I’ve been getting this question a lot lately. There is so much information out there, let’s narrow it down. There are two major factors that affect the Real Estate market - Employment Numbers and Supply of Homes on the Market ultimately affecting the Number of Days on Market.

Reflects data from the ACTRIS MLS from January 1st through December 31st, 2016 and 2017. Accurate but not guaranteed.

Employment 2017 - 37,000 Net Jobs Created 2018 - 30,000 Jobs are Predicted 2017 - 3% Overall Unemployment and is One of the Lowest in the Nation 2018 - Predicted to Hold Steady at the 2017 3% Rate Supply - There are two factors to consider - number of homes sold to the number of homes on the market, and the number of days that homes are on the market.

2017 - There was an average of a 1.77 month supply of homes on the market–a Seller’s Market is when there is less than a six month supply 2018 - Based on data from the last 20 years, we are expecting a 2.5 month supply of homes on the market Number of Days on the market 2016 - The average number of days on market was 32 2017 - The average number of days on market was 41 2018 - With the slight increase of homes on market, the average days on market should equal out at 50
