WHY OAK RIDGE IS NARRE WARREN NORTH’S MOST EXCLUSIVE

ADDRESS

If you’ve been searching for a place that blends space, lifestyle, and convenience, look no further than Oak Ridge, Narre Warren North. With only a limited number of premium 800m² lots available, this boutique land release has quickly become the suburb’s most talked-about address.

Unlike the crowded new estates, Oak Ridge offers generous lots with wide frontages, giving buyers the freedom to design the home of their dreams. Oak Ridge is protected by Green Wedge zoning on three sides, meaning views, privacy, and investment are safeguarded for years to come. Add in carefully designed guidelines that encourage quality streetscapes and architectural harmony, and you’ll know you’re buying into a truly premium community.

Living at Oak Ridge means you’re perfectly placed to enjoy the best of Narre Warren North and its surrounds:

•Top Schools Nearby: Families are spoilt for choice with Narre Warren North Primary, Harkaway Primary, Lakeside College, Haileybury College, St Margaret’s Berwick Grammar, and Beaconhills College all within easy reach.

•Everyday Convenience: Just a short walk from Marco’s IGA and the local favourite, The Rise Pizzeria & Café, plus only minutes from Berwick Village and Westfield Fountain Gate for bigger shopping trips.

•Food & Leisure: Spend weekends at Montague Orchard & Stella’s Kitchen or get outdoors at Lysterfield Lake, complete with walking trails, sailing, and mountain biking.

•Easy Connections: With the Monash Freeway nearby, Narre Warren train station just 8 minutes away, and the CBD only 35 minutes by car, you’re never far from where you need to be.

Narre Warren North is already one of Melbourne’s most desirable postcodes, and property values reflect its exclusivity. Median house prices continue to climb, making Oak Ridge not just a beautiful place to live, but a smart investment for the future.

Oak Ridge offers something rare: big blocks, breathtaking surrounds, and a community feel that’s hard to find in today’s market. With more than half of the estate already sold, the opportunity to secure your lot is limited.

Discover why Oak Ridge is Narre Warren North’s most exclusive address for yourself. But don’t wait too long, the estate is 50% sold and lots of this size and quality are becoming increasingly rare.

HOW TO MAXIMISE YOUR HOME SALE THIS SPRING

Traditionally, the real estate market wakes up in Spring and if you’ve been considering the right time to put your home on the market, Spring might be your secret weapon. Here’s why sellers who take advantage of this season often come out ahead.

Street Appeal is at its Peak

First impressions count, and in spring gardens are flowering, lawns are lush, and trees are full. Outdoor spaces look their best and buyers are more likely to take notice when landscaping is in full colour and blossoms are out. Let nature do your staging for you.

Buyers Are Motivated

After winter hibernation, people are ready to move, and Spring motivates action. It’s likely that tax-time and superannuation timing can also push people to take the leap, and better weather invites house-hunting. Simply, there are more eyes on listings, and more serious buyers walking through the door.

Light, Bright & Inviting Homes Shine

Spring light has a transformation effect inside the home. Natural light streams in, curtains flutter, and shadows are softer. Buyers love airy, light-filled interiors.

Give your home a fresh paint, clean your windows, landscape front yard, even light seasonal scents. These are small investments that make your property feel more inviting and can help justify asking prices.

Quicker Sales at Stronger Prices

Historically, spring property tends to sell faster. There’s more competition, and more homes are listed. This means buyers have options, and they’ll move quickly on homes that catch their eye. Buyers will also perceive greater value in a home that is well-presented, and fresh.

Marketing & Photographs Look Their Best

Your marketing materials will look outstanding in Spring. Landscapes that are in full bloom and green make for fantastic photos, natural backdrops (trees, gardens) add depth and colour to exterior shots and warm, bright days give you golden hour, prettier shadows, and more flattering lighting for both interiors and exteriors. You’ll get more clicks, more views and more foot traffic to opens.

WHAT YOU NEED TO KNOW ABOUT UPCOMING CHANGES TO RENTAL LAWS

From November 2025, new rental laws will take effect in Victoria that will impact how and when rental providers can increase rent or issue notices to vacate. These changes form part of the Consumer and Planning Legislation Amendment (Housing Statement Reform) Bill 2024, passed by the Victorian Parliament in March this year.

The goal of these reforms is to strengthen protections for renters, particularly around notice periods and communication regarding rental changes.

Key Change: Extended Notice Periods

Under the new laws:

•The notice period for rental increases will increase from 60 to 90 days.

•The notice period for notices to vacate will also increase from 60 to 90 days.

This gives renters more time to prepare for any changes in their housing situation, but it also means we’ll need to

be more proactive in our communication and planning.

What This Means for You

To ensure First National Real Estate Neilson Partners meet the new legislative requirements, we’ll be adjusting our internal timelines. Our team will now begin reviewing rental pricing and communicating with investors approximately 120 days before any proposed rental increase is due to take effect.

This change in workflow is essential to ensure we can:

•Review market conditions thoroughly

•Get owner instructions in a timely manner

•Issue compliant notices within the new 90-day timeframe

Our team will continue to keep you informed and work closely with you to ensure your investment remains compliant and competitive.
