Apple Crepes

INGREDIENTS

PREPARATION

2 cups all-purpose flour

Using a large bowl, combine flour and a cup of sugar. Whisk in the eggs one or a time, then slowly add the milk, melted butter and the zest of orange and lemon. It is always better to allow batter to sit for a few hours or overnight in the refrigerator.

1/2 cup sugar 6 eggs 2 cups milk 1/2 stick melted butter 4 oz STELLA ARTOIS 1 tbsp vegetable oil Zest of one orange Zest of one lemon 2 medium apples (peeled, cored and thinly sliced)

Serves 4

COMPOTE In a medium saucepan, combine the sliced apples, a pat of butter, Stella Artois and remaining sugar. Cook until thickened. Heat a no-stick pan until hot, and add enough butter/oil to coat the pan. Add a thin layer of crepe batter and cook on both sides until golden brown. Repeat until all the batter is finished. Take each crepe and fill with apple compote. Sprinkle with powdered sugar.

Attitude = Altitude By Nicole Carbon “If I had a crystal ball, I wouldn’t be a Realtor,” Lynne Koy said to a client just prior to our meeting. Lynne may not have a crystal ball, but what she does have is a strong work ethic, perseverance, and the ability to solve problems. She shared her story of how she built a prosperous business from the ground up, her philosophy, and the three sides to the triangle of her success. Lynne started in the real estate business in Chicago as a single mother with two children and was discouraged by her instructor to enter the industry as a woman in her position. It didn’t stop her, she went on to build a thriving business. “Courage is taking those first steps to your happiness or your dream, even if you can’t see the path ahead,” she shares. Years later, she made the move to Longboat Key to take care of her aging parents. Once again, she started from scratch, she didn’t know a thing about the area and had to rebuild her business, but quickly caught on to its appealing low-key vibe, and its thriving arts and cultural scene surrounded by some of the nation’s most beautiful beaches. Applying her determination and noseto-the-ground work ethic, she started her marketing efforts with letters to each of her neighbors in the condo where she was living on Longboat Key. It was 1985 and interest rates were 1820%, to say the market wasn’t bright is an understatement. One couple in the building recognized Lynne’s enthusiasm and work ethic and called her to list their condo. They took a chance on her, and it’s something she never forgets.

She references Tim McGraw’s song Humble and Kind, “When you get to where you are going, don’t forget to turn back around and help the next one in line.” “None of us do it alone,” she says about success. There were mentors and clients that helped along the way and Lynne admits to having two full-time assistants and a business partner. The community has been good to her and she gives back through her volunteer work, which is key to her work/life balance. Two of the organizations she supports include Safe Place Rape and Crisis Center (SPARCC) and Meals on Wheels.

Her attitude is key, she exudes happiness and joy, “There’s a joy about my life,” says Lynne. She’s also a perfectionist and realizes that perfection may be unattainable, but by trying, you might reach excellence. She strives to give her customer the “Best experience they have ever had.” “Communication is the key. I form a ‘partnership’ with my clients.” She has a triangle-theory strategy, the sides are a marketing plan and pricing, the base is the real estate agent and the company. A natural problem solver, she shares, “The way you treat your problems, determines their size.” Solving the clients’ problem of selling their home at the right price, she admits is a bit of a puzzle. When clients ask, when is a good time to sell, she says, “Now is the time; you can’t predict the future, there is no right time.” She’s been in the community for 32 years and lived on Bird Key for 17 of those. It’s where she does a majority of her $40 million-per-year business. She loves the neighborhood because of its walkability to downtown, its diversity with 525 home sites, and the Bird Key Yacht Club, offering much more than boating and tennis, there’s yoga, art openings, and kayaking. She also has a fondness for nearby St. Armand’s Circle, Lido, and Longboat Key, stating that Longboat boasts 10.5 miles of powder white sand, 56 holes of golf, and bays on either side. Most recently, she was awarded 941CEO’s Greater Good Award recognizing her outstanding service as a realtor out of 600 area realtors. In her next chapter, she looks forward to more time for volunteer work, international travel, and more time to spend with her eight-year-old granddaughter. She has a daily routine of solving a word puzzle and a morning workout. Not slowing down anytime soon she’s contemplating taking up

kayaking.

