building or renovating? what you need to know before you sign a contract

T

he next step is to make sure you understand your contract. For residential building work in NSW greater than $1,000 you require a written contract. NSW Fair Trading provides two types of contracts, which are available for download from the Fair Trading website as fillable and saveable PDFs, including: Home building contract for work between $1,001 and $5,000; Suitable for trade work, maintenance and repair work as well as smaller alterations or improvements likely to cost less than $5,000. Home building contract for work over $5,000; Suitable for new homes, major alterations and additions. Before you sign a contract Fair Trading suggests you ask yourself the following questions: 1. Does the contractor hold a current contractor licence? 2. Does the licence cover the type of work included in the contract? 3. Is the name and the number on the contractor’s licence exactly the same as on the contract? 4. Is the work to be undertaken covered in the contract, drawings or specifications? 5. Does the contract clearly state a contract price or contain a warning that the contract price is not known? 6. If the contract price may be varied, 10

homesguideliving

www.homesguide.com.au

So, you are about to sign a contract for building or renovating work on your home. You’ve done your research, obtained quotes and selected the best option for your building or renovating needs. What else do you need to consider before signing on the dotted line?

is there a warning and an explanation about how it may be varied? 7. Are you aware of the cooling off provisions relating to the contract? 8. Is the deposit within the legal limit? The limit is 10% for work costing $20,000 or less, or 5% for work costing more than $20,000. 9. Do you understand the procedure for variations? 10. Are you aware of who is to obtain any council or other approval for the work? 11. Do you understand that the contract must have a policy of home warranty insurance? You must be provided with a certificate of insurance before paying any money under the contract (including a deposit) or before doing any work for more than $20,000. Has the contractor given you a copy of the Consumer Building Guide? The Guide explains the operation of the Home Building Act 1989 and the procedures for the resolution of contract and insurance disputes. If you answer NO to any of these questions, you may not be ready to sign a contract. Ask your builder or tradesperson to help clarify the answers. For more information or to do a free home building licence check, go to the Building and renovating section of the Fair Trading website or call 13 32 20. www.homesguide.com.au

improve the look of your home facade

Y

our home’s exterior façade is a true representation of who you are. Whether you’re building your own dream home, bringing new life by renovating or maybe just extending the one you’re living in – creating impressive exterior façade through inspirations, ideas and designs, will give your home a unique look and feel. Give your home exterior a little extra something by combining innovative applications and popular products such as modern wall cladding systems, renders and texture coatings, paints, landscaping, glass balustrades, awnings and shutters. You may be pleasantly surprised, the overall benefit to you can be extremely rewarding. Wall Cladding SyStemS A great way to introduce long-lasting character, flare and personality to your home. Not only can wall cladding and panels dramatically change the exterior look of your home, but it can also keep your family cool in summer and warm in winter. With an ever growing range of finishes and designs, one thing is for certain it provides a modern, futurist and distinct look to your home. Aluminium Composite, Designer Wall and Thermal Wall Panels are undeniably durable, flexible and light weight and are now being touted by architects as the look of the future. The possibilities are endless in designing your home. RendeR + Paint Cement render, acrylic coatings and paint go hand in hand and are one of the most effective ways to transform the initial impression and appearance of a home, not to mention being one of the most popular. The main purpose of rendering and acrylic texture coating is to give your façade an extra element to its appearance. It also provides flexibility and strength, resulting in a long lasting finish with superior barrier properties. Also render and acrylic coatings assist in reducing natural erosion and provide protection against weather damage, as well as contributing to your homes overall insulation. www.homesguide.com.au

