TOP 5 REASONS

YOU NEED A REALTOR® RATHER THAN AN iBUYER

1. Realtors have market

know-how.

Agents have a much better understanding of your market and how it works.

2. Realtors negotiate the details.

Selling your house through an agent is the best way to ensure you keep the equity your home has earned.

3. iBuyer premiums are

nearly twice a Realtor’s commission.

Working with a Realtor makes financial sense and keeps money in your pocket.

4. Realtors get you the

most for your home.

iBuyers buy your property for much less than what it’s actually worth.

5. Build a relationship

with a market expert.

You’ll be connected with a market expert for the next time you need to buy or sell.

GET “SMART” WHEN FLIPPING A HOME

Creative Living 54 Digest.indd 1

5/24/19 2:21 PM

Flipping an older home can be a great money maker and financial decision. With a little vision and some sweat equity, you can turn a once-forgotten property into a modem home with massive potential for profit. But flippers will tell you that it’s the upgrades that make the biggest difference. Trading linoleum for tile can make an outdated bathroom chic again. Painting cabinets and adding a backsplash can make a run-down kitchen feel like a chef’s dream. Even investing thousands of dollars to replace outdated appliances can be a worthwhile investment, helping a house with old bones compete with the newly built property just down the road. In addition to those upgrades, adding the right smart home technology to your next flip can make a massive difference with certain home buyers. The best part is that these upgrades are both inexpensive and easy to pull off. Here are three upgrades to consider:

Install Smart Thermostats You might not think that a thermostat would be a big deal, but the thermostats say a lot about the property. An old, outdated thermostat can be an eyesore and a reminder of a home’s advanced age, but a smart thermostat tells potential buyers that the HVAC system is up to modern standards and has been evaluated as part of a renovation. Plus, the fact that homeowners can easily manage and control the system on their smartphone is an attractive feature. Environmentallyconscious buyers are impressed by the smart thermostat’s energy efficiency.

Smart Lighting Can Change the Feel of a Space Another key upgrade to consider is perhaps one of the easiest ones to make: the installation of a few smart bulbs or a smart lighting system. Lighting can completely change the feel of a room, and today’s smart

Creative Living 54 Digest.indd 2

lighting systems offer a nearly limitless array of colors, dimness settings and light fixtures.

Security Systems Provide a Sense of Safety Modern homebuyers are concerned about security, so adding a smart security system to your property is another great upgrade that will cater directly to your buyers’ needs. Many older security systems require yearly contracts and extensive wiring. Today’s WiFi-enabled cameras and battery-powered security products are both affordable and easy to install. All you need is a few cameras and motion sensors to get started, and they’re easily demonstratable to potential buyers. It doesn’t take much to convert an older home into a modern one. Smart upgrades like these may seem like a small investment, but they can make a massive impact on the decisionmaking of potential buyers.

HOW TO KNOW IF YOU’RE PAYING THE RIGHT PRICE FOR YOUR HOME

W

ith bidding wars commonplace, and so much information on home prices available, it can sometimes be tough to know whether you’re paying a fair price for your home. If you’ re working with a real estate professional whose expertise and guidance you trust, chances are they negotiated the best possible price for you. But here are some other ways to know if you’ve paid the right price:

Creative Living 54 Digest.indd 6

5/24/19 2:21 PM

1. CONSIDER THE NEIGHBORHOOD. Location really is everything when it comes to a good real estate investment, so if you bought in a great area odds are you’ve made a good investment and your home’s value will appreciate over time. Ask your agent to show you “comparables” of what other homes in the area sold for and are valued at.

2. PAY ATTENTION TO THE INSPECTION REPORT. If the inspection report comes back with any issues that will require a major investment to repair, this should be reflected in the price you pay for the home. If the owner didn’t pay for the repair, that cost should come out of the purchase price.

3. USE AUTOMATED VALUATION MODELS (AVM) TO GET AN IDEA OF THE VALUE OF YOUR HOME AND THE NEIGHBORHOOD OVER TIME. Ask your real estate agent to recommend a couple they believe are most accurate. The AVM may reveal that while you feel you’re paying too much, the appreciation in a few years’ time makes the investment well worth it.

4. TAKE YOUR PERSONAL CIRCUMSTANCES INTO ACCOUNT. Ultimately, what you pay for the home has everything to do with your personal situation. If the location is extremely important to you, or the design or style is your absolute dream home, then the price is worth it. Taking all these factors into consideration can provide you great peace of mind or provide some necessary concern. Work with your real estate agent to determine whether you’re paying the right price – they will keep your mind at ease and provide helpful guidance. It’s also important to consider how long you intend to live there. If you’re in it for the long haul, odds are you’ll regain your investment. If you’re there for a shorter term, being able to make a quicker profit or rent will be very important. Your personal situation is a critical factor in the price you’re willing to pay.

SMART HOMES CAN HELP PREVENT BREAK-INS By Kellen Owings

10 PAINT TOUCH-UPS FOR A SHOW-READY HOME When you’re away or on vacation, the last thing you want to worry about is the security of your home. In addition to a home security system, smart home technology can help deter burglars and protect your property so you can relax with a peace of mind.

