No compromise on open plan design with discreet fire suppression system Waterlooville in South Hampshire boasts a variety of substantial detached houses built in the 1970s. Updating one such fivebedroom property with a contemporary layout and look presented the owner and his architect with a design dilemma.

T

he £250,000 refurbishment was designed to create more space and light within the original twostorey structure. This involved converting the generous loft space to form a home office with a separate dressing room and en suite bathroom, and removing a wall on the ground floor to open up the area containing the kitchen, dining room and hall entrance. Other elements of the project included enlarged oblong windows to the front at first-floor level, and bi-folding glass doors to the rear terrace and garden. However, as the loft conversion effectively added a third floor, Building Regulations on fire safety threatened to compromise this vision. Protecting residents’ escape routes would require fire doors at each level or encasing the entire stairs, with a wall and door reinstated in the hallway on the ground floor. This would have defeated the purpose of the makeover, says the owner, Paul Smith. “Closing the whole area up would have been ridiculous. It would have completely ruined the look we wanted to achieve. And in the loft, though we could just about have fitted a cut-down fire door, it would have looked terrible.”

An alternative fire protection solution, fitting a sprinkler system, was impracticable, Mr Smith adds. “We would need a massive tank in the loft, but I no longer had a loft.” This led the architect and client to consider other ways to provide active fire suppression – and to Quenchfire. A specialist in domestic fire protection, Quenchfire is the accredited installer of Automist. This award-winning water-mist system runs off a standard mains supply, obviating the need for storage tanks and long pipe runs. Automist suppresses fires by emitting a water mist through a small sprayhead mounted on a discreet wall plate that is fed by a compact pump. Its operation is entirely automatic, controlled by a reliable heat sensor, which is not susceptible to false alarms triggered by cooking.


“Apart from the small nozzles on the wall, you wouldn’t know the Automist system was there,” Mr Smith observes. “From the top of the house looking down, it’s very open, spacious and minimal with clear, straight lines. We’re very pleased.” Paul Smith, house owner. Each pump feeds one or two emitters, protecting an area up to 32m2. Two emitters were installed in the dining area and hallway by the stairs of the Waterlooville property. A third spray emitter protects the converted loft, where both pumps are concealed in a cupboard under the eaves. Automist can be retrofitted where necessary. As it was specified early in this project, the pumps and associated pipework and electrics were installed in a first fix. The spray nozzles and wall plates – specified in a chrome finish to complement light switches and plug sockets – were added after decorating, when the system was commissioned. The Automist installation satisfied both building control and the expectations of the client. Armstrong Ceilings fly out of Farnborough The 2014 Farnborough International Airshow made use of both of Armstrong’s recycling schemes.

A regular user of Armstrong’s End-of-Life recycling scheme for the ceilings of the show’s temporary corporate hospitality and business chalets, 2014 saw the first time it used both of Armstrong’s pioneering schemes.

Some 3,000m2 of mineral tiles were recycled for SDD|GES by Hampshire-based ceilings and partitioning contractor RSD Systems Ltd. The Portsmouth branch of specialist supplier SIG Interiors helped load the pallets onto the trucks.

Armstrong was first brought in to recycle its suspended ceilings at the 2008 airshow by the event’s largest independent chalet fitting contractor SDD|GES and back then saved a total of 2,600m² (or 10 tonnes) going to landfill.

David Humphreys, operations director at SDD|GES, said: “We specify the Armstrong tiles for a variety of reasons including their aesthetics, acoustics and ability to resist the higher levels of humidity on site, an element that is supported by a lifetime guarantee.

This year, Armstrong recycled five times that - a total of 13,400m2 (or 55 tonnes) of its mineral ceiling tiles. Some 1,200m2 or 4.5 tonnes were recycled from the off-cuts of the new tiles being installed before the show. Another 12,200m2 or 50 tonnes came from the tiles being dismantled at the end of the show. After dismantling, the palletised mineral tiles, as well as 20 bags of ceiling off-cuts, were collated in a holding area in the exhibition hall then transported by a total of eight Armstrong trucks back to the company’s plant in Gateshead, Tyne and Wear, where they are broken down and used as the raw material for new tiles.

In order to improve the internal layout, increase the acoustic performance and update the thermal performance, a blank sheet approach was needed to ensure the opportunity was maximised.

As all properties needed to be complete in a short period of time to allow displaced residents to return home as soon as possible, we needed an efficient and affordable solution that could be installed in situ with the minimal disruption to residents. Furthermore, we anticipate delivery in the coming months of a new adjustable steel mould from the Continent which will expand our capabilities greatly. The new mould will allow us to offer some of

the more complex stair designs (which we currently manufacture using the traditional method of custom timber moulds) in a steel mould. The upshot is that we will be able to respond more quickly to orders and deliver a first class finish. An additional bonus to manufacturing in this way is that we can incorporate customised stair recesses and nosing which is something our clients have been repeatedly asking for.

