A YEAR IN REVIEW

2019 has been a busy and exciting

year for Crawford Partnership, and as we fast approach the final days of this past decade, the office is now looking forward to some well-earned rest and festive cheer. Despite the impact that the political situation has had on the design and construction world and on all businesses generally over recent years, we have continued to receive new commissions from residential developers and self-build clients for their new homes, and during the year we have also been successful in obtaining several planning approvals on controversial schemes, as well as completing projects that were ongoing on site.

which initially appear to have little or no development potential, introducing unique solutions that continue to push the boundaries of design and construction, providing urgently needed new homes for a rapidly growing and ageing population. As architects, we look back on the myriad of global issues that have increasingly risen to the surface during the past 10 years, and view our own participation and research in dealing with these important issues within our work as a dress rehearsal for the coming new decade.

During the next decade we will face the challenges of climate change, We are delighted that new clients increasing urbanisation and migration, continue to seek our assistance the housing crisis and homelessness, and expertise on new-build and the impact of artificial Intelligence, refurbishment projects across Greater robotics, and automation on work and London, where we are transforming employment, big data and privacy, small and challenging urban infill plots energy conservation, smart homes and and larger ‘brownfield’ back-land sites smart cities, changing transportation

systems, and many other existing and new issues that will increasingly influence our thinking and approach in the design of all our projects. We relish the challenges in addressing these issues and our outlook for 2020 is positive. We will continue to push boundaries and explore lateral solutions and opportunities afforded by the latest construction techniques and sustainable design to redress the imbalance of the provision of housing. At the same time, we look to expand and diversify into other market sectors including commercial, leisure and civic projects that will add further interest and motivation to our activities. We hope you will enjoy reading our annual review this year. We wish you a Merry Christmas and a Happy New Year and look forward to working with you in 2020. Alan, Maria and all the team.


WORK


Muswell Hill Broadway N10 Located in the heart of a busy Muswell Hill shopping parade this project transforms an existing ground floor commercial building with unused upper floors, creating nine new contemporary flats designed to high standards of energy conservation and sustainability. The contemporary façade design respects the existing Edwardian architecture fitting sensitively within the street scene, providing a facelift to the existing bland 1950’s front façade, and adding a new floor onto the high street frontage set in a new mansard roof. Prefabricated modular construction is introduced for 3 of the new flats located on the rear area, with the commercial unit also being modernised. White Hart Lane N22 Planning approval was obtained in 2017 for 3 new build flats built on a small irregular shaped garden plot on the end of an existing Victorian terrace house that was also completely reconfigured to provide 3 additional flats. Looking out onto a small park, the design of the new building responds directly to the site constraints with an angular contemporary brick building contrasting with the adjacent period Victorian terrace, and with a full height glazed entrance and staircase introduced to link the new and original brick buildings. Redington Gardens NW3 The project was to completely renovate and extend two 1970s houses within the Hampstead Conservation Area, working closely with Camden Planning Department. After a year of detailed negotiations, permission was secured to significantly update the site, removing some garages and severing an unwanted link between the two properties. Following the approval, the level of changes required to the original floor layouts meant that the decision was taken to remove much of the internal wall and floor structures within both houses, leaving only the external brick walls, some of which have been modified to incorporate new and larger door and window openings to bring in natural light. The existing roof structure has also been extensively rebuilt, raising the level to incorporate a generous attic master bedroom suite. Click here for more information.

Elm Bank Gardens SW13 Redeveloping a small infill plot within a Conservation Area and creating a new contemporary house on the land has many planning constraints to overcome. Gaining planning approval adds greatly to the land value, and working on these difficult sites is one area of our work where we have acquired extensive expertise over the years. Here, a derelict site formerly used as a private garage, was granted planning permission in December by Richmond Council to build a new three-storey, two bedroom ‘signature house’, a typology that we specialise in, with the name indicating the unique character of each individual design. The house maximises the use of the existing compact area, incorporating a generous front courtyard that leads to the open-plan ground floor entrance, with two bedrooms located on separate floors above, including a master suite with dressing room and en suite bathroom. The design is a contemporary translation of the local vernacular replicating the proportions of the adjacent terrace, with a level of sustainable design that exceeds the minimum standards and reduces the building’s carbon footprint. Haringey Park N8 Located in Haringey, the proposal seeks to replace eighteen run down and unused garages with 5 new, three bedroom affordable family homes set within a tree lined landscaped courtyard providing privacy and amenity. Designed to high standards of energy efficiency with sustainable construction utilising off-site modular fabrication, the design and configuration of the five new dwellings further develops on Crawford Partnership’s approach to the provision of low cost homes that can contribute to addressing the ongoing housing crisis.

