
Introduction
Use of 437 Madison Avenue’s Bike Room is available to Sage Members as a convenient and safer method of storing their Bikes and related accessories when traveling to and from the property.
Registration
Sage Members must first register with the Property Management Office by signing and submitting both the Rules and Regulations form as well as the Waiver and Release Form, to Jessica Rios, Assistant Property Manager, at jrios@sagerealty.com.
Access and Security
Property Management will update a Member’s existing building access card with the new capability to access the Bike Room. Registered Members may access the Bike Room and enter/exit through the back of the Loading Dock on 50th Street. Upon arrival at the Bike Room, Members must swipe their access card or your Sage Connected App at the reader in order to gain entry.
+ Registered Members are only permitted to store one (1) Bike on the provided wall-mounted hooks only. Bikes will be tagged for approved storage. The storage and/or charging of electric Bikes and electric scooters is strictly prohibited.
+ The Bike Room’s hours of operation are Monday to Friday, from 8:00 AM to 5:00 PM.
+ Access to the Bike Room is on a “First Come, First Served” basis. Storage hooks may not be designed or reserved for specific Members.
Maintenance
A tire pump and repair stand with related tools are located within the Bike Room and are available for Members use free of charge.

Safety
The room is equipped with card access entry and CCTV cameras to monitor activity and enhance security. Members are encouraged to report any suspicious activity or security concerns to Property Management promptly.
Emergency Procedures
In the event of an emergency, Members must follow building evacuation procedures and exit the premises immediately. Re-entry access will be provided to Members by Building Personnel once the emergency is deemed over and safe re-entry is possible.

BIKE ROOM RULES AND REGULATIONS
+ Use of the Bike Room (“BR”) is restricted to authorized users (“Users”) only.
+ BR Hours of Operation: Monday – Friday from 8:00 AM to 5:00 PM. For access before 8:00 AM or after 5:00 PM, please check- in with Lobby security for assistance with entering or exiting the loading dock.
+ All Users of the BR are required to register with the Building Management Office prior to use by signing a copy of these Policies as an indication of the User’s agreement to the contents hereto. All Users are also required to sign a copy of the attached Waiver and Release Form prior to use.
+ The BR is solely for the storage of Bikes. Storage of electric Bikes and electric scooters is strictly prohibited.
+ Other than Bikes, no other items or personal belongings are permitted to be stored in the BR.
+ Users may not keep or charge e-Bikes or e-Bike batteries within any area of the building.
+ Users shall enter and exit the building with Bikes via the building’s loading dock located on 50th Street (Lobby level).
+ Bikes are prohibited in the Lobby, passenger elevators, and other common areas of the building.
+ Bikes should be walked, not ridden, inside the building, including the loading dock ramps.
+ Users are responsible for locking up their Bikes. Bikes locks must be used to secure Bikes stored in the room at all times. Each user must provide his/her own lock and Bikes are to be chained to the wall hooks ONLY. Please do not chain Bikes to poles, benches, doors, on the floor or any other structure in the room to prevent possible safety hazards or maintenance issues.
+ 437 Madison Avenue will not be held responsible for the loss or damage to any Bike, or any other personal belongings left in the BR.
+ Access to the BR is on a “First Come, First Served” basis.
+ Courtesy & Safety – Please remember to close the door behind you when you leave, and report any suspicious activity, vandalism, or damage to Building Security immediately.
+ Cyclists who wear cleated shoes must change into appropriate footwear before entering any area of the building other than the BR to minimize damage to floors.
+ All Users utilizing the BR agree to do so at their own risk.
+ Any Bikes left in the BR for more than 48 hours will be removed and Users will then need to contact Building Management in order to retrieve the Bike. If Bikes are not claimed within a 1-week period, they will be donated to an appropriate charity.
+ Any User found violating the above Policies will be banned from using the BR with immediate effect.
*Landlord reserves the right to add, change, or delete any Rule or Regulation herein contained and to change the method of operation in order to ensure maximum enjoyment of the facility. WAIVER AND RELEASE
The Bike Room (“BR”) Waiver and Release is entered into as of ________________, 20___ by the undersigned for the benefit of Madison Avenue Leasehold, LLC, its successors and assigns (“Owner”).
RECITALS
A. Owner has made available a Bike room (“BR”) in the back of the Loading Dock on 50th Street in the building known as 437 Madison Avenue (the “Building”) located at 437 Madison Avenue, New York, for use by the Owner, other owners, tenants, and their respective employees.
B. The undersigned and other authorized individuals will have access to the BR by means of security card access (the “Key Card Access”) provided by Owner from time to time.
AGREEMENT
In consideration for a license to use the BR and the disclosure to the undersigned of the Key Card Access, the undersigned agrees as follows:
1. The BR will be used solely for temporary storage, from time to time, of one (1) Bike belonging to the undersigned. The undersigned is solely responsible for locking or otherwise securing his or her Bike to the Bike wall hooks provided in the BR in a manner that will not adversely impact other users of such Bike hooks.
2. All use of the BR is at the sole risk, cost, and expense of the undersigned. The undersigned hereby waives and releases Owner, its property Manager, and their respective agents and employees, from and against all liability, claims, causes of action and damages to person or property arising from the undersigned’s access to and use of the BR.
3. The undersigned agrees that he or she will not lend, transfer, or sell the Key Card Access to any third party. The undersigned acknowledges that the Key Card Access can be changed from time to time and that while the Owner will attempt to contact the undersigned regarding any such change, the undersigned may have to produce identification to access the BR in the event of a change in the Key Card Access.
4. Owner reserves the right to terminate the undersigned’s license to use the BR or to cease to offer the BR, at any time, provided the undersigned shall be permitted to remove his or her Bike
