David Craig and his crew with Innovative Underground completed a project for my home this summer (2019). When I purchased my house last spring, I knew drainage system and crawlspace improvements were needed. Dave provided several estimates for various ideas and worked with me to arrive at a design that suited my needs. He was very professional, shared a great deal of knowledge and experience, and was willing toadjust the design to incorporate a rain garden. For a small home, this was a big project; I am more than pleased with the result. Dave was easy to talk with, reliable, and a specialist with this type of work. Two thumbs up! FEBRUARY! The month we celebrate LOVE!

publisher’s note Confucius said, “Choose a job you love, and you’ll never have to work a day in your life.” The Real Producers we spotlight this month all have that in common. They LOVE what they do. They surround themselves with others who LOVE what they do. When they are working they are giving 100% and when they are with friends and family they are giving 100%. In our Top Producer feature article this month, we celebrate the success of KayDee Hallert. Whether she is coaching her team at the office, speaking about leadership with SBOR members, planning and leading a monthly Women Entrepreneurs Mastermind group, coaching agents around the country through Club Wealth, presenting tips on business planning for Oregon Network Exchange members, or planning a family trip KayDee is LOVING what she is focused on. In our Rising Star article this month, you’ll meet Matt Kendall. Matt is very serious about his work but still, no matter what he was speaking to us about his sense of humor came through. I texted him that his article would be in our February issue. I asked him if he’d like some photos of himself with his “Valentine,” his wife Brooke. (Our photographer Steve provides photos to us at no charge, so agents can frame them, use them in their own marketing, their choice!) I joked that she’s gonna need a new dress. (I HAD to advocate for that!) Matt’s reply was, “Uh oh...starting to rethink this whole thing now. You know she’ll need a new pair of heels, too.” After we exchanged a few more notes he texted, “...I better get back to work selling houses! I’ve got shoes to pay for! Lol.” Matt’s LOVE for his job and his family shines through even in his sense of humor. When he says he just presented an offer that was the result of showing a buyer a million and two homes maybe he meant a dozen but his grin and laughter assure you he LOVED helping that buyer. In our Business Spotlight, you’ll meet Matt McCarl with New Leaf Hyperbarics & Massage of Eugene. Matt LOVES family 10 • February 2020

time, volunteer firefighting and paramedic work, Business, Networking with the Chamber and BNI. But almost immediately upon meeting Matt you know what his primary focus is, he LOVES helping others be healthy. He is passionate about finding solutions for each client. No matter if he is speaking about hyperbaric’s anti-aging benefits, arthritis pain relief, stopping a migraine in its tracks, cancer treatment OR massage for stress relief or toxin elimination Matt is happy to offer solutions and is focused on his client. You’ll LOVE connecting with Matt and his team ... like all of our preferred partners, he is hardworking and focused on networking and helping others here locally. In our Brokerage spotlight this month we introduce you to a power couple. Partners in every sense of the word, the Ranstads’ LOVE life. It’s no wonder they both have been awarded the Eugene Chamber of Commerce 20 Under 40 award. Bryan with his keen business sense, Kelly with her vast knowledge of the rules and regulations from OAR and OREF, Bryan’s ability to make everyone comfortable during high-stress negotiation, and Kelly’s willingness and energy to check out the latest and greatest technology – these two lead a team of over 100 agents and are also parents to three very busy kids. Talk about modeling great life/work balance ... they have it figured out. My guess is this is a result of opening their brokerage during the great recession and digging in and working through the tough patches as a team. This month as I browsed through the magazine rough draft, I reflected on conversations with the top producers I have sat down with. I truly exclaimed out loud – I LOVE what I do!

Why do I LOVE it? Well, the truth is there are three reasons. 1. I am always learning from these top producers. 2. I can connect them with a reputable business partner and help both parties, which is super rewarding. Helping others feels good. 3. I LOVE sharing their stories – celebrating success. The world needs more of this. Lifting each other up.