Warm and Peaceful Living above the 24/7 Society Regent Street is having a makeover. Many of its properties are being rejuvenated and a recent example is the conversion of two disused office buildings; Albany House on Regent St and the other in Mortimer St.

hese have been redeveloped to create twenty four high-spec, luxury apartments a stone’s throw away from some of London’s most desirable attractions. Being Grade II listed, the original single glazed sash windows could not be altered in any way so careful thought had to be given to dealing with traffic noise, drafts and heat loss associated with older windows. MSMR architects approached Selectaglaze to assist in developing a solution. Secondary windows fitted with a gap of 100-200mm will achieve noise reductions of at least 45dB. The frames are bespoke and tightly sealed which almost eliminates uncomfortable drafts and the use of thermally efficient low emissivity glass reduces heat loss by more than half to give a U-value of around 1.9. Selectaglaze developed a range of designs to meet the performance requirements and to be sympathetic with the overall design. This included one particularly noisy balcony which was treated with large hinged secondary doors glazed with 10.8mm laminated glass. Serpentine Gallery glazing is as pretty as a picture Armed with a mini crane and an array of vacuum lifters, GGR Group helped to create the spectacular looking Serpentine Sackler Gallery in Hyde Park, London.

he new Serpentine Sackler Gallery has been designed by Pritzker Architecture Prize laureate Zaha Hadid. The gallery brings this 1805, Grade II listed former gunpowder store into public use for the first time in its 208 year history. Built from a glass-fibre textile, the new tensile structure forms a free-flowing white canopy that is supported by five tapered steel columns and outlined by a frameless glass wall. Working with the structural glazing supplier for the project, GGR’s team of operators created the modern, glass wall that curves around the building beneath an undulating roof.

STATE-OF-THE-ART HOPEWOOD PARK sets new benchmarks for quality and long term value in modern mental health accommodation using Dura Cladding, composite timber cladding Deciding on a look for a new build or renovation can be a seriously stressful experience for the end client, whether they be a self builder or a multi-national organisation. Many wrestle with the dilemma of using modern materials for a sleek and fresh look or the use traditional materials such as wood. Whilst natural wood cladding represents a sizeable chunk of the wall cladding and façade market place, it is an area that must be fully understood if you are to achieve the look you want for a long period of time. That is because most timber cladding will fade significantly and begin to rot over time unless it is treated with the appropriate paint or stain at regular intervals. An alternative to using natural timber comes in the form of composite timber cladding. That is where natural wood flour is used within a composite mix to create a material that is more suited to battling the elements over an extended life cycle in all weather conditions. The design idea was to use a cladding material commensurate with the state-ofthe-art design brief but yet would be ‘at one’ with nature. Natural wood cladding is the obvious choice but this would require significant maintenance and its appearance would change significantly over time as the wood weathers. The natural wood look and texture of the composite Dura Cladding enhanced the feeling of tranquillity and connection with the local landscape; its defining use was on several different types of wall façade as well as cladding for soffits and under ceilings. BRETT LANDSCAPING PROVIDES A‘NATURAL’ PAVING SOLUTION FOR POLICE TRAINING CENTRE A new training school, developed for West Yorkshire Police in Carr Gate, Wakefield, has recently had its external landscaping completed using UK sourced natural stone, single size Fens Moss Yorkstone paving along with Omega block paving in Burnt Oak – another impressive project that’s been undertaken using the design and supply services of Brett Landscaping. The building, which has been developed by Interserve, has been purposefully designed to accommodate facilities for West Yorkshire Police training including crime, driver, IT, recruit, firearms and public order. After a comprehensive design and build process, the completed training school is notable for the use of cedar cladding to complement the surrounding environment. During construction, it was felt that the building’s striking design merited a landscaping solution to equal its appearance; however, associated plans had not been drawn to accomplish this aspect of the design.

To meet this requirement, a paving partnership had to be established, as James Derry, Procurement Manager at Howard Civil Engineering, the development’s groundworking contractor explains: “As groundwork contractor, it became part of our remit to specify and install a product of appropriate material and size to complement Interserve’s excellent landscaping drawings.”

Brett Landscaping was recommended due to its proven experience in supping paving for civic buildings. The company presented Howard Civil Engineering with a portfolio of product choices to enhance the area. Each option would provide appropriate drainage and allow maintenance to be both feasible and realistic, once the chosen solution had been installed. From these suggestions, Howard and Interserve selected 1,200 sq.m of Fens Moss, a Yorkstone flag paver from the Brett natural