Alma Street N4 Construction works have commenced to extend and refurbish this 3 storey Victorian terraced house located within a Conservation Area in Kentish Town and are programmed to finish in April 2020. The approved design rationalises the previous disjointed spaces and provides a new two storey contemporary addition to the rear with a ‘floating’ first floor volume clad in dramatic black charred larch boarding that hovers over a transparent glass ground floor extension accommodating a reconfigured open plan kitchen and dining space that opens seamlessly onto the garden courtyard creating an indoor / outdoor room. Pattison Road NW2 In July 2018, following a protracted planning process extending over a two year period, planning permission was finally received for a new residential development comprising three, four storey, three bedroom contemporary terraced family homes on a back-land site near Hampstead Heath in North London, formerly home to a vehicle repair workshop. Being entirely surrounded within the enclosed site by the existing back gardens of adjacent houses, the layout and configuration of the new houses has been designed to minimise their impact on all neighbouring properties, and all 3 homes look inwardly onto a ‘mews courtyard’. Each house is provided with a private enclosed ground floor courtyard garden area, with additional amenity space at basement level and on individual private roof terraces at first floor. Woodberry Crescent N10 The existing house has been completely renovated and modernised on all floors to accommodate our clients extended family. A ground floor extension provides ample living space including a new kitchen within the open plan space, and at attic level two new dormer windows enhance the feel of space and light creating a master bedroom suite. At first floor, a new Juliet balcony with full-height French doors opens onto the rear garden and a small basement cellar has been upgraded to provide a utility and storage area. With new underfloor heating throughout and all windows upgraded with double glazed units, energy efficiency has been greatly improved providing a contemporary, family home for 21st century living.

White Lodge Close N2 Having previously obtained planning permission to replace the existing property with a new modern five storey, seven bedroom dwelling incorporating a doublebasement, the project then fell victim to the ongoing political situation with the development process interrupted as a result, and the property sold to a new owner. With a potential revival in the market, and with renewed enthusiasm, the owners have invited us to reappraise the original planning consent addressing a shift in trends for hi end residential homes, and exploring options on alternative residential uses that will better suit projected market demand in this exclusive area of North London. Our initial feasibility looks at utilising the footprint and design and massing of the large consented house and providing smaller houses or apartments within the volume, and with further studies exploring alternative new build housing and apartment designs with updated site layout configurations that may better suit the triangular site. A pre-planning application will be submitted early in 2020, and following feedback, we then hope to develop a full planning application.

High Street SL5 In July 2019 we submitted a planning application to the Royal Borough of Windsor & Maidenhead for a new three storey dwelling to replace a single storey dilapidated flat roof building on a small backland plot off Sunninghill High Street. Providing accommodation over 3 storeys with a new basement level that includes 2 bedrooms configured around an open lightwell, the design follows Crawford Partnership’s philosophy of maximising the building footprint and flexibility in the use of space on urban infill sites by building up to the site boundaries. The layout explores ideas from our signature house design solutions for similar infill sites, respecting the scale and context of surrounding properties with harmonious materials and discreetly introducing natural daylight and sunlight with views out that maintain existing privacy and amenity, creating a comfortable 21st century family home. The planning process is ongoing, and we look forward to continuing the project in the new year.

