e’ve heard tales of doctors that made house calls, men who delivered milk to house doorsteps and gas station attendants who filled customers’ gas tanks with a smile. As this folklore fades into history and the world barrels toward total automation, the art of the professional relationship is at risk. As with most professions, trust is an important trait in a REALTOR. Clients yearn for genuine connections and the real estate professionals that make an effort to nurture personal relationships are the ones with the brightest futures.

While the ways that people communicate have changed, the fundamental desire to connect has not. “Our moms and pops connected while gossiping at the beauty shop, playing cards in the den on Friday nights and gathering around the counter at the local diner,” says Kent Redding of the Kent Redding Group. “Most all of us possess an inert desire to be ‘in relationship’ with others and today we do that with a strong presence on Facebook, Twitter, Pinterest and other social media sites. The key is balancing high tech with high touch.” Building and maintaining a strong relationship takes time and only happens with trust. Showing consistent interest in the client is an important step in forging a strong professional bond. “It is no different than the relationship I have with my doctor, or with any other professional,” says Patrick Easter of Avalar Lifestyle Austin. “It is much easier to have a personal relationship with someone when you know that they have your best interest at heart.” Investing in the daily lives of others is one way to develop trusting professional relationships. “I really can’t think along the lines of clients, transactions and closings. Empathy is a key trust relationship builder regardless of your profession,” says Redding. “For me, I enjoy taking the time to set up a coffee or lunch so as to listen, truly listen, and make an emotional deposit into the other person.” Keeping promises is another element in the trust-building process, especially in today’s busy world. ”I think we all break more promises on a daily basis than we realize,” says Redding. “Follow up and follow-through with clients and friends is an area where we can all improve. Business, family, organizations and relationships are defined by the promises kept and broken.” Explaining each step involved in a real estate transaction builds credibility and shows patience and attention to detail. By teaching the client about the intricacies involved in the process, they will put more faith in your

professional abilities. “I met with some first time buyers a few years ago who were scared out of their minds,” says Easter. “I printed the Texas Association of REALTORS (TAR) form called ‘General Info and Notice to Buyer’ and explained some of the terminology that they would hear during the process. I also sent them a timeline that I developed to explain the inspection process and what kinds of things to expect during the buying process. By the end of the first week, they sounded like seasoned buyers. The couple knew terms to use and what to expect. Giving them confidence made our relationship even stronger,” he says. The holidays are an ideal time to revive neglected relationships with clients or colleagues or to pursue new contacts. Growing up in a real estate family, Easter remembers many parties that occurred at his house with people in the real estate industry. “I was about 10 years old, playing with my Hot Wheels cars with several business owners, home builders, real estate brokers and agents at my parent’s parties,” he says. “Recently, I worked on a

transaction with one of those people. It was a great experience because I knew who he was and he remembered me from over 30 years ago. I believe that building personal relationships both with other professionals and with my clients is what I do for a living.” Instead of viewing the holidays as the ‘slow season,’ accept invitations to a friend’s home party, community gathering or work function. While it’s a busy time of year, people are often more receptive to conversations. “If I’m invited and in town, I do attend holiday parties,” says Marcy Urban of Urban Homes and Land in Georgetown. “Those types of events give us a chance to hang out with people who are not necessarily associated with real estate. Our horizons and social contacts expand, often leading to real estate relationships down the road.” When Urban hosts parties and open houses, she likes to create a casual atmosphere. “We hold an open house at our office monthly for First Friday in Georgetown. We

Networking doesn’t have to be a chore

T

he holidays are here and that means so are office parties, family get-togethers and crowded mall parking lots. What does all the hustle and bustle mean for your business? Hopefully, a lot. As this year comes to a close, my advice to you is not to mechanically unload your business cards on everyone you meet. Instead, make new friends. Networking is a word heard frequently by REALTORS. At times, though, networking sounds like it is a chore, like dishes or laundry— just something that has to be done. To maintain your network, it must be something you consistently do, unlike the dishes that may get put off and pile up. In my experience, the most successful networkers are those who view networking not as a chore, but as an integral part of their daily routine. This holiday season don’t look for opportunities to network; look for opportunities to make new friends. If you change your state of mind about networking, I think you’ll see great results and truly enjoy the experience. Friendships require work and are give-and-take relationships.

In my opinion, that is also how you should see the relationships you make through networking. The new year is the perfect time to start a new volunteer endeavor or join an organization. Keep helping people and it will pay off in the long run.

