What a year it’s been

015 has been a year to remember. Just to think, at this time one year ago, we were just moving into our new headquarters at 4800 Spicewood Springs Road. It already feels we’ve been living here for many years, proving that the old adage, “time flies,” is true! We’re all finally (well, maybe) able to take a deep breath and reflect on what’s made this last year so special. I’m also excited to see what the future has in store for all of us.

President’s Column By Jack Stapleton • 2015 President

Changing of the guard

T

he great honor of leading this Association in 2015 has been mine, and I am profoundly grateful and thankful for the opportunity. This year has been an unbelievable experience of learning and growth for myself, leading an association of hundreds means there are a lot of people that need to be heard, many people with strong opinions, some will voice them with thunder while others with a whisper. It is important that leaders listen to those who speak with thunder, and listen even closer to those who whisper. In a member driven Association, every voice counts, and every voice matters. The year is quickly coming to a close. December has arrived and has done so in the blink of an eye. December symbolizes the changing of the guard and the process begins of handing over the torch. Although we still have much work to do, this has been a year of great accomplishments in which I am very proud and humbled. I made a commitment this year that I would serve the Williamson County Association of

REALTORS with great focus and attention. I committed that I would attend every State and National conference and caucus. I traveled all over our local and national landscape to places such as Fort Worth, Chicago, Washington DC, San Diego, and in many cases did so out of pocket in order to represent our Association on the State and National levels and to bring back the latest information to our board room for discussion. I made a commitment that this Association would include its members in important decision making, that we would always be thankful, grateful, and respectful of our member’s time, that our meetings would be focused, have purpose, and start on time, and that our events would be fun, educational, and profitable. I committed that we would exceed our 2015 TREPAC goal, and that when the time comes I would be ready to hand over the reigns of an Association that was stronger, larger, healthier, and more visible within the community. This year we have developed a strong

www.myRealtyLine.com Ambassador program, re-energized our scholarship foundation that provides college scholarships to local graduating seniors. We participated in our second annual countywide food drive bringing in literally tons of food for all six local area food pantries. We increased our educational offerings and rolled out the “Williamson County Expert” 12 hour MCE Certification Course, we invested resources in our Associations’ new Wclife.org community website. We had a historic number of members attend REALTOR Day at the Capital in a show of strength and solidarity to our elected officials with the purpose to continue the REALTOR tradition of raising the bar of professionalism in our industry and protecting and fighting for Private Property Rights in Texas. Our members invested in our Pac with historic numbers exceeding our quota by 115 percent with an impressive 43 percent participation rate. We increased our membership count by over 300 members in 2015, and with an open mind, met with our regional partners having the most in-depth and focused Regional MLS discussion in the history of our Association and included our members every step of the way. I have many people to thank for all of our successes this year. Teamwork is essential; virtually nothing can be done without it. This year I worked hard to foster an environment for our members to be involved, I went into the field and met with many local REALTORS and managers at their brokerage offices where I answered questions and made myself accountable directly to you with every decision that has been made. It should not go without saying that we could not have done it without the assistance

of the most supportive staff imaginable who dedicated themselves daily to our worthy cause and they are all very deserving of recognition. I thank each of you, Marge, Kent, Angela, Debby and Heather for your hard work, patience, and for your love for our association. Each of you make a positive difference in people's lives, and you make our Association a better place. It should also not go without saying that we could not have done it without a strong, supportive, and unified Board of Directors that had vision, dedication and willingness to give of their time to the association. Special thanks to 2015 Past President Gary Cocanougher, who provided his wisdom and guidance: our 2015 Treasurer, Cecilia Roberts, who kept our financial picture strong and to our 2015 Secretary, Suzanne Gantner, who provided us with her extremely important record keeping skills. A huge thank you goes to our 2015 committee chairs who went above and beyond in their leadership and whose leadership resulted in meeting and many times exceeding their 2015 goals. Also, thanks to our Affiliate Board Liaison Michelle Ikonen, for providing updated mortgage information, especially in this year of many changes within the industry. To the membership—your loyalty and hard work for our Association has not gone unnoticed and again, thank you for making WCREALTORS your board of choice! Thank you to everyone for allowing me to serve you as your 2015 President for WC REALTORS. It has been an incredible honor. RL

Make plans to attend the Annual Housing Forecast January 13th

s we get ready for another holiday season and the close to yet another year gone by too quickly, builders and REALTORS alike are in the midst of making business plans for 2016. This will be my last column as President of the HBA of Greater Austin and I want to take the opportunity to invite you to the Annual Housing Forecast on January 13th. Learn from real estate industry analysts about the trends from 2015 and set expectations for the year ahead. Gain local and national economic information to effectively plan your business strategy. Eldon Rude of 360º Real Estate Analytics will once again moderate the program. He’ll conclude the event with his own analysis of the market followed by a forecast of what Central Texas can expect in 2016. Joining Rude will be Malee Tobias, vice president of research for Newland Real Estate Company and Brian Kelsey, principal and founder of Civic Analytics.

