Established in 2000 by Greenwood Communities and Resorts, The Reserve at Lake Keowee is a private waterfront golf community that sits along the shores of Lake Keowee, one of the most impressive lakes in the southeast. Spanning over 3,900 acres in the foothills of the Blue Ridge Mountains and over 30 miles of shoreline, The Reserve is the ideal community for the outdoor enthusiast. Between golfing, boating, fishing, swimming, hiking, exploring, and so much more, there’s truly something for everyone!

SHOPPING - A full selection of major grocery stores, department stores, and specialty shops are within easy reach of The Reserve. Neighboring Pickens and Easley are within a few miles and offer nearly every shopping convenience. Seneca and Clemson are just a 20-minute drive, and Greenville, the largest city in the Upstate, is just 45 minutes HEALTHaway.

A WORLD BEYOND THE GATES

CARE - There are a number of medical facilities close by, including AnMed Health Cannon in Pickens, Baptist Easley Hospital in Easley, Oconee Medical Center in Seneca, and a large selection of hospitals and medical facilities in nearby Greenville and Asheville.

CLIMATE - Nestled in the foothills of the Blue Ridge Mountains, the winter season is mild, and summers are cooler, allowing for four seasons of golf and outdoor recreation.

LAKE KEOWEE - One of the purest lakes in all of North America, Lake Keowee is more than 26 miles long, dotted with islands and some waterways spanning two to three miles wide. Lake levels remain near full pond throughout the year to depths well over 125 feet. A drinking water source for Greenville County, Lake Keowee is 18,500 acres of mountain-fed waters and three hundred miles of shoreline. Lake Keowee is the second cleanest lake in South Carolina behind Lake Jocassee, which is 90 percent protected from development, according to Sandra McGee (Community Relations Manager, Duke Energy). Lake Keowee is a haven for outdoor recreation and home to many freshwater fish, including largemouth bass, smallmouth bass, bluegill, and white bass.

OUTDOOR PURSUITS - Within a radius of 75 miles around The Reserve, one can enjoy more than 1 million acres of protected forests and parks, certified Wild & Scenic Rivers, and hundreds of waterfalls.

The Reserve is located 16 miles north of Clemson, SC, in Sunset, SC, on Lake Keowee. The community neighbors, the 1,000-acre Keowee-Toxaway State Natural Area and is situated near the intersection of SC Highway 133 and SC Highway 11 (Cherokee Foothills Scenic Highway). The Reserve is 45 minutes from Greenville, SC, within an hour’s drive from Asheville, NC, and within two hours of Charlotte and Atlanta. The Greenville-Spartanburg International Airport is less than one hour away. Award-winning Clemson University and Furman University are, respectively, a short 20- to 40-minute drive.

EDUCATION - Continuing higher education is available through nearby Clemson and Furman universities and many other area colleges. Private and public options are available for elementary, middle, and high school studies.

MEMBERSHIP - Club Members are required to own property.

Golf course homesites begin in the high $100,000s. Homesites in the newest community, Settlement Village, start at $99,000. Lakefront homesites begin in the $200,000’s.

HOME FEATURES - The community offers a variety of homes: from quaint Post-and-Beam Guest House Cottages to picturesque Great Lawn Homes, to custom-built residences on families’ home sites. HOMES - Homes at The Reserve range from the $500,000s to the multi-millions and include cottages, homes in The Village Center, and custom homes built-to-suit on an owner’s home site. All property owners are members of the Club at The Reserve. Here, members enjoy a full range of more than $100 million in onsite completed CLUBamenities.

Premier Members have full access to all club events and amenities, including the Wellness Center, Tennis Center, and Courts, the clubhouse (The Orchard House), dining, swimming pavilions, and marina facilities; as well as outdoor activity areas, including hiking and walking trails, private parks, and pavilions. Premier Members also have golf privileges that provide you with access to The Reserve at Lake Keowee’s 18-hole Jack Nicklaus Signature Golf Course, without payment of greens fees, only cart fees ($27.50 + tax). Premier Members have full access to all club events and amenities, including wellness centers, tennis courts, clubhouses, dining the Beach Club, marina facilities, and outdoor activity areas, including hiking and walking trails, private parks, and pavilions. Our 18-hole golf course is a signature Jack Nicklaus design. The design utilizes the natural features typical of the foothills and the Blue Ridge Escarpment region - sloping terrain, lake and mountain views, and mature forests of mixed hardwoods and pines. The Reserve has received numerous accolades as one of the Best in South Carolina according to Golf Digest and Golfweek. The facility also encompasses a newly renovated world-class Practice Facility, which includes 7 Tifeagle, two short-game areas, a 1 acre 18-hole putting course, and an interior par 3 course that is programmed weekly for Member play.

