The Paper Trail – Wallpaper and Your Interior Design

I

t’s the luxury home you’ve been waiting for and a clean slate to apply the style that best suits you. Should you hire a professional interior designer to avoid making costly mistakes with the wrong materials and finishes? If you want to stylize, personalize and customize your home, the answer is yes. But more importantly, I’ve found that no matter which style you want to work with, it’s the quality of the materials that count. We all love luxury, and we notice it in a cut crystal chandelier, a worn leather chair, a beautifully carved wood mantel, or a sumptuous silk drapery. All these elements are a testament to the endurance of style and beauty. If you are looking for lasting quality in terms of materials and finishes, an experienced designer can help you achieve that goal. Among all the design components, wallpaper is one that can entirely transform the mood and feel of a room. It can be bold and dramatic, or simply a soft backdrop to the furnishings, art and accessories. The popularity of wallpaper has waxed and waned

over the years, but in recent times has made a comeback. But don’t think it has to look like your grandmother’s living room. Technology has positively influenced wallpaper manufacturing techniques. Before we talk about that, let’s take a look back in time. Some of the earliest examples of wallpaper were found in China around 200 B.C. The Chinese favored motifs found in nature, such as flowers and birds. Soon the designs were fashioned into brocades and tapestries that were hung on the walls of drafty castles. By the seventeenth century, patterns began to be carved on wood blocks. The blocks were covered with pigment and then stamped onto paper, allowing complex colors and images to be formed. Scenic papers began to emerge and reflected historic elements of the French Revolution or Roman landscapes. These papers were produced by skilled artisans, which made them labor-intensive and expensive. One of the earliest manufacturers of wood blocks was the French company

Zuber et Cie, which is still in existence today. First Lady Jackie Kennedy chose one of their panoramic papers for the White House. Screen printing – originally produced by forcing ink through a screen, but with the use of today’s technology – is produced by digital printing. Newer wallpaper stocks demonstrate the look and feel of textures, such as metallic or faux stone motifs. Wallpaper must be chosen carefully. It is the foundation of the room and, therefore, must provide interest. It must also be correct in scale, color and pattern, so that it will achieve the harmonious aesthetic within its surroundings. Whether you prefer to select a paper style that is traditional or contemporary, you want to be sure it’s produced with a level of quality that will stand the test of time. Sarasota Powerboat Grand Prix Festival Coming Up “It’s not how much we give but how much love we put into giving.” Mother Teresa

oon the 4th of July weekend will be upon us and that means speed on the water with the Sarasota Powerboat Grand Prix Festival. Many equate the event with the races but it is much, much, more. It’s a week-long gala with something entertaining for all ages. From golf to fishing, to fireworks the event has something for everyone.

Produced by Suncoast Charities for Children the festival has a significant impact on our community and the ability for Suncoast Charities for Children to support local causes. This is a festival that continues to grow significantly each year. Documented by Research Data Services the economic impact of the festival grew from $14.3 million in 2012 to $37.1 million in 2016. Hotel room nights echoed the same growth, increasing from 13,630 nights in 2012 to 18,300 in 2016. Hold on for this year’s figures as the event brings back the wet pits and viewing area at the 10th Street boat ramp in Centennial Park. Olivia Newton-John Wellness And Healthy Living By Kim Burns

I had the opportunity to speak with Olivia Newton-John about her wellness and healthy living passions. ONJ supports Alternative and Complimentary Medicines as evidenced by her development of the Olivia Newton-John Cancer Wellness & Research Centre (ONJ Centre) in Australia. After experiencing her own journey with cancer, ONJ feels she has become a “Cancer Thriver” and believes strongly that natural therapies should be included for a whole person plan of care. art cancer treatment, chemo therapy and radiation. The wellness center is there to support people going through the treatments at the hospital, body mind and spirit and we have wonderful acupuncture, massage, music therapy, and yoga. It’s everything to support the person. From where it started, the wellness programs have now trickled out to the wards. We have music at Christmas time. My dear friend John and his amazing staff came with me to the hospital, all the patients came down to the lobby and we sang for them. It was amazing. We try to bring uplifting things to them as much as we can. We have group therapy so people can discuss their issues when they are going through different cancers. The whole wellness therapy idea has really been beneficial for everyone in the hospital and it’s been really uplifting which is incredibly important when you are going through cancer. We are getting great feedback from the patients.

