On behalf of the Vacation Homeowner we at Book by Owner Winter Park would like to welcome you to beautiful Grand County. It is important to us that your stay is comfortable and enjoyable. This directory is provided to familiarize you with the property and the surrounding area from Winter Park to Grand Lake and beyond.

This property is not associated with a resort or a Front Desk and is managed through Book By Owner, a local, independent property management company. If there is anything we can do to make your visit with us more enjoyable, please feel free to ask one of our staff members. You can reach us at: (970) 785-8980 or via email at info@bbowinterpark.com. Hours of Operation are from 8:00 A.M. to 6:00 P.M. for Non-Emergency questions, and 24/7 for Emergencies (such as loss of heat, lock out or plumbing problems). A local contact is on call 24/7 but please be mindful of our hours of operation.

In the event of a medical or fire emergency, please call 911 and give them the address of your location.

GUEST INFORMATION AND POLICIES

CHECK-OUT/ CHECK-IN TIMES

Check-in time is: 4:00 P.M.

Check-out time is: 10:00 A.M.

Please make any requests for late check-out 24 hours prior to your departure, if possible, we will try to accommodate your request. Late check-outs are not allowed during holidays and high-demand periods. If housekeeping is unable to prepare the unit for the next arrival due to an unauthorized late check-out, additional charges will apply.

CLOSING DOWN

• Make sure oven, stove, coffee pots and other appliances are OFF.

• Make sure all exterior windows and doors are closed and locked.

• Make sure fireplaces and grills are off.

• Please start the dishwasher (you do not have to wait until it’s done). Do not use liquid dish soap in the dishwasher.

• Turn the heat down to 60 degrees unless you are instructed otherwise.

• Bed linen & bath towels - Please strip used beds and put the sheets and used towels on the floor. Leave mattress pads, pillow shams, blankets and comforters in place.

• Please make sure no linens, pillows, etc. are next to heaters.

• Please remove all plates, storage containers and left-over food from the refrigerator. You may leave unopened food and drink items behind.

• Please remove as much garbage as possible during your stay. Dumpster and Trash cans are available at or near all properties. See trash removal instructions. Please call (970) 785-8980 if you cannot locate them.

EMERGENCY

In the event of an emergency please call 911 and give them the address of your vacation rental.

MAINTENANCE ISSUES

If you experience a maintenance emergency during your stay such as a loss of heat, water or power, a water leak or a lock out please call Book by Owner at (970) 785-8980. Book by Owner personnel or a professional service provider will be dispatched as soon as possible.

FIREPLACES

Please make sure the fireplace is always off before you leave. Gas fireplaces will have a pilot light that should be lit all the time, even when you leave. Please do not turn off the pilot lights.

INFRASTRUCTURE SERVICES

You are staying in a remote mountain resort. It is exceedingly common for any electrical, Internet, power, telephone or television service to go down without warning. It is not infrequent that the regional electricity provider unilaterally shuts down power to the ski lifts, particularly during high season, usually because of an under investment in the distribution system. We have even seen certain HOA’s neglect to clear snow from roads based on the excuse “the snow plow drivers can’t see the roads”. Expect the unexpected.

FIRE SAFETY PROCEDURES

Like all buildings, your vacation rental can have fires. Plan what to do when you check in. When you hear an alarm, act, don’t investigate. If the fire is in your room, get out and close the door. Once out, report the fire.

FURNITURE

Please return all furniture, games, movies, etc. back to their original location within the property.

GARAGE

If your unit is equipped with a private garage, this door must be kept closed at all times. Failure to keep the garage door closed could result in frozen pipes; damages will be assessed.

GRILL & GREASE

If your unit is equipped with a gas grill you are welcome to use it. If the propane tank is empty you may purchase a replacement tank in town. Please clean the grill after each use. Please don’t put grease down the sink drains.

OVEN

Please do not run self-clean on the ovens. Due to our thin air this can disable your oven. Please wipe out any messes you create in the oven.