T

here are four elements to the proof of general negligence found in the common law:

1) Duty -- The defendant owed a duty of care to the plaintiff; 2) A breach -- A failure to fulfil the duty; 3) Causation -- The breach led to the injuries; and

Each of the elements must be proved if an injured party is to prevail in a law suit for injuries based on any type of negligence. However, there are two situations in which the proof of negligence is simpler. The first applies to the violation of a nontraffic penal statute. Florida Standard Jury Instruction 401.8 makes such a violation “negligence per se”. Such a violation, if proved, is deemed to be proof of negligence, bypassing the first two elements listed above.

Building code violations do not reach the status of negligence per se, but it is obvious that there is great value in allowing such violations as objective standards to help determine the existence of negligence. A jury when presented with objective evidence of a code violation will have a much easier time finding for the injured party as opposed to a general case for which there may not be hard standards that can be applied. Whenever possible, an attorney representing an injured party will want to find an ordinance, statute or code that falls with these Instructions. Either one will provide a greater chance of success.

Creating good systems for your team or drawing up effective operational guidelines that will help team members get through the day-to-day detail of their jobs are great management activities. However, leadership is more about creating and communicating a vision and motivating people to work towards it. Leadership is about developing highly motivated, goal oriented people, and creating a climate in which they can perform to their fullest potential.

Keep focus on solving problems, not on personal performance or assigning blame in a problematic situation. Demand openness. If a leader is quick to identify and address his or her own mistakes, he or she keeps a focus on results and reinforces everyone’s perception of honesty and integrity. Decision Making in an Open Atmosphere A culture in which everyone is focused on results and where team members are encouraged to openly debate, speak out and take risks, is known as a flexible environment. As a leader you need to be confident and command respect by being well informed about the key areas of your business. Demonstrating a desire for your own continuing education helps build a culture of a “learning organization”; lead by example in this area.

Developing a Vision

Mentoring Your Team

A leader’s primary purpose is to provide an overall sense of vision about the future direction of the company and to ensure that this vision is the bellwether for all strategic and operational decisions. It’s not always easy to formulate a direct, strategic vision statement.

Finally, a key aspect of leadership is mentoring. Mentoring means encouraging your team to take responsibility for improving their own performance, but also giving them guidance on how to achieve this. FOOD IS MEDICINE – BENEFITS OF GHEE “Let medicine be thy food and let food be thy medicine” A term Hippocrates used to relay his belief that eating nutritious food is the basis for good health. For those of us with food allergies or intolerance, even the diets labeled as healthy or antiinflammatory can still cause problems. A food allergy triggers the immune system to react to the proteins in a food and causes a histamine reaction. It is usually more severe and immediate reaction with a small amount of the food whereas food intolerance may require a higher quantity of the food to cause problems. The symptoms are typically less severe and not life threatening. Because the two share similar symptoms, it can be difficult to distinguish between them. Some common symptoms are nausea, stomach aches, diarrhea, or runny nose. Food intolerance can also resemble age related digestive changes such as gluten and lactose intolerance due to under production of enzymes, bloating due to decreased elasticity, and constipation due to slowing of contractions in the large intestine. Whether it is allergy, intolerance or aging, decreasing the amount of food that triggers these symptoms is helpful to maintain good health. Butter is a popular ingredient in many recipes. It can be an allergen to some or just an intolerance due to casein (a milk protein) or lactose. A typical substitute for butter is oil. When replacing butter with oil, you may lose the richness butter gives the recipe as well as the ability to hold products together. When butter cools down, it solidifies making it great for cakes or other baked goods. Olive oil on the other hand, is a liquid in its heated state, as well as when it is cooled. Coconut oil is a popular replacement these days and comes closer to the properties of butter in that it also may solidify in a cooled state yet it has a very strong flavor which may change the taste of the recipe.