ONJ talks more about how she became the spokesperson for FYZICAL and about her Wellness Center. It took ONJ several attempts to get a diagnosis of breast cancer. Do you have any advice for other parents that are struggling and think there will never be an end? ONJ: Laughs Well that was a good question I don’t think I’ve had to answer that. I believe that she would get through it herself eventually and it was part of her life’s journey. We all have an image our life journey and our struggles. You support your children as much as you can, but all of us have different journeys that we have to go through. As a parent, you just have to be there for them as much as you can. Offer them the most advice to get them to help themselves. Beyond that, it’s going to be their choice in the end. I really believed in her that and that she’d be OK. My search for targeted, unique and informative questions had me asking locals what they would ask ONJ. The question of “Where is her spandex from Grease now?” came up and through research found it was recently asked and answered. Yes she has them and may soon be auctioning them off in support of her Wellness Center. Upon questioning people I had come across, someone stated “She

If cultivating your senses and awakening your love of the real taste of food is what you are looking for, then you have found it at the Bodhi Tree Café. Situated in the quaint section of Towles Court Artist District, you will find lush vegetation and an abundance of inner peace as you enter into Bodhi food paradise. It is one of the few cafes with a garden oasis in downtown Sarasota.

nvisioned and brought to life by Oscar and Carolina Revelli, along with their daughters, Isabella and Eva, the Bodhi Tree Café provides diners with meals offering a balance of flavor that gently settles into your taste buds. You will experience the infusions of spices, slowly and fully, down to the last bite. The peaceful atmosphere at the café along with the attentive staff will have you feeling without want. Hailing from Turin, Italy, a favorite among artists and intellectuals, Chef Oscar Revelli served up a dinner that evening kissed by the warm Mediterranean sun, which was influenced through his father and mother’s Italian and Greek heritage. Our evening presentation began with a bamboo platter of small bites. If you are a Bruschetta lover, this is for you. The BRUSCHETTA CLASSICA provides a light taste of tomato perfectly seasoned with a special olive oil drizzle over a slice of the best baguette toast points you can find. eggplant. The TZA TZIKI is a Greek cucumber yoghurt sauce served with delicious toasted pita slices. Another mind altering food item is the HITIPITI. A delicious bite of roasted peppers and feta cheese paté that will make a pepper lover out of you. The CHICK PEA HUMMUS may seem a simple recipe yet the taste will have you asking for more! Arriving shortly after finishing the appetizers was the BODHI SALAD. It stimulated our oldest sense of smell. A bold raspberry vinaigrette bouquet filled the air before the spectacular vision was set upon our eyes. Delicately trimmed onions and crisp apple slices were adorned with the flavorful topping adding a pleasing rose colored hue to the plate. This fresh ensemble of goat cheese, apples, dried cranberries, walnuts, and red onions over a bed of baby spinach felt like a burst of spring sunshine as the vinegar settled on our taste buds. We could not stop relishing it until every green leaf and creamy piece of goat cheese were gone. We feasted on CHICKEN SPIEDINI which appeared as