Start the year off right with the 2013 Housing Forecast Coming up just after the new year is one event you won’t want to miss – the 2013 Housing Forecast. Co-sponsored by the Austin Board of REALTORS (ABoR) and the Home Builders Association (HBA) of Greater Austin, the event will take place from 8:30 to 11 a.m. on Tuesday, Jan. 8. The annual Housing Forecast provides attendees with a look at the trends of the prior year and sets expectations for the new one. Director of the Austin Market for Metrostudy Eldon Rude will moderate the event and President of Texas Mortgage Bankers Association Tim Fisher and Department Chair, Professor of Finance and Allied Bancshares Centennial Fellow at the University of Texas at Austin’s McCombs School of

Business Jay Hartzell will share their analysis of the local and national economies and how they affect our industry. President’s Column By Christy Gessler • 2012 President

It's been a stellar year

I

t is amazing that I find myself writing my final Realty Line article while serving as the Williamson County Association of REALTORS president for 2012. It has been an amazing year of growth, partnerships, and a whole lot of fun at the WCREALTORS. During the installation at the Oasis last December, I spoke to the energy and limitless potential of our market and the association. The state of the association is stronger than it’s ever been. Education is on the upswing, home sales have seen a renewal, membership is growing and the commercial market is seeing an upswing. Now, the association looks forward to celebrating our 40th Ruby Jubilee under the leadership of incoming President, Stacey Rider. As many of you know, I am especially passionate about TREPAC and our growth in the area of governmental affairs. I am going to continue to serve the WC in this area and I am very excited to do so. We are entering the season where our elected officials head to Austin and get to work under the stunning

pink granite dome. As in all years, real estate issues will be present, such as tax on services and the national renewed interest in doing away with mortgage interest deduction. Sounds fun—maybe. All associations around the state and the staff at the Texas Association of REALTORS are strategizing the session and what opportunities and threats are looming in the Legislature. It may seem like you’ve heard this message “be informed” before, and you have. However, the importance of the message never goes away. Having said this, we enjoy an amazing group of servant leaders at the WCREALTORS. I’d like to extend a special thanks to our 2012 committee chairs and members that worked countless hours to move the association forward, provide awareness for local charities, such as the Caring Place, fundraise for our new building, promote investment in TREPAC and provide numerous networking opportunities for our affiliates and REALTORS. In addition, the association has strengthened its relationship with our builders

and development partners to help keep the members informed of the growth and new developments in Williamson County. The association has provided economic updates to our members and guests at our luncheons, bus tour, builders fair, TREPAC bowling and numerous other events throughout the year. Our Partner-Up burger cook-off brought out the local mayors to judge and network with association membership while tasting some amazing food. All of this activity worked under the umbrella of our mission to educate and service our industry and community throughout the year. Specifically, help me acknowledge and give thanks to the following committee chair volunteers: Summer Pavliska, Sally Decelis, Loretta Patschke, Nicole Scott, Rina Peiffer, Leisa Ormsbee, Stacey Rider, Tiesa Hollaway and Elaine Byrne. The work and support of our members and affiliates is stellar. I also want to extend a special thank you to our affiliate liaison for 2012, Dr. Vic Villareal. Those of you who live in Leander know Dr. Villareal as your former mayor pro tem. Others of you will know “Dr. Vic.”, as we love to call him, as our Austin Community College

Trustee representing Williamson County. Dr. Vic, who just welcomed his first child with his lovely wife, served on our board this year to provide wonderful teaching moments on leadership, group dynamics, effective management in a business setting, conflict resolution, and serving in public office. Thank you, Dr. Vic., for your value added education to our association leadership. Thank you to all of our members at the WCREALTORS for your words of support and encouragement throughout 2012. I will continue to serve because I truly believe in our mission. Before signing off, I want to acknowledge three very special people. Without Marge Phillips as our association executive, the WC would not be where it is today. Without Jackie Woodfin, our education program and events would not be where they are today. And finally, a special tribute to my dear friend, Victoria Reviel, 2012 past president, who through it all, is a steadfast champion of the WC and we are very excited to see what she will do in her role in the Women’s Council of REALTORS, Austin Chapter. Again, my thanks to you all and I’ll see you around the association for years to come. RL

ore than 7,500 visitors toured six extraordinary custom homes during the Home Builders Association (HBA) of Greater Austin’s 58th Annual Parade of Homes event between Oct. 27 and Nov. 11 at The Overlook Estates. The six custom showcase homes were priced from the $750’s to over $1 million. Homes are selling, which is a very positive sign that Austin’s housing market is experiencing a revival not yet seen by the rest of the country. “It was an upbeat event,” says Kathey Comer, HBA executive vice president, of the 2012 Parade of Homes. “As the housing market continues to improve, both Parade visitors and industry professionals expressed an optimism we haven’t seen recently. The attendees were very impressed with the diversity of the six homes and the quality of the products. The spectacular views from all of the houses and the proximity of the development to downtown Austin were noted by many.” The Overlook Estates neighborhood was selected to showcase six exquisite homes built by some of Austin’s finest custom home

