here comes a time in every professional’s life when he or she contemplates whether hiring a professional accountant is necessary. Unsurprisingly, this question comes up more from those in lower income brackets because there’s less money to spare on what can seem like an extravagance, especially since there are so many sophisticated, seemingly easy to use tax software products on the market. But when RLA asked a few local CPAs if they thought real estate professionals should hire an accountant, without hesitation, they all answered, “Absolutely.” According to Aaron Farmer, the 2016 Austin Board of REALTORS (ABoR) president,

most REALTORS in Texas are independent contractors, which means that they’re responsible for paying their own taxes. Even if an agent has business cards with the name of Austin’s largest real estate company stamped at the top, as long as that individual fills out a 1099 (not a W-9), he or she is responsible for filing and paying his or her own taxes. “Independent contractors are obligated to pay income taxes and self employment taxes, which includes social security and Medicare, among others. So if you’re in the 28 percent bracket, earning around $60-80k per year, that’s about 35 percent to 40 percent of your income,” says Barbara R. Prashner, a CPA (certified public accountant) with 25 years experience. “Taxes are the biggest expense of your lifetime.” For any other transaction that large, who wouldn’t hire a professional guide them through the process? Hiring a tax professional is actually more crucial for agents who only earn enough on the few deals they close per year to get by. One big reason to work with a CPA is because of how much money it can save in the long run. “When you’re looking to shave a little bit off every year over the course of your lifetime, that’s the difference between a nice retirement and a not so nice retirement,” says Prashner. When you hire a CPA, not only can you rely on an expert to prepare your yearly return, but he or she will also be sure you’re taking advantage of every deduction you’re entitled to.

How much? The number-one reason why people pass on hiring an accountant is cost. For every average-earner, every penny saved is a penny earned – and one you will owe taxes on. So it’s not surprising that the first question most accountants hear from new clients is “How much?” Unfortunately, there is no easy answer to this question. “I can generally provide a fee range after I consult with a potential client,” says Prashner. But unless she knows a few keysfacts above and beyond gross income, “there are too many variables.”

Finding the right CPA In most fields, a consumer can compare

prices and services. For accountant shopping, it’s not that simple. So rather than looking for the CPA who has the best rate structure or most Yelp stars, Farmer has more of a processof-elimination philosophy. An accountant who promises specific costs or refunds without knowing anything about your earnings is a red flag. “Also, be very wary of anyone who tries to sell you on schemes or structures that guarantee big savings or profits.” Getting a referral from two or three trusted colleagues is how most folks – in any industry – find a knowledgeable CPA in their preferred price range. Farmer adds that it’s best to find someone who dedicates a portion of their practice to full-time real estate professionals because he or she will be more familiar with tax laws for this industry.

You have an accountant, now what? Just because you’ve hired a CPA does not mean you’re off the hook when it comes to managing your financial records. Handing your tax preparer a shoebox of receipts can increase your document preparation costs, but also neglecting to provide certain receipts and paperwork puts you at risk for disqualifying yourself for a long list of deductions that you’re entitled to. A deduction is an expense that lowers your taxable income. So if you pay $650 for your brand new Texas real estate license, your accountant will deduct that amount from your taxable income, thereby reducing the amount of money you will be taxed on. By overlooking a deduction, you’re essentially allowing yourself to be double-taxed on that item. Some of the most common deductions agents and brokers can claim are commission income; expenses for advertising and promotions; vehicle expenses, including repairs and insurance; your business license and professional fees; and a variety of equipment costs, from your internet connection to your tablet. But there are many more deductions that agents don’t even realize they qualify for. Farmer said he knew a group of agents who

Here are a few tips:

Hiring a CPA: is it worth the expense? t’s every REALTOR’s most beloved topic— taxes! Many real estate professionals had a great 2015, whether brand new to real estate and especially seasoned agents. And yet, this time of the year when many agents are busy gearing up their production the last thing they want to focus on is organizing their business receipts and preparing their taxes. Hiring a CPA can serve as a great resource and in most cases will provide systems and tools that will help track your spending. Additionally a CPA should be able to help you find deductions and tax saving solutions that you may not be aware of. If your business purchases properties or does property management, a CPA can provide reports— which include development expenses, operational cost and profit reports. A CPA can also develop cash-basis reports, income statements, lease abstracts and other finance-related items. CPA’s provide real estate investors realistic and effective financial and investment strategies. If your business is a team, group, or if you have administrative staff, a CPA can suggest

the best partnership for you. Intricate details such as how many hours an assistant can work annually, how to structure salaries, insurance allowances versus paid benefits, and how to determine who is an employee versus a 1099 contractor are reasons why a REALTOR may decide to hire a CPA. Many agents hire a CPA to prepare a 1099 for their transaction coordinators, photographers, stagers and other business contractors that provide services for their businesses. Many business owners do not understand the difference between a LLC or SCorp and how it will affect your business. We suggest consulting with a CPA to determine the best option for your business. The best thing about hiring a CPA is the customized service you receive. It’s hard to gauge how much a CPA will charge you without knowing the scope of work the CPA will have to perform. It’s very similar to a home seller asking us how much their home is worth. We would naturally need to know the location, size, and details of the home before determining a price. The same concept applies

