The mission of these organizations is to be a valuable asset to members and safeguard their interests. Membership offers exclusive benefits, education and even perks that you may not expect. For example, the Austin Board of REALTORS (ABoR) offers cost-effective insurance programs, and the Williamson County

Association of REALTORS (WCAoR) provides access to legal advice through award winning Texas licensed attorneys as well as numerous discounts, such as Sprint mobile and YMCA memberships. By joining a professional organization in your field, you align yourself with an organization that cares about your business and advocates for you and the community. You connect with hundreds of like-minded professionals who can support you with advice, networks and potential business. Here are five reasons it makes sense to become a member of a professional association in your area.

Network and advertise The first and most obvious benefit of joining an association in your field is networking. Networking and advertising opportunities through association memberships give you better chances not only to extend your reach and connect with potential customers, but also to build relationships with other complementary professions within the industry and form a trusted network of partners. Professional associations hold meetings, events and other networking opportunities that foster relationships, strengthen your network, and could later turn into a niche in the market. Good news for REALTORS on the north side: If you do most of your business in the Williamson County area, you can join an association where you do business the most and network with other agents who focus on the area where you live and work. Promote your business through official channels through advertising opportunities and events: The Home Builders Association of Greater Austin (HBA) publishes a membership and buyers’ guide, and provides multiple avenues for advertising and sponsorships through its annual Parade of Homes, golf tournament, and other events.

There are also plenty of advertising opportunities through listing sites. ABoR hosts AustinHomeSearch.com, which draws six million page views per month—an average of 300 views per property.

Make a difference Professional associations provide unique opportunities to serve and participate in the community where you do business. If you’re an HBA member, you have multiple opportunities to participate in and sponsor charity and community events such as the annual Benefit Home and Parade of Homes. The Austin Board of REALTORS holds events that connect you with hundreds of real estate professionals, including Realty Round Up, an Installation and Awards event, Foundation property tours and Texas Real Estate Political Action Committee (TREPAC) golf tournaments. assing your real estate exam is just the first step in establishing your real estate career. Along with joining NAR and TAR you get to choose a local real estate board which becomes not only your home, but provides multiple opportunities to grow your business. At Williamson County Association of REALTORS we have numerous volunteer opportunities within our standing committees and task forces. Our standing committees consist of: Bylaws and Policy, Finance, Governmental Affairs, Membership, and TREPAC. Under Elaine Byrne, Bylaws and Policies will read through our manuals and make sure our organization is up to specific standards of operation. Finance under Shavonne Martin reviews budget requirements. Governmental Affairs and TREPAC Committees plan fundraising events, Hill Visits, and help spread the word about why they are so vital for us. Our Membership Committee under Leisa Ormsbee spearheads our luncheons and happy hours.

The task forces are appointed for a specific purpose. Our Events Committee under Tiesa Hollaway organizes activities such as our popular Superbowl of Builders, our East/ West Side Bus Tours, and the upcoming WC Wild Ride Scavenger Hunt. Our Golf Committee, chaired by Summer Pavliska, is one of our largest fundraisers of the year. But how does getting involved help your business? Networking with the committee members can open the door to new thoughts and ideas within the real estate realm. Meeting and working with affiliates at our functions help you grow your preferred vendor database. Being on a committee or task force affords you more knowledge of the happenings in and around your Association. Being better informed means you can parlay that information directly to your clients. Many volunteers use committee work as a springboard for moving to the board of directors. Voted on by the general membership and for a term of three years, a director attends board meetings and discusses, plans,

he Home Builders Association (HBA) of Greater Austin provides the most direct access to the largest group of successful builders and associate members as well as government staff and elected officials in the HBA’s six-county area (Bastrop, Caldwell, Hays, Lee, Travis and Williamson). With more than 700 member companies, the HBA represents thousands in all areas of the home building industry. Builder members construct more than 95 percent of the new homes in the Greater Austin market and 87 percent of the HBA’s member firms are small, locally-owned businesses. As a builder, subcontractor, supplier, vendor or professional services firm, your HBA membership creates unsurpassed opportunities, helping you achieve your goals and enhance your bottom line. Empower vs. impair

