Benefits of fixed-income investments

WHEN many people think about investing, the first thing that comes to mind is the stock market. And that’s not surprising, as the rise and fall of stock prices is constantly in the news. But if you’re going to achieve your financial goals, you may well need to look beyond stocks and in-clude fixed-income investments in your portfolio.

Fixed-income investments offer three important benefits:

• Income – When you invest in fixed-income vehicles, such as bonds, Treasury securities and certificates of deposit (CDs), you receive regular income in the form of interest payments. And you continue to receive this income until your investment matures or you sell it, no matter what’s happening in the financial markets. Of course, the income you can receive from fixed-income investments will always depend on the interest rates at which these investments were issued. But if you own a mix of long-term and short-term fixed-income investments, you can gain some protection against fluctuating rates. When market rates are low, you can get greater income from your longer-term bonds, which typically — although not always — pay higher rates. And when market rates rise, you can benefit by reinvesting the proceeds from your shorter-term bonds.

• Diversification – If you were only to own stocks, or stock-based mutual funds, your portfolio would be susceptible to higher risks, especially with market downturns. But you may be able to reduce the impact of market volatility by adding fixed-income investments to your hold-ings. Bond prices often move in a different direction from stocks, so if stock prices are falling, you might find that the value

of your bonds is rising. You can also diversify within the fixed-income portion of your portfolio by owning a mix of corporate and Treasury bonds, as well as CDs, just to name a few.

• Stability – As mentioned, you will always receive interest payments from your bonds if you hold them until maturity. But if you wanted to sell your bonds before they mature, you could get more, or less, than what you originally paid for them. When market interest rates rise, the price of your current bonds will likely fall, as no one will pay you the full price for them when they get newer ones that pay more — this is what’s known as interest-rate risk. Conversely, when market rates fall, the prices of your current bonds will probably rise. But here’s the key point to remember: Bond prices generally don’t fluctuate as much as stock prices. In other words, bonds are typically less volatile than stocks. Consequently, owning bonds can add diversification to your portfolio. And to maximize the stabilizing effects of bonds, you may want to stick with highquality bonds rated as “investment grade” by independent bondrating agencies.

How much of your portfolio should consist of fixed-income investments? There’s no one right answer for everyone. And over time, your interest in these types of investments may well change — for example, as you near retirement, you may want to consider shifting

some of your growth-oriented investments into income-producing ones, though you’ll still need some growth potential to keep up with inflation. In any case, the combination of income, diversification and stability provided by bonds and similar securities should be compelling enough for you to find a place for them in your investment mix.

Rancho Sahuarita Housing Market: 2023 In Review

WHILE 2023 proved to be a somewhat challenging year for the housing market with high interest rates and buyer uncertainty, pricing remained stable and sales of new homes improved locally; signaling some bright spots.

For year-end 2023, Rancho Sahuarita reported an average closing price of existing homes that was relatively unchanged YOY, at $336,700 with an average price per square foot of $167.97 (compared to $340,000 and $166.42 per square foot respectively in 2022.) The total amount of resales for 2023 in Rancho Sahuarita was 312, down significantly from 558 in 2022. The average days on market also increased year over year, doubling from 20 in 2022 to 40 in 2023. This decrease in sales of existing homes was likely due in part to reduced buyer demand and lingering uncertainty in a period of high interest rates. Conversely, for many interest rates led to reduced supply, as sellers were less motivated to make a change.

While also seeing relatively steady pricing, sales of new homes, on the other hand, increased by roughly 45% year over year. This is thanks

in part to new financing programs and special incentives by community homebuilders, in efforts to make homeownership more attainable for prospective buyers. Rancho Sahuarita reported 213 new homes were sold in 2023, compared to the previous year’s total of 147. 245 new homes closed in the community in 2023, with an average closing price of $366,000 (compared to $368,000 in 2022).

With award-winning builders offering over 50 different new home floorplans to choose from in Rancho Sahuarita’s actively selling neighborhoods of Entrada Del Rio, Entrada La Coraza, and newest to market – Entrada Del Pueblo, buyers have a lot to choose from. Homes are currently available featuring layouts ranging from 1262 square feet to 2917 square feet, with 2-4+ bedrooms, 2-3 bathrooms and 1 – 3 garage options.

Diana Dessy, VP of Land Assets for Rancho Sahuarita, reflected on the market saying, “In Rancho Sahuarita, home prices remained stable in 2023. Additionally, builders had more new home closings in 2023 than in any other prior year since 2009. As we look

forward into 2024, homebuyers looking for a safe, affordable, and amenity-rich community can count on Rancho Sahuarita as an outstanding choice for their new home.”