I’ve learned there is no secret sauce somehow acquired by these top producers. I have not found that they have a magic trick for generating leads, building your sphere, and attracting a fantastic team. I have found that if you just LOVE what you do it’s true you’ll never feel like you are working, not a single day. I hope you LOVE this issue and I thank you for your willingness to embrace this platform, REAL PRODUCERS. Stay tuned – next month we will share with you photos from our Launch Party!

That’s it.

Q&A

with Bryan and Kelly

RANSTAD brokerage spotlight Written By Liz Hart Photos Courtesy of Steve Spohn The-Photo Guy

What has been the most rewarding aspect of owning your own brokerage?

We love the real estate industry. We get to meet people from all walks in life. Eleven years ago, we were able to provide an awesome platform to empower local real estate professional’s entrepreneurial spirit. This meaningful difference in design not only positively impacts their life, but those around them. Being able to nurture one’s abilities, allow them to take control of their financial future and allow them the freedom to strengthen their own passions is the most meaningful aspect of a real estate career. We currently have over 140 agents that are each involved in our community in a way that is meaningful to them and we think that is amazing. What is most challenging?

I think the most challenging of owning our own brokerage is that we never put it away. We take agent calls at dinner, over the weekend, and on vacation. It took a while to get use to it, but it now is just part of our life. We could easily set limitations to this, but real estate happens in real-time. On the weekend, Friday evening. That our agents having real-time access to help if they need it is far more important to us. Bryan is especially good at making himself available to agents when needed.

How have you worked to keep yourself current in the market as technology changes the real estate landscape?

What advice would you give to brokers looking to open up their own brokerage right now?

Kelly is a self-proclaimed geek. She is involved in a variety of tech projects statewide in the real estate community. The tech market is changing so fast you really just need to be continually involved to stay on top of it. We also attend tech conferences throughout the country to learn about up and coming technology. Because of that, we have implemented some great tech tools.

It is a lot of work! I think it comes down to their strengths. If a Broker is great at sales and team management, they need to really take a look at their business and see if it is financially feasible to neglect their core business and focus their energy on helping others succeed. We each spent well over 60 hours each a week, seven days a week, for three years before our company turned a profit. We started Hybrid with the passion to help Brokers succeed during the recession. If you don’t have the right intentions, it is hard to find the grit to put everything you have into your company.

In fact, when we started Hybrid, several tools that we needed were not created yet, so Kelly found a way to merge different available tools onto a platform. Because of this type of innovation, as well as our agent tech classes, Kelly was featured as a National Association of REALTORS® Tech Spotlight.

What years did you both win the 20 under 40 from the Eugene Chamber? What did those awards mean to you?

Bryan: 2011, Kelly: 2018 Winning the 20 under 40 awards really opened our eyes to all the leadership possibilities where we could make a meaningful impact. Not only in the real estate industry but also in our community. It really empowered us to think bigger. Since then, Kelly has gotten involved in the Oregon REALTOR® Association Leadership Academy and Leadership Eugene Springfield through the chamber. We

Have there been any other memorable acknowledgments or experiences you have had that you want to share with our readers?

Hybrid Agent, Vince Puleo, who has sadly passed away, nominated us for the OSU Austin Family Business Award several years ago. This is a wonderful program that acknowledges businesses, both small and large, throughout Oregon. We were beyond excited to be the only Real Estate company to ever be acknowledged by this prestigious program that was founded in 1985. How do you balance a home life with three kids against a busy brokerage with over 100 agents?

Just like all working parents, our kids come first. We try to be involved in their after-school activities as much as we can. Bryan has coached many of their basketball and soccer teams. We participate in ballet, gymnastics, and field trips. We include our kiddos in community service projects and try to be involved in their interest whether it is playing the Trombone to Hip Hop, Coding classes to environmental events, to photography to swimming. If they love it, we love it! We are very lucky to have Bryan’s parents in town. John and Matheial are a fantastic help filling in where needed. There are more kids than adults in our house and that seems to be our biggest challenge. Daughter Zoelle, 17 years old, junior at Sheldon Son Beringer, 12 years old, 6th-grader at Monroe Middle School Daughter, Emerson, 6-year-old, Kinder at Bertha Holt Elementary

We’ve teamed up with issuu so our readers can now preview, buy and read digital issues from any device. Twelve issues for $19.50 You save $160.38. What about Lane County has made you excited to stay?