I

saw the movie “A Beautiful Mind” once. The movie is based on the unauthorized biography of Nobel Prize-winning economist and mathematician John Forbes Nash, Jr. John Nash created a concept called Nash equilibrium. Take a team of two or more players. The team is in Nash equilibrium if each player is making the best decision that he or she can, taking into account the decisions of the other players. Nash equilibrium has been used to study, for example, whether people will take risks to achieve a cooperative outcome. A coordination game called Stag Hunt was used as an analogy for social cooperation. The bottom line is that people gain the most benefit if they cooperate and implicitly trust one another to act in a manner corresponding with cooperation. In business, when you start building a pie, you get a pie. When you put a team together, you still get a pie, but a bigger one. Most people live in “want,” lack,” “limitation,” and “need.” They are full of negativity and say that one can’t do this and can’t do

that. What it tells me is that they simply don’t know how to build a bigger pie; they don’t know how to put a team together; they don’t know how to collaborate and cooperate. I rarely use absolutes like “all,” “every,” or “never” but I will use one now—no one succeeds alone. The question is, when they will go build that team. And now think about what you do when it comes to getting things done. Do you impair yourself or empower yourself? If you don’t want to be left behind, always ask yourself, “Am I impairing or empowering myself? Do I impair or empower others?” Mentally—do I impair or empower? Physically—do I impair or empower? What do you put into your body—emotionally, spiritually and financially? Take the mental aspect of impair versus empower. When you go home, what goes into your head? Do you watch mindless, thoughtless TV? How does your body feel physically when you watch that stuff? Does it feel weaker or stronger? Are you putting things into

your mind that impair you or empower you? Turn off the TV. Spend at least 30 minutes a day reading something worthwhile. Read books about successful people and you will feel your body becoming empowered! What about physically? Do you fill your body with drugs, alcohol and greasy, fatty, sugar-laden foods that impair you or things that empower you? What about the other categories? If you spend time empowering yourself, you become more powerful. You are able to get more done. Now you can empower others. That’s why you have to be careful who is on your team; who your friends are; who your colleagues are. When people from your surroundings or your team tell you that what you want to achieve is impossible, get rid of them. You don’t want to be impaired. You want to be empowered. If I tell you my dreams or my goals and you tell me they are impossible, you are no longer part of my world. The other four aspects of the impair vs. empower question are the physical, spiritual, emotional, and financial aspects. So if you think that focusing on one of them will get you where you want to be, don’t mislead yourself—one won’t work without the other. Let’s go back to the subject of cooperation. Unfortunately, in school we were taught that cooperation is cheating—study by yourself and take the test on your own. The truth is that cooperation and collaboration is the key to success. It’s called synergy. You can clearly see that during a football game. Do you know how many coaches a football team has? Now, how many coaches do you have? Can you put your ego aside and ask someone to coach you? Are you getting empowered or staying impaired? Another subject I focus on is leverage, or

doing more with less. And one of the ways to accomplish that is with your team. Now think about impair vs. empower again. Do you impair or empower people on your team? Do you stop them from winning or do you encourage them to win? Do you help them to win? Is their win also your win? Is it ok for the people around you to win? If you don’t empower the team, then you get stuck being there. In other words, if you can’t leverage out your job to someone else, then you have that job for eternity. I know that employees that work for me will come and one day they will go. My goal is that when they leave, they leave more empowered than when they showed up. My job is not to impair them. My job is to empower them. Same goes for your partners, business and life. If you are in a relationship where you need each other, it creates major dysfunction. I, personally, don’t want to be needed. And I don’t want to be in a situation when I need someone. The partners have to be together because they want to be together. It’s when humans start doing what they are pre-disposed to do—co-creating, which is the highest form of human evolution. You get together with another person or group of people and cooperate; you co-create something where before nothing existed. Find a partner who empowers you; not impairs. Find or create a group that empowers, not impairs. Now, next time you are about to do something, ask yourself this question beforehand, “Will it impair or empower me?” And remember to always be empowering yourself and others. Then watch as things and people around you grow, flourish, prosper and become more empowered. Now, let’s go out there and make it a better world. RL