Acrylic texture coatings come in a range of textures and colours that will compliment your homes natural surroundings. Smooth render can simply be painted with a colour of your choice - depending how daring or adventurous you are, the opportunities are boundless with colour schemes. aWningS + louvReS These fashionable items really make a statement about you and your home by adding a modern, stylish and classy flare to your façade and outdoor entertaining areas. Providing comfort and protection to your family from the outdoor elements, most come with automated features to enhance the experience. Made using extruded aluminium that is finished either anodised, or in a high UV resistant powder coat paint finish, with all fixtures and components being high-grade stainless steel. Smart use of awnings and louvres adds to the energy efficiency of a home. glaSS BaluStRadeS + HandRailS Glass balustrades not only look impressive and fashionable, but also provide a feeling of additional space. Frameless and semi-frameless balustrades (mini-post or glass clamps) can be installed on balconies, stairs, void areas or used as a privacy screen. Stainless steel parts are available in high polish or satin finish, giving you peace of mind against unsightly rust and corrosion that has plagued so many facades as a result of cheap and second rate products. landSCaPe & gaRdenS This is the icing on the cake. To ensure you have done justice to your homes new façade, you must not make the mistake of neglecting your garden. You can really make a statement by planting striking plants that accentuate architectural features and contribute to the overall impact of your home designs. winter heating tips.. choose the right heater this winter

F

or winter warmth, choosing the right heater (or heating source) is one part of the equation; preparing your home for energy efficient warmth is the other.

EnvironmEntal considErations vs. cost In recent years there has been a lot of focus on our carbon footprint – that’s the amount of carbon we produce when we use mainstream energy sources – like electricity and gas for example. It is important for all of us to reduce our impact on the environment. However, simply reducing your carbon 14

homesguideliving

footprint will not necessarily result in lower power bills and certainly won’t mean you have a warm and comfy home in winter – at least not without looking at the bigger picture. Consider your heating needs carefully, and then start planning. Your choice of home heating will come down to a few key decision points. Here are some questions to start asking yourself: Do you have an existing home or are you planning on building a new home? - There are a wide range of choices for both situations. When building a new home, pay attention to things like passive www.homesguide.com.au

solar opportunities that can reduce the need for energy consuming heating appliances. Also be aware of the limitations you may have with choosing a heating source for an existing home. Type of home – Do you live in a house, apartment or townhouse. Some types of heating will not be available to you if you live in apartment for example. Ownership - Do you own or rent your home? If you’re renting, you might want to be able to take your heater with you when you move. Need – Do you need to heat a room or an entire home? Budget – There is the captial cost of

installation and the ongoing cost to run it. No one wants to pay more than they should for home heating so think carefully about these aspects. Style – Do you want to simply heat your home or do you want an element of style, or a focal point in a main room? (Like a fireplace for example) Access to your preferred energy source – Electricity, gas, firewood and other fuels, are these readily available? Heating appliance types There is a wide variety of heating appliance types available today. No one heating type will be right for everyone. Each heating appliance type will have its pro’s and con’s based on things like: Initial purchase and installation cost, running costs and availability of the chosen fuel source. Here’s a short list: • Electric – includes radiant, convection, conductive (underfloor heating), spilt and ducted air conditioning. • Gas – includes radiant, convection, gas ducted heating • Wood – includes open fireplaces, slow combustion heaters & stoves and pellet heaters. • Ethanol – includes ethanol burning fireplaces. • Prepare your home for efficient, cost effective heating Choosing the right heating source may well play an important part of reducing your winter bills but there are other steps the homeowner can take to reduce the need for excessive energy consumption and to reduce their winter energy bills. Wear warm clothing -There’s no simpler way of keeping warm than by throwing on some extra clothes. Insulate your home – The energy consumption difference of heating a space with and without ceiling insulation for example can be as much as 30%. There are a number of options – some of which will depend on whether you own an existing home, are renovating

or building a new home. Consider the possibilities for wall and even underfloor insulation as well as ceiling insulation. If practical, open the shades or drapes on north facing windows during the day, this will allow the sun’s rays to heat parts of your home during the day. How old is your home – have you inspected your ceiling insulation? You may be surprised to find that your ceiling insulation needs attention. Close doors to rooms that are not occupied. Cover windows with heavy drapes, a lot of heat loss can occur through windows. Don’t try to ‘overheat’ your home – Typically during winter you only need to heat your home to around 24 degrees to be comfortable. More than this and you are simply throwing money down www.homesguide.com.au