Montpelier Square SW7 The Grade II listed terraced townhouse located in Knightsbridge dates from the 1820s. Following a period of vacancy and a 1960s extension, the house is being renovated and extended to transform it into a beautiful and elegant single dwelling, suitable for the area. The works include extending the existing basement level to the rear and the creation of an additional sub-basement level installed underneath. The entire house will be externally and internally renovated to breath new life into the building. The historic ground, first and second floors will be restored to their original state with ornate fireplaces and traditional construction methods used, including the restoration of the historic dining room, library, sitting room to sit alongside a more contemporary kitchen and rear extension which includes changes to create a new external terrace. Georges Road N7 The proposal seeks to replace a cluster of low-rise buildings fronting George’s Road in the London Borough of Islington comprising of residential units, a recording studio, a workshop and a number of storage units, with a new two-three storey terrace. The design will maximise the employment uses of the site through the creation of a four-floor (including basement) purpose-built B1 office alongside five new homes, designed to incorporate high standards of energy conservation and sustainable construction. Lugard Road SE15 This proposal for a national youth homelessness charity seeks to replace a two-storey pitched property built in the 1990s fronting onto Lugard Road currently providing eight selfcontained flats, with a new off-site and modular development comprising selfcontained studio pods set over three storeys around a central communal garden and recreation space with communal facilities located at ground floor. The construction methodology will incorporate high standards of precision and energy conservation whilst minimising the length and impact of construction works on site. In August a planning application was submitted to the London borough of Southwark which will be put before committee in early 2020.

New Kitchen Muswell Hill N10 Part of a house renovation, the kitchen explores the opening up and repurposing the central inner room of a traditional Victorian terraced house to create a new minimalist kitchen space that connects and unifies front and rear reception rooms but with obscured glass pocket doors introduced to enable separation if desired. The kitchen by Rossana Italy features Eucalyptus full height pocket doors to shut away the main appliances and combines with cabinets in matt Fumo Grey , Vetro reflective glass splashbacks and Pietra Grey natural stone worktops. The new space is a testbed for making use of the inner room location and the introduction of natural light to enhance the space.

Rosebery Road N10 Having acquired an existing two storey two-bedroom ‘coach house’ the clients contacted us to help them with their aspirations to add a side extension to the garden plot to provide extra space for the family. Following an initial appraisal, we recommended a pre-planning application with the local authority to explore several options for the extension. Positive feedback was received with one option considered suitable, and we are now progressing with a full planning application, and hope to commence building works on site in 2020. We have worked closely with the clients to provide an economic design solution that balances their budget and maximises space using contemporary materials and fittings that include charred larch timber boards as exterior cladding with slimline ‘Crittall’ style windows, providing a sympathetic dialogue between the old and new.

Kemplay Road NW3 Following a nine-month construction period works are completed on this residential extension and refurbishment project to a 1950’s terraced house in Hampstead Village. As part of the works the house was completely rebuilt and extended to the rear while retaining the front façade. By careful and selective design, we were able to keep construction costs to a minimum while maintaining a high specification and a contemporary feel with large open spaces. The house featured a large ground floor extension which helped create an open plan living, kitchen dinning space as well as loft conversion, complete internal refurbishment and front and rear garden landscaping. Interior design was key to this project with the introduction of a bespoke staircase and careful lighting design that greatly enhances the space. Click here for more information