Bryan grew up in Eugene attending 4J schools then graduating from Marist in 1993. After graduating from OSU, he lived in Portland, before moving home to start his recruiting company, BioPharm Recruiting. Kelly grew up in the small coastal town of Coquille, OR, and moved to the “big city” of Eugene in 2003 after graduating from Western Oregon University, meeting Bryan soon after. Lane County is home. It is where we have raised our kids, our family is here, our friends are here. It is really a special place. We have laid our roots here and embedded ourselves into our community. There is no other place we would rather be. What kind of a leader would you describe yourself as? Who/what taught or inspired you to lead people in this way?

For those who follow Myer Briggs, it is interesting to note that Bryan and I are both ENFJs. I think the number one outside influence we have is each other. People always ask us how we can stand working with each other or if we ever run out of things to talk about. The reality is that we empower each other and allow each other the freedom to grow our individual strengths. We know each other better than anyone. That allows us to speak

freely, identify problems early, and use each other’s strengths on a daily basis. We see being married business partners as an absolute advantage and we wouldn’t want to do it any other way.

We publish the only monthly social trade publication dedicated to the TOP 300 producing Real Estate Agents in Lane County, Oregon. The TOP 300 automatically receive the print version of this publication for free.

We both have had leadership roles in our youth.

If you’re a Lane County Area Real Estate Agent that is not in the top 300 OR a resident of Lane County, subscribe at issuu.com and receive a digital version monthly.

Kelly’s parents, Fred and Georganna, often describe young Kelly as Bossy. She prefers to think of it as blossoming leadership skills. Kelly was heavily involved in Student Government and charity work as a child and young adult. Kelly sees herself as a Maximizer whose greatest strength is identifying strengths in others.

https://issuu.com/realproducerslanecounty

Bryan had incredible team-building experiences through youth sports but really found leadership in college through his fraternity and Oregon State University. Those experiences are invaluable when negotiating or navigating difficult situations amongst parties motivated by differing agendas. Is there anything else you want our readers to know about you?

We started Hybrid Real Estate in 2008 just as the great recession was beginning. It was important to us to provide a company that empowered our agents, as well as our community. We created a new real estate model that was both environmentally and community conscious. Using our customer care centers, rather than a traditional brick-and-mortar model, greatly reduces our carbon footprint and is more beneficial to our traveling Brokers. It is also very important to us to buy everything local. In fact, over 99% of the money coming from Hybrid stays right here in Lane County, which is pretty significant when considering the 1.5 Billion dollars of real estate sold thus far.

“Success has really just been doing the work. Calling people. Showing up. Following up. Creating systems.” Success means something different to each individual person on their own journey. For KayDee Hallert of the Stellar Home Team at Equinox Real Estate, that success has been defined by perseverance. “My best friend once told me that I’m the most driven person she has ever met. I never give up. I’m always working and putting one foot in front of the other. I’m always trying to become a better person today than I was yesterday.” KayDee’s success has led her to become a Principal Broker at Equinox Real Estate, a team leader to a growing team, and a national real estate coach. “Right now I have seven buyer’s agents on my team, and my goal is to get to 20.” It sounds like a tall order, but KayDee and her team do over 140 transactions a year, that’s 3 per week for 2019. “Support is the biggest part of the team. I want my team to have the credit they deserve. It’s not a dictatorship, and how we make this work has to be good for everyone. People on my team are givers, sharers, collaborators, and working for what’s in it for us, not just for me.”

