Savvy sellers and savvy real estate professionals attempt to work six months in advance for pricing – trying to not “chase the market down.” It’s impossible for anyone to predict the future market; however, some of our service providers have stated that homes in escrow are having price reductions because appraisals are not coming in at the negotiated value. This can occur even when an offeror “waives” the appraisal. If a loan is involved, their lender will still require an appraisal. The buyers are able to “re-negotiate” the price, or “back out”, if the appraisal is not acceptable.

We recently heard of $50,000+/- reductions from accepted offers! If you’re considering selling your NCV or San Diego County home, it may be better to consider sooner than later. Steve Caudill would be delighted to talk with you and partner together on the sale of your property.

Below is an excerpt from FirstTuesday Journal June 21, 2021. This is not intended to alarm; however, it’s good for consideration.

In 2021, expect to see today’s (San Diego County) bubble market reach a peak, to be dragged down heading into 2022 by the coming wave of distressed sales upon expiration of the foreclosure moratorium. Government intervention in the form of further stimulus or an extension of the foreclosure moratorium may prop up the housing market in the coming months, but without job creation, these efforts will merely put off the inevitable decline. San Diego’s housing market will likely begin a consistent recovery around 2024-2025.

Expect home sales volume to fall back in 2022. The job losses stemming from the recession and pandemic have pulled many would-be homebuyers and sellers from the market. Those with mortgages have found themselves delinquent, though thus far have remained in their homes due to the foreclosure moratorium.

After the moratorium expires, these homeowners will find themselves heading toward foreclosure, adding to the wave of distressed sales likely to arrive in 2022. Expect sales volume and prices to bottom around 2022-2023, when homebuyers will return in greater numbers to push the housing market to its next recovery, expected to begin around 2024-2025.