we were savoring the last crisp salad bites. The rosemary aroma from the chicken brought back memories of weekend cookouts in a Mediterranean villa by the sea. A colorful display of onions, peppers, and mushrooms decorated a skewer of chicken that was intertwined with tomatoes, all atop warm pita bread. Risaki, a Bodhi Tree signature, toasted, long grain rice, adorned with a dollop of Tza Tiki, added a cool creamy taste to savor, which complimented the flavorful chicken. A sampling of the house Italian wine provided a lively, fresh and fruity sipping companion. From the sea, we had the SALMONE PRIMAVERA. Resting upon a bed of risaki, the grilled salmon was delicately seasoned allowing the full flavor of this fish to stand out and delight any salmon lover. When combined with the medley of grape tomatoes, zucchini, peppers, and mushrooms with a bit of rice, the taste transforms in your mouth to a fine balance of flavor and zest. The Gavi Di Gavi, a crisp lime-scented white wine from the Cortese grape variety, had a light, mild aroma and unassuming flavor that paired well with the salmon and pork. We can’t say enough about how the food at the Bodhi Tree Café gently overtakes your senses so it won’t come as a surprise that the PORK MEDALLIONS should be defined any other way. Draped with asparagus, the tender medallions and perfectly oven baked sweet potatoes just melt in your mouth. A creamy Porcini and Barolo wine sauce provided a blend of an earthy and woody flavor that enhanced the plate. The sweet finale is one of the most popular desserts on the menu of many restaurants. Most can make or purchase a delicious TIRAMISU yet very few can create a symphony in your mouth with a fine mix of mascarpone combined with espresso and liqueur delicately saturated Italian ladyfingers topped with fresh strawberries and blueberries and a light dusting of cocoa veiled the dessert as it filled a sizable glass. The flavors and texture were just a right balance of sweet and creamy, with a hint of tartness.

While the meals we enjoyed were served with rice, alternative choices are available for the diner with specific nutritional needs. If you are seeking to limit flours and starches or have a gluten intolerance, be sure to let your server know. A salad or veggie sticks may be substituted for the grain portion and there are 3 types of gluten-free pasta offered. You can be sure you will be getting the most nutritious meal you can through the use of fresh vegetables and food sources. In Mediterranean custom, home is a sanctuary where one returns to relax and to escape from the chaos of the outside world. Food is to be enjoyed; its purpose--to warm the heart and, most importantly, to feed the soul. Chef Oscar and Carolina have been quite efficacious in translating their spiritual philosophy into the Mediterranean cuisine and dining experience. Experiencing Oscar’s cooking and Carolina’s warm spirit and attentiveness, while dining amidst an ambience of serenity at the Bodhi Tree Café, we have become enlightened by what a good meal in a tranquil setting can do to enrich our bodies, minds, and souls. As a part of my very long journey of transitioning my daily habits and discovering food intolerances, I have begun to appreciate the benefits that alcohol can give when directed correctly. Since that night of our fine restaurant review, aperitif has been an addition to my food style with my many digestive problems and a substitution for drinking too much wine. When making changes to your lifestyle, trying to restrict drinking alcohol can be very difficult in social situations. Let’s face it, it’s a great weakness for a lot of us. Reframing your food style to include alcohols that may aide in digestion, as well as, drinking in moderation can be of great benefit to heal your gut and sooth your mind. SaraBay Real Estate A Business Built On A Bridge

C

all it the perfect storm the way SaraBay Real Estate evolved into what it is today. That perfect storm took place over Sarasota Bay at the John Ringling Bridge connecting Lido Key and the city of Sarasota. Think of Mike and Judy Holderness, the original founders and owners of SaraBay, as the key and Barry and Sherry Grooms, current co-owners, as the city–different, yet connected. Sitting across from each other in the offices of SaraBay, Barry Grooms and Mike Holderness literally finish each other’s sentences. But this is not the business relationship you’d image. As a 12-year-old boy, Barry was running around Mike and Judy’s home playing with their sons, Michael and Jason. Michael S., as he’s called, was born with the real estate gene. Back then, Mike professed he never wanted to go into real estate, but as luck would have it, the Holderness’ journey led to the industry. Classic case of never say never. Mike served as a selling agent and Judy ran the company, that was 1979. The space purchased for the office location was on the edge of Sarasota and Manatee counties. Now, that area is known to locals as Sara Bay. At the time, only the Country Club bared the name, the same name also worked well for the real estate business because of its proximity to Sarasota Bay and for its favorably and familiarity as it relates to location. Respectfully, Mike went over to Sara Bay Country Club and asked permission to name their new business similarly, but displayed slightly differently as SaraBay. And in turn, the owners of what is now the Sara Bay Marina, came to Mike to ask permission for the name too. You could say the Holdernesses are responsible for creating that pocket of an area, one they referred to as magical. Mike and Judy were known as class acts and admired by many in the industry and community for their ethical and honest nature. Real estate association functions and other gatherings brought the Grooms together with the Holdernesses frequently. “We’d walk away leaving those events, and I’d say to Barry, I just love them,” Sherry says with smiling eyes. The couple served as mentors, even if unknowingly. Judy passed a couple of years ago and today, Mike’s making joint business decisions with Barry and Sherry. It happened one afternoon over lunch, Mike suggested that Barry open a business. While Sherry was on board for growing their careers, Barry declined. Mike responded by saying, “Well, we should do business together.” And there it happened, a continued legacy of SaraBay Real Estate beginning yet another chapter. Like a sturdy tripod, each partner has a role; Barry runs the business side, Sherry manages the agents, educating them with the latest technology and acting as their support system, and Mike sells. For the Grooms, real estate came as almost second nature. Prior to becoming business owners, both were employed by big franchises and had made careers in the industry selling.

