Spanning multiple stories at the Doug Meijer Medical Innovation Building, BAMF Health’s new headquarters is a testament to the groundbreaking healthcare work taking place along Grand Rapids’ Medical Mile. Collaborating closely with the BAMF team was key in constructing the space. Floors 1 and 2 house a molecular imaging clinic, theranostics clinic and radiopharmacy powered by advanced medical scanning equipment and two cyclotrons. BAMF’s global team conducts their operations on Floor 7 inside a modern office space that features high-end finishes and polished concrete along with a fitness area, kitchen and more.

Services for Every Need 430 Monroe was made possible thanks to a public-private partnership (P3), bringing enhanced speed and efficiency to the project. Rockford also leveraged a diverse array of services, including real estate development, construction, selfperforming trades and property management. Rockford’s ample expertise simplified the process for the client, allowing the Perrigo team to focus on their business as the project progressed.

The capstone of the Grand Rapids Innovation Park in downtown Grand Rapids, Michigan, 430 Monroe serves as the North American Corporate Headquarters for Perrigo Company plc. Occupying more than 60,000 sq. ft. on the top three floors of the building, the Perrigo team enjoys a modern office space that features intricate millwork, high-end interior finishes and a grand staircase that cuts across floors 8, 9 and 10. Rockford worked closely with the Perrigo team to achieve their aesthetic goals for the space while also deploying innovative construction methods – including the installation of a pre-fabricated wall panel system – to ensure the project remained on schedule.

Encompassing nearly a quarter million square feet, Studio Park Tower will bring 165 market-rate apartments and 25 condominiums to the heart of Grand Rapids, Michigan, when completed in late 2024. Work includes the construction of a 16-floor, post-tensioned structure on top of an existing 6-story parking garage. This presents a logistical challenge with limited space to work, a hurdle the Rockford team is handling through a just-in-time delivery structure on the project site. When Studio Park Tower tops out, it will be the fifth tallest building in the city and will provide residents with a variety of amenities, including a community space, fitness center, elevated pool, health room, coffee bar and more.

BEHLER-YOUNG Wyoming, MI | 100,000 sq. ft. Services Provided: CONSTRUCTION MANAGEMENT

Innovative construction approaches and locally sourced construction materials defined this warehouse expansion for Behler-Young. The project allows the company to house more goods for distribution, resulting in faster delivery to clients. Rockford installed insulated metal panel roofing to help avoid construction delays due to traditional roofing material shortages. The Ductilcrete floor is “super-flat,” allowing higher material stacking and level racking. A majority of materials including steel, site concrete, crushed concrete and roofing panels were all sourced from suppliers near the jobsite, reducing environmental impact and costs.
Value, Speed and Efficiency When traditional commercial roofing materials were in short supply and threatened to delay the construction schedule, the Rockford team suggested an innovative approach – insulated metal panel roofing. The locally sourced panels from Falk Panel helped avoid delays and reduced costs by eliminating the need to pay premium material rush fees from other suppliers, saving the client valuable construction dollars.

OAKLAND UNIVERSITY WILSON HALL Rochester, MI | 50,000 sq. ft. Services Provided: CONSTRUCTION MANAGEMENT
Oakland University created several new office and student support spaces through this renovation and addition to Wilson Hall. The finished project consolidates many student services, including admissions, registrar, financial aid, advising, disability support and more into one location. The expansion makes it easier for students to access various services throughout the building. Additional classroom and support spaces were also built, along with faculty and administrative offices and a new space for health and counseling services.

COREWELL HEALTH LUDINGTON HOSPITAL CANCER & HEMATOLOGY CENTER Ludington, MI | 7,400 sq. ft. Services Provided: CONSTRUCTION MANAGEMENT

Rockford is in the early stages of renovating and expanding Corewell Health Ludington Hospital, which provides inpatient and outpatient cancer and hematology services. The four-phase project will include the modernization of existing semi-private patient rooms into private patient rooms. Rockford will also add a new outdoor Healing Garden, allowing patients to enjoy time in a beautiful outdoor area during treatment. The cancer center will be relocated to a new area within the building. The project will allow healthcare providers to work in freshly renovated facilities where patients can be treated in private spaces with updated amenities and enhanced access to dedicated outdoor healing spaces.

ABC West Michigan Excellence in Construction Award Winner
CONTINUUM VENTURES OFFICE Ada, MI | 9,300 sq. ft. Services Provided: CONSTRUCTION MANAGEMENT SELF-PERFORM TRADES
A high-end office space with a modern, chic flair, Continuum Ventures features private offices and conference rooms along with a kitchen and lounge area. Rockford custom-produced many pieces for the project, including an 8-foot-wide, 9-foot-tall sliding barn door and 3D walnut panels that greet guests as part of the live wall in the spacious lobby. Technology-rich amenities were also a major part of the work, including in the board room, where sophisticated acoustics and a unique glass system were installed for sound containment.