the drain. Depending on the age of your home and when insulation was installed, you may be surprised to find that your current ceiling insulation has lost its effectiveness or is missing in parts. We recently had a look up in the ceiling cavity of our home to find that our insulation was missing in some parts and mostly covered iN dust and leaves. Most of the insulation had packed down with the weight of the dust and leaves. Not only is this a fire hazard but the insulation is no longer able to do its job. t

he 21st Blue Mountains Winter Magic Festival will be held Saturday 21st june 2014 in Katoomba, Blue Mountains. the Winter Solstice has been celebrated by civilisations ancient and new over millennia. Often concealed beneath myth, elaborate artifice and tradition, at its core it is a physical event. the Winter Solstice marks the commencement of winter and the journey back towards warmth and the promise of Spring. It is a moment of renewal and promise. For the mountains it has a particular significance. Winters in the mountains really are cold. as a result, our celebration is somewhat more energetic and emphatic than you might find on the plains. It is also a time when the main street of one of australia’s

most famous towns, Katoomba, is handed back to the community. a time when artists and buskers, dancers and drummers, singers and snake handlers, jugglers and gymnasts, musicians and mass choirs take over the town. It is a time of renewed friendships and family reunions as parents and grandparents, children and friends return to celebrate our community’s big event. and most importantly it is a time for new friendships which is why we’d like to share the experience with you. the Winter Solstice in 2014 is june 21st, 8:51pm aeSt. Winter Magic is the Blue Mountains highest profile and most anticipated annual event. the Blue Mountains is nSW inaugural City of the arts and Katoomba is the heart of that city. It is the weekend when artists, musicians, dancers, drummers, choirs, stalls and community take over one of australia’s most famous

towns. during the event, the main street of Katoomba is closed to motor traffic and open to pedestrian traffic. This allows the whole town to become a performance space. the streets are lined with market stalls and everybody who attends is encouraged to dress in costume. unlike many Festivals run by Chambers of Commerce and Councils, this event is run by community. It has a strong local focus and very wide general appeal. the setting is a town sitting on a narrow ridge and bound north and south by a World Heritage listed national Park. the festival itself is free, however some activities charge a fee. the main act closing out this year’s festival with be the very fabulous ‘the Crooked Fiddle Band. Please come and join the celebration of Winter Solstice with us at the Blue Mountains Winter Magic Festival.

Future Kellyville SportS Complex Given Green liGht Development plans for the Balmoral Road Sports Complex have been reviewed and approved by Council. The Sports Complex will see four sports fields, six tennis courts, exercise equipment, a cycling and walking track and a 199 space car park built in the Balmoral Road Release Area in the 2017/2018 financial year. Hills Shire Mayor Dr Michelle Byrne said that the development is an example of the Council’s efforts to promote a fit and healthy style. “This multi-purpose complex will encourage the community to get outdoors and get active. The cycling and walking track as well as the exercise equipment are a great way for friends to get active together,” Mayor Byrne said. Council have already made previsions for the $10.5 million development in order to save costs when construction is ready to begin in the 2017/2018 financial year. “Council has already allocated funding for the project. Plans to use the site to hold spoil in the meantime will also save money,” Mayor Byrne Said. Mayor Byrne reiterated the importance of future planning, particularly open spaced environments to keep the 22

character of the Sydney Hills region. “The Hills Shire Council has always been about planning for our future. While construction may be a few years away, it’s never too early to plan,” Mayor Byrne said. “Developments such as the Balmoral Road Sports Complex are a great way to ensure our future is rich in physical activity and can be enjoyed by the community. We understand that there are never enough sports grounds to satisfy everyone, but we are doing everything we can to get as many players and as many teams playing sport every weekend.”