Do I have to purchase a membership if I own property? Yes, membership purchase is required if property within the gates of The Reserve at Lake Keowee is purchased.

Is the Premier Membership deposit refundable?

Can I upgrade a lower category of membership to a Premier Membership? No, unfortunately, a lower category of membership cannot be upgraded to a Premier Membership.

Can I transfer my membership to a subsequent purchaser? No, memberships are non-transferable. Can one of my children inherit my membership? Yes. Upon notice to the Club Operator, the Club Operator shall reissue the membership to the legatee or heir of the Residential Unit, if such legatee is 18 years of age or older; otherwise, the membership shall pass to such individual’s guardian in trust for the benefit of the heir or legatee. In the event that the membership is reissued to the legatee or heir of the Residential Unit, the legatee or heir shall execute a new Membership Agreement providing that the Club Operator shall repay the membership deposit actually paid by the deceased Member, as set forth in the deceased Member’s Membership Agreement, without interest, 30 years from the date of such new Membership Agreement, or upon the Club Operator’s repurchase of the membership pursuant to these Membership Policies, whichever is earlier.

What is the Legacy Program, and am I eligible?

The membership dues are increased annually. The annual expected inflation of expenses determines the percentage of increase. Do you have assessments? Assessments, at times, are necessary for the club’s overall health. However, as of the present, the club has never assessed the membership. The Community Association operates from a zero-based budget and will bill accordingly in December for the next year’s dues.

The Legacy Program is available to all Full and Premier Members. The Primary Member has the option to register their family members to be part of the Legacy Program. Family members include the parents of the Primary Member and spouse/partner, the children and the children’s spouse/partner(s) of the Primary Member and spouse/partner, and the grandchildren of the Primary Member and spouse/partner. Legacy Participants will be able to enjoy access to all of The Reserve’s amenities (per the guidelines below and with ID card), a reduced greens fee of $35 + cart fee, tee time reservations can be requested one week in advance, tee times can be made after 11 am (unless accompanied by the Primary Member or spouse/ partner), up to three guests on a single day (golf, pool, tennis, fitness), up to 12 accompanied guests per year, and attendance of club events, with priority given to Primary Members (Legacies will be assigned to a waitlist until one week prior to the event.)

How often are membership dues increased?

The Community Association is responsible for the upkeep of the property and neighborhoods. Maintenance includes mowing, road repair and paving, shoulder repair, gate security, street lights, and the fiber internet.

What do the Community Association’s dues cover?

All Members of The Reserve at Lake Keowee must be Reserve landowners, and all Reserve landowners must be duespaying Members. To obtain your membership, you must submit an application to the Member Services Director once your real estate contract has been signed. Membership applications must be turned in prior to the property closing date and must be approved by the Club Operator. When purchasing a resale property, available memberships are determined by the seller’s current membership status.

Current Members who are purchasing additional real estate must submit a Membership Application for each piece of real estate being purchased.

MONTHLY DUE STATEMENTS

FOOD & BEVERAGE SERVICE

Monthly Club Dues statements will be emailed to the email address given for the Primary Member unless otherwise stated. Dues payments are made automatically via ACH (auto-withdrawal from a predetermined account) or credit card. If dues are paid via credit card, a 3% service fee will be added to the total balance of the statement. Statements will be sent out on or close to the 5th of each month, with the total balance due on the 10th of each month. If the balance is not paid by the end of the month, a 1.5% late fee will be applied to the total remaining balance. Please note, the automatic withdrawal of payment may be made between the 10th and 15th of each month. Your monthly statement will include the current month’s dues plus activity from the prior month.

The Reserve at Lake Keowee employees are not permitted to accept cash tips and gratuity. Instead, Members support the food and beverage staff with an 18% service charge on all food and beverage purchases, as well as all catering agreements and purchases. An optional additional gratuity line is available on the Food & Beverage chits, charged to Member Accounts.

Food and Beverage Venues

The Reserve at Lake Keowee welcomes you and your guests to enjoy all that our wonderful community has to offer. All Guests are welcome to pay for their activity, food and beverage purchases, and merchandise via credit card. The Reserve is a “no cash” facility. In order to ensure enjoyment for all Members and Guests, please be advised of the following Guest

• All guests are invited to partake in our Lodging accommodations. Any unaccompanied guests must have a member-sponsor.

• Guests are welcome to attend all dining venues. Members must obtain guest passes for any unaccompanied guests attending dinner services. Guest passes may be obtained by contacting the Concierge or Member Services Director. Lodging

• Members are invited to accompany guests to the Fitness (Wellness) and Tennis facilities.
