By getting pre-approved for a mortgage first, you’ll know exactly how much you can borrow. Your budget should also allow you to put funds aside each month for emergency maintenance. Lastly, think about any potential changes to your income you may face in the next 5-10 years, how they could affect your ability to make payments, and whether there are any safeguards you can put in place.

WHAT LOCATION? It’s not uncommon for buyers to find their perfect home, only to discover too late that the area it’s in is far from ideal. Take note of what you like about your current neighborhood and what you would change and keep this in mind. Take the time to explore the two-mile radius surrounding the property. Drive around in the daytime and at night to get a feel for it. Test out your rush hour commute to work as well. And even if you don’t have children, the school district is important for a future sale.

HAVE YOU DONE HOMEWORK? Carrying out thorough research on a property and area before you buy can take time and money, but the benefits far outweigh the cost. Look at general property values in the local area and study how they have changed recently. This will help you decide whether the asking price is fair.

With inventory low and prices rebounding, affordability has become one of the foremost housing issues—both for buyers entering the market, and homeowners looking for a new, but practically priced property after selling. According to new research, accumulating enough for a down payment can take over seven years—and even longer in pricey spots.

If the average buyer earning the median national income saved 10 percent of it per month, it would take 7.2 years to amass a 20 percent down payment on the average home in the U.S., according to an analysis recently released by Zillow. Buyers in California are in for the longest savings stretch: 18.4 years in Los Angeles; 18.3 years in San Francisco; and 21.8 years in San Jose—the longest of the markets in the report. Buyers have an easier path in Pittsburgh, where it takes 4.8 years, and in Cincinnati, Indianapolis and St. Louis, where it takes 5.1 years.

The disparity between earnings growth and home prices is substantial, the analysis shows. Incomes have increased 52.6 percent in the past 20 years, while appreciation has hit 98.6 percent.

“The simple fact that home values have far outpaced income growth, lengthening the time needed to save for a down payment, contributes to millennials’ struggles to enter homeownership,” says Skylar Olsen, director of Economic Research at Zillow. “Saving up

for a down payment can be tough, especially when the cost of everyday life outpaces the money you put into the bank. It requires good budgeting and long-term planning. It’s one reason why more and more first-time home buyers are looking to family and friends for financial help when coming up with their down payment.”

While 20 percent down is ideal by many measures, it’s not a requirement; in fact, borrowers can be eligible for as low as 3 percent, depending on the loan and their situation. For guidance, contact your REALTOR®.

“Even if you don’t have plans to buy a home in the next year or two, it’s not a bad idea to start setting aside savings for a future home purchase,” Olsen says. “It’s also important to remember that there are many options for mortgages requiring less than 20 percent down.”

TIPS TO PREPARE YOUR HOME FOR

SUMMER

Summer is almost here, which means it’s time to prepare your home for the warm weather and activities that come with it. Follow these tips to help you get ready for the summer months.

CHECK YOUR COOLING SYSTEM. Check that your air-conditioning units are running properly especially with high temperatures coming. If you have an AC unit that you run daily, make sure to wash the filters every month. This helps it run more efficiently, which in turn keeps the energy bill down.

PREPARE THE GRILL. Heat the grill for 10 minutes at a high temperature so it’s easier to scrape off built up grime and grease from the inside of the grill. Then use warm water and soap to wash the burners, grates, drip tray and exterior.

TRIM TREES. Strong summer thunderstorms can cause branches to scrape against your house or break off, causing damage, so trim them now.

CHECK YOUR SPRINKLERS. Grass gets dry in the summer, so you may have a sprinkler system. Run the system to check for any damage that occurred since last summer, such as broken heads or leaks.

PEST CONTROL. Summer months also bring bugs.

Spray the exterior with insecticide to create a bug barrier. Repair or replace screen doors or windows that have holes or tears to keep bugs out as well. If it’s bad enough, call an exterminator.

PROTECT THE DECK. Inspect the boards of your deck, railings and spindles to make sure they’re all secure. Prevent splinters by sanding down any areas that are starting to splinter and tighten any loose screws. Protect the deck against the sun and summer storms by applying a sealant and wood stain.

TOUCH-UP PAINT. Touching-up your house with a fresh coat of paint protects your house from water damage and mold. Before painting, pressure wash the exterior walls of your home to remove dirt stains and mildew that paint can’t cover.

Every homeowner knows they need a full range of homeowner’s insurance coverage to protect them from the many contingencies that could befall them, from liabilities related to trip hazards, fire, theft and weather events. What about vacation homes? Do these second or seasonal homes need special or heightened types of insurance protection?

According to our sources at Selective Insurance Group, there are a few things to take into consideration to properly protect your vacation home.

Property crime – If your vacation property is only used during certain parts of the year, and you don’t rent it out, periods when it is unoccupied leave it susceptible to break-ins. Although property crime—including burglary—fell between 2016 to 2017, it’s still cause for concern, the folks at Selective say. Burglary still accounted for almost two of every 10 of the estimated 7.9 million property crimes in 2016.

Amenities – With various amenities from swimming pools or hot tubs to trampolines, accidents are possible, so consider reviewing the liability portion of your insurance policy and your liability limit to ensure assets are adequately protected in the event someone is injured on your property and files a lawsuit.

What about flood insurance? Flooding can happen in a wide range of regions, no matter the time of year or local weather patterns. While some areas are more likely to see flooding than others, many regions can experience devastating flooding. Are you as protected as you should be?

Single-family or condo? If you own a condominium versus a single-family residence, your condo association may already have coverage—but does the association insurance only protect the

Value it right – Property insurance premiums are determined by how much it would cost to rebuild your residence from scratch should it be destroyed. Your independent agent and insurance carrier can work with you to determine the appropriate amount of coverage you might need for a vacation home.
