QUESTIONS TO ASK DURING YOUR PRE-CONSTRUCTION MEETING Embarking on a remodeling project is an exciting endeavor—you’re finally going to get that new kitchen or finished basement you’ve been longing for. But going under the knife, so to speak, is also a stressful prospect. That’s why scheduling a pre-construction meeting with your remodeling professional is so important. According to the National Association of Home Builders (NAHB), the pre-construction meeting is a key opportunity for the remodeler to explain exactly what will be done, as well as how the job will progress. It also provides a chance for both parties to define their expectations and flag any problems that may arise. The goal is to alleviate as many surprises in advance as possible. With peak home remodeling season right around the corner, now is the time to contact your trusted contractor or home remodeler to discuss a remodel. Here are just some of the issues the NAHB recommends you discuss with your remodeling professional during the pre-construction meeting: Are you okay with signs on your property? In addition to acting as a marketing tool, signs help contractors and suppliers locate your home. Decide now whether you will agree to this. If you have an alarm system, determine how it will be handled. Will you give the construction crew a key, or do you plan on having someone on the premises to let them in?

Ask if any utilities will be interrupted during the remodel, such as water or electric, and if so, for how long. This will help you decide whether you will need to find other accommodations for a period of time. What are your rules concerning workers using your landline for local calls? What about using your bathroom? Figure out a plan for removal of trash. Agree upon where the dumpster will be located. Discuss which areas of your home will be off limits to workers. You may discover that workers need access to certain rooms for part of the project. What will take place in terms of daily cleanup? Make sure your expectations are in sync with what will actually take place. When will work begin and end each day? Where will workers park? Once you find out, be sure to let neighbors know. Let your remodeler know what your rules are when it comes to smoking, profanity and music.

Laying all of this out in advance will help make for a smooth project and a pleasant working relationship for all. So contact your local home remodeler or contractor today to start getting everything planned out.

5 Ways to Impress

Prospective Buyers If you think a mansion-like size, a swanky neighborhood or lavish grounds are the only way to impress visitors to your home, think again. While those characteristics can certainly be awe-inspiring, it’s really the small details that create ‘wow’ moments for guests. Consider some of the following ideas for evoking oohs and aahs from guests or would-be buyers if your home is on the market:

PAINT. The right paint color will completely change the feel of your home, both inside and out. While neutrals are both attractive and safe, being a little daring with on-trend shades will really evoke the ‘wow.’ Try one of the many popular shades of gray, go bold with a jewel tone, or create a moody tone with a muted shade of blue. Also think outside the box when it comes to how you paint— for example, instead of bright white, paint the ceiling an eyepopping color; or create a patterned effect with painted stripes in a powder room. ometimes the simplest decorating swaps can yield the biggest returns. These one-hit-wonder changes will invigorate your spaces with minimal effort on your part. But be forewarned: One swap may make you want to do another ... and another. But that’s what makes decorating fun, right? Swap standard-issue pillows for something with personality.

Ditch the pillows that came with your sofa and layer in a contrasting color or pattern. But don’t toss the old pillows into the donation bin just yet. Oftentimes these pillows have reusable forms and will fit inside new covers. Or if you’re handy with a sewing machine, stitch new covers to size and you’ll save the expense of new pillow forms. Swap a cluttered, utilitarian nightstand for something prettier. Bring some luxury to your life by simply giving your nightstand a little love. Clear out the unnecessary clutter (we mean that pile of receipts and five random pens) and add a few pretty accessories that make your bedroom feel more like a retreat and less like a dumping ground. Designate a drawer for the basics, such as chargers. Swap a plain lampshade for a patterned cousin. Most lampshades are plain white, which can stick out like a sore thumb in a room where color or muted neutrals reign. Do your whole room a favor and replace these offending lampshades with something that blends in better. Swap a coffee table for an ottoman. This swap is particularly effective if your coffee table is part of a matched set with your end tables. An upholstered ottoman softens a furniture arrangement and provides another opportunity to add pattern and color. Add a large tray to the top as a stable spot for drinks and accessories. Swap silver for gold. The gold trend is here to stay, so what are you waiting for? Start small and work in a few gold accessories to a specific spot. If you want to start riding the next trend, go with copper or rose gold. Swap solid curtains for patterned counterparts. Ditch plain window treatments for something a little livelier. Keep the new curtains within the same color family as your old ones, and use the existing patterns in your room to determine the scale of the new window treatments. For example, if you have small- and large-scale patterns in your room, opt for curtains in a medium-scale pattern. Swap bulky furniture for airy pieces. Heavy, solid-frame accent furniture (such as end tables and ottomans) can weigh down a space. Replacing this dead weight with less-bulky pieces will make a space feel lighter and more refined. Swap basic hardware for a custom combination. Who says all hardware needs to be the same? Forge your own path with a mixed-and-matched set of knobs, pulls and bars. ©2022 Meredith Corporation. POWER THROUGH YOUR CLEAN-UP LIST WITH A PRESSURE WASHER

Do you have a lot to clean this summer and not a lot of time to do it? Consider pressure washing (also known as power washing). Pressure washers aren’t just for cleaning your home’s exterior before painting or getting gunk off the roof – they can be used to clean much more. While not cheap, you can purchase or rent one, or reach out to a local pressure washing service to do it for you.

Clean patio furniture. Has your deck or patio furniture built up pollen or grime this summer? Forget the scrub brush, soapy water, and elbow grease and make quick work of cleaning wood and iron furniture with a pressure washer. Just don’t spray too close. See that the washer tip is held a few feet away – otherwise it can strip paint or other finishes. Banish weeds and dead plants. If you have deep-rooted weeds or dead grass entrenched between pavestones, slate tiles, or concrete cracks in your yard or on your patio, don’t bust your knees bending down to pull them out or risk spraying harmful chemicals. Blast them with a pressure washer to remove weeds right down to the root. Restore the shine to glass. Remove the film and stains that accumulate on outdoor glass tables or windows with your power washer, making it sparkle like new again.

Make stonework gleam. While you’re removing weeds, blast the pavestones and tiles with a pressure washer to remove dirt from them as well. And quickly remove dirt and mildew from stone or concrete planters, birdbaths and garden statues by hitting them with the pressure washer as well.

Clean your deck or patio. Has your deck or patio been in high use this summer? Give it a mid-season refresh with a pressure washer to get rid of stains from things like grease from the grill. If you need to really spruce up the deck, pressure wash those fading stains away, and re-stain it. Spend more time this summer actually enjoying the weather by hiring a pressure washing service or renting one yourself. You can check off more boxes on your To Do list and even tackle your home’s exterior or roof as well.