She shared: “Moving forward, our team continues to have conversations with builders about the next new neighborhood in our community – Entrada Del Toro, which is expected to come to market in 2025. That, coupled with finalizing plans for our next phase of amenities south of Sahuarita Road, adds to our growing list of offerings available for homebuyers. We look forward to sharing more details about future growth for residential, commercial and amenities in Rancho Sahuarita as those projects move forward.”

Arrive at Cactus Forest North Trailhead via Cactus Forest Drive. Head south enjoying views of the Sonoran Desert and surrounding mountains. Be aware that this is a multi-use trail open to hikers, runners, mountain bikers and horseback riders. This is the only trail within Saguaro National Park available for mountain biking. In addition, mountain bikers are only allowed on the trail between Cactus Forest Drive.

Sharpe, who also serves as President of Sharpe and Associates Inc., oversees the teams responsible for the development of the award-winning master planned community of Rancho Sahuarita. What’s Cooking in the Kitchen?

FEBRUARY KITCHEN

WHITE CHILI

INGREDIENTS:

1 tablespoon avocado oil

1 medium onion, diced

1 green bell pepper, sliced

2 large garlic cloves, finely chopped

1 small green chili, deseeded and finely chopped

1 teaspoon dried oregano

1 teaspoon mild or medium chili powder

1 teaspoon ground cumin

1 (14 oz) can cannellini beans

1 (14 oz) can pinto beans

1 cup sweetcorn (fresh, frozen or canned)

1 lb chicken breast filets

1 cup chicken stock

6.5 oz light cream cheese

A handful fresh coriander, roughly chopped

DIRECTIONS:

Set the Instant Pot to “Sauté” and heat the avocado oil. Add the onion and bell pepper and sauté for 4-5 minutes until softened. Add the garlic and green chili and continue to sauté for another minute until fragrant. Next, stir in the dried oregano, chili powder and ground cumin and cook for another 30 seconds. Turn off the “Sauté” function.

Add the beans and sweetcorn (don’t stir), then place the chicken breast on top. Pour in the chicken stock (again, don’t stir), then secure the lid on the Instant Pot.

Set the Instant Pot to high pressure for 15 minutes. When the timer goes off, perform a quick release, then open the pot carefully. Use a pair of kitchen tongs to remove the chicken to a plate or cutting board. Shred the chicken using two forks, then return it to the Instant Pot.

Add the cream cheese and stir to combine until the cream cheese has melted completely. Stir in the fresh coriander, season to taste and serve with your favorite toppings.

CARAMELIZED ONION

INGREDIENTS:

2 Tbsp. extra-virgin olive oil

2 Tbsp. unsalted butter

2 lb. onions (about 3 large), thinly sliced

2 garlic cloves, thinly sliced 1/4 tsp. crushed red pepper flakes (optional)

1 1/2 tsp. kosher salt, plus more

12 oz. linguine or other long pasta

4 oz. Parmesan, finely grated (about 1 cup), divided, plus more for serving ½ cup parsley, finely chopped (optional), plus more for serving Freshly ground black pepper

DIRECTIONS:

Heat oil and butter in a large heavy pot or Dutch oven over medium until butter is melted. Add onions and garlic and cook, stirring occasionally, until very tender and deeply golden brown, about 30 minutes. (Stop before the onions become dry and shriveled.) Add red pepper flakes (if using) and 1 1/2 tsp. salt. Remove pot from heat. Meanwhile, cook pasta in a large pot of boiling salted water, stirring occasionally, until al dente. Reserve 1 1/2 cups pasta cooking liquid. Add pasta and 1 cup pasta cooking liquid to onion mixture and stir to combine. Add a small handful of cheese and stir until melted. Repeat with remaining cheese, adding more pasta cooking liquid as needed to create a glossy sauce that coats the pasta. Stir in parsley (if using).

Divide pasta among bowls. Top with Parmesan, parsley, and a few cranks of pepper.

This mask is a great remedy for oily/problem skin. Strawberries contain salicylic acid which is great for acne-prone skin. Lemon juice can tighten pores and remove old, dead skin cells. Yogurt and honey are known for their antibiotic properties.

INGREDIENTS:

¼ cup mashed strawberries

2 tablespoons lemon juice

1 tablespoon yogurt

1 tablespoon honey

DIRECTIONS:

Mash all of the ingredients together. Apply evenly all over your face. Leave on for 8-10 minutes. Then rinse with warm water.