For KayDee, her involvement is all about continuing education. “Training and learning are all where success lies,” she says, a nod back to her definition of success as constant progress. “If you know what you’re doing, the client can tell. I am a big believer in that if you aren’t learning, then you aren’t growing, and if you aren’t growing, then you aren’t doing anything.” In 2016 she started coaching with Club Wealth, a national real estate coaching company. It wasn’t long before she was asked to be a fellow coach, and has been helping other agents across the US with growing their businesses.

The members of KayDee’s team give their time and experience working together through the whole process. That’s KayDee’s entire philosophy. All that hard work has paid off many times. Not just in seeing the success of her team members as they build their own careers, but in being awarded REALTOR® of the Year in 2019 from the Springfield Board of REALTORS®, as well. KayDee has served on the SBOR as VP, President, Past President, and is currently a State Director. She also currently serves on committees for both the Oregon Association of REALTORS®, and the National Association of REALTORS®.

KayDee doesn’t just keep that momentum and team building confined to her work either. She has been a part of the Oregon Networking Exchange for over eight years and used it as a way to lift up other business owners in the community. In 2020 she will serve as her chapter’s Vice President. On top of that, she is part of an all-women choir in Eugene called Soromundi: Lesbian Chorus of Eugene, where lesbians and allies (like KayDee) can join together with 90+ other women and perform concerts for the community. They sing each year at the Holiday Market, at local events, and at the Hult Center. It’s KayDee’s seventh year with the choir and she

speaks fondly of the community of women. “You don’t know that you’re missing that kind of kinship until you have it. It fills a natural need for belonging with other women, and being a part of something greater than yourself.” Aside from that, KayDee and her family, her husband and two teenage sons, love vacationing to new places every year. Their ultimate goal has been to visit all 50 states. “A few years ago we did seven states in seven days and it was a really fun tour of the South. We got a little taste of everything, and took notes of where we wanted to come back and visit again.” They have a big trip to New England planned for this summer, which will get them all closer to that 50-state goal. Her oldest son is set to graduate from Springfield High School this spring and is planning to attend the University of Oregon. “Right now he works for me as my sign and lockbox guy. He’s a real charmer and I tease him that he should go into real estate someday.” Her younger son is 15, and KayDee is pretty sure that whatever he decides to do with his life, he will do an amazing job. “My husband

(Ben) is a security analyst, and he’s really good at what he does. He’s pretty awesome. Very crafty and clever, kind of a jokester. Last year for his birthday I surprised him with a Corgi puppy.” Her name is Ellen Ripley, and KayDee reports that she has not only changed their whole lives, but rules their household. “We all absolutely love her!” She gushes. Having grown up in Eugene, with parents who both grew up in Eugene, KayDee has a lot of family in the area. There was a time when her husband got a job in Southern California and 22 • February 2020

they lived in the Los Angeles area for a while. But they came back in 2003 when KayDee and Ben bought into a pizza franchise to help family members find work. KayDee has done it all. From rising through the ranks at Taco Bell in just two years to become a store manager at 18, to teaching employees about company interface software, owning a restaurant, being a stay-at-home mom, and now building her real estate empire. “I consider myself bossy sometimes, which can come in quite handy. I am also a very genuine, straight forward person. There are no secrets with me. That works really well for [being] a leader.” The sense you get when seeing KayDee at her office

in action, directing her team, is that she knows what needs to get done in order to not only succeed, but to meet the needs of her team and her clients. She prides herself on being responsive, reliable, and relaxed to work with. She surrounds herself with a team that puts great value on these same traits.