Ghee is a type of butter with milk solids (casein, whey, lactose) and water removed. It has a strong aromatic flavor and is able to replace butter on a 1:1 ratio yet typically you are able to use less Ghee compared to butter. Depending on the recipe, it may also need to be adjusted due to additional moisture Ghee provides. When utilizing Ghee to reduce your dairy intake, it is important to note that if you have an allergy you should be cautious with the product you choose as some Ghee may continue to have a small amount of proteins that you may react to. This is especially true if you are making your own at home. Some benefits of Ghee: •

Its high smoke point allows you to cook or fry with it without breaking down into free radicals.

It can improve digestion by increasing gastric acid.

It does not spoil easily so it does not need refrigeration.

It is rich in the oil soluble vitamins A, D and E.

If it is sourced from grass fed cows, it contains Conjugated Linoleic Acid – an antioxidant with antiviral properties

Taxing Matters For Non-Residents What season Is it? Some might say “Spring” as temperatures are in the 70s, others may say “Tourist Season” as they sit patiently in heavy traffic, but as I write this article I am working on my annual accounts, so I would say “It’s Tax Season!”

I

t is this time of year when I get questions from some of my overseas customers who are working on their tax returns too, and I thought it might be useful to spend a few minutes looking at how foreign real estate owners are viewed by the U.S. tax system. First, I must say I am a REALTOR® and not a CPA or tax advisor. When tax questions arise, I refer my customers to an expert in this field. I have worked for many years with Renea Glendinning, CPA who heads the international tax practice of Kerkering Barberio from their offices in downtown Sarasota. I thank Renea for allowing me to reproduce some of her sage advice here. Foreign residents who own real estate in the United States generally pay taxes when that property generates income, when they sell the property and make a capital gain, and potentially at the time of their death. Most of us are familiar with filing our annual Federal tax returns. It may surprise you to know that a foreign owner of real estate who receives rental income may choose whether to file an income tax return or not! How so? U.S. tax laws allow a foreign owner, or his rental agent, to simply remit 30% of all rental income directly to the IRS. While this negates the need to file a tax return, it is not always the most efficient approach from a tax perspective. Many overseas landlords choose to file an itemized return and benefit from deductions which can include property taxes, mortgage interest, repairs, depreciation and other expenses. A strong real estate market coupled with the strength of the U.S. Dollar means this

could be a good time for foreign owners to sell their property here and realize a capital gain. The Foreign Investment in Real Property Tax Act (FIRPTA) was enacted in 1980, and revised last year, to ensure that foreign owners who dispose of real estate assets pay any capital gains tax due, prior to repatriating funds to their home country. This is achieved by a “withholding”. Simply put, at the closing of a real estate transaction, the closing agent withholds 10% or 15% of the sale price of the property and remits this amount to the IRS. The amount held usually far exceeds any tax which will be due. The seller then files a tax return showing the capital gain and actual tax due. The IRS deducts tax due from the withheld amount and refunds the balance to the seller. Sounds easy, but the process can be tedious and it may be a long time before the seller of real estate receives his funds from the IRS. The good news for foreign sellers is that there are some things that can be done to reduce the amount of the withholding. Your tax advisor can assist with this, but do consult with them sooner rather than later. Don’t wait until a few days before

closing, or worse, once the withholding has been made. While income and capital gains tax calculations are very similar for U.S. residents and non-residents, that is not the case for estate tax. For instance, the U.S. tax resident enjoys a significant tax exemption on the value of their estate. Not so for most non-residents. This is an area where foreign owners would most definitely benefit from detailed tax planning with their CPA or tax attorney. Estate tax planning can be done at any time. For example, how you hold title to a property can have a significant effect on estate taxes. If you already own real estate, title can be changed to provide a more efficient estate tax strategy – it is not too late. Whatever season it is, let’s hope it’s not too taxing!

Even though you may have mastered the art of applying your own makeup, you might not be translating your style accurately when it comes to your makeup trial. Getting across the look you like to the experts can be tricky! To learn how to make the most of your makeup trial — and how to avoid the most common makeup trial mistakes.

