Whether we are providing real estate development services, constructing beautiful, high-performing buildings or creating great tenant experiences as property managers, we are focused on responsiveness, exceptional service, innovation and value. It seems fitting, then, that the theme of our 2023 “Year in Review” is Building Value. We start by listening. Every client is unique. Their needs can change over time, and new innovations in design and construction offer better solutions to the problems they face. At Rockford, we work hard to understand our clients’ business, knowing that the spaces we create can greatly impact their success. Our team brings expertise in the markets we serve – education, health and well-being, manufacturing and industrial, multi-unit and senior living, retail and office – and new ideas and approaches that align with our clients’ needs. But what truly differentiates us is the breadth of services we provide. In the past year, we served our clients through site selection and approvals, entitlements and incentives, planning and design, facilities assessments, construction management and design-build, self-perform trades, property and facilities management, and capital planning and asset management. When it comes to space, our capabilities are all-encompassing. Clients can access some or all our services under one roof, allowing them to focus on their core business. More importantly, we bring a broader view of the full life cycle of the built environment. Regardless of the services required, our entire team views the project from inception to completion and throughout building optimization. We understand initial costs and functionality, long-term maintenance, operations and flexibility, and the value created over the useful life of the building. That makes us strong partners in supporting our clients’ brand, business and bottom line. With the same synergistic approach they take with their business, Twisthink created a dynamic and collaborative office space on the seventh floor of the Doug Meijer Medical Innovation Building. Natural light pours through the floor-to-ceiling windows, warm hardwood invites collaboration and comfort, and world-class technology offers opportunities for out-of-the-box client solutions.

ROCKFORD CONSTRUCTION

MEIJER DISTRIBUTION CENTER #888 Newport, MI | 375,000 sq. ft. Services Provided: CONSTRUCTION MANAGEMENT DESIGN-BUILD

Standing at 80 feet tall, Meijer Distribution Center 888 will leverage its 375,000 sq. ft. of space to house massive racks, conveyor systems and pallet packing technology once complete. With nearly 18,000 cubic yards of concrete and 190,500 sq. ft. of insulated metal panels, this facility will allow for large open bay spans to accommodate loading dock traffic and impressive automation equipment. Using Building Information Modeling (BIM), the Rockford team began working with key stakeholders immediately to help define the space and fast-track construction. The automated system within the distribution center will allow the building to run around the clock, shipping and distributing immense quantities of goods to help support the consumer grocery demand. This facility will serve and impact Meijer stores throughout Ohio, Indiana, Michigan and more.

WAYNE STATE UNIVERSITY HILBERRY GATEWAY THEATRE Detroit, MI | 98,214 sq. ft. Services Provided: CONSTRUCTION MANAGEMENT

The Hilberry Gateway Theatre at Wayne State University underwent an impressive transformation, enhancing its existing 60-year legacy of performing arts education. The project encompassed the new construction of a 513-seat main theatre boasting an intricate 80-foot fly tower, built-in sprung dance floor, trap orchestra lift and production wing featuring a scene shop, costume area and sophisticated A/V support. Floor-to-ceiling windows encapsulate the lobby, creating a beacon that welcomes guests into the new space in the heart of Midtown. Wayne State’s existing theatre was renovated and transformed into a 311-seat studio theatre, the Gretchen C. Valade Jazz Center, which also features the 110-seat Jazz Underground. The state-of-the-art features and carefully designed space serves as a training ground for performing arts professionals. The Hilberry Gateway Theatre is Detroit’s new destination for the arts.