With an innate ability to educate, Sherry’s career path led her into management carving out a role educating agents on the latest technology and identifying the cutting-edge marketing tools and services needed to result in success. It’s a role that earned her the title of master trainer. Seventy percent of agents fail in the first three years in the industry. “The most powerful weapon is being a support, to lift agents up if they are having a not-sofavorable period. I love that part.” Having been in the same shoes, and now getting to put to use given talents of educating and innately nurturing is a fulfilling position. “We take stock in each and every one of our team members; we understand that taking the time to individually support our associates pays huge dividends,” says Grooms. “Taking the time to get to know each associate as a person, professional, and business partner has a mutually fulfilling effect. The amount of time a broker needs to spend with a new agent has greatly increased and pushing them off on canned training systems has proven to be a low return on investment for both the brokerage and the associate. It’s not just about selling a house, the role demands marketing, people, and technology skills. At SaraBay, agents are given the toolkits needed to succeed in all three areas and beyond. A broker is a stakeholder in every associate’s business and they need to take interest in the associate’s success and continue to support and coach them to ensure they are reaching their maximum potential. “Your associates need to believe they can trust you, know you care about them, and that you are a leader before they will do business with you,” states Mike. Meanwhile, Michael S. continues to grow his leg of the business and has been successful with his Siesta Key Beachside Villas and Beachside Management. Adding to his portfolio, Michael S. recently closed on a 52-unit hotel complete with one acre of unbuildable beachfront property that will serve as a place for the new resort’s amenities including beach chairs and umbrellas and recreational water sport devices. “He’s polite, driven, and humble,” says Mike of his son. “He takes after his mother.” That’s classic Mike being humble again, clearly the apple hasn’t fallen far from this family tree. Mike continues to successfully sell. Well dressed with striking white hair offset by sun-kissed golden skin, you can feel his sincerity by his direct gaze into your eyes when he speaks. His demeanor instantly earns your respect. There’s a lifetime of wisdom in those words, spoken with modesty. The business is built on being trustworthy, having integrity. It’s run the way it was in the “good old days,” Mike says, but now with state-of-the-art technology in place. “We’re as high-tech as any company out there,” Barry states, “SaraBay is like a neighborhood bungalow, instead of bulldozing it down, it’s been modernized, made a bit more comfortable, with the character left in place.”