HERMAN MILLER DESIGN YARD Holland, MI | 12,000 sq. ft. Services Provided: CONSTRUCTION MANAGEMENT SELF-PERFORM TRADES
Updated architectural finishes, new lighting and technology upgrades all played a significant role in the renovation of Herman Miller’s Design Yard. The work, which called for a refresh of the company’s corporate office and client experience, design studio and leadership spaces, showcases Herman Miller’s unique furniture design approach while also encouraging collaboration among designers and end users. Rockford worked alongside the design team to provide design-build electrical, mechanical and plumbing solutions.

Building Community Working alongside Amplify GR, a nonprofit dedicated to strengthening neighborhoods in the area, Rockford partnered with many minority/womenowned business enterprises on the project. Nearly 50% of the trade contractors deployed represented local WMBEs operating out of the communities where MCPC’s new facility was constructed.

Significant environmental remediation efforts and thoughtful repurposing of materials were both key in the construction of a 51,000-sq.ft. facility for MCPC, a technology logistics and data firm. The Rockford team removed an existing 250,000-sq.-ft. building from the site to make way for the new warehouse and office space, recycling roughly 80% of the materials from demolition. This included more than 18,000 tons of crushed concrete – reused for the building pad and parking lot – along with 6,300 cubic yards of repurposed soils. Rockford successfully navigated long material lead times and unique site characteristics to deliver the project on time.

Through the efforts of Rockford’s real estate development and property management teams, there is considerable buzz surrounding Grand Rapids’ Monroe Center corridor. In 2022, several new businesses opened, including Gazelle Sports, a major athletics retailer, Courage & Soar, a home and lifestyle boutique, and Monsoon Vietnamese Cuisine, a casual restaurant featuring traditional Vietnamese cooking. All openings were made possible thanks to close collaboration between Rockford’s Property Management team, the City of Grand Rapids, the Grand Rapids Chamber, Downtown Grand Rapids Inc. and other community partners. Monroe Center is now a destination for eating, shopping, community events and more.

The new Pentwater Yacht Club offers the promise of a good meal and good company for generations of members and their families. Designed by Rockford’s in-house architecture team to mimic the historic design of the previous club facility, the yacht club shines with a pier-based, over-water construction approach and features the latest in weather-resistant siding, cladding and trim. While the new building offers a modern look and amenities, the design honors the heritage of the club and of Pentwater, reflecting the historical charm the village is known for.

This multi-year, $32 million bond program includes improvements in several buildings throughout the school district, including eight elementary schools, two middle schools and Birmingham’s Covington School. Rockford is working to preserve historically significant architectural details at some locations, like Pierce Elementary School. Other updates include mechanical upgrades, security updates, site improvements and more at a total of 11 buildings throughout the district.

In seeking a transformative shift in their approach to assisting the homeless, Mel Trotter Ministries (MTM) partnered with Rockford on a major facility renovation. With a goal of going beyond providing basic humanitarian services to patrons, the work called for converting shared, dormitory-style rooms with gang showers to individual, semi-private suites. The updated living quarters offer a more private experience. They also provide a strong foundation for MTM’s new programming, which is designed to better support guests as they endeavor to leave homelessness forever. In addition to the renovation work performed in an occupied space, Rockford also added a third floor to the building. Efforts will continue throughout 2023 as additional phases are completed.
The Rockford team was challenged with ever-changing conditions and unknowns regarding construction and renovation work at Mel Trotter Ministries. Each took it on with their very best effort, stretching their skills to the max – often well above the call of duty. This project has significantly improved and changed the heart of the Mel Trotter organization.

After decades of building and remodeling hundreds of Meijer supercenter stores, our dedicated Meijer team is wrapping up new concept stores for the Midwest grocery leader, including these more compact, grocery-focused stores in Metro Detroit. The first of their kind, these “grocery” format stores are smaller than the larger retail/merchandise supercenters and will be grocery-forward, offering fresh produce, fresh meat, dry grocery items and a bakery in a condensed, quick-to-navigate layout. The locations will also feature departments such as baby, pharmacy, pets and cards/floral.

Building Trust Rockford’s long-standing relationship with Meijer goes beyond new stores and renovating older locations. Our grocery team launched urban “market” format stores for Meijer, and our industrial team continues to expand their presence in the Midwest with state-of-the-art automated distribution centers in Michigan and Ohio.