Getting involved in your association helps your business

any times I get asked, “Why do you do what you do? Why are you so involved? Doesn’t it take away from your business?” There are several answers to these questions and many reasons I stay involved after 32 years as a REALTOR. First of all, real estate has been a fabulous career. It has allowed me a rather nice income. It has provided me the avenue to meet hundreds of great people, most of which have become friends. Real estate has fed my need to solve problems and help people get their needs met. When I train new agents, I hear them complain about problems or snags in a transaction. My immediate response is to tell them to be grateful for the problems and that we get paid handsomely to solve problems. If buying and selling real estate were easy, why would anyone hire us? Because of the rewards of real estate and the great career it is, I feel compelled to give back. Our association cannot run without volunteers. It is cost prohibitive. Our associations, whether it is our local board of REALTORS, our state associations or national association, need us.

Included in the list of associations are the many other associations connected with our industry—CRS, WCR, CRB, CIPS, CCIM (the list goes on and on). All of the them need our input and help. Yes, getting deeply involved in our associations definitely takes time away from my business. It takes time to run things. It can easily be done if you prioritize, are efficient and delegate. The good news is getting involved actually helps your business. I can honestly say I have received many referrals from agents I’ve worked with in various associations. Yes, I have received referrals from agents in other cities from my involvement on a national and state level. On top of that, I have received many referrals from local agents who do not work in my lake niche market. Being involved in your association has many benefits: 1) It allows the association to survive because of volunteers. 2) It gives you an opportunity to improve your leadership skills. 3) It increases your business through networking and referrals. The bottom line is get involved! You will reap many rewards. RL

C

hampions School of Real Estate, this year celebrating its 30th anniversary, was founded in 1983 by Rita Santamaria to provide students with an unparalleled, quality learning experience in Texas. Santamaria, a Florida native, got her start in real estate when she moved to Plano three decades ago. While working as a broker in Houston, Santamaria began seeking out ways to advance in her career, but found few viable options—especially for women and individuals with a limited schedule. Part of Champions’ mission is to provide students with “current information on what is happening in the real estate market today, [and offer] qualified instructors who love to teach,” according to Santamaria. Champions started as a small school in Houston and, according to Kelea Piper, the Central Texas marketing director, “Santamaria has built the largest real estate school in Texas.” Today, Champions has classrooms in Austin/ Round Rock, three sites in Houston and Dallas-Ft. Worth and a campus in San Antonio and Plano. Students can take classes on-site—but for those who live too far from a bricks and mortar location or have an inflexible schedule, Champions offers online and correspondence classes. From the start, it was important for Santamaria to design classes for individuals at various stages in their real estate career—from

pre-licensed to continuing-education curriculums. Champions also has comprehensive Texas home inspection, appraisal, and loan originator certification programs. “By taking our proprietary fast-track program,” says Piper, “students can complete their education in half the time than an ordinary real estate school. We are able to provide 30-hour credits in two days versus four days and a student can accomplish in a one-week night class what other schools do in two to three weeks.” To earn their real estate license, students are required to complete six courses at Champions. On the fast-track program, attaining a license in less than a year is a very attainable goal. Another unique characteristic of Champions is that Santamaria goes above and beyond the state commission’s minimum requirements. According to Piper, “Champions is different in that we have a requirement that the instructor must have prior teaching experience. If there was any question about Austin’s real estate boom or whether a downturn in the market is on the horizon, Piper assuages any doubts, explaining that the Austin/Round Rock campus is practically bursting at the seams. “We are doubling in size in Austin alone,” says Piper. “It’s a great time to get into the industry. For that reason, we expect to expand sometime in 2014.” Their primary purpose may be preparing students for their real estate license exams, but