The fifth annual Housing Forecast will return to the Renaissance Hotel on Tuesday, Jan. 8. Co-hosted by the Home Builders Association (HBA) of Greater Austin and the Austin Board of REALTORS (ABoR), the event is the only comprehensive housing forecast in the Austin region. MetroStudy’s Eldon Rude will be back to moderate once again and will focus his presentation on the state of the housing market, starting with a national perspective and then a look at the Austin region. He will present the findings from Metrostudy’s year-end 2012 new home survey in the Austin market and conclude with his forecast of new home starts in our market in 2013. This year he will be joined by two new speakers: Dr. Jay Hartzell, chair of the department of finance at the McCombs School of Business at the University of Texas at Austin, will provide his insight on the direction of the global and U.S. economy in 2013 and Tim Fisher, president of the Texas Mortgage Bankers Association, will offer his insights on the residential mortgage market in 2013. Rude is anticipating an upbeat program, with news that new home starts in the Austin region were up significantly in 2012 over 2011. With economists forecasting strong Austin job growth continuing next year and with low inventory levels for both new homes and resales, he expects another good year for our industry in 2013. It's a great chance to stay in touch and have face-toface time with the people who have helped us build our business.” Finding the folks who don’t naturally gravitate toward the usual cliques can make networking more interesting. Keep the conversations light, listen about 80 percent of the time and engage with several different people without getting locked into one discussion. “I take a few minutes to jot down the names of people I’ve met as well as notes from the conversation and particularly areas where I can invest,” says Redding. “If appropriate, I send a personal note of encouragement. Sometimes there will be a true real estate need, and at that point I offer my assistance,” he says. The holidays could also be the perfect time to target clients who are visiting family in Austin. “I have received many calls after the holidays from people who used to live in Austin and visited for the holidays only to rediscover how much they love this place,” says Easter. “I had three new buyers last year for this very this reason.” While the holidays are meant for relaxed schedules and bonding moments spent with family and friends, this time of year serves as a reminder that it’s not about the real estate, it’s about the relationships. t’s not quite Santa Claus, but there’s great reason for good cheer that Visa is coming to town. According to Austin development officials, the credit card giant is setting up a new IT campus on Research Blvd., pledging 794 new jobs with an average salary of $113,000. The city estimates that Visa and its employees will bring a net $6.8 million to the economy over 10 years. The IT center is expected to focus on software development, which is a big reason Austin beat out other cities. Another reason is that Austin is offering $1.6 million in incentives and the Texas Enterprise Fund is kicking in another $7.9 million. General Motors didn’t bother seeking a tax deal to announce a 500-person IT center in Austin in September, though, and the new Visa facility is “a stone’s throw away from Apple” and its new campus, notes Jan Buchholz at Austin Business Journal. “Being part of that market synergy surely is attractive to Visa.” Seventy percent of Visa’s new jobs will be local hires, which is good news for a whole group of talented Austinites. But it also probably means that the city is about to welcome in

about 240 new IT professionals and executives, plus their families, many of them from Visa’s San Francisco headquarters. Of the new hires, 642 are expected to be fulltime staff earning an average of $95,000 per year. Visa also says it will spend at least $27.4 million to equip and retrofit the building and will pay the construction workers at least $11 per hour. “Austin offers a vibrant technology community and business-friendly climate,” says Visa spokesman Will Valentine. But there are reasons other than corporate compliments to believe that more good things are coming to Austin. San Francisco Chronicle columnist James Temple admits that Bay Area companies aren’t moving to Austin just for tax and regulatory reasons. Facebook wants to sell ads in this section of the country, “Altera is trying to tap the technical expertise in mobile chips spilling out of the University of Texas,” and Apple’s been slowly building operations here for a while. Silicon Valley still has its advantages, he concludes, but it might lose them “as a city like Austin builds up a strong tech workforce of its own.” RL