GRAND RAPIDS PUBLIC SCHOOLS INNOVATION CENTRAL HIGH SCHOOL & MONTESSORI ELEMENTARY SCHOOL Grand Rapids, MI | 330,000 sq. ft. Services Provided: CONSTRUCTION MANAGEMENT

When thinking of sustainable facilities, historic sites are often overlooked. However, when planned thoughtfully, historic preservation and sustainability can go hand-in-hand. Grand Rapids Public Schools’ Innovation Central High School and Montessori Elementary School are registered as a Michigan Historic Site and serve as Michigan’s oldest functioning schools. Originally constructed in 1910 with subsequent additions in 1927, 1937 and 1982, Rockford maximized the opportunity to restore the existing character while utilizing sustainable construction practices. Updates included new HVAC systems, high-efficiency windows that match the existing historic façade, new interior millwork and furnishings, and auditorium upgrades, while also preserving much of the site’s original materials. The restoration of these important schools also preserves the legacy of notable alumni such as First Lady Betty Ford, astronaut Roger B. Chaffee, and others, reminding current students that they too can go on to accomplish greatness.

BIRMINGHAM PUBLIC SCHOOLS DERBY MIDDLE SCHOOL & WEST MAPLE ELEMENTARY SCHOOL Birmingham, MI | 290,000 sq. ft. Services Provided: CONSTRUCTION MANAGEMENT

Wrapping up the third year of a multi-year bond program for Birmingham Public Schools, Rockford made significant progress within several buildings. Derby Middle School saw upgrades to its HVAC infrastructure as well as architectural improvements. Electrical and lighting upgrades throughout the building increased visibility in classrooms which lends itself to a more conducive learning environment for students. In order to create efficiencies within the kitchen at West Maple Elementary, a completed renovation offers better workflow and improves meal capacity for staff members. Additional improvements will include renovations, architectural, security updates, site improvements and more for a total of 11 buildings throughout the district.

Construction projects, especially now, are facing unforeseen challenges that they did not face years ago — supply chain issues, staffing issues, transportation issues and more. Athletics can have many positive benefits for students, including physical, mental and social well-being. West Catholic High School understands the profound impact sports can have on children and underwent upgrades to its baseball and softball fields, as well as eight post-tension tennis courts. The improvements at the athletic facilities also featured updated bleachers, press boxes and enhanced Americans with Disabilities Act (ADA) accommodations to improve accessibility and enrich visitor and community experiences.

For over 125 years, VS America has been focused on manufacturing quality furniture for schools and offices around the world. Cultivating an innovative space for learning, VS offers highly innovative furnishing solutions for a variety of spaces. By offering an open floor plan, with strategically placed lighting and ample natural light, the renovated space allows for an impactful solution to showcase current pieces of furniture to clients.

WARNER NORCROSS + JUDD Lansing, MI | 5,700 sq. ft. Services Provided: CONSTRUCTION MANAGEMENT

This 5,700 sq. ft renovation refreshed the existing space of Warner Norcross + Judd. While the building remained fully open and operational during construction, Rockford worked diligently to minimize disruption to day-to-day operations. The space also included new high-rated Sound Transmission Class (STC) glazing, lighting and an updated reception area. Close attention to soundproofing was considered to ensure client privacy. The renovation gives the office a modern feel, while also providing enhanced functionality for staff and clients.

THE BRIDGE AT DOUG MEIJER MEDICAL INNOVATION BUILDING Grand Rapids, MI | 19,343 sq. ft. Services Provided: CONSTRUCTION MANAGEMENT PROPERTY MANAGEMENT REAL ESTATE DEVELOPMENT

Acting as a business incubator, The Bridge at Doug Meijer Medical Innovation Building offers various resources to entrepreneurs in the healthcare industry. Set within Michigan State University’s Grand Rapids Innovation Park, the space provides a unique opportunity for those seeking to expand their endeavors in an innovative atmosphere. From the open, collaborative spaces, to more private office settings, The Bridge offers something for everyone in the center of Grand Rapids’ booming Medical Mile. With nearly 20,000 sq. ft. of space, it boasts a collaborative energy that will help the West Michigan medical innovation sector grow.