The team at SaraBay delivers a local expertise, knowing neighborhoods and communities inside and out; call them your local concierge. “Our agents sell communities, not just houses.” Plumbers, restaurants, dry cleaners, events, you name it, they know it. “We are problem solvers, we offer solutions,” Barry adds. Fostering a community and giving back to the community, both as individuals and as a business, is of high importance; Mike has been a fire commissioner for 12 years and the Grooms are actively involved with volunteerism. Two secrets to success are trustworthiness and putting the customer first. Through a sophisticated software program, an inquiry from a customer is delivered within nanoseconds and that customer is taken care of almost instantly by a unique system exercised by the agents. It’s a technique that translates into care, for both the customers and for the agents by having fair lead distribution. The competition between associates is at an all-time high and some compete through guarantee systems, limited service, or promising more than they can deliver. National trends show that a high percentage of experienced agents prefer an independent brokerage model over the national franchisees. The days of the “one size fits all” are rapidly slipping away and custom agent synergic models are more appealing to the full-time professional. Due to the widespread availability of top-shelf systems and tools, the price has been driven down immensely allowing the independent companies to have considerable room for competitive commission packages. Before the crash of 2007, if you wanted the best technology, commission split, or agent toolbox you had to be with a franchise. Now, there are hundreds of technology companies, marketing partners, and brokers that offer what the “big boys” do and deliver it fully and without the franchisees fees. A third secret to success is human relations, the ability to communicate,

When you go to list your home with SaraBay, you might end up staying where you are and it’s not because of lack of skill from the owners or agents. It’s because you may just already be in the right place. Such was the case with clients of Barry’s. As he listened to a couple talk about the personal improvements they had made to their home– the deck they built, the carefullyselected features of the new kitchen, and other small touches–they lit up, seemingly from the inside with wide smiles. When asked to draw up a wish list for a new home, it was discovered that they were already in their dream home and didn’t realize it. Yet, Barry listened carefully and showed other properties until the couple saw for themselves it wasn’t in the best interest to sell. A similar incident happened with Mike from a would-be seller who wanted to list her home when the market wasn’t right. “Timing is everything,” Mike assured and knew it was not the right time to list the home for the seller to have a successful transaction. The consumer is more informed and educated than ever and the vast majority of homeowners and homebuyers are seeking value; if they

see the value, they will choose it over low cost. “We’re not out to be giants, we’re happy with what we’re doing,” Barry says. “A priority isn’t at looking at the bottom line, but rather focusing on people.” It’s not to say growth isn’t welcomed, a second office location recently opened in downtown Bradenton. The business is built on an authentic approach, a family-like feel, and remaining deeply rooted in the area. With the believe that profit comes if you do things right, not to be confused with perfect, but by doing the right thing. The company has approximately 50 agents and each are cared for both personally and professionally. The trio pinch themselves about the experience of owning and evolving SaraBay Real Estate through the culture and business structure put into place. Success is a by product of doing their dream jobs. Expert Witnesses And Causality What is Causality and how do Expert Witnesses deal with it?

T

he term refers to the reason something happened – the cause for it.

issues will change in each case. They are like peeling an onion. We consider the code and standard compliance issues. We determine whether the physical nature of the site is or is not compliant. If it is not, we can identify, define and establish the grounds for non-compliance. We generally conclude whether the defect produced or contributed substantially to produce the fall, and, therefore, the injury. This finding does not mean that there may have been other causes as well.

Determining cause is like peeling an onion. For example, in a case were someone trips and falls and is injured there can be many contributors to the equation and different causes for different effects. For instance, who is the person injured and what are his or her characteristics? Old or young? Light or heavy? Good or not-so-good eye sight? Subject to seizures? Subject to losing balance? These are some of the types of things that can contribute to a fall and injury.

Expert witnesses that deal with personal injury matters deal with a variety of issues.

There is also the question for the cause of the injuries themselves. An extreme example of this is the forensic determination of the cause of death of a gunshot victim. The person was shot. Is that the cause of death? Maybe it is and maybe it is not. The pathologist must determine that. The evidence for the gunshot wound is not the same as that for the cause of death.

Human Factors Engineering deals with the interaction between humans and user satisfaction, safety, and performance. Human Factors professionals are trained to apply scientific knowledge of human behavior, capabilities, and limitations to identify the underlying root cause(s) of an incident. Biomechanical Engineering deals with the mechanical behavior of the human musculoskeletal system and how work is performed and energy is exerted by or on the body. They have training that allows them to draw conclusions regarding causation of an injury by analyzing the internal and external effects of forces acting on the body.