stone range. It was felt that Fens Moss, a fine grained Yorkstone, blue / grey stone, supplied as a single sized flag, as opposed to the more typical approach using a constant gauge but with random lengths, thereby helping to create a unique aesthetic for the project. This was matched with 600 sq.m of Omega block paving in Burnt Oak for a pedestrian ramp to provide the perfect finish to complement both the building itself as well as the surrounding Yorkshire landscapes. “From assessing the site, and working with Howard Civil Engineering to adhere to the budget, we knew the best recommendation would be to install natural stone slabs, of appropriate size to sit effectively within the building’s design. We then worked to design and supply the right solution, efficiently, and to budget,” explains Jamie Gledhill, Civils Sales Manager at Brett Landscaping. Turn Key’s specialised design removes the need for hotel leak detection The installation of a new air conditioning system into a Buckinghamshire hotel is demonstrating how the clever use of design and specification can remove the need for leak detection equipment in occupied spaces. PACAIR also helped ensure that the equipment design was modular to allow the hotel to continue trading during the refurbishment and minimise the disruption to both the business and its guests. This is where the unique two-pipe, heat recovery City Multi system comes into its own as it provides much more flexibility of design and installation. “Each room is fairly unique so we also had to ensure that the design was flexible enough to cope with the different sizes and layouts,” said

he Crowne Plaza, Gerrards Cross is a 147-bedroomed hotel and conference centre which has undergone a complete refurbishment having been bought by the Cairn Hotel Group. Specialist air conditioning contractors, Turn Key Air Conditioning Ltd has installed a Mitsubishi Electric City Multi heat recovery system into the hotel, to offer guests the ultimate in modern comfort and style. Current legislation restricts the use of refrigerants in buildings, with EN378 in particular intended to minimise possible hazards to persons, property and the environment from refrigerating systems and refrigerants. Under EN378 legislation, which is particularly applicable for hotels, leak detection equipment must normally be provided if, in the case of R410a, a concentration of 0.44 kg/ m3 refrigerant could be exceeded, if all of the refrigerant from a system were to leak into a single room. Turn Key has developed an on-going relationship with The Cairn Group since providing maintenance service and advice on the Newcastle International Hotel. Swirles and his team have extensive hotel experience and this gave the Cairn Group the confidence to bring Turn Key in at an early part of the design process. “We worked closely with The Cairn Group from day one to design a system that meets all requirements in terms of guest comfort, energy efficiency and legislation,” explained Mitch Swirles, Managing Director of Turn Key Air Conditioning Ltd. In close association with Mitsubishi Electric Value Added Reseller (VAR) PACAIR, Turn Key designed the system with the minimum amount of refrigerant in each bedroom to comply with EN378.

THE LONDON HaIR GROUP revamps its London showpiece salon with the help of Oakland Projects Well known London-based hairdresser and visionary, Keith Warner, the owner of THE LONDON HaIR GROUP, has just refurbished and revamped his showpiece salon based in the heart of West London at High Street, Ealing Broadway.

T

o ensure that the premised exuded an eclectic look, Keith appointed bespoke shopfitters and builders, Oakland Projects, one of London’s sharpest exponents of refurbishment and renovation, and at the cutting edge, just like Keith Warner.

Oakland Projects Ltd has over 25 years’ experience in bespoke construction, shopfitting and refurbishment contract work for many blue chip clients. The company is based at Leven, near Beverley in East Yorkshire and central London. The company had just six weeks to carry out the makeover with the minimum of disruption, however Oakland prides itself on its phased innovative and enviro-friendly approach to all retail refurbishment, while completing jobs on time and within budgets. What Keith envisioned was the idea of bringing the outside, inside. Block stone walls and weathered brick walls with period window openings that featured mirrors instead of walls, plus a screeded floor specially treated to make it look like exterior concrete, all helped to create a street scene. Elaborate but fake corbels jutting from the stone brickwork provided a period finish, while a newly installed mezzanine floor installed by Oakland Projects meant extra space within the building for a nail parlour, beauty salon and luxury massage area with the hair studio at ground level. The ceiling was finished in black and chandeliers were also installed along with air conditioning. The complete refurbishment has created a boom in business for THE LONDON HaIR GROUP and now the company plans to

extend into the City of London and trendy Notting Hill. SPRA launches generic BIM objects on the NBS National BIM Library The first trade association to receive RIBA recognition With the 2016 Government-imposed deadline for BIM use on publiclyfunded projects approaching, awareness of BIM and adoption rates among specifiers is growing rapidly, with almost half of respondents sourcing BIM objects from a specialist BIM library according to the findings of the latest NBS National BIM Survey. The Single Ply Roofing Association (SPRA) is the first trade organisation to have its BIM objects included on the NBS National BIM Library. Launching seven most commonly used roof build ups - which are ideally suited for the use of single ply systems on flat, pitched or curved roofs - these BIM objects can be switched to a specific manufacturer’s product as the project progresses. With commitment to BIM there are real opportunities to deliver improved buildings at the heart of the community (schools, hospitals, sheltered housing etc.) alongside the project supply chain benefiting from standardised information and collaboration enabling better decision-making, improved productivity, increased efficiency, competitive advantage and higher profitability.
