Russell served as the General Contractor for a 675 s.f. Scooters Coffee location in Milan, IL. Situated on a 0.4-acre outlot at the QC Mart property, the project focused on constructing a small-format coffee shop designed primarily for drive-thru service.
The new building optimized efficiency and speed of service, providing a convenient option for on-the-go customers and added value to the surrounding retail development.




Russell completed a 1,310 s.f. tenant improvement fit-out for Milltown Coffee, located within Geifman’s Utica Ridge Retail development in Bettendorf, IA.
The project transformed a retail shell into a welcoming café environment that aligned with the brand’s aesthetic and operational needs. As General Contractor, Russell managed all interior construction activities, delivering a polished, functional space that supports daily service.



Russell served as the developer and General Contractor for the tenant fit-out of a 2,500 s.f. Dunn Brothers Coffee within the Birchwood Retail Center in Davenport, IA.
The scope included a full interior build-out with seating for 50, restrooms, kitchen, office, walk-in cooler, drive-thru, and outdoor patio area.



Starbucks - St. Louis, MO
Russell served as General Contractor for the construction of a new 1,078 s.f. standalone Starbucks located on Telegraph Road in St. Louis, MO. The project included all site development and shell building construction necessary to deliver a fully-prepared retail space.
To overcome existing site challenges, the team removed unsuitable soils and raised the site using retaining walls to achieve a level grade. Additional improvements included installation of a new parking lot, a drive-thru lane to support operational efficiency, and privacy fencing along the retaining wall. The project provided Starbucks with a hightraffic location tailored for drive-thru service, enhancing accessibility and visibility for the brand in a growing retail corridor.
Birchwood South - Davenport, IA
Russell served as the developer and Design-Build Contractor on a new mixed-use development named Birchwood South.
Building 1 of the development includes a 8,584 s.f. building on a 1.37 acre lot that houses three individual retail facilities:
• Starbucks - 2,132 s.f.
• Rock Valley Physical Therapy - 4,127 s.f.
• Jersey Mikes - 1,897 s.f




Russell has partnered with Chick-fil-A on a wide range of projects across multiple states, delivering ground-up restaurants, building additions, interior remodels, canopy installations, and ongoing maintenance work.
Ground-Up Builds – 5,028 s.f. restaurant in Grand Island, NE and 5,146 s.f. restaurant in Lincoln, NE, each with full site development, kitchens, dining spaces, and fast-track coordination with owner-furnished systems
Major Remodels & Additions – 4,741 s.f. remodel in Chesterfield, MO and 534 s.f. kitchen addition with site upgrades in Des Peres, MO, plus a 4,275 s.f. location on Mid Rivers Mall Drive
Canopy and Drive-Thru Upgrades – Multiple locations (Ames, IA; Ankeny, IA; Waterloo, IA; West Des Moines, IA) with new canopies, paving improvements, MEP enhancements, heaters, and fans
Targeted Repairs & Enhancements – Work ranging from concrete and brick repairs to bollard replacements, storage modifications, door hardware updates, and kitchen improvements at Davenport, IA; Dubuque, IA; Iowa City, IA; Moline, IL; and other sites

Russell served as the developer and Design-Build contractor for the 7,320 s.f. Birchwood Retail Center, completing the project within a seven-month schedule. The development included construction of a new retail shell with storefront windows, Nichiha siding, doors, and a membrane roof, tailored for multiple national and regional tenants including a 2,360 s.f. tenant fit-out for Your Pie.






Russell has delivered multiple Five Guys projects across Iowa and Illinois, showcasing expertise in both tenant improvements and ground-up retail development while meeting the brand’s national standards.
Davenport, IA – Russell delivered an 8,400 s.f. Design-Build retail building with full site improvements, then completed the tenant improvement to transform the shell into a fully operational Five Guys with a complete kitchen, finishes, lighting, and branding.
Des Moines, IA – 2,076 s.f. interior conversion with full MEP coordination, owner-supplied equipment integration, and self-performed scopes for quality and efficiency
Moline, IL – 2,450 s.f. interior buildout with demolition, system installations, and seamless coordination with owner vendors