CELESTE SALON & SPA Grand Rapids, MI | 5,948 sq. ft. Services Provided: CONSTRUCTION MANAGEMENT SELF-PERFORM TRADES

Located within the iconic Amway Grand Plaza Hotel in the heart of downtown Grand Rapids, Celeste Salon & Spa offers a luxurious experience for guests. Rockford renovated the entire 6,000 sq. ft. floor to accommodate the full-service salon and spa, boasting high-end finishes and the ultimate experience of tranquility. The complete remodel included the transformation of five treatment rooms, dry sauna, hair salon, hot tub and nail salon, along with indoor and outdoor relaxation areas. With sophisticated and warm interiors, the space also features handcrafted custom carpentry pieces.

AMWAY CORPORATE TREEHOUSE Ada, MI | 16,000 sq. ft. Services Provided: CONSTRUCTION MANAGEMENT SELF-PERFORM TRADES

With more than 16,000 sq. ft. of dedicated common space for employees, Amway had a vision to transform existing areas in its World Headquarters into a modern-day innovation hub. The construction logistics of this new space required a high-level of sophistication and collaboration as Amway offices remained fully open and operational. The Amway Treehouse now serves as the central hub between three main corridors and features a coffee bar, flexible, collaborative meeting spaces and conference rooms, along with areas that support independent work. The Amway Treehouse encourages team member collaboration in a beautiful environment while fostering opportunities for innovation and creative ideas to take place.

GRAND RAPIDS ART MUSEUM CREATIVE LEARNING CENTER Grand Rapids, MI | 11,800 sq. ft. Services Provided: CONSTRUCTION MANAGEMENT SELF-PERFORM TRADES

Bringing more immersive opportunities to the community, the renovated Grand Rapids Art Museum Creative Learning Center offers a variety of interactive activities and doubles as an event space. Rockford’s self-perform trades team worked while the museum remained fully active, and the resulting space now features the new Discovery Gallery, classrooms, welcome center and volunteer lounge. The Creative Learning Center entrance was also relocated to the main level of the museum, providing easier accessibility. Additional improvements throughout the museum included a new stairway, an inverted roof system to prevent leaks and condensation risks, and renovation of the existing library and second-floor offices. The result of Rockford’s work has expanded The GRAM’s dedicated education space by 50% and will enhance the visitor experience.

MACOMB COUNTY BOATHOUSE Harrison Township, MI | 12,516 sq. ft. Services Provided: CONSTRUCTION MANAGEMENT

Located along Lake St. Clair in Harrison Township, the Macomb County Sheriff Marine Division Headquarters plays a vital role in keeping the community safe across more than 30 miles of shoreline and numerous smaller lakes. The division was created in 1956 to respond to a growing population in the area and increased use of the local waterways; however, their building had not been updated since 1985. Outfitted with the right tools and resources to serve the community, this new facility allows the team to continue their proactive water patrol presence, boater education and other water enforcement. The impressive, modernized headquarters includes administrative offices, dispatch, locker rooms, a boat garage with five adjustable boat wells, a maintenance garage with dive team facilities and more.

COVENANT COMMUNITY CARE JOY ROAD Detroit, MI | 10,000 sq. ft. Services Provided: CONSTRUCTION MANAGEMENT

As part of the City of Detroit’s investment in the revitalization of the Cody Rouge neighborhood, Covenant Community Care consolidated its operations into one new facility to better serve the community. The 10,000 sq. ft. single-story health center provides medical, dental and behavioral health services to approximately 10,000 people per year, regardless of their income or insurance status. In addition to the health services, the new facility offers an outdoor event plaza for community events as well as a quarter-mile, universally accessible walking trail. These elements further illustrate Covenant’s mission of patient total wellness.

For over a century, the historic, eight-story “Steketee’s” building on Monroe Center has been a vibrant part of Grand Rapid’s rich history. Built in 1915 to meet the demands of the growing city, the dry-goods retailer was a staple in the West Michigan community for many decades. Over the years, various tenants have occupied the space, including Blue Cross Blue Shield of Michigan, who sought improvements and upgrades to its facilities. Two floors of the building were completely renovated, including doors, frames, hardware, millwork and more, breathing new life into the century-old historic building.

