Median 3-month rolling pricing decreased by -4.2% on April 1, 2025, compared to 1% in the same month the previous year, while the 3-month rolling average price decreased by -2.8% on April 1, 2025, compared to 2.3% in the same month the prior year.

•COLLIER COUNTY SUMMARY – Collier County's average monthly housing supply was 11.01 on April 1, 2025, slightly higher than the prior month at 10.83 months supply. The current 3-month moving median price trend for April 1, 2025, was $656,000, compared to $648,000 on April 1, 2024. The 3-month rolling average price on April 1, 2025, was $1,272,000, up from $1,207,000 on April 1, 2024. Median 3-month rolling pricing was .05% higher on April 1, 2025, compared to 4.1% in the same month the previous year, while the 3-month rolling average price increased by 5.4% on April 1, 2025, compared to no change in the same month the prior year.

•DAYS OF MARKETING—As of April 1, 2025, for Lee County, the Median Days of Marketing (MDOM) were 61 days, 13% higher than April 2024. The Average Days of Marketing (ADOM) were 89 days, 9% higher than on April 1, 2024. For Collier County, the Median Days of Marketing (MDOM) were 73 days, 43% higher than April 2024. The Average Days of Marketing (ADOM) were 101 days, 23.6% higher than on April 1, 2024. For the two counties combined, the MDOM was 63 days, and the ADOM was 93 days, representing a YoY change increase of 14% and 19%, respectively.

•NEW LISTINGS—As of April 1, 2025, Lee County had 3,306 new listings, 13.8% higher than April 2024 and Collier County had. 1,613 New Listings, 5.9% higher than April 1, 2024. For the two counties combined, the number of new listings in March 2025 was 4,919, representing an 11% increase from April 1, 2024. The new listings are stable and accurately reflect the current seasonal market for selling.

•DISCOUNT FROM JANUARY 1, 2020—Based on the rolling sales and median price trends chart, we can see the changes in monthly median prices and whether they increase or decrease from the peak. Cumulatively, Collier County experienced a 71% increase in median pricing from January 2020 to its current peak in May 2024, reflecting a 1% discount from its peak in May 2024. Cumulatively, Lee County experienced a 58% increase in median pricing from January 2020 to its current peak in July 2022, reflecting a median pricing discount of 10.6%.

•LEE AND COLLIER COMBINED SUMMARY - Based on the Micro Market Results for Lee and Collier counties, the 12-month rolling median price was slightly lower, at $446,000. The 3-month moving median price remained the same on April 1, 2025, to $445,000. The 12-month rolling average price increased slightly to $742,000 in April 2025 from $723,000 in the same month the prior year, while the 3-month moving average increased to $787,000. Over the past year, the year-over-year (YoY) change in the 12-month rolling median declined by 2.5% from the previous year, with the rolling average price increasing by 2.7% from the previous year. The limited sales activity and rising inventory are gradually shifting market favorability toward the buyer.
