WHAT SHOULD YOU BE INCLUDING IN YOUR LISTING PRICE? So, you’ve decided to list your home on the market. You’ve probably enlisted the help of realtor, or at least researched what other comparable homes in your area are going for. You probably have a good idea of what your home is worth, but are you considering all the factors to include in your listing? Consider the following items, and make sure you’re accounting for them in your listing price.
Window Treatments
Furniture
When you move into your new dwelling, you’re not going to be taking your window treatments with you. But while you’re in your current home, it’s worth setting aside a few hundred dollars to replace the blinds, shutters and curtains. For a truly modern, convenient touch, install motorized shades that can be opened and closed with the touch of a button. When you’re selling your home, you can include these updated window treatments, and their installation, in your price.
Some buyers are looking for a truly turnkey home that’s completely furnished, especially in fast-moving cities like LA or New York. The furniture they see staged at your open house will help them achieve that, and they’ll likely be willing to pay extra for it. By selling your furniture and decor with your house, you may be able to increase the price of your listing.
Light Fixtures Light fixtures are usually customized for a space, so it’s better to leave them in your house. To sell them with your home, go with modern fixtures that keep the space well lit. Avoid harsh fluorescent lights and choose LED bulbs instead, which can make a room look brighter while saving energy.
Playsets Many potential buyers have kids or plan on having kids, especially if they’re first-time homebuyers. Even if your own kids have outgrown swing sets and play areas, consider keeping them in the yard. They have the potential to increase the price of your home.
Appliances Appliances can be tough to move, especially if they’re built into your kitchen or laundry room. Instead of planning to take them with you, include them in the price of your home. A word of caution: ensure the appliances match, are (relatively) new, are cleaned and look immaculate. If you’re in a pricey neighborhood, buyers want move-in ready homes stocked with higher-end appliances. Spring for expensive brands, and you may be able to get more money for your home when you sell. By taking these items into consideration during your listing process, you might be able to demand more for your home than you previously thought.

NEW DOOR Looking for a new, and relatively easy way to spruce up your home and add curb appeal? Consider updating your doors inside and out. Upgrade from that tired old entryway while adding energy efficiency and value to your home. The front door is the first thing people will see when they arrive and the last thing they’ll see before they leave. And anyone driving past your home will see your front door as well. So, you want something that looks elegant and stands out. The main consideration is the material – wood, steel or fiberglass.
Wood doors give your home a traditional, warm and elegant look that is sure to improve your home’s curb appeal. Being a heavy material, wood doors are sturdy and secure. However, they are expensive to purchase and maintain. You’ll have to stain them regularly and will have to take steps against warping and rotting of the wood. Steel doors are your “strongest” option. Nothing is more secure or durable. They are difficult to dent or bend, and virtually impossible to kick in. They also offer the best resistance to fire, warping and cracking. They can also be filled with insulation, Improving energy efficiency in the home. Fiberglass doors provide features of both wood and steel. They are available in wood grain patterns, providing the elegance of a wood door without breaking the bank. Fiberglass is also very easy to maintain. They are also energy efficient. And while those are great options for your front door, if you are considering an upgrade on the inside of your home, consider: Bifold Doors. A folding door that has several sections that fold in pairs. Bifolds are most commonly used in closets but may also be used between rooms.
Swinging Doors. This is a hinged door that swings into or out of a room and is the most standard interior door application. They are perfect to separate a kitchen and dining room – allowing ease of access while keeping the two rooms apart. Bypass Doors. A bypass door consists of two or more sections that can slide in either direction along one axis on parallel overhead tracks so that they slide past each other. They are often used as closet doors to access one side of the closet at a time. Barn Door. A trendy interior door option that uses externally mounted hardware to allow the door to slide over an opening without taking the space needed for a swinging door. Use between rooms or leading out to a patio or deck. If you’re ready to replace your doors, contact the pros for installation help. It’s not as easy as popping one off and adding one on – you’ll appreciate the experience and expertise of a professional. But with these suggestions, you’ll be on the right track of finding the perfect doors for your home.

After making an offer on a home, you’ll enter a contract, part of which should always include getting a home inspection from a licensed professional. It is recommended that any homebuyer make an offer to purchase contingent upon a home inspection that allows you to withdraw your offer if there are any major issues discovered during an inspection. More than likely, the home inspector will find problems that need to be fixed before closing. Major foundation issues and significant water damage are at the top of the list of signs to walk away from. On the other hand, there are some home defects found during an inspection that don’t have to be deal-breakers. Many of them can be fixed, and they can be used to negotiate with the seller for a lower price point or additional help with the closing costs.
Lead-Based Paint
Mold
Lead-based paint was banned in 1978, but it’s still possible that you could purchase a home that contains it if it was built before the ban. The sellers should disclose this, but the home inspector may find it, as well. It doesn’t have to be a deal-breaker: you can hire a contractor who is certified to remove lead-based paint, and the home will be completely safe.
Mold is something that no one ever wants to see in a home you put an offer on, but a little bit of mold by the shower doesn’t mean you need to back out of your offer—at least not immediately. If mold is found during the home inspection, have a qualified mold inspector look at it to determine if it is a deal breaker.
Concrete Floor Cracks Cracks in a concrete basement floor may seem like a structural problem, but this is natural and not indicative of significant damage. Small cracks occur in concrete because it’s a porous substance. These cracks can be fixed at a relatively low cost and shouldn’t be a reason for you to back out of a contract. Cracks in concrete walls, however, should give pause for concern.

When problems arise during home inspections, it doesn’t always mean you have to back out of your contract. Home inspectors will often find problems outside of their scope of expertise, so always get a second opinion from a specialist before making a final decision. In many instances, these problems are opportunities to negotiate with the seller. You can request that the seller do the repairs or ask for money to put towards repairs. Either way, hiring a licensed home inspector will put your mind at ease and help you make your final decision on a home.

5 Ways to Impress
Prospective Buyers If you think a mansion-like size, a swanky neighborhood or lavish grounds are the only way to impress visitors to your home, think again. While those characteristics can certainly be awe-inspiring, it’s really the small details that create ‘wow’ moments for guests. Consider some of the following ideas for evoking oohs and aahs from guests or would-be buyers if your home is on the market:

LIGHTING. No matter how small or ordinary your house

PAINT. The right paint color will completely change the feel of your home, both inside and out. While neutrals are both attractive and safe, being a little daring with on-trend shades will really evoke the ‘wow.’ Try one of the many popular shades of gray, go bold with a jewel tone, or create a moody tone with a muted shade of blue. Also think outside the box when it comes to how you paint— for example, instead of bright white, paint the ceiling an eyepopping color; or create a patterned effect with painted stripes in a powder room. Go for a dramatic look in the kitchen by painting upper cabinets white and lower cabinets deep navy or charcoal.

MATERIALS. Using interesting building materials in surprising places is a great way to spark interest. Try framing the interior of your front door in stone or using tongue-and-groove wood planks for a bay windowsill. Flooring is available in many unique options, such as ceramic tiles or laminates that mimic beautifully shaded wood.
