THIS MONTH’S GUEST EDITOR IS MARK AUDINO, THE PARTNER AT OUR NEW CROSS OFFICE As the Branch Partner at our New Cross office, I’m delighted to guest edit this issue. Our office is approaching the end of its second year and has already built an excellent reputation. The team have a brilliant knowledge of the local area, which we’d like to share with you on page 4. The property market in New Cross and across the Group’s network has been particularly interesting in the last 12 months. It is constantly changing from area to area and even road to road. It has never been more critical to use a local estate agent with its finger on the pulse and a physical presence. It’s not acceptable to be dealt with by a rep that you only get to see once and who is often uncontactable. When the market is changeable, every sale needs a degree of tenacity to see it through to a happy conclusion. You’ll need expertise to skilfully negotiate prices, Sales Progressors to broker relationships with other agents, solicitors and mortgage lenders involved, and staff who keep in touch with you from day one until the keys are handed over. There’s a handful of different ways to sell your home but full service agencies are the most successful, and The Robinson Jackson Group continues to lead the way. NEW CROSS Every issue we focus on one of our local areas. This time we look at New Cross – a London suburb in the Lewisham Borough, located between Deptford, Peckham and Nunhead. Some describe New Cross as the ‘Shoreditch of the South’ but that suggests SE14 is an imitation of another area when, in fact, it’s a unique neighbourhood of its own merit. “When we opened our New Cross office, we were ahead of the curve,” says Mark Audino, the Branch Partner at our New Cross office. “We could see that the town was going places and therefore positioned ourselves in the heart of the community - getting to know local people, trend watching and building a bank of indispensible area knowledge.” While some ‘trendy’ areas are built on hyper-accelerated

growth and rash development, New Cross’s ascent is organic and honest. The location and transport links have always been excellent, with a mainline train station at New Cross and an Overground stop at New Cross Gate. Journey times into Central London hover around the five minute mark – a redeeming feature for any commuter. New Cross’s appeal, however close it sits to the capital’s centre, is its individuality. SE14 is less than seven miles from the West End, yet it is refreshingly different in every way. One-off restaurants with a cult following, entertainment venues where breakthrough artists cut their teeth and a firm rejection of the cloned High Street look keeps New Cross feeling innovative and on point. It’s widely recognised beacon of excellence – Goldsmiths, University of London – has always attracted top talent (and royalty, after Princess Beatrice studied there for three years from 2008). The higher education centre has an excellent

record in the arts, with alumni including seven Turner Prize winners and recipients of Oscars, BAFTAS, Ivor Novellos and Mercury Music prizes. An offshoot of the university is a thriving artistic quarter. The many graduates who remain in New Cross help propel the area onto a bigger creative stage. “New Cross is a hotspot for quirky takes on the norm and raw talent,” says Mark. “All it takes is a critic dining in one of our restaurants, a journalist reviewing a band at the Amersham Arms or a former Goldsmith’s student winning an award, and New Cross becomes a little more desirable.” You don’t have to be an artist, or have a beard, man bun or Brompton bike to live in New Cross. Thankfully. In fact, it has been a place for families for hundreds of years, with generations taking residence in the period properties across

SE14. “We have some fantastic Victorian townhouses that span three, four and even five stories, as well as Victorian terraced homes – some with cellars – that make great family bases. The Telegraph Hill, Hatcham Park and St John’s conservation areas are hugely popular for their proximity to good schools and parks,” comments Mark. “Some of our most-requested roads include Jerningham, Pepys, Arbuthnot, Nettleton, Hatcham Park and Casella. Here you’ll find the very best character homes, with many still needing a degree of modernisation – presenting remodeling and appreciation prospects. If you have a property in these catchment areas and are thinking of selling, we can promise there’s no shortage of buyers,” concludes Mark. “It really is a case of X marks the new property spot.”

all about... SE14 We asked the team at the New Cross branch to reveal their favourite places to eat, drink, shop and socialise in SE14.

1. Goldsmiths, University of London The Goldsmiths site has been providing education in New Cross for over 200 years, dating back to 1792. Today courses and research activities at this branch of the University of London span the arts, humanities, social sciences, cultural studies, computing, business and management. The New Cross campus is at the very heart of the community and boasts its own 101-seat Curzon cinema. Past alumni include Princess Beatrice, Damon Albarn, Sir Antony Gormley, Tessa Jowell and Katy B.

2. The Amersham Arms This Victorian pub has always been at the forefront of South East London’s live music scene but its standing on the cultural scene has grown in stature over the last decade. The Amersham Arms is a traditional pub at the front with a 300-person live capacity out the back, designed to host bands and DJs. Acts to have graced the stage and decks include Alt-J, Bombay Bicycle Club, The Vaccines, Carl Barat, Bloc Party, Primal Scream, The Coral and Terry Hall (The Specials). Food is served all day and there’s even an art gallery upstairs, called Take Courage. As well as live music, there are regular comedy evenings, poetry events and film nights.