Freshwater Bay PO40 We have been developing a Pre Application package for a subterranean eco-home on the Isle of Wight. Our ambition is to develop a proposal for a contemporary 4-bedroom home that responds to and enhances the distinctive and unique charm of the area, whilst deploying the unique Harvester technology. We had initially been exploring different ideas within the design process, including; a sculptural shell-like design inspired by Fibonacci sequences and the appearance of the golden ratio within nature, and a fully submerged circular form illuminated by lightwells, clerestory windows and skylights. Each proposal has been configured to minimise disruption to existing vistas in and around the site. The interior configuration has also been carefully choreographed to provide opportunities to maximise daylight, sunlight and views out with comfortable spaces that are enhanced by the building’s volume and massing. Kenilworth Road W5 The site is being developed to give our client’s son his first step on the housing ladder. The design of the two-storey, two-bedroom home has been carefully considered to maximise the internal space of the property whilst respecting the existing urban context of the site. The new home will target Passivhaus design standards, with modern methods of construction incorporating timber frame superstructure, high levels of insulation and triple glazing, and the inclusion of a solar photovoltaic array on the roof in addition to an air source heat pump providing all heating. The proposal was granted planning permission in November 2019. The planning department appreciated the simple aesthetic elements of the design incorporating grey elongated brick and charcoal coloured window frames and back painted glass panels. The new house in Ealing will be the latest of our ‘signature houses’ that is a mainstay of our niche specialism of transforming brownfield and urban infill sites into contemporary homes. Scott Court NW10 This proposal set with an existing brownfield site in the London Borough of Brent, is presently unused and overgrown and flanks a bland three storey 1950’s shopping parade. The approved design provides six new flats fronting the main Road, extending the existing three storey parade with a contemporary addition, and with two semidetached mews houses set within the rear of the site facing a tranquil green area. Combining contemporary design evocative of aspects of the Arts and Crafts style, and with high quality materials proposed, the dwellings aim to provide a modern living environment at an affordable cost. The design also aims to strengthen the existing urban grain and enhance the bland street scene with new homes that sensitively blend contemporary detailing and materials whilst enhancing the context of its immediate neighbours. RIBA NORTH LONDON ARCHITECTS GROUP The Future of Practice

Student Awards Judging

In July technology & practice at the forefront of discussions at RIBA North London Event chaired by Alan. With construction lagging behind other technological advances, changes to working practices and with the future likely to be dominated increasingly by computing, coding and eventually artificial intelligence, the main thesis discussed was about the future of practice. This event brought together several speakers from a variety of backgrounds working to modernise the profession. There was a lively discussion about the relative merits, opportunities and future of practice.

As part of the RIBA commitment to the Student Awards, Alan and colleagues from NLAG were involved judging some exciting future architects from three of the finest London Architecture Schools end of year shows at the Architectural Association (AA), Central St Martins (UAL) and the Bartlett School of Architecture (UCL).

As Chair of RIBA North London Architects Group, Alan and the NLAG Committee have been busy arranging numerous topical events throughout the year. The agenda will continue next year with themes in 2019 ranging from the climate challenge, to homelessness, and the impact of technology on the profession

RIBA NORTH LONDON ARCHITECTS GROUP Alexandra Palace Tour

In February Crawford Partnership visited Alexandra Palace’s new-old theatre as part of a RIBA North London Event with the FCBS. The building, which has taken around five years to realise, has brought the lost Victorian Theatre from obsolescence into life. The minimal and stylish finish, which pays respect to the heritage and history of the space, has transformed the East Court of Alexandra Palace. The renovation has been a result of works between the Alexandra Palace team alongside the Heritage Lottery Fund and Haringey Council, as well as benefiting from public support and donations.

In March a visit was arranged to Amin Taha’s ‘controversial’ 15 Clerkenwell Close during a RIBA North London Event. The project has grabbed headlines and so was a fascinating space to explore, being taken around by Amin Taha who also has his architecture practice within the lower ground floor. Despite it representing a return to craftsmanship, using traditional structural-stone cladding to create a floor plan free of columns, this contemporary design for an enclave in Clerkenwell has received negative attention from some neighbours, councillors and Islington Planning.

Another fantastic building visit organised by our RIBA North London Architects Group to the Standard Hotel, Kings Cross, which was designed by ORMS Architects. The former Camden Council offices now buzzing with activity in it new role as a hotel was the subject of an informative tour by our NLAG deputy chair, John McRae of ORMS.

JUDGING Alan & Maria at Irish Construction Awards

Alan chairs ABB LEAF Awards 2019 Judging Panel

In June Alan & Maria were dressed to impress as one of the judges and also presenting some of the recipients of the Irish Construction Awards 2019 in Dublin. The prestigious Irish Construction Industry Awards 2019 were held on at the Citywest Hotel in Dublin. As a long-standing judge, Alan was there to present some awards to the winners having been involved in the challenging process of judging the talent within the industry. Sponsored by VW Commercial Vehicles and Business River, it was another fun event and great to meet all of those who were shortlisted or won an award on the night.