faculty at Champions are community-minded as well. In 2010, the four-time Pinnacle Awardwinning school partnered with the Capital Area Food Bank and hosted a food drive at its Austin/Round Rock campus. Champions became a MyCAA-approved school in 2009. The Military Spouse Career Advancement Accounts (MyCAA) program offers spouses of veterans financial assistance for a variety of work-training programs and certifications. Each year, the school offers a two-day Super Star Marketing course. In 2012, past Williamson County Association of REALTORS (WCAoR) Rookie and REALTOR of the Year, along with a past Platinum Top 50 Winner, shared their professional tips and tricks with students. This year, the Better Business Bureau (BBB) recognized Champions School of Real Estate for excellence in training and professional career growth. Several faculty and alumni have also been recognized by esteemed organizations. Houston Woman Magazine named Rita Santamaria one of “Houston’s 50 Most Influential Women of 2010.” A Women’s Council of REALTORS (WCR) Affiliate of the Year, Piper was recognized for her commitment to excellence in March 2013. Instructor Becky Hill was named Statewide Member of the Year for her WCR participation. According to Piper, “time and time again, our students win rookie of the year awards and are recognized for their achievements. For REALTOR Magazine’s 2012 30 Under 30 class, all but three Texas winners were past or current Champions students.” “We couldn’t be more proud of our work and our students. Our faculty is very important to us,” says Santamaria. In the near future, Champions sees endless growth. “Forbes just named Dallas the best city for good jobs earlier this year,” says Piper. second spot followed by Austin and Ft. Worth in third. Real estate plays an important role for these cities to maintain their top positions. “We really care about our students and it’s our goal to make sure they succeed,” says Piper. RL

Markets are hyper-local

A

few years ago when the market looked pretty dismal across the country, “real estate is hyper-local” was a popular way to say that some areas had it worse than others. You probably remember that while some cities (like Las Vegas and Detroit) experienced plummeting home values, the Austin market remained relatively stable, for several reasons. Today’s national real estate news reflects a different story than in recent years, pretty much everywhere, with headlines reporting homes flying off the market in multiple offer situations and buyers paying 10 percent over asking price. The Austin Business Journal reports that the Austin area is again performing well, with over 3,000 sold in July, which is (according to the Austin Board of REALTORS) the largest number of home sales on record for the month and a 35 percent increase from the year before. Homes spent 41 days on the market on average, which is 23 days less than last July.

ABoR Chairman Cathy Coneway cites Austin’s job growth and the increase in mortgage rates as reasons for a boost in buyer confidence over the last year, and homebuilders are working hard to meet demand. “We can expect home prices to steadily increase, which could price many out of the area.” Coneway said in a recent news release. Should first-time buyers and out-oftown buyers worry about being priced out? How will this affect timing for sellers? It all depends. Remember: markets are hyper-local. Are you getting ready to buy? Sell? Relocate? Here is where it helps to have an experienced agent on your side who understands the nuances of the local market. Your market may not reflect the same movement as every other city or even neighborhood, and if you’re planning to make a move, it’s better to look at local statistics than national headlines. A recent article on Trulia.com uses Cleveland as an example of why it’s better

to drill down to local stats than make decisions based on data from national reports: Cleveland is reported to have one of the lowest appreciation rates on the Case-Shiller report. If you ask Cleveland agents, however, they’ll tell you why: fixer-uppers and luxury homes are dragging d o w n the overall market, but entry-level and midpriced homes are still in very high demand. Things change quickly. For example, did you know that just as of this year, Dripping Springs is considered one of the top

10 wealthiest ZIP codes in Central Texas? Local markets can surprise you. Your best strategy will vary depending on what type of home you’re buying or selling, where in the Austin area, y o u r timing, and what personal factors are going into the decision. Regardless of your goals, the best course of action is not to base your decision on what the market appears to be doing overall, but to watch the neighborhood, read comps, and engage with a REALTOR early to get the most current, hyper-local research.