3. The LP Bar Probably one of the most unusual venues on New Cross Road, the LP Bar’s interior is influenced by jet-set travel and the aeronautical industry. For all its quirky décor, it’s actually the drinks menu that is most stunning. Visitors can discover a wide variety of tipples at the venue’s ‘Spirit of New Cross’ monthly event, described as an ‘informal evening of learning, tasting and experimenting in the world of liquor’. Expect wines from Alliance Wine, beer from London’s craft breweries, including Partizan and Brick Brewery, bar snacks, and a hot drinks menu that includes Higgin’s London Particular coffee blend and teas from Little Sparrow Tea.

The Rosemary is an organic Hungarian café restaurant in New Cross Gate. It’s a great place to eat and appease your eco conscious, as all the meals and snacks are made from organic ingredients sourced from the restaurant’s own certified organic farm in Welling, from Keats Organics and from a number of other organic businesses. As well as a mouthwatering menu and a juice bar, The Rosemary has a regular events programme, featuring Hungarian folk music and craft beer tasting, among others.

6. New Cross & Deptford Free Film Festival This free neighbourhood film festival aims to bring New Cross people together to watch films they might not have seen before in locations they may never have visited. Many of the screenings take place in SE14’s green open spaces, and local filmmakers are invited to submit work in order to preview it to their immediate community. The next New Cross & Deptford Free Film Festival will take place in the spring of 2017 but until then, there are special screenings during autumn and winter 2016 to celebrate 40 years of the Race Relations Act.

7. Flour Power City Bakery This award-winning organic bakers is tucked away on New Cross’s Elizabeth Industrial Estate but supplies bread, rolls, cakes and pastries to some of London’s top restaurants, delicatessens, coffee shops and farmers’ markets. Although you can’t go there to buy bread direct, you can drop by Peckham or Blackheath farmers’ markets to get your flourbased fix. Look out for unusual bakes such as seaweed, roasted potato with rosemary and nigella seeds, lavender and chili, and rye, raisin and caraway, alongside more traditional loaves and rolls.

8. London Particular Café Some of the food industry’s fiercest restaurant critics have left London Particular Café fulfilled after sampling dishes from its all-day menu. Everything served is ‘classic English with a modern twist’, with a nod to artisan methods, seasonal ingredients, organic produce and small, local suppliers. The venue is open from 10am on a daily basis, with 10pm finishes on Thursdays, Fridays and Saturdays. Pop in for breakfast, lunch, weekend brunch or dinner.

4. Telegraph Hill Festival This festival is an annual focal point in New Cross. In 2016, the festival featured 125 events spread across 16 days during March. Local volunteers and performers give their time for free to make this a much-loved community event, with a very diverse programme that contains live music, concerts, open studios, art shows, interactive exhibits, classes, workshops, talks, documentary making, a radio station, open gardens and cabaret. Past highlights have included life drawing classes, a tour of New Cross’s most inspiring sheds, punk rock karaoke and an interactive murder mystery evening.

5. The Rosemary

This small venue is making a big name for itself and was voted the ‘Best Café in New Cross & Deptford’ in 2015 by Time Out magazine. Its loyal clientele has been growing ever since, with New Cross residents and those from afar flocking to sample the coffee, cakes and savoury dishes. Regular in-café events include live music, comedy, magic and even burlesque. And the unusual name? Inspired by a line that actor Peter Sellers says in the 1960s film The Party.

An interesting fact about a leading online estate agent recently came to light. Financial specialist, Anthony Codling of Jefferies, calculated that between November 2015 and March 2016, only 14% of homes listed with this particular online-only agent in three sample areas - Bournemouth, Southampton and Birmingham - had actually completed (by comparison our branches are completing on up to 90% of properties). It shows that pre-qualifying buyers and sales progression – the hard work that happens once an offer has been accepted – are vital for a successful sale. These figures are likely to be an indication of what’s happening across the country, as our own agents can testify with these stories:-

We took the property on and conducted two open days – a service generally not available with online agents - that culminated in 44 viewings. The sad thing is the online agent still charged the vendor, despite not getting anyone through the front door. In our experience, multiple viewings will always lead to better offers! All 44 of our viewings were pre-qualified potential buyers – not time wasters. It’s a stark contrast to a client of ours who had previously tried an online agent. The ‘hot prospects’ sent to him were poor – in fact one ‘buyer’ turned out to be a tenant. The online agent had failed to ask the viewer a vital question – are you looking to buy or rent?

It’s easy to get swept up with the online agency phenomenon, where fixed fees and alluring promises might catch your eye. We are finding, however, that many sellers come to us after an unsuccessful period with an online agent. While they’ve been able to get their home advertised online, viewings have been thin on the ground, and chains have unraveled when it came to steering the sale successfully to exchange and completion. Movers have found themselves frustrated with the lack of activity and unaccountability, spending hours trying to work out the best people to speak to or the right button to press on the phone - 1, 2, 3 or 10?

Fellow High Street professionals have become edgy recently when an online agency has been representing a seller but they breathe a sigh of relief when they see

No income tax for landlords

We’re pleased to report that HMRC has clarified speculation relating to the tax applied when landlords sell their investment properties.
