This month the Austin Board of REALTORS (ABoR) is celebrating an anniversary. It’s been one year since the ground breaking of its new headquarters in Northwest Austin. And ABoR is pleased to report that it's on schedule for the much-anticipated Dec. 2014 move-in and Jan. 2015 grand opening. ABoR’s new HQ, located at 4800 Spicewood Springs Road, is a project that’s been at least three years in the making – or 10 years if you count the day the organization began saving for the move. For a number of reasons, up until 2013, leasing office space in Austin was more advan-

tageous than purchasing land and building a new office complex. After a patient, decade-long wait, the real estate climate suddenly shifted in Austin and purchasing land for a new HQ became a strategically feasible option. As a result of a perfect storm of sorts – the combination of affordable land prices, reasonable loan rates, and wise investment decisions – in 2013, ABoR purchased the final acreage needed to kick start construction. The new 33,000 squarefoot home base, located at the intersection of Mesa and Spicewood Springs Rd., is just three miles southwest of their Stonelake rental.

The new headquarters, which ABoR is currently seeking LEED certification for, sits on nearly 5.2 acres of land and has views of Austin’s pristine Hill Country and picturesque Texas State Highway Loop 360 corridor. The cost to construct the building and install site work is between $12 and $13 million. The new facility will have three auditoriums, up to five conferences rooms, a computer lab, and a dedicated closing room and plenty of additional workspace in the member lounge. One of the most exciting improvements members will notice is the organization’s investment in technology. “We will have multiple data lines to the building, dedicated cabling, plus wireless and wired connectivity throughout,” says Bill Evans, 2014 president of the board. The building will also offer professional meeting space and state-of-the-art amenities that can be used for virtual meetings and networking. For many real estate professionals,

best to accommodate your request. Transportation continues to be an issue, but with more commercial growth in Williamson County, residents can live, work, and play without driving to Austin every day. RL

Commercial real estate boom in Williamson County

W

illiamson County is clearly in the midst of an economic boom. The county is halfway through its second straight year of strong commercial development as shown by the number of new commercial building permits submitted to the cities. The number of building permits is a prime indicator of economic health of the county. In Round Rock, the city reviewed 29 new commercial permits worth about $77.8 million in the first half of the 2014 fiscal year, according to city records. That's 10 times the value of commercial permits approved in the same time period in fiscal year 2012. Georgetown had 33 new commercial building permits issued in the first half of 2014 worth over $60 million. We were lucky that the recession never really hit this area as badly as some parts of the country, and it makes sense that we'd be among the first to climb out of the economic problems brought on by the Wall Street crisis in 2008. Our population has grown from 422,000 residents in 2010 to an estimated

471,000 in 2013. That's an 11 percent increase in just three years. Home values are surging past their previous heights in 2007 and climbing into new territory while inventory finally begins to open up. As Williamson County continues to grow, new plans need to be made to account for the new influx. The Leander City Council has created a new land use reference map showing residents exactly where city leaders will promote future commercial development. The plan designates specific types of commercial development at the intersections of major highways and local roads. By creating this guide map of anticipated growth areas, members of the Leander Planning and Zoning Commission and City Council can refer to this plan when making future zoning decisions that encourage construction of successful commercial projects in Leander. These types of guides also assist REALTORS and future residents in deciding where to live and developers on where to build. As REALTORS, it is our responsibility to

big congratulations to 2014 VP of Membership Ruby Johnson for winning the WCR Texas Chapter contest for recruiting! This fantastic group of members are always touting the benefits of WCR membership at all REALTOR events they attend. It’s been a busy 2014. We have held many membership mixers and events at several new and exciting Austin restaurants and other venues, we have found that agents love to attend these events and will most likely bring another agent wanting to join this amazing organization. Amy Kobza is again the chairperson for our annual WCR-Austin Bras 4A Cause event on Oct. 7. This will be an incredibly entertaining event as we auction off highly decorated bras, modeled by some very handsome men, with proceeds benefiting the Breast Cancer Resource Center of Central Texas. We know it will be another sold out event, so come out and help us continue the tradition.