Eldon Rude advises clients in housing, development, banking, commercial real estate and the government sector. He has worked in real estate in Texas for 30 years, earning a reputation for thorough analysis and candid insight. Eldon has lived in Austin since 1979 and is active in numerous professional organizations including the HBA where he serves on the board and is part of the Home PAC, Membership and Nominating Committees. He is also involved with RECA and the Urban Land Institute where he is Programs Chair and a member of the Executive Committee and Advisory Board. For nearly 17 years, Eldon was director for Metrostudy's Central Texas region. Prior to that, he was a partner in the Aegis Group where he practiced commercial real estate appraisal for 12 years, obtaining his MAI designation in 1990. Brian Kelsey, principal and founder of Civic Analytics: Brian Kelsey brings to every research challenge a rare combination of deep analytical thinking and ability to explain complex infor-

mation in simple terms. Prior to founding Civic Analytics, Brian was a senior policy advisor at the Economic Development Administration (EDA), where he engineered a $37 million grant program across 16 federal agencies to drive regional innovation and job growth. In 2012, the U.S. Department of Commerce awarded the “Jobs Accelerator” team at EDA the Gold Medal, its highest honorary recognition, for creating an “unprecedented platform for coordinating Federal economic development efforts.” Brian has also served as Director of Economic Development at the Capital Area Council of Governments in Austin, Texas, and as Research Director at the Sonoma County Economic Development Board in Santa Rosa, California. Brian is co-author of Measuring Regional Innovation, published by the Council on Competitiveness, and a frequent contributor to stories about Austin’s economy in the Austin American-Statesman. Brian is also an adjunct faculty member of the Graduate Program in Community and Regional Planning at The University of Texas at Austin, where he teaches a class on economic development. Brian earned a master’s degree in public affairs from The University of Texas at Austin and a bachelor’s degree with highest distinction in economics and history from UNC-Chapel Hill. s we close on a prosperous year, how can we set the wheels in motion for an incredible 2016? The answer is simple: build a thoughtful plan and execute. Set aside one hour each week for the next three weeks and brainstorm the following:

2015 Qualitative Recap 1. What are your three greatest strengths from 2015? Why? How will they contribute to next year’s success? 2. What three things do you wish you had done better in 2015? Why? How will you overcome these shortcomings or will you choose to delegate associated tasks? 3. Jot down five things you did in 2015 that worked extremely well. Will you continue these items into 2016? 4. Write down three things that didn’t work in 2015. How will you avoid these items next year?

Set aside blocks of time on your calendar for prospecting, connecting with your sphere of influence, attending listing appointments, showing homes, sharpening your skills and spending time with family. Set aside time each day to deal with problems and only deal

with problems during that set time. Be the master of your schedule. Make appointments with yourself to review your business plan and goals at least monthly; strategize and retarget if necessary.

2016 Lead Tracking How will you track and follow-up with leads in 2016? Do you have a set plan to follow? If you don’t have access to customer relationship manager software, consider putting together a “Lead Tracker” sheet (this can be as simple as an Excel file) to track contact information, follow-up work and conversions. Your business strategy is crucial for success in real estate. Break down 2016 into chunks. Focus on getting results each day, each week, each month, and your year will come together. Protect your prospecting and lead generation time. Take care of your sphere of influence. Believe that 2016 is going to be your best year yet. Because it is. RL

rom outdated listings to incorrect pricing information, homebuyers come across a wealth of inaccuracies during the search process. To meet the needs of its clients, HomeCity is a technology based real estate brokerage firm that is becoming one of the most widely used home search websites. “Technology is one of the major pillars of what we do at HomeCity,” says Irina Kay, director of marketing. “We have top real estate agents who want to work in a technologically progressive, collaborative environment among industry leaders.” HomeCity focuses on properties in Austin, Dallas and Fort Worth.
