Unsolicited Approaches
In some instances purchasers or a salesperson from another agency claiming they have a buyer may approach you directly. We recommend you don’t engage with anyone who says they are a buyer or have a buyer. The REA Code of Conduct doesn’t allow other agencies to approach a sole agency. Should you be approached by either please refer them to us and we will work with them on your behalf and in your best interest.
Open Homes
Holding an open home and inviting people into your home is an act of faith. Theft from open homes is extremely rare but always a possibility. Just to be on the safe side, we advise our clients to do the following:

• Check your insurance policy to see that you are covered
• Secure valuables before the open home
• Do not display small items capable of being quickly picked up
Historically it is a low risk event, let’s work together to keep it this way. It is also important to check for safety hazards and anything that could potentially put people viewing your home in danger.
There are obligations under the Health and Safety at Work Act 2015 for us to consider. Please let us know of anything you consider a risk to help us ensure that we minimise hazards that could affect any visitors to your home during the sales process. This could include the following:
• Loose boards and unsecure railings
• Slippery surfaces (i.e. water blast paths that contain mouldy surfaces)
• Unfenced swimming pools
Sales Contract
We wish to draw your attention to some particulars in the ‘Agreement for Sale and Purchase’. When we bring you an offer it will be on a standard agreement. When you accept an offer you will be committed to the ‘General Terms of Sale’ therein. We would like to draw your attention to the following inclusions:
Vendors Warranties and Undertakings
In this clause you warrant many things including that:
1. You have not received any notice or demand or know of any outstanding requirement which affects the property.
2. You obtained a permit or consent for any work you have done which would require these.
3. You have not given any consent or waiver which directly or indirectly affects the property.
If any of these are in conflict with reality, please talk to your salesperson immediately.
Keys
The standard Agreement for Sale and Purchase requires you to supply keys to all exterior doors (and windows if applicable) relating to the property. If you do not have all of the keys please advise your salesperson.
Chattels
These are typically items such as dishwashers, and heated towel rails that you deliver with the property at settlement to the Purchaser.
The standard Agreement for Sale and Purchase requires that at settlement, chattels should all be in reasonable working order and without charge (not subject to hire purchase agreements e.g. alarms, heat pumps etc).
Excluded Chattels
If you wish to take a chattel with you when you move you should clearly identify it as an ‘excluded chattel’. Please advise your salesperson and mention this again before signing the Agreement for Sale and Purchase.
Non-Working Chattels
If you have a chattel that is not working but will remain in the property, please advise your salesperson. To avoid problems later on, this must be written into the Agreement for Sale and Purchase.
