplatinum musician who shreds his soul out as the guitarist for Alter Bridge and Creed. Moreover, he’s doing it for a reason that’d make the Chairman of the Board proud. Accompanied by surviving members of Sinatra’s band as well as various top-notch players, Tremonti cut 14 classics for Tremonti Sings Sinatra, which he gifted to the National Down Syndrome Society (NDSS) as part of his new organization Take A Chance For Charity.

French Cuisine Residency Comes to Palisades Village Palisadians Don’t Have to Travel to Paris By Zach Armstrong Throughout the end of the year, Vincent Samarco of the acclaimed French bistro Belle Vie will oversee cooking, staff and other operations at the Palisades Village’s own Draycott, as reported by Fox 11 Los Angeles. During Samarco’s tenure at Draycott, customers can expect offerings including his favorite wines, baked raclette, steak entrecote, beef tartare, cassoulet, Angel’s eggs, warm goat cheese salad and brunch quiches, reported L.A. Weekly. In a TV interview with Fox 11, Draycott owner Marissa Hermer remarked that the idea for a partnership would be great after

hearing Samarco remark about the “art of the table and community.” Samarco went on to say that with his cooking in local eateries, he is the “cheapest way to get to Paris.” Opening in 2016, Belle Vie was a Wilshire Boulevard spot which Tasting Table described as “quickly became a cultural hub for locals in addition to its reputation as a refined French bistro.” It halted operations in late 2020 following impacts from the pandemic. Last year, a documentary titled after the restaurant premiered at the Santa Barbara Film Festival which chronicled the struggles Belle Vie faced through COVID-19. The Draycott is located at 15255 Palisades Village Ln. The eatery, from Marissa and Matt Hermer, is a Europeanstyle restaurant/cafe that includes a sundrenched patio. It also raises funds for local charity partners each month during its Happy Hour.

Michelle Pfeiffer Snatches Palisades Residence for Over $10M The Mansion Was Purchased in 1995 for $2.8 Million by Renowned Winemaker Al Scheid Michelle Pfeiffer, along with her husband, television producer David E. Kelley, continues their real estate ventures on the upscale Westside of Los Angeles. Their latest acquisition is a $10.6 million mansion located in the prestigious Pacific Palisades Riviera neighborhood, adjacent

to Bill Cosby’s long-held Los Angeles residence, reported Robb Report. Positioned in close proximity to the opulent estates of notable figures such as Steven Spielberg, Sugar Ray Leonard, and Dan Castellaneta, the 7,600-square-foot Mediterranean-style house offers a prime location, according to Robb Report. Originally constructed in 1993, the mansion was purchased in 1995 for $2.8 million by renowned winemaker Al Scheid, who recently passed away in the residence. Kelley and Pfeiffer paid approximately $130,000 more than the initial asking price set by the Scheid family to secure ownership of this notably beige-hued property.

Veterans Garden Takes Home Prize in L.A. Architectural Awards Winners Were Selected From a Pool of Hundreds By Zach Armstrong A Pacific Palisades project, 100% funded by Palisadians and there to remind them of those that served for them and the nation, was one of more than four dozen award recipients at the 53nd Annual Los Angeles Architectural Awards hosted by the Los Angeles Business Council. Veterans Garden at Pacific Palisades Park located at 851 Alma Real Dr. took home the top prize in the landscape category. The L.A. Department of Parks and Rec-owned project was designed by architect Pamela Burton & Company, developed by The McGregor Company and had Gensler as its graphic architect. Winners were selected from a pool of hundreds by a panel of experts, architects, construction firms, owners and developers. “This year the LABC is honoring projects that improve communities and neighborhoods in substantial and intentional

ways,” said Mary Leslie, president of the Los Angeles Business Council, in a release. “Our honorees embody innovative designs that were not only crafted to reflect the needs and dreams of the people they were designed for, but created as spaces that facilitate progress.” The Pali Rec Center-adjacent spot is home to several sports and club activities such as the Palisades Bocce Club which includes the Sunset League and Seniors League, the Happy Hour events which include 40-minute morning workouts, and soon the Palisades Chess Club. “The upper area of our town park was dying. The trees weren’t being cared for. The picnic area was buckled, dirty and tired. The ground was hard and brown. The muse of the Palisades no longer visited.” as the Garden’s website states of its history. “A handful of Palisadians dreamed of how this place could quiet you, put a blanket over you, and gently remind you of the heart of a Palisadian. Of what we all value and hold dear. Veterans Gardens was born, from the belly of an entire community of donations – shaping a new town jewel. From a band of soldiers’ wish to honor its country. From the will of a loyal son to draw a painting of his father’s heart.”

See Where This Palisadian Zip Code Ranks in America’s Priciest Unsurprisingly, Los Angeles Ranked as the Second-Priciest Metro Area in 2023 By Zach Armstrong Locals of the Pacific Palisades typically pay multiple millions to raise families in, and enjoy, the beautiful community they call home. In fact, a new report shows how one particular zip code in the seaside neighborhood is rarely beaten by any other in the nation when it comes to home prices. With a median home sale price of $3.54 million, the 90272 postal code of Pacific

Palisades is the 18th priciest one in the U.S., according to a new report from real estate data site PropertyShark. The latest data slides the coastal neighborhood down from last year’s list when it was ranked #15. The zip code spans throughout Topanga State Park, and goes approximately from around Will Rogers State Beach to where the Getty Villa is located. Unsurprisingly, Los Angeles ranked as the second-priciest metro area in 2023, with Orange and Los Angeles counties accounting for 29 of the 100 most expensive zip codes. The list calculated median sale prices based on closed home sales in 2023 until late October. Postal codes had to have at least three sales this year. Topping the list were zip codes including (in order)

Atherton, Calif (94027), Sagaponack, N.Y. (11962), Miami Beach, Fla. (33109), Santa Barbara, Calif. (93108), Beverly Hills, Calif. (90210), Stinson Beach, Calif. (94970), Water Mill, N.Y. (11976), Newport Beach, Calif. (92661) and Santa

Monica, Calif. (90402). Other L.A. zip codes marking their place on the data list are #30 – Malibu (90265), #33 – Manhattan Beach (90266) and #40 – Brentwood (90049).

Wilshire Blvd. Pizzeria to Close Before 2024 The Eatery Has Also Shown a Philanthropic Side By Zach Armstrong Dagwoods, a well-known Santa Monica pizzeria located at 820 Wilshire Blvd near Santa Monica Catholic Church, is set to permanently close before 2024, an employee confirmed to Mirror Media Group. The local outpost offers an array of Italian cuisine such as its various pizzas (including the Woody’s Combo, El Diabo, Brockin Bianca and others), calzones, pasta, sandwiches, salads, desserts and more. In a Reddit post where a user said the news was broken to them via an email, many responses expressed their disappointment with one comment saying “This is legitimately tragic.