Meijer Distribution Center 807 is a stateof-the-art space that allows Meijer to take grocery and general goods distribution to an amazing new level of speed and efficiency. The Rockford industrial team, working in concert with Meijer’s automation contractor, Witron, constructed this 400,000-sq.-ft. facility to exacting specifications to accommodate the massive racks, conveyor systems and pallet packing technology inside. The automated system allows the building to run around the clock, shipping and distributing immense quantities of goods to Meijer stores throughout Ohio, Indiana, Michigan and more.

CALEDONIA COMMUNITY CENTER Caledonia, MI | 47,420 sq. ft. Services Provided: CONSTRUCTION MANAGEMENT

A unique partnership between Caledonia Community Schools and the YMCA – the first of its kind in the U.S. – will provide a slew of benefits at this new athletic complex and community space. The two-story facility features a healthy variety of amenities, including an eight-lane competition pool, three-lane leisure pool, spa, splash pad, multi-purpose room, gymnasium, group fitness room, track and more. Rockford is also leading significant site work on the project, widening an adjacent roadway to better accommodate traffic in the area.

EDEN HOUSE Fort Myers Beach, FL | 46,000 sq. ft. Services Provided: CONSTRUCTION MANAGEMENT
Hurricane Ian made landfall in Florida in late September near Fort Myers, damaging and destroying many buildings as it swept ashore. Rockford’s team based in Estero, Florida, about 20 miles south, jumped into action quickly to assist clients whose properties had been damaged by the storm. At Eden House condos, repairs and renovations are taking place to bring the 35-unit, seven-story building back into good condition after the storm, including moisture remediation and mechanical, electrical, plumbing, roofing and fire protection work.

Rockford helped Northview Public Schools move ahead with a major multi-building renovation program, including generating community support to help pass the district’s $36 million bond vote before construction began. Rockford’s team conducted in-depth facilities assessments on half a dozen buildings and more than a quarter million square feet before renovating classrooms, building entrances, fine arts facilities, athletics spaces and more. The bond also included new furniture and technology, buses and the replacement of mechanical systems at multiple buildings to add air conditioning. The result is healthier, more efficient learning environments.

Our medical device manufacturer client’s new warehouse expansion adds 200,000 sq. ft. of racking and storage space along with office and break room space to an existing structure. The precast concrete construction includes 45 new dock doors and an expansive interior material racking system. Inside, the building boasts a pair of overhead cranes, one 200 feet and one 50 feet in length. Rockford leveraged an alternative roofing process to avoid material shortages during construction, and the building can maintain internal temperatures of roughly 70 degrees through use of energyefficient design and passive cooling systems.

MEDICAL TECHNOLOGY COMPANY (CLEAN ROOM) Portage, MI | 5,000 sq. ft. Services Provided: DESIGN/BUILD
Rockford deployed a Design/Build approach and Building Information Modeling (BIM) Level 400 to refresh a medical technology company’s office space in Portage, Michigan. Work on the project included a 5,000-sq.ft. clean room with an ISO 7 rating. The clean room is used for packaging specialized surgical equipment. It is equipped with a gown up and gown down room, automatic sliding glass doors which create an airlock and 126 HEPA air filters to maintain stringent environmental and cleanliness standards.

The site of a historical cold storage building in Detroit’s Eastern Market District will soon be home to a multi-purpose facility hosting a restaurant, office space and more. Masonry restoration represents a large portion of Rockford’s efforts at 2529 Orleans. Our work includes repair and alteration of existing masonry elements along with installation of new components. Additionally, a massive, 24-foot-long by 24-footwide by 20-foot deep concrete block weighing more than 1 million pounds was removed from the site as part of the internal excavation process. The Rockford team is preserving many architectural elements of the building, helping to maintain the historical feel of the property as it undergoes significant enhancements. The building will also be home to Rockford’s Detroit team in 2023.

The Corewell Health Center for Transformation and Innovation will be the new central home for the thousands of office staff who help one of Michigan’s major health system providers run their wide array of medical facilities throughout the region. The office hub will include more than 300,000 sq. ft. of space over eight floors, as well as parking decks and a two-level connector bridge to a renovated four-story office building. The new campus will also include an on-site fitness facility and a large event space, as well as a pavilion dedicated to gathered learning.

Conserving Resources Corewell Health’s new building replaced an old one with massive solid concrete foundations. Rockford’s team saw an opportunity for reuse, crushing and repurposing more than 20,000 tons of the old concrete for the new building and parking decks. This reduced overall material, landfill waste and trucking miles – all of which are good for the environment.