WCR-Austin new 2015 Leadership was chosen by the membership on Aug. 21 at our annual election business meeting. Here is a list of the incoming officers: President- Amy Kobza, President-Elect: Michelle Toomer, VP of Membership: Ruby Johnson, Secretary: Melia Gardner and Treasurer: David Teague. To be of service to experienced real estate professionals, plus a new generation of buyers and sellers, the board realized they needed to provide tools necessary for competing in this ever more technologically-sophisticated industry. Evans also assures members that they’re not raising member dues and that the new space was specifically designed to bring in revenue by renting out conference rooms and auditoriums for non-ABoR-affiliated events. “Initially,” says Evans, “we will focus on providing high quality training and event opportunities for our membership and key partners. As we get more experience in the operations of the event side, we will offer the space for weddings, graduations, and other community affairs.” Emily Chenevert, director of government and public affairs, says they want to be very deliberate and diligent about making sure the space serves members’ needs first. “We want to be sure our core services are offered to the greatest extent and are fully fleshed out before pursuing outside rentals. Our goal is to wrap our head around how to utilize this space and leverage it first.” "The project sounds appealing. I’m interested in attending some events there," says Gena Caudle, an Austin-based mortgage banker. When construction is complete, and after a soft move-in, the non-profit will take the week of Christmas and New Years to shutter its Stonelake location and test that infrastructure is in place at the shining new building at the top of the hill. An opening celebration for ABoR members and valued associates is scheduled for the weekend of Jan. 16. Events will kickoff with an installation ceremony for incoming President of the Board Barb Cooper. RL

reater Austin’s newest master planned community, Santa Rita Ranch effortlessly integrates the laid back Hill Country lifestyle with first-class, technology-focused features and amenities. The visionary plan of Elizabeth and Ed Horne and Mariner Real Estate Management, Santa Rita Ranch features nine distinct villages with a variety of amenities—from pools and parks to future sports complexes and fields. makes it convenient to travel to any one of the community’s many planned additions, including various parks, churches, nature areas, shopping, dining and schools. “Santa Rita Ranch plans to bring a wide range of homes, products, parks, amenities, events and activities to enhance residents of every age and phase of their lives,” Spurlock says. “Whether you are a single professional, a young family, a growing family or an empty nester, Santa Rita Ranch can accommodate.” For families, access to first-class education is a priority, and Santa Rita Ranch agrees. While residents have access to two school districts that have been recognized for excellence, Santa Rita Ranch has taken its commitment to education even further by dedicating more than 70 acres to future elementary and middle schools and making financial contributions to educational initiatives. “For every home purchased in Santa Rita Ranch, we donate $1,000 to the Permanent Education Fund,” Spurlock says. “That equates to more than $6 million over the span of the development build out. At Santa Rita Ranch, we place value in learning from the land for our children’s future and for the preservation of excellence in education and property values. We all know school performance drives decisions on where you choose to call home, and we are dedicated to creating a community

While the area is an interactive, educational area for prospective homebuyers to learn about life at Santa Rita Ranch, it’s also an amenity for residents. “We host a number of ongoing events for both residents and REALTORS at the Farm House,” Spurlock says. “It is a place where folks can gather, connect, learn, play and relax. We are nestled among the model homes making it a great place to stop in, fall in love with Santa Rita Ranch life, and then just a stroll down the street to view and choose your favorite plans and features showcased in the gorgeous model homes.” Technology is also at the forefront of Santa Rita’s positioning as a first-rate community. Not only do they have their own app for prospective homebuyers to learn about the community and available homes, but Santa Rita is also one of three communities involved in a pilot program with Suddenlink, which provides broadband services. enjoy talking to successful people and asking them what they did to become a success. Not only does it give me a model I can use to improve, it’s refreshing to hear about the trials, setbacks, and challenges they overcame. I guess it’s sometimes easy to see a successful person and think they were always that way, but the truth is every successful person you know or see has similar stories. Here are the traits I found they all have in common. • PARTICIPATION. Get in the game. Life is not a spectator sport; the action is on the field. • TAKE RESPONSIBILITY. I know in this new age lots of people talk about taking responsibility for their actions, but that typically only happens soon after they get caught doing something wrong. The successful own every outcome: good, bad, or ugly. A car runs into them; they ask themselves “how can I keep from getting hit next time?” Their spouse blows their money, divorces them, and ruins their credit. “How can I make a better choice next time?” These are examples of people who own their outcomes even though it would be

Successful people very seldom do the right thing the right way the first time, so they use the simple mistake/correct formula until they get it right. They fail their way to success, discovering what they don’t know by making mistake after mistake. They get smarter every day, learning more just as all humans have been doing for thousands of years. Football season just started. What are football players doing when they practice? They are correcting their mistakes under the watchful eyes of their coaches. Run that play again; correct prior mistakes. And again. And again. And again.