HEAT

Homes typically utilize in floor radiant heat or baseboard (electric or water) heat and some use a gas fireplace for the main heat source. If the home has in-floor radiant heat, please set the temperature at a comfortable level and leave it. It will take quite a while for the heat to change but once it does it stays very comfortable. If the home has baseboard heat please do not put anything flammable in front of or on it, like clothes, linens or pillows.

AIR CONDITIONING

This does not exist in Grand County. The windows in this property can be opened.

HOT TUB

Please read and abide by all posted rules when using the hot tub. You are using the hot tub at your own risk. Icy and slippery conditions will exist in the hot tub area; please use caution at all times. Children must be supervised at all times when using hot tub. All users must shower before using the hot tub. Use caution when handling the hot tub cover. Replace cover on hot tub when not in use.

NEIGHBOR RELATIONS

Please avoid making loud noise after 8:00 P.M. Neighborhood groups regularly report bad behavior to the County Sheriff….and he doesn’t have a sense of humor.

HOUSEKEEPING

Your accommodations are professionally cleaned and prepared before your arrival. Daily housekeeping is not included. Should the initial supply of sundries run out during your stay you can contact Book by Owner. For a linen exchange, if necessary and requested, a minimum $45.00 charge is assessed. We ask for notice of linen exchange 1 day in advance please. Please do not wash linens.

PARKING

Parking is available for registered guests. Parking may be limited and is not typically allowed on county roads. In town on street parking is limited, please obey parking signs. Book by Owner Winter Park and the homeowner cannot be responsible for items left in the vehicles on the property. Call Book By Owner for recommendations if you need additional parking. Driving unlicensed ATVs and snowmobiles on public roads is illegal, except on a few designated roads.

PET POLICY

Pets are not permitted. Additional cleaning charges will be imposed if animals are allowed on premises.

INHERENT RISKS

Despite the amenities, you are staying in a remote mountain environment at high altitude with abundant and significant inherent risks. Do not stay outside for more than a few minutes without proper sun screen, hydration, and protective clothing. Flash floods and blizzards are a regular occurrence all year long. If you fall into a body of water--notwithstanding your swimming ability-- you will be hypothermic within 12 minutes and you will probably drown. You are staying in a rich habitat that mountain lions, coyotes, bear and moose and other dangerous animals call home---and they are NOT your friend. (The moose here do NOT have the same personality as those in Alaska---they will charge at you and pummel you merely for entertainment. Mountain lion attacks have been common this year….even in the middle of the day.)

ALTITUDE SICKNESS

You are now living at 8400 feet MSL or above. Effective mitigation for altitude sickness includes the consumption of water, aspirin, bananas, Vitamin E, and especially chlorophyll, and use of a hat. Consult a doctor who knows something about this. Once you get behind in mitigating for altitude sickness, it takes a long time to get ahead of the condition. The rule of thumb: it takes 6 weeks to build up red blood cells, and 6 days to lose them.

POST DEPARTURE INSPECTION

The owner takes great pride in managing, maintaining and equipping the home to create an enjoyable vacation experience. Please respect the home during your stay and treat it as you would your own. Following your departure Book by Owner will perform a complete property inspection. Should any damage or evidence of misuse be discovered it will be reported and Book by Owner or the Owner may contact you directly to resolve the issue. We understand accidents happen and request you please report any accidental damage immediately so we may make repairs necessary to prepare the home for the next guest.

REPAIR AND MAINTENANCE

Should your unit require general maintenance during your stay please contact Book by Owner guest services at (970) 785-8980 to report the issue. The repair or service will be scheduled ASAP. Please try to keep nonemergency calls to daytime hours.

SMOKING/CANNABIS

Smoking is not permitted, including the smoking of cannabis. If the Vacation Home allows smoking outside please make sure all windows and doors are closed so the smoke does not waft back in. Also please do not take cannabis into the home, as the smell from cannabis even before it is smoked can linger in the home. The smell of any smoke or cannabis may result in a fee to you.

SWIMMING POOL/SPA

Book by Owner is not in charge of any pools or spas. If you are at a private home please call if you have an issue and we will contact the Hot Tub Company. If you are in a complex please report any problems to the Front Desk. Children must be accompanied by an adult. No glass permitted in the spa/pool area. Swim at your own risk, as there is no lifeguard on duty.