mayor CallS on premier to remember CarlinGFord in liGht rail planS Hills Shire Mayor Dr Michelle Byrne has urged NSW Premier Mike Baird and Transport Minister Gladys Berejiklian to remember the people of Carlingford in their planning of the Western Sydney Light Rail. Mayor Byrne said a feasibility study into the project must consider Carlingford; a suburb that has been promised numerous transport links over the years but with nothing delivered. “The residents and businesses of www.homesguide.com.au

Carlingford are used to disappointment when it comes to public transport – but it doesn’t have to be this way,” Mayor Byrne said. “We had very encouraging discussions with Parramatta City Lord Mayor Clr John Chedid last week and he also expressed a desire to find a solution for the people of Carlingford via the light rail project.” “I would certainly support a Western Sydney Light Rail line which the Premier has referred to as the missing link. But I would only support it if Carlingford is part of the network.” “This Council’s preference has always been for the Epping to Parramatta heavy rail link to be completed. The existing corridor could be used for light rail.” Mayor Byrne said that with only one train to Clyde every hour and infrequent bus services, Carlingford’s 21,000 residents were severely underserviced by public transport. “The population of Carlingford is set to increase by more than 50% yet there are seemingly no public transport plans for this forgotten suburb,” Mayor Byrne said. “We’ve got traffic gridlock throughout most of Sydney and it’s no surprise when there are densely populated suburbs like Carlingford with inadequate public transport.” “If the NSW Government want councils to sell the idea of increased densities to our residents, then they must provide the public transport options needed to get people moving.”

“After suffering a life threatening trauma, it really puts priorities in life into perspective. I was a fit, healthy 28 yr old when it happened. If I wasn’t as healthy, the outcome would’ve been very different and my recovery would’ve been much harder.” through open brain surgery. There was a 1 in 5 chance of survival. My family had to say their goodbyes, as the surgeon couldn’t guarantee my survival. I can’t imagine the burden they had to carry through the ordeal. My heart still weighs heavy thinking of them during this time. After the surgery I recovered well. I still have many deficits, but I am alive and grateful. I know of more people that have passed away from a ruptured aneurysm than have survived. So I certainly count my lucky stars. Recovery is long and challenging. During this time I constantly asked “why me, why me”. I still don’t know the answer to that but I’ve come a long way since then. I’ve battled depression and still do. The feeling of helplessness during recovery is very destructive. Especially for such an independent person like myself. But I am lucky to have a very supportive network of people in my life. One of the hardest parts of recovery for me was learning how to walk again.

Such a basic function that we all take for granted. It took me months to walk on my own. It was really scary learning how to walk, even though it was something that I had been doing for the past 28yrs. I think the most challenging thing about recovery, closely followed by the daily physical battles, is the mental battle to get yourself through such a trauma. While I wouldn’t wish my fate on anyone, I know that it’s happened for a reason - I just haven’t worked out why yet! For one, I am a much better person than I was before. I always seek the positive in situations, and know that life is too short to be worried about petty issues. There is a bigger picture out there - way more important than how much money you have or what kind of jeans you’re wearing! I feel good about the person I’ve become since the trauma. I don’t always feel good though. I still have days where I reflect on what’s happened and feel that life is unfair and that I’ve been hard

done by. I’m single-sided deaf, I get headaches almost daily, I stumble and slur when I’m tired - my list goes on. But after I’ve had my cry, I remind myself that I am alive - and that is a privilege denied to many. I won’t lie, running my own business is challenging!! I’ve learnt a lot about myself too. My boundaries, how resilient I am, and how passionate I am about my message. I also work a full-time job to make ends meet, so I am working 7 days a week. It’s very challenging and mentally draining - but I remind myself about why I am doing this. I am doing this to push the importance of health and of how fragile your body is. I just want everyone to look after themselves! Visit: moreforme.net.au

comprises the documents the artist produced (photographs, film, time cards, statements) as he observed the passing of time in this relentlessly methodical manner over a gruelling year-long period. Celebrated Taiwanese-American performance artist Tehching Hsieh is internationally recognised as a leading practitioner of durational performance. Hsieh explores questions of time, life and being and his works are notable for their conceptual purity and physical extremity.