Make your holiday party stand out

uilding personal relationships is the basis for anyone in sales. You need for people to trust you, to like you before they will do business with you. This is especially true in a business where basically everyone can offer similar services. With 8,907 agents/brokers belonging to ABoR, it is the relationship that causes a buyer or seller to choose one agent over another. Personal relationships can be built many ways: consistent e-mail with information about the market or area, networking with people in other industries and sharing referrals, being the “expert” in a given area, and of course, social events. In the past, I have networked through social events. At one time, I owned the perfect place for what we called our yearly “Pig Party”. We roasted a whole pig and invited all the clients we had worked with that year plus anyone who had sent us referrals. Since the property was on Lake Travis, it was a great location—on the lake with plenty of room to roast a whole pig. Everyone loved the party and called us the year after we sold that property to make sure the post office hadn’t lost their invitation.

With the Christmas holidays upon us, one question that comes up is “should we have a party?” If so—do I have it for everyone or just clients? There are so many festivities and functions it is difficult to know what to do. If you decide to host a holiday party in order to build personal relationships, there are several things to keep in mind: • Make sure you give people plenty of notice, there is a lot going on this time of year. • Make sure your event is not like every other party; be sure to make it memorable. One suggestion would be to have Santa show up and give candy canes to the children while you take their photo and send it to their parents with a follow up note. • Make sure you have a definite start and end time and stick to it. • Make sure you do not enjoy too much holiday cheer. It definitely does not make you look professional. • Make sure the party is not too big; you need time to visit with each guest. Yes, a holiday party can help you build personal relationships, following a few simple rules will make it a success. Cheers! RL

The other reason for MHI’s soaring success is a solid infrastructure built around sound financial strategy, a sales process that’s easy for REALTORS and their clients, and great relationships with REALTORS, lenders, and developers. REALTOR-assisted deals comprise almost 80 percent of MHI’s business, and that’s intentional. Foolproof tips for 2013 budgeting and planning

I

t’s that time of year again—yes that time— and as you square away the details of your holiday parties, mixers, and vacation, most likely you’re tackling it all with a clear head and your 2013 planning and budgeting already (or mostly) behind you. If that’s not the case, or even if you’re just putting on the finishing touches, there are a few best practices you can put in play anytime to give your processes a healthy check up. I spoke with David Brodsky, principal of David Brodsky Properties, a Keller Williams Realty business, to swap insights on planning and budgeting wisely. David spent quite a few years as a CFO before taking the helm of his real estate business, and that role has made him an expert at creating successful financial planning systems and setting realistic goals. Planning should begin as a strategic process that yields focused execution. In year-end planning and budgeting, it helps to balance your future goals with an analysis of your current and historical performance. First, think about your big picture goals and

vision for the business: What’s the mission of my business? What would you like to accomplish in and through your business this year? For example: Maybe you’re only doing a million dollars a year, but your vision is to have a one million dollar business and give a significant amount of your business profits to charity. This needs to enter into your budget and expense planning. Most importantly, how does your business fit into your life and how does your life fit into your business? If you’re making a big change in your lifestyle, for instance, your plan has to reflect that. Being realistic means asking the bigger questions about your personal investment, and then assessing the economy and the current state of your business. Armed with these answers, you’ll be less likely to do something purely mechanical like deciding to increase your budget for everything by a fixed percentage across the board. Analyze your current key metrics such as GCI achievement. What types of deals are you closing, and how many? Next, look at your historical performance trends within the same

metrics. What changes will you have to make to continue at your current rate or exceed your goals? Be certain that your dreams are a realistic balance of your performance history and where you plan to be. If you’ve come short of meeting your goals in the past, it doesn’t necessarily mean you're a failure—it means there’s an opportunity to examine your strategy: • What have you achieved? • What did your pipeline look like? • Are you spending too much? Too little? • Which part of the strategy was a miss, and where were some of your unanticipated successes? • Were you too aggressive based on past trends? Integrate these insights from the past into an even better plan for the future, and your ability to measure yourself and forecast your business will improve year over year. Next, look at economic trends. What are the experts saying, and based on their knowledge of the market and forecasts, what does the overall market look like in the upcoming year? Balance this information with the business you’ve done this year, your historical rates, and the state of your pipeline, and you have what you need to set some realistic topline revenue goals. Once you’ve set your revenue targets, look at your expenses. What were they historically and in the current year? Make sure that the expenses you’re planning gel with your topline revenue goals. Benchmarking will give you an idea of what top producing agents generally spend, based on size of business (revenue). Reasonable expense levels vary by business type, production volume, staff size, and type of lead conversion you’re pursuing. If you’re just starting out or reigniting your business, your numbers could vary widely from these averages.