Four ways smart home technology can help are: Randomizing lights A smart burglar can quickly notice when lights are turning on at the same time in the same rooms every night. While smart to put your lights on a timer, a static schedule isn’t enough. Smart lights, however, can be set on a much more random schedule that varies from day to day and room to room, making it look like someone is actually home. Motion-activated lights Don’t just install motion sensing lights at the front door; place them near the garage, back entrances and the backyard to thwart burglars coming from any direction. Some models come equipped with a camera, two way audio and a siren should you need to sound the alarm. Video doorbell Smart doorbells like the Ring will let you know when any activity is occurring at

Creative Living 50 Digest.indd 5

your front door. Two way audio allows you to talk to whoever might be knocking, so if it’s someone who is supposed to be there, you can unlock the door and let them in. If it’s a stranger, you can tell them to leave. Turn on music or the TV You can set times for your TV to turn on or your speakers to stream music via a smart device. A device called the Harmony Hub allows you to set a TV to come on at different times each day and play TV. The sound of music or TV may be enough to scare a burglar off. By pairing the latest smart technology with a home security system, your home will be well prepared and protected while you’re away. Contact your local home security company to discover all of the options you have for security, including smart features.

Late Summer Projects to Complete Before Fall If you’re still enjoying the lazy days of summer, there are some projects you can be doing to prep your home for fall. Knocking out some small projects now will not only lessen the workload down the road but will also help you avoid the stress and expense of emergency situations in the thick of cooler weather. 1. HAVE YOUR FURNACE INSPECTED.

While the thought of heating your house in August probably isn’t at the top of your list, August is a great month to have an HVAC pro come in (before they get much busier in the fall and winter) and check for leaks, heating inefficiencies, and change your furnace filter. 2. SEAL DRAFTS.

Check around windows and doors to see where leaks may be occurring. Now is a great time to take care of patching holes and caulking around windows while the weather is still warm - you’ll be able to feel some warm air coming through any holes. 3. INSPECT TREES AND FERTILIZE YOUR LAWN. The end of the summer is a great time to do yard related tasks. Inspect the trees on your property and get rid of any dead limbs before storms hit. Also, take the time to fertilize your lawn now to help guard against winter damage. 4. INSPECT YOUR ROOF.

Before fall leaves and winter snow wear your roof down, take the time to have loose shingles replaced and any patches made.

5. TEST HOME SAFETY DEVICES.

Use this time to test all your smoke alarms, carbon monoxide detectors or fire extinguishers. Replace batteries or install new ones so you’re ready to go once it’s time to fire up the fireplace. And, speaking of the fireplace: 6. CLEAN YOUR FIREPLACE.

Chimney sweeps get very busy once the fall season is in full swing, so make an appointment to have your fireplace professionally cleaned during this off-season.

So, while you take a break from relaxing and soaking up the last bit of summer, give your home that TLC to make sure it’s ready to take on the changes fall will bring. Consider hiring a home services contractor or handyman service that can help you tackle multiple tasks like those above, or reach out to a specific provider like a roofer or chimney sweep. Getting some of these things taken care of now will let you enjoy more of your fall.

POWER SAFETY BEFORE OR A F T E R M A J O R S TO R M S When a big storm hits, potential damage to your home is top-of-mind. One of the key areas of costly damage often comes from overlooked sources of electricity. Costly damage to residential electrical systems can be minimized or avoided, while ensuring human safety by following these important steps while preparing homes for an oncoming storm. 1. Before evacuating, unplug all appliances and turn off main power sources and all electrically powered equipment. If you do not have access to the main power, contact an electrician or your electric company to assist. 2. If you have an on-site generator, test it before the storm to ensure functionality. If you have a generator, be sure to keep it outside of your home, as it produces carbon monoxide. Equip your home with a working, battery powered carbon monoxide detector as well, and test that it works before firing up the generator. Following the storm, residents, rescuers and others in the area should take additional precautions, including: xx Do not enter a home or building that has xx Locate the main panel to see if any circuit standing water inside until it is confirmed that breakers or fuses have tripped if there is no the main power is shut off. electricity upon return. xx If there are any signs of smoke, fire or water xx If there is evidence of flooding but it is difficult damage near electrical outlets, immediately to determine if the main power has been unplug all items in the area and contact an turned off, do not attempt to turn it off. Contact electrician. an electrician or the local electric utility.

Electricity is a dangerous thing, and even more so when water is added to the mix. Pre or post storm do not hesitate to contact your electrician and enlist their help to prepare or help in the post-storm damage assessment.

THINGS TO CONSIDER WHEN BUYING A SECOND HOME

P

urchasing a second residence is always a significant decision, especially if you intend to use it as a vacation home. Of course, there are many considerations to take into account beforehand, not the least of which is accounting for the associated costs of owning multiple properties for personal use. When you feel fully prepared to start looking for a second home, here are several additional factors to consider.

Creative Living 73 Digestsize.indd 3

3/24/21 11:18 AM

CATER TO YOUR LIFESTYLE While your primary residence likely caters to essential aspects of your daily life, such as proximity to schools and jobs, luxury buyers often seek a second home that supports their personal interests and provides access to a coveted lifestyle. Whether that means living in a golf community, in the mountains, or along the coast, this home should provide you and your family with a place to make special memories. ACCESSIBILITY Are you willing to hop on a plane every time you go to your vacation property? Or is it essential that it be a car ride away? It’s important to consider how, and how often, you plan to use this home. If you anticipate it being used for extended stays, perhaps you’re willing to travel a bit further, whereas you’ll probably want a weekend destination to be closer to your main residence. SEASONAL OR YEAR-ROUND For some buyers, a deciding factor when choosing between two locations can be the amount of usage that they’ll get out of the home. While some properties can only be enjoyed for part of the year, one that has year-round appeal will allow you to get the most out of it. LONG TERM GOALS Be sure to discuss how this property aligns with your long term goals with your financial planner. Whether you see it as a short-term investment or a place where you can retire someday, a second home is a significant asset that can help you to achieve your financial goals. WORK WITH A LOCAL SPECIALIST Make sure that your real estate agent has proven experience in the area. Second home markets can be significantly different from a primary market, even if they are just a car ride away, which is why it’s always recommended to work with a professional who has an intimate understanding of the location that you’re looking in.