In July Alan chaired the 2019 ABB LEAF awards judging panel. As a regular judge over many years, Alan was appointed this year to be the Awards Chairman to help curate the conversations towards awarding the best works from the international awards involving some of the biggest and smallest names in architecture and design. Alongside other judges including Sir Peter Cook and representatives from Henning Larsen, Zaha Hadid Associates, PLP and Adjaye Associates, there were intense discussions held with everyone’s passion and ideas coming to the fore.

JUDGING Alan Judges Designer KB Awards

Alan judges the Irish Fit Out Awards

Launched in 2012, the Fit Out Awards, celebrate excellence in the execution of world-class fit outs, and also the people and clients who drive these projects. Alan has been a returning judge on these awards since 2014 participating in the judging process this year in October alongside a world-class judging panel led by Ann Marie Aguilar (Director of Operations/Europe for the WELL Faculty at the IWBI). The Fit Out Awards ceremony took place on Wednesday, November 27th in Dublin.

In August Alan joined the judging panel again in 2019 for the prestigious Designer Kitchen & Bathroom Awards. Held annually in London, The designer kitchen & bathroom awards celebrate residential kitchen and bathroom design projects and products in the UK and worldwide. Now in its’ 17th year, the established event attracts submissions from worldrenowned designers as well as senior professionals within the industry. Year on year the quality goes up making the judges task even more challenging. The results were announced at the awards reception in October.

BD Architect of the year Awards

In January the Darling House was selected as Project of the Week by the Society of British Interior Designers #SBIDinspire. We are delighted to be featured as the latest edition of the SBID ‘Project of the Week’ for our work on Darling House in Crouch End. The project was shortlisted in last years prestigious SBID International Design Awards, a feat that Crawford Partnership has achieved in four of the last five years. The project in Clifton Road is an example of the minimal but high-quality contemporary design that can be achieved on a limited budget.

In March Homebuilding & Renovating Magazine prepared a second video showcasing Darling House with a focus on the exterior cladding and finishes. Darling House, otherwise known as Clifton Road, was filmed by Homebuilding & Renovating Magazine a few months previously as part of a future feature to be published. Whilst the full case-study is yet to be released, a second video has been prepared to explore the cladding and finishes used. The short video features the black brickwork as well as the charred-larch Shou Sugi Ban cladding used at first floor level.

In May Maria, Tim and Aris represented Crawford Partnership at the BD Architect of the Year Awards. Having been shortlisted as a finalist in the “Individual House Architect of the Year” Maria, Tim and Aris were delighted to represent the company at the prestigious awards. Our projects, Clifton Road, Elm Bank Gardens and Wolseley Road are all interesting examples of what can be achieved on small backland or infill plots of land. As these are some of the last pieces of London yet to be developed, and given the on-going housing crisis, this is an important message that we wanted to express.

In March Maria Crawford visited the Poggenpohl Showroom for a Cookery Event. The event, held in Poggenpohl’s Wigmore Street kitchen showroom, was hosted by Sherynne Murray, one of their senior designers. With the ‘chef’s experience,’ Maria was able to enjoy the amazing food and drinks on offer whilst networking with some important designers, clients and specifiers. Sponsored by Louis Roederer Champagne and Gaggenau, it was a wonderful evening for all involved as well as promoting the quality products offered by Poggenpohl, the world’s leading luxury kitchen brand.

In October Alan and Tim attended the latest LEAF Executive Dining Event, held in the Stafford Hotel. The annual pilgrimage to The Stafford Hotel for the LEAF Executive Dining Event, sponsored by Elval, was held last night. Alan and Tim attended again to view a presentation by architects from Lianou Chalvatzis Architects about their exciting projects in Greece. Moderated by LEAF Review’s Phin Foster, the presentation was followed by a lively discussion about façades, materials, intelligent buildings and associated topics at the forefront of the profession’s consciousness at present.