It’s important to distinguish clearly between fixed and variable costs in your budget. The more costs you can keep variable with revenue, the more you can scale to support your plan should your pipeline take a hit due to economic fluctuation or a “life happens” scenario. David challenges agents every year to do a close analysis of what they’re spending and where, and look for opportunities to scale up or down to spend capital where the maximum return on investment can be achieved. What you inspect, people respect. Don’t back out of accountability; instead, embrace it by tracking progress monthly by analyzing your profit and loss statement. And finally, as long as you’re down in the spreadsheets, it’s an excellent time to give yourself a personal finance checkup. A review of your personal budget will tell you what your personal expense requirements are. If you look at your finances and notice that your cash is limited, this will impact the way you approach your business. Though we often separate life and business, they’re very integrated when it comes to planning successfully. A lot of people have a misconception that finance is uninteresting. But numbers level the playing field, and they’re only minutia if you allow them to be. Where are they trending? What picture are they painting? Remember: budgeting isn’t just an exercise in mathematics, or even a case of “he who has the best spreadsheet wins.” The winners are those who are the most business-minded, willing to be realistic and hold themselves and their team accountable. If you haven’t generated leads and set appointments, how can you expect to have revenue? And of course, there’s the “leprechaun factor”: don’t forget to leave a little room for good luck— which is often fueled by good process. RL

hat is professional dress in this global melting pot we live in? We need to remember “when in Rome, do as the Romans." Many companies are requesting an informative and direct approach to employee dress. It has changed considerably over the years as our society has become more and more casual. Even while attending our churches, synagogues, the dress has taken more of a weekend relaxed style. When selling to the public there are some guidelines that allow you to look professional while not “over dressing” for the climate or client. Golf or collared shirts are good choices for men during the day. Loud prints or overly baggy shirts or pants are not good choices. Dress slacks are the best daytime selection for men. Never wear a cap while on the job. Even if selling country property, leave the cap at home. If you are selling farm and ranch, dressing for the ranch in denim, boots, and hat are always appropriate. Women should wear dresses, skirts, or slacks with blouses, jackets or sweaters. Revealing tops, tank tops, or halter tops are inappropriate office

attire. No denim, Bermuda shorts, or Capris in the sales person’s career wear. Men, the definite no-no’s for work are tank tops, t-shirts, mesh shirts, warm up pants, sweat pants, blue jeans, gym shorts, any athletic wear. In many companies short sleeve shirts are not company appropriate, so ask about that prior to arriving on the first day of work. Ladies, the no-no’s for you in the workplace are: halter tops, t-shirts, cut-offs, sweat pants, warm-up suits, blue jeans, tennis wear, shorts of any kind, or low cut tops and too short skirts. Shoes should always be in good shape, shined, and never wear flip flops of any kind during your work day. Even in our more casual society there is a customer expectation as to appropriate dressing of their salesperson. More companies are reverting back to the basics with specifics on what to wear and not wear due to aggravation by their customers and consequent loss of the sale due to the poor judgment of the sales person. When in doubt, dress up, not down and you will always be making the correct decision. RL

Independence Title expands to Dallas-Ft. Worth market Austin-based Independence Title Company is expanding its presence into the DallasFort Worth market with the acquisition of Noble Title, located in Dallas. “The Dallas-Fort Worth metro market was the only major Texas metro market that we did not serve. This addition will put us in a better position to serve customers on a statewide basis and continue to grow our brand with some of the best title professionals in the market place,” says Brian Pitman, ITC President and COO. Pitman and Jay Southworth, ITC Chairman and CEO, founded Independence Title in 2005 on the belief that Texas needed a return to local title service providers owned and operated in Texas. “Our ability to make decisions right here on the ground allows us to respond much more quickly to the needs of our customers and the opportunities in the marketplace,” says Southworth. “We all know Texas is a unique business and cultural environment, and we’re better able to reflect that as a local company.” “We are excited to have this team, led by Steve Hightower, join our Independence Title family,” says Pitman. Hightower will be joining Independence Title as the company’s vice president and DFW area manager. Hightower

began his career in the title business at Commerce Title.