COREWELL HEALTH BRASS WORKS BUILDING Grand Rapids, MI |155,000 sq. ft. Services Provided: CONSTRUCTION MANAGEMENT SELF-PERFORM TRADES

The iconic Brass Works Building stands as a cornerstone in the North Monroe corridor of downtown Grand Rapids. Built in 1904, the four-story building housed West Michigan’s leading manufacturing company, Wolverine Brass Company, until 1986 when it closed. Since then, the building has been home to many notable Grand Rapids businesses over the years. Throughout the impressive 155,000 sq. ft. renovation the first phase of Corewell Health Place, preservation of the original structure can be seen in nearly every room. From the large windows to red brick and hardwood floors, every inch of the building has a story to tell. Several fire doors, original to the 1904 building, decorate the space. What was once part of the fire protection system is now a nod to the past life of the Brassworks building. By preserving these unique features and adding modern finishes and new technology, dynamic spaces and offices were created to provide a diverse and inclusive workspace for Corewell Health team members.

Utilizing special imaging techniques, nuclear cameras are used to detect radioactive energy that is emitted from a patient’s body and convert it into an image. These machines are critical to Corewell Health’s patient care at their United and Gerber Hospitals. Remodeling both facilities to include new HVAC, electrical and plumbing allows for an enhanced patient and staff experience, while the updated architectural finishes throughout the space provides a cohesive look.

HONIGMAN LAW OFFICE Grand Rapids, MI |14,000 sq. ft. Services Provided: CONSTRUCTION MANAGEMENT SELF-PERFORM TRADES

Having relocated its Grand Rapids office, Honigman Law chose to beautify its new space through a transformative renovation. New lighting spans across the 14,000 sq. ft. office space, highlighting the intricate millwork, updated flooring, freshly painted walls and more. Adding new technology throughout the space allows for seamless transitions between meetings and improved workflow. In addition to the improvements in the boardroom, café area and offices, the lobby displays a feature wall composed of 12-foot panels.

As a premier senior living community in West Michigan, The Vistas compliments the Beacon Hill campus with high-end finishes in a relaxing environment. The beautiful and luxurious independent living facility, nestled in the East Grand Rapids area, promotes interaction between neighbors and a tight-knit community. With an emphasis on comfort, natural light, privacy and sound control, the spacious living spaces were customized to fit the needs of every resident. One- and two-bedroom units have beautifully appointed features and amenities, including granite countertops, large walk-in closets, custom kitchens and private balconies and patios.

MEIJER GROCERY STORE #23 Lansing, MI | 200,000 sq. ft. Services Provided: CONSTRUCTION MANAGEMENT

Completed in phases, one of the busiest Meijer locations in mid-Michigan underwent a full-store remodel. The 200,000 sq. ft. store was completely refreshed and modernized while it remained fully open and operational for customers. Improved lighting and efficient layouts provide customers an enhanced shopping experience, while allowing better flow of operations for team members. The “most popular giraffe in Michigan” also remains a local landmark as it greets customers in the store’s updated main entrance.

STUDIO PARK TOWER Grand Rapids, MI | 224,553 sq. ft. Services Provided: CONSTRUCTION MANAGEMENT SELF-PERFORM TRADES

Towering above the downtown skyline, the newest high-rise to hit Grand Rapids was topped off in the fall of 2023. Studio Park Tower will boast 25 condominiums and 165 apartment units varying between studio, one- and two-bedroom floor plans when completed in 2024. The 16-story post-tension addition was erected on top of the existing six-story parking garage, which makes it the fifth tallest building in Grand Rapids. Residents will be able to enjoy a variety of amenities, including an elevated pool, community kitchen, fitness center, co-working spaces, sauna, pickleball court and more.