‘the one year performances, hsieh did not make his life his art. Instead, with classical precision and unquestionable monstrousness, he expanded his art until it fully occupied, consumed and suspended his life.’ THE NEW YORK TIMES Tehching (Sam) Hsieh (born 1950, Nanjhou, Pingtung County, Taiwan) is a noted New York Citybased performance artist; he has been called a “master” by fellow performance artist, Marina Abramovic. He is most known for six durational performance pieces completed between 1978 and 2000.

One Year PerfOrmance 1978–1979 (cage Piece) In this performance, which lasted from September 29, 1978 through September 30, 1979, the artist locked himself in an 11.6’ × 9’ × 8’ wooden cage, furnished only with a wash basin, lights, a pail, and a single bed. During the year, he was not allowed to talk, to read, to write, or to listen to radio and 30

TV. A lawyer, Robert Projansky, notarized the entire process and made sure the artist never left the cage during that one year. A friend came daily to deliver food, remove the artist’s waste, and take a single photograph to document the project. In addition, this performance was open to be viewed once or twice a month from 11am to 5pm.

One Year PerfOrmance 1980–1981 (Time clOck Piece) Documentation of this piece was exhibited at the Solomon R. Guggenheim Museum in 2009, using film, punch cards and photographs. This work was the first of Hsieh’s ever to be displayed in the UK at the Liverpool Biennial in 2010. One Year PerfOrmance 1981– 1982 (OuTdOOr Piece) In his third one year performance piece, from September 26, 1981 through September 26, 1982, Hsieh spent one year outside, not entering buildings or shelter

of any sort, including cars, trains, airplanes, boats, or tents. He moved around New York City with a packbag and a sleeping bag. One Year PerfOrmance 1983-1984 (rOPe Piece) In this performance, Hsieh and Linda Montano spent one year between 4 July 1983 and 4 July 1984 tied to each other with an 8-foot-long (2.4 m) rope. They had to stay in a same room while not allowed to touch each other until the end of the one year period. Both of them shaved their hair in the beginning of the year, and the performance was notarized initially by Paul Grassfield and later by Pauline Oliveros. One Year PerfOrmance 1985–1986 (nO arT Piece) For one year, Hsieh did no art, spoke no art, saw no art, read no art, and did not enter any museum or gallery.

Tehching hsieh 1986–1999 (ThirTeen Year Plan) At the beginning of this epic piece, Hsieh declared, “Will make Art during this time. Will not show it publicly.” This plan began on his 36th birthday, December 31, 1986, and lasted until his 49th birthday, December 31, 1999. At the end, on January 1, 2000 he issued his concluding report, “I kept myself alive. I passed the December 31st, 1999.” The report consisted of cutout letters pasted onto a single sheet of paper. The PhilOsOPhY His pieces are not feats of stamina nor (consciously at least) motivated by a desire to suffer (though they have been described as ordeals), but rather are explorations of time and of struggle. According to critic Steve Shaviro, Hsieh’s work can be seen as being about imprisonment, solitude, work, time, homelessness, exposure, marriage/human relations, and the way in which art and life are related. Hsieh states his work is about “wasting time and freethinking”. Carriageworks 245 Wilson St, Eveleigh NSW 2015 Phone: (02) 8571 9099 Exhibition showing until 6th July 2014

finding the right pet for you W

hile people who have pets tend to be happier, more independent, and feel more secure than those without pets, it’s important to select the type of pet that is best for you. You’ll benefit most from having a pet whose needs are compatible with your lifestyle and physical capabilities.