• Build a Relationship: If you are comfortable with your CPA, stick with them. By working with the same CPA each year, they become familiar with your situation and can quickly spot discrepancies or big changes. • Be Organized: Generally CPAs charge by the hour. If you have a lot of contributions to deduct, consider providing a simple spreadsheet with the donations listed along with documentation. This could lower your bill considerably. • Don’t Make Assumptions: If you are planning a client event or considering making a business purchase consult with a CPA in advance to determine if this expenditure will qualify as a tax deduction and if there are specific details that should be considered. • Consult your CPA in Making Decisions: Keep in mind tax credits expire. You may be in the market to purchase a hybrid car for the tax saving benefits and then realize the credit expired last year. Contacting your CPA in advance can save you money and frustration down the road. • Don’t Lie to Your CPA: It’s like lying to your doctor, it only hurts you. Sometimes clients can be embarrassed to share information like gambling earnings or certain medical expenses. Your information is private and helps your CPA determine the best way to claim that expense or report those earnings. We asked David Phillips, a WCREALTOR member, past director of the board, and trusted CPA, his thoughts on the matter and here is what he had to say “In essence as a REALTOR you have your own business even if

you are part of a large brokerage. That adds some complexities to your tax return. Spend your time selling real estate and hire a CPA or other tax professional that has the expertise to prepare your tax return correctly and make sure you take advantage of the business deductions allowed. Just as many people use your services as a REALTOR because of your knowledge and expertise, you should take advantage of the knowledge and expertise of a tax professional.” In addition to hiring a CPA I suggest creating a spreadsheet that will help you track your business expenses on a monthly, quarterly, and annual basis. Remember, the more specific you are it will be much easier for you to hand over your tax documents to your CPA. I use the following apps on my Samsung Galaxy S7 edge to track my expenses: • Daily Money Manager- you can add income expenses, you can create a budget, see how your finances grow, and get detailed insight with distribution charts. • Expense Tracker- this app also allows you to track income and the key benefit in my opinion is the expense tracker feature. Although many of the commonly used categories have been entered, there is an option to create a category that is specific to your business and budget needs. You can create checklist, run a summary report, tabular report, and graphical report. I happen to think a CPA is a wise investment. If you want to ease your stress, work with a professional who keeps up with tax law. Save money and avoid costly penalties from the IRS by hiring a CPA. Twelve home design trends to watch in 2016

T

he National Association of Home Builders recently announced the winners of the Best in American Living Awards (BALA) – a prestigious awards program recognizing excellence in designs that will influence the entire residential building industry. Award recipients are lauded as the nation’s most creative and inventive builders, remodelers, architects, developers, land planners and interior designers. Below are some of the newest trends in home design that buyers will see in the coming months and years, based on submissions from this year’s BALA winners. Some of these elements are sure to be incorporated into new homes in the coming years. Intimate Outdoor Spaces. Many singlefamily custom and production homes include intimate outdoor gathering spaces, complete with outdoor fireplaces or fire pits and cozy seating. These spaces are geared toward smaller gatherings, instead of the extended family-size backyards of the past. Mid-Century Modern Detailing. Mid-

century modern is now 21st century chic in furniture, elevation design and detailing. Particularly in the western United States, this style has become increasingly popular. Indoor-Outdoor Convergence. What was once a distinct line between two living areas – indoor and outdoor – has been replaced by floor-to-ceiling retractable glass walls and screens. Families can both visually and physically move between these areas. Troughs and Spouts. Outdoor tables with open, trough-like water channels add interest, often culminating in a delicate waterfall off the edge of the table into a pool or water feature below. Interior Board and Batten. More often used as exterior cladding, board and batten is now being featured inside a large number of homes as well. This technique adds a threedimensional layer to interior finishes and provides an interesting alternative to paint and wallpaper. Copper Bathtubs. These are a popular bathroom feature in several award-winning homes. Copper tubs are a striking addi-

tion in any home, from rustic to modern to traditional. White with Exotic or Repurposed Wood Accents. Many winning interiors feature stark, modern white paired with rich wood accents, a striking combination in flooring, ceilings and cabinets. Modern Industrial Accents. Making its strongest appearance in multifamily projects, this trend combines sleek lighting and furniture with the brick, glass and steel elements of a building’s shell and skeleton. Vibrant pops of color offset the cooler color palette of metals and whites. Barn Doors. Barn doors are appearing everywhere, from kitchens to mudrooms to closets. These offer an alternative to traditional left- or right-hung doors and become a design feature of the home, unlike pocket doors that tuck away. Intricate Stairways. Stairways have become more prominent and sophisticated. Designers increasingly feature curving glass railings, detailed iron newel posts, unique stair accent walls, glass treads and intricate tile work. Low-Impact Design. Many BALA winners and entrants included sustainable and green features in their designs, including permeable pavers, rain gardens and landscaping with native species. Waterfall Islands. Still trending are wa-

terfall-edged islands, in which the kitchen bar is inset into the cabinetry rather than extended beyond it. These islands – whether made of wood, granite or marble – emphasize clean, modern lines. our local Austin CRS Networking group has already been very active this year. We held a luncheon in February at the Westwood Country Club with over 60 attendees. Mark Sprague gave us insights on the economic development throughout the Austin metro area. The projection is that 2016 is going to be at the same pace. Austin’s been named the No 1 City in America by Forbes Magazine in new rankings designed to determine the Cities of the Future. In March we held a Happy Hour at the UT Club. What a great night. We had CRS REALTORS from all over the area. The UT Club welcomed us with open arms and even offered any REALTOR with the CRS designation that night a great value on becoming a member of the club. What a great place to meet clients. The Council of Residential Specialists is the largest not-for-profit affiliate of the National Association of REALTORS.