In a trip and fall case, as a simple example, let us assume that there is a defect in the surface on which the person is walking and that he or she tripped over the defect and fell. If that defect constitutes a violation of a building code, accessibility standards, ASTM walkway standards, building maintenance requirements, or any type of standard, ordinance, code or statute, it is at least evidence of negligence and possibly negligence per se. The defect is present and the person has fallen over it. There is no question that the defect and its noncompliant nature contributed to the fall and the injury. That is very valuable information. But is it the entire reason for the fall and is it the entire reason for the types of injuries suffered? Since each matter is different than all others, the totality of causation

Experts often have a huge impact on the nature of a case. Some cases require the input of more than one to deal with all the factors that must be considered. y REAL Style readers, are you ready for our official weather— and the clothes to accompany it? This Issue, I want to share some forecast ideas and trends in the fashion world. Fashion Week has passed, and there are a lot of bright new looks now blooming. I don’t know about you, but I have had my eyes on the new trends since they debuted on runways last fall. Tons of my favorite designers, and yours, showed pretty, edgy, groundbreaking, inspiring—and totally wearable—looks that we can now get our hands on. What is YOUR favorite look or trend this season? Let’s take a look at REAL Style’s fashion roundup to get some outfit ideas, and start planning and plotting our style for this season...starting with the Floral trend you see in the photo: YuJia, Multicolor Floral A-line Frill Sleeve Midi Dress (available at www.stylewe.com). Floral Patterns - Whether it’s in a blouse, skirt or dress, the floral look is in this season. For many years, I wouldn’t be caught dead in a floral print, but florals have been gaining in popularity for the past few seasons, and they’re all over the place this spring, so I finally decided to go with the trend. Why don’t you join me and mix a feminine floral top with a tougher distressed denim this season.

Cold-Shoulder / Off-the-Shoulder / One-Shoulder Styles - You didn’t think the cold shoulder was going anywhere, did you? If it’s not about the sleeves this season, it’s about the shoulders! Ladies, we’re celebrating springtime by baring a little skin. Bare those shoulders, because this season it’s all about shrugging off your sleeves. Off-the-shoulder silhouettes make for the perfect beachto-bar outfits. Pair off-the-shoulder tops with high-waisted trousers or denim, a mid-length skirt or opt for off-theshoulder white eyelet dress.

Bell Sleeves - It’s all about the sleeves this season, and bell sleeves are taking the world by storm. Go big or go home! This isn’t the most practical trend going right now, but it is fun, and almost anyone can wear them. Stripes - The trend this spring is towards seaside stripes — think beach umbrellas and weathered awnings. I like this trend because you can wear strips as bold or as subtle as you like.

Raw Hem / Step Hem / Cropped Flares - The tops aren’t having all the fun this season. We’re also changing up our pants — namely the hemlines. If you love denim as I do, you have likely noticed the trend towards raw hems and step hems. Crop flares are also trending. Wedge Sandals - Wedge sandals have been trending for a few seasons but they’re as hot as ever this season. They are the unofficial mascot of spring and summer. These staples are a savior when the weather heats up (Heels you can wear all day? Yes please!), and cork just makes a natural choice. Put Wedge sandals at the top of our shopping list this spring.

FLAT IRONS... So Many Choices? Which flat iron is right for you? That depends largely on your hair type. A person with coarse, curly hair requires a different type of tool than a person with fine or slightly wavy hair.

F

lat iron plates are made with a handful of different materials. Ceramic, tourmaline, a ceramic/ tourmaline mix, and titanium are the most common. What’s the difference between these materials, and how does the plate material you choose affect your results? CHOOSE YOUR MATERIAL Ceramic - Many of today’s flat irons have ceramic infused into the plate. The negative ions emitted by the ceramic help create a smooth, shiny look. This might sound like magic, but there’s actually a scientific explanation behind it. Tourmaline - Tourmaline is an organic, crystalline “gemstone” that has been ground up and layered onto the surface of the heating element. The gemstone layer holds heat evenly and consistently, which in turn helps you create a better style and more shiny hair. Faced with a choice between ceramic and tourmaline, many people gravitate toward tourmaline because it’s naturally better for the hair. Titanium - Titanium is an actual chemical element that some manufacturers use as a top coat over the styling plate. Heat styling tools made of titanium are extremely powerful as they can reach a very high heat level. People with difficult hair to style appreciate the effectiveness of this material. Notably,