Alan and Maria were in Berlin in October for the 2019 LEAF Forum and Awards sponsored by ABB. Alan and Maria enjoyed a visit to Berlin for the LEAF International Forum followed by the prestigious LEAF Design Awards, the judging panel for which Alan was chairing this year. The event included a forum titled ‘Architecture for Future Generations’ involving topics relating to sustainability, technological innovation, best practice, smart cities / buildings, the relationship of workspace design and employee performance alongside meetings with a variety of suppliers, manufacturers, designers and consultants.

In November Poggenpohl’s Wigmore Street kitchen showroom played host to a champagne masterclass by Charles, an expert from Louis Roederer. Invited by Richard Anderson and Sherynne Murray and with food prepared at one of their great kitchens in front of a captive audience, we were taken through the history, processes and tastes of champagne. Sponsored by Gaggenau, it was another wonderful evening at Poggenpohl for all involved as well as promoting the quality products on offer from one of the world’s leading kitchen brands.

To celebrate another successful year, RIBA London again hosted their winter social in December. Alan, Aris, Matt and Tim travelled to the department store in Brixton to attend the Christmas themed event sponsored by Ibstock. Following an introduction from Dian Small highlighting the RIBA’s great work and its intentions; It was a chance for the team to meet members of other RIBA branches throughout London and enjoy a game of table football or two.

TEAM MEMBERS Hannah’s Internship

Tim Qualifies

In July we welcomed Hannah Carson to the Crawford Partnership studio. In the break between the 2nd and 3rd years of her Architecture Degree at Newcastle University, Hannah said of her internship at the practice; “My 5 weeks at Crawford Partnership have gone by in a flash; I am so grateful to the team for making me feel so welcome and for involving me in a large scope of projects, which has given me a varied and eye-opening experience. It has been a very memorable internship, and I will be putting all the things I have learnt into practice when I return to university for my final year of Part I.”

In August the winner of SBID’s Get Me 2 the Top competition joined the team for a 7 week internship. Before starting the second year of her interior design degree at Falmouth University, Fiona Poon worked alongside the team. Upon completion, she reflected on her time at the practice; “Overall, I’ve boosted my passion for interior design by immersing myself in a real office environment. I appreciated all the help and friendships developed within the team, getting feedback and presenting my ideas for review. It’s been a great experience to gain maturity as I return to continue my studies.”

In August Tim completed his Part III studies at The Bartlett School of Architecture (UCL). After 18 months of hard work at The Bartlett School of Architecture completing his RIBA Part III course, Tim has now qualified as an Architect. Having now worked at the practice for 3 and a half years, Tim was able to draw on his extensive experience successfully delivering projects of a multitude of different scales to assist his studies. In 2020 we look forward to celebrating the qualification of another member of the team, as Aris continues his Part III studies at the Bartlett School of Architecture (UCL).

Alan & Maria At The World Architecture Festival

In June the entire team went to a talk given by Jan Balbaligo entitled ‘Building a Bamboo Future in Guatemala’. Enjoying a Saturday evening together outside of the office, Alan, Tim, Aris and Adrian were all together to hear from Jan on the project to build a sustainable extension to an impoverished school in Guatemala using bamboo and local natural materials. As part of the London Festival of Architecture this was an inspirational project being completed by an experienced RIBA Part II graduate working on site and remotely as part of an international team to deliver the project.

In October Alan and Tim attended the latest LEAF Executive Dining Event, held in the Stafford Hotel. The annual pilgrimage to The Stafford Hotel for the LEAF Executive Dining Event, sponsored by Elval, was held last night. Alan and Tim attended again to view a presentation by architects from Lianou Chalvatzis Architects about their exciting projects in Greece. Moderated by LEAF Review’s Phin Foster, the presentation was followed by a lively discussion about façades, materials, intelligent buildings and associated topics at the forefront of the profession’s consciousness at present.

In December Alan and Maria attended the World Architecture Festival in Amsterdam. The event was an opportunity for Alan and Maria to discuss the key issues facing contemporary architectural practice with friends from around the world including James Timberlake (Partner at Kieran Timberlake and designer of the New US embassy in London), Sanjay Puri and Zhou Qing (Vice General Manager at GOA). Maria also enjoyed the interesting presentation by Sir Peter Cook entitled ‘Coming Up for Air’.
