The ongoing wellbeing of our customers, employees, vendors, and visitors continues to be Sage's top priority. This handbook highlights improvements and changes made to how, where, and when we service you and our buildings within three key areas:

Designated Spaces Setting policies based on best-practices and recommendations from health authorities on how we navigate through the building

Improved Air Quality Leveraging technology and adopting active monitoring practices to improve the health and safety of our air

Enhanced Cleaning Augmenting cleaning protocols and equipment to provide a sanitized environment that is healthy for us and for the planet

Designated Spaces Commuting to and from the Office Adapting our spaces and setting higher safety standards to support the various ways we commute to the office.

Bicycle Parking Bicycle racks are available on the 7th floor of the building. To use the bicycle racks, you must register in advance with Property Management at: sadamo@sagerealty.com Unagi E-scooter Subscription Now there is a new way to travel around the city. Introducing Unagi, one of the best-known e-scooter brands in the country, offering portable, design-centric electric scooters. Communal Areas For the wellness of our entire community, we ask all of our customers and visitors to do their part in helping to keep one another safe and follow the guidance for all common spaces.

Face Covering Required At this time, face covering is still required in all communal areas, which is defined as lobby, freight area, elevators, stairwells, multi-tenant floor corridors and bathrooms, and building amenity spaces. In recognition of the evolving dynamics, Sage may change its policy based on several factors, including variant transmission rates, and city, state and local health guidelines.

Food Deliveries A designated food delivery pick-up area is set up on Horatio Street side of the building.

Direct all food deliveries to the area described below and to wait for pick-up. Food delivery people are not allowed to enter the building.

Additional Health & Safety Protocols To ensure the safety of our customers, guests, and vendors, we have adopted the following policies and protocols to actively mitigate risk.

Visitor Registration All visitors must be logged into the Kastle system, in advance of the scheduled appointment. Non-registered individuals will not be permitted into the building.

Vendor Temperature Checking On-site temperature checking continues to be mandatory for third-party vendors. Any individual with a temperature of over 100.4 will not be permitted into the building for that day. We require our vendors to reach out to Property Management should they be notified by an employee of a positive COVID-19 test and if that employee has been in a Sage property three days prior to or in the seven days after first exhibiting symptoms. Once the required information has been received by our property management team, Sage will act in accordance with CDC guidelines.

Working on a Multi-Tenant Floor New features have been added to shared bathrooms and common corridors to provide additional comfort and protection.

Corridors All multi-tenant corridors have automatic hand sanitizer dispensers and health and safety guidelines posted. Face coverings are required in common corridors and in the elevators.

Bathrooms Existing manual bathroom equipment have been replaced with touchless faucets and flushometers. Bathrooms are serviced multiple times each day. Face coverings are required in common restrooms.

Touch-free bathroom soap and paper dispensers that are monitored automatically by the KOLO™ sensor system is scheduled to be installed in all common bathrooms before winter of 2021. This will help ensure that dispensers are always stocked and working, and that bathrooms continue to be kept clean and sanitary throughout the day.

Improved Air Quality New Technologies Leveraging sensors, filters, and best-in-class building operations to improve and monitor the air we breathe.

Sensors Air quality sensors are installed in the building lobby to monitor five key factors that influence the health of our spaces: chemicals, fine dust, carbon dioxide, humidity, and temperature.

A live dashboard is available on the new Tenant Portal to provide you access to air quality data in real-time and to provide management with the ability to maintain a healthy indoor environment.

MERV Filters HVAC systems are currently running the maximum level of outside air, weather permitting. The systems are protected by MERV-14 filters, which is one level higher than the ASHRAE recommended MERV-13, with pre-filters changing quarterly. We are also running water weekly in order to flush out the lines and have cleaned and chlorinated the domestic water tanks.

Enhanced Cleaning Powerful, Yet Non-Toxic Introducing Tersano, a chemical-free and non-toxic disinfectant for a healthier, safer, and cleaner workplace.

Augmented Cleaning Specs & New Tools All high-touch surfaces in the building lobby, common corridors, and elevators are cleaned and sanitized continuously throughout the day, and now with Tersano, an EPA N-list compatible disinfecting solution. All cleaning protocols have been augmented with special tools that help clean with greater efficacy and prevent cross-contamination between spaces including the areas below.

In your restrooms Restrooms are cleaned only with dedicated restroom carts and tools.

Cleaning tools used in restrooms are never used in other parts of the building.

All restroom tools are red in color to prevent their usage in other spaces.

Restroom floors are cleaned with dedicated dual-tank mop buckets, which means dirty water is expelled into a dirty water holding tank and the clean disinfectant and water is reapplied to the mop head.

Mops used in restrooms are never used to clean other parts of the building.

Each time a restroom floor is cleaned, an unused microfiber mop head is attached to the mop pole and used to clean in that floor only.

Used microfiber mop heads are not returned to use until after they have been laundered.

Water with disinfectant used to mop is never reused to clean another restroom.

Unused disinfectant is disposed of and a new bucket is filled using a portable chemical dispenser.

All hard surfaces in the restroom are cleaned nightly with Tersano, a chemicalfree disinfectant, and with unused, colorcoded microfiber cleaning cloths.

In our lobbies and corridors Touch points of frequent use in the lobby (door handles, push bars, elevator buttons, etc.,) are cleaned with Tersano, a nonchemical disinfectant, and unused microfiber cleaning cloths at least four times per day during the day, in addition to cleaning at night.

All hard floors are cleaned with dedicated dual-tank mop buckets.

The mop bucket used is a dual tank system.

In your offices Microfiber cloths used to clean tenant spaces are never reused in another tenant’s space until they have been laundered.

All high-use door handles and knobs (entry/exit points, meeting rooms, and pantries) are wiped down nightly with Tersano, a non-chemical disinfectant.

All hard floors are cleaned with dedicated dual-tank mop buckets, meaning that dirty water is expelled into a dirty water holding tank, and then fresh cleaning chemical and water is reapplied to the mop head.

Each time a tenant space is cleaned, an unused microfiber mop head is attached to the mop pole and used to clean in that tenant’s space only. Used microfiber mop heads are not returned to use until after they have been laundered.

Best in Class Self-Sanitizing Surfaces For your added safety, antimicrobial film has been applied to high-touch points throughout the building's communal areas.

We use two self-sanitizing products: Silver Defender and NanoSeptic. These self-sanitizing surfaces are made of safe, non-toxic materials.

Silver Defender This product utilizes an antimicrobial agent to protect the film from bacteria, mold, mildew and fungi to ensure the product is clean.

Silver ions react with and affect multiple sites in bacterial cells on the surface of the film, to keep the film clean. The film will be regularly replaced based on manufacturer's instruction.

NanoSeptic This product utilizes mineral nano-crystals which create a powerful oxidation reaction.