titanium tends to cost more than other styling technologies. IT’S ALL ABOUT THE PLATE SIZE The part of the flat iron that heats up and presses the hair is called the plate. The average flat iron plate is one inch, but dimensions vary across the product line from a very narrow one-half inch to a generous three inches. The trick is to know which width works best for you before you invest in a pricey new iron. A flat iron is a wonderful styling tool, but anything you can do to minimize the number of times you pass the iron over your hair will ultimately benefit the health of your strands. In general, people with longer hair require a larger plate than people with shorter hair. If you’re planning to curl your hair with a flat iron, you’d probably fare better with a smaller plate than a larger one.

Thick or course hair tends to withstand high heat with a little more grace. Why? Because it minimizes your chance of having to pass over the hair with the iron more than once. FINAL TIPS FROM A PROFESSIONAL HAIR STYLIST Hair dryers use ceramic, tourmaline, and titanium materials, too. If you want to create a sleek look with your hair dryer, look for a product with similar technology.

Don’t use alcohol-based heat protectant or leave-in conditioner before you straighten.

Long Cord - Some flat irons, include a 360° swivel cord for easy manipulation. You won’t find yourself performing the contortionist exercises mentioned above with this type of user-friendly cord. A longer cord is simply more convenient for some bathroom setups.

Whether you reach for a high-end tool or a cheap flat iron............. I recommend that you apply a heat protectant to your hair first. Heat protectants contain silicone materials that resist water and seal in moisture. The best time to apply heat protectant is after the hair is dry.

Americans Venture Overseas For Real Estate The strength of the U.S. Dollar has led to an increase in the number of Americans considering the purchase of real estate in another country. Their motivations can be many and varied: from straightforward investment potential, to life style choices, less expensive retirement living to a desire to reconnect with their ethnic roots.

W

hatever the motivation, the decision to buy real estate in another country is not one that should be taken lightly. My advice to anyone considering such a purchase right now would include: • Conduct extensive research on the country and area in which you are interested. There are many resources on the internet to help you do this before you even leave home. • Be sure to check for developments that are planned for a particular area – commercial buildings, residential neighborhoods and infrastructure – roads, sewer, water etc. Look at the track record of local government and developers. Have they delivered on their promises? • Check current and planned transport links. The addition of a new airport or road system can have a dramatic impact on an area’s desirability and property prices. Conversely, poor access can have a detrimental effect. • Spend as much time as you can talking with “the locals” – they know best what is going on in their town or region. This is easy to do when visiting the area, but consider using online social networks as well. • If this is a lifestyle or retirement purchase, visit your desired destination at different times of the year. See how the seasons affect your enjoyment. The busy summer destination can be deserted in winter, leaving little entertainment for year-round residents.

• When working with a builder, developer or agent in another country, check their credentials. Ask to talk to former clients. If you are buying a new property or something that is under construction, ask to see proof that the developer owns the land and has a license to build. In some countries, you may need the services of an attorney to effectively check the financial standing and track record of business people. • Always choose an English-speaking attorney, who has an understanding of the legal and property rights system in your chosen country. • Be aware that real estate agents in other countries may not be licensed or controlled by the government there. They may not have experience in dealing with foreign buyers, and may not be in a position to give best advice. • Look for an agent who has taken the time to invest in an international real estate qualification. The U.S. National

Association of Realtors (NAR) does have a program that allows for international membership. An agent overseas who is a member of NAR will be familiar with its code of ethics and standards of practice. NAR also provides a comprehensive education program and designation for both American and foreign agents: the Certified International Property Specialist (CIPS). There are CIPS designees across the U.S.A and in many countries around the world. You should be able to identify a local Realtor in your home town that holds this designation, and can make the connection to a counterpart in your desired destination. Wherever you decide to purchase your next home, I do hope you will use these strategies to minimize risk to you and our money, and enjoy the adventure!
