A MESSAGE FROM BETTY AND TEAM

Where has the year gone? As you may know, I am passionate about real estate and helping as many people as I can, so it is always exciting for me to be an integral part of the everchanging property market in Epping and its surrounds.

Our local market has significantly changed from our last peak in November 2021 and although there has been a reduction in prices, it is very unfair to mention a drop without simultaneously acknowledging the previous 30% increase. It is important to recognise that the market cannot go up forever.

I believe we are in a much better place this year. We have all experienced considerable inconvenience with some unavoidable and possibly painful experiences or setbacks however, life for many, is almost back to what we may call normal or a new normal. We now have our freedom back and can enjoy going out and seeing family and friends again which puts us all in a healthier, happier state. There is also a new sense of “home.”

We have buyers actively wanting to secure a home or an investment property and as everyone knows, real property will not vanish altogether like share prices can. A house or unit will still be there! Most have also come to the realisation that when buying and selling in the same market, the monetary difference is the same, while some sell and rent with a view to buy later when the market reduces further. This has resulted in rents increasing exponentially this year. I also feel that many have come to the realisation that life can be too short to not enjoy home and where you are situated. This prompted the moving process whether upsizing or downsizing. Don’t put it off, plan it and do it!

We still have a vast number of units currently being built and many sites with plans to build. There are still many raw sites available which means the amalgamation of older rezoned unit blocks will not happen for many years. We are way ahead of the numbers projected by NSW Planning. Comfortable homes on the other hand have a more limited supply and have been very sought after, where less have been interested in buying pull-down type homes due to the escalating building costs and material shortages that we are experiencing.

I have been able (with the help and support of my team), to sell more homes in the past year than any other agent in the area. We sold 128 homes which amounted to $229 million in value of properties sold locally.

I am very grateful to my multilingual team who allow me to look after my clients by taking care of all the admin processes and our precious buyer enquiries whilst also helping me to communicate on a deeper level when required.