LifestYLe considerations that infLuence Your choice in a pet LittLe outdoor activity if most of your time is spent at home, consider pets that would be happy to stay with you in that environment. You may enjoy playing with or cuddling a cat or a bunny; taking leisurely walks with an older dog; watching fish or reptiles; or talking or singing along with a bird. SmaLL chiLdren and the eLderLy families with small children or elderly living in their homes should consider the size and energy level of a pet. puppies and kittens are usually very active, but delicate creatures that must be handled with care. Large or rambunctious dogs could accidentally harm or knock over a small child or adult who is unsteady on his or her feet.

to choose pets that are confined to their quarters, such as fish, birds, hamsters, or reptiles. high activity LeveL if you’re more active and enjoy daily activities outside of your home, especially walking or running, an energetic dog might be right for you. canine companions thrive on outdoor exercise, keeping you on the move. LandScaping concernS With certain pets, your landscaping will suffer. Many dogs will be tempted to dig holes in your lawn, and dog urine can leave yellow patches—some say unaltered females cause the most damage. time commitment finally, and perhaps most importantly, keep in mind that you’ll be making a commitment that will last the lifetime of the pet—perhaps 10, 15,

While your cat or a dog might love to have an animal friend to play with, a pet that has had exclusive access to your attentions may resent sharing you. home environment if a neat, tidy home, free of animal hair, occasional muddy footprints and “accidents” is important, then a freeroaming dog or long-haired cat may not be the best choice. Owning a pet is nOt fOr everyOne Having a pet is not a miracle cure for mental illness. Owning a pet is beneficial and comforting only for those who love and appreciate domestic animals. if you’re simply not a “pet person,” pet ownership is not going to provide you with any therapeutic benefits or improve your life. for other people, owning a pet may simply not be practical. some of the drawbacks are: Pets cost money. food bills, veterinary care, licenses, grooming costs, toys, bedding, boarding fees, and other maintenance expenses can mount up. if you’re unemployed or elderly, on a limited fixed income, it may be a struggle to cope with the expense of pet ownership.

Pets require time and attention. as any dog owner will tell you, there’s nothing therapeutic about coming home to a dog that has been locked up in the house on his own all day long. Dogs need daily exercise to stay calm and well-balance. Most other pets require at least daily care and attention. pets can even curb some social activity, as they can only be left alone for a limited time. Pets can be destructive. any pet can have an occasional accident at home. some cats may be prone to shredding upholstery, some dogs to chewing shoes. while training can help eradicate negative, destructive behavior, they remain common in animals left alone without exercise or stimulation for long periods of time. Pets require responsibility. Most dogs, regardless of size and breed, are capable of inflicting injury on people if not handled responsibly by their owners. even cats can scratch or bite. pet owners need to be alert to any danger, especially around children. Pets carry health risks for some people. while there are some diseases that can be transmitted from cats and dogs to their human handlers, allergies are the most common health risk of pet ownership. if you or a family member has been diagnosed with a pet allergy, carefully consider whether you can live with the symptoms before committing to pet ownership. also consider that www.homesguide.com.au

some friends or relatives with allergies may no longer be able to visit your home if you have a pet.

CHOOsing between a dOg Or a Cat dogs and cats are the most common household pets. while on occasion, you’ll see someone walking a cat on a leash or a dog that uses a litter box, typically the needs and natural behaviours of dogs and cats are different.

alternatives tO pet OwnersHip if full-time pet ownership is not right for you—or if you want to give pet ownership a trial run before making a commitment— some animal shelters and rescue groups offer pet “rental” programs. dogs or cats that are available for adoption can be rented out for walks or play dates, or you can foster an animal temporarily until a permanent home can be found. Most animal shelters or rescue groups welcome volunteers to help care for homeless pets or assist at adoption events. even ven short periods spent with a pet can benefit both you and the animal. in n some areas, education grants are available to purchase and care for class pets, so teachers and groups of school children can experience the benefits of caring for an animal while sharing the responsibilities.