As she said earlier in our interview her team members are “givers, sharers, collaborators,” working together with KayDee at the helm we see continued perseverance and much more success in 2020 for this top producer.

rising star RP: What were those first few transactions like for you as a new agent? MK: Officially I was licensed in October 2017 and I was juggling a lot

of things at the time so I didn’t really start my career until January 2018. I was working full time at Costco, running my own maintenance business, and trying to be fully involved with my family. The first few transactions really showed me the value of helping people, when you are the one who has answers and is helping someone purchase a home, it can be life-changing. I had great training, but it was still tough trying to figure it all out and the first time I handed the keys over was a truly emotional experience for me. Actually being in the trenches of the home buying process with someone really changed my perspective. I just can’t imagine a better career that both provides for my family and impacts so many other families with their real estate needs. RP: How do you plan to adapt to changes in the market? MK: I am staying aware of changing technology and still keeping in

mind that every client is different and has different needs and different life experiences. I make sure that I am communicating through multiple venues, and keeping in mind client needs in terms of technology comfort and 10 years ago you would never imagine DMing a client, using VENMO, or sending all your documents electronically. Keller Williams is a huge asset for me as they are working really hard to make sure that we take this industry into the future.

RP: What new things about yourself have you discovered since becoming an agent? MK: For me, going from a very specific hourly

job to the luxury of working for myself, I have really discovered how important it is to be purposeful with my time. This way, both my family and my clients get the best of me. RP: What is the funniest thing that has happened to you while selling a house? MK: I don’t know about funny, maybe it is now

looking back, but I had a client looking for an estate and I had my 9-year-old with me and we were going to go look at a home for them. We went to this house, and it looked good, but then I heard Jack say, “Dad, you really need to see this.” I walked into the room and floor to ceiling along all four walls, it was completely covered in dolls. We moved pretty quickly through that room, but as we exited the garage, we noticed one single doll in the far corner. It’s a funny memory now, but at the time, we wanted to run!

RP: What drew you to a career in Real Estate? MK: I was originally drawn to the glitz and glamour;

I had friends who were making a lot of money in real estate, driving fancy cars, and going on nice vacations. My mindset shifted, however, during the purchase of our first home; I got to see firsthand how much work goes into being a good real estate agent. Buying a home is a massive purchase with so many moving pieces that are unfamiliar to the average homebuyer, but the end result of getting handed keys and walking into a home you own makes the process worth it, I knew right away that was going to be part of my future. Once I owned my own home I was all in!

RP: What kind of agent would you describe yourself as? MK: I would describe myself as an agent always willing to listen

and go that extra mile. I love people and I love real estate. It’s a huge honor to be part of my clients’ lives during such an important life event. I really value the opportunity to learn about somebody and connect with them through the process. RP: How do you spend your time with your family when not selling houses? MK: My wife, Brooke, is a teacher at LCC, we have two kids: Jack

is 9, Lucy is 5. Between soccer, basketball, dance recitals, school programs, there’s not a lot of downtime! It’s really important to me to have a job that allows me to be present for those things. Brooke and I prioritize our family time and look forward to having the flexibility to take vacations and be engaged with our community. RP: What is your favorite thing about Lane County? vallis, our family has deep roots in Oregon and we love making our home and raising our family here. Being so centrally located is great; you can drive 10 minutes and be in the woods, but you’re still close to an active downtown. I love the mountains and microbreweries, my wife loves the ocean and wineries, Lane County is the perfect marriage of interests for us.

We can do it all. Still photos, video, aerials, whatever your imaging needs are, we have the expertise to make it happen.

RP: Is there anything else that you want to share with our readers? MK: I grew up going to Duck games, and I’m a die-hard fan, but

Brooke graduated from OSU, so I’ve learned to reach across the aisle and am an equal-opportunity REALTOR®! At the end of the day I feel blessed to be in this business. It’s been a long journey to get my license and start this business, but I truly feel like I have found an industry to put my strengths to use and also to grow outside of my comfort zone. I have been able to meet some great people that I maybe would not have met otherwise. I’m really looking forward to the future. I recently joined the ALC, which is a leadership committee and it’s fantastic because I am looking forward to getting to be a part of making those big decisions and carrying over the benefits to our clients. I’m always excited to do whatever is required to meet the client’s needs. I have repeat clients already, and that is a big part of my career trajectory. Sometimes real estate can feel transactional, but building relationships with clients has been eye-opening. I wanted to make money and help people but I have gained so much more from it. I really have become emotionally invested in my clients, it’s the best part of this career!