Be Specific You may say natural but want false individual lashes at the same time. Rather than describing what you want as “smoky” or “natural” and using words that might be interpreted differently by the expert, you should start by telling the artist which features you want to accentuate and/or play down. For example, you can say that you want your eyes to pop, and she may recommend a more dramatic eye and neutral face and lips. Try to be as specific as possible in your verbal descriptions.

3. Take Pictures That is how you will remember months from now the look you like for the final wedding day. I also suggest to my brides that they buy the lipstick or lip gloss we used at the trial, so they can have it for touchups. Book your trial from two months to two weeks prior to the wedding date. Hair and makeup trials are a lot of fun! They are also a very important appointment. The trial day is to create just what you want in radiant bridal makeup and beautiful bridal hair styling. It is to create the best look personalized specially for you. The trial gives both you as the bride and MUA the opportunity to get to know each other and feel completely comfortable. “ Remember Speak Up ”

Comedian Steve Mittleman Stand Up Comedy At Its Best EB: Hi Steve. So let’s get to it. How long have you been doing stand-up? SM: I started on December 16th, 40 years ago. EB: You remember the very first day. Wow! SM: I do. It meant a lot. I think I wanted to do stand-up right out of the womb. EB: How did you get into this line of work?

hen LA’s Comedy Store hosted auditions for Steve Martin’s film ‘Roxanne’, dozens of great comics, Steve Mittleman included, faced a professional’s worst enemy, lack of time to prepare. The Store also had a limited number of spots for auditions. Steve stopped by anyway, someone cancelled, and he got the shot. After the auditions, the film’s producers asked for only one comedian they’d seen that evening. Before he knew it, Mittleman found himself hauling a fire hose around Canada playing the quirky fireman in Steve Martin’s hit film. Let’s spend a few minutes with Steve Mittleman.

SM: Line by line. Joke by joke. Stage time and more stage time. Back in the day there were the clubs in NY and I’d go on 10 – 15 times a week. You get pretty good after a few years. Back then that evolved into getting comedy club gigs. I went from not working to headlining after I won The Big Laff-Off on Showtime. It was a very exciting time. The goal back then was to do Carson. That took me a while. In the meantime I become a road warrior. I was also fortunate because as I was developing my stand-up and style I had done about 50 national commercials. That gave me the income to pick and choose where and when I wanted to go on the road. I was a real character and fell into all that TV and the exposure doesn’t hurt. EB: I see you do endless shows. SM: Thousands. I still love it. I think comedy saved my life. Classic unaffectionate home and making my family laugh was a way of bonding with them. I was the youngest – many comics are the youngest. Lotta therapy. I seem to be much more at peace and have a lot more perspective of late. Maybe I’m maturing? Is that possible? EB: Aside from the commercials you look so familiar. Where else have we seen you? SM: I’ve been on over a hundred TV shows (Carson, Leno, Letterman, HBO, Showtime, etc.) and on a few sitcoms (ie. Mad About You), in some movies - most notably Roxanne with Steve Martin. I’m one of the rare comics that appeared on The Tonight Show with both Carson and Leno. I miss Johnny. My idol happened to also be a fan of mine. I also loved Jack Benny and Rodney. Jackie Mason too. There’s too many great comics to count. EB: It turns out Dangerfield got a lot of respect. What do you focus on lately? SM: In addition to clubs, I travel the country doing corporate gigs and private parties. I’ll do an awards show, an employee appreciation, a 50th anniversary, a 90th birthday – you get the idea... I’ve become very malleable. I can customize material. Even host and will do auctions. Always learning new things over the years. I’ve become a seasoned pro with I believe a great track record.

EB: I browsed some of your testimonials. SM: I’m grateful for happy customers. There’s good word of mouth. All I need is good lighting, good sound and an audience. EB: What’s coming up? SM: Jeff Foxworthy just asked me to be part of the rotation on his XM Comedy Channel. That’s great exposure. EB: You know him? SM: Started out together. I recently bumped into Jeff in Maui. I was there for a gig and he was at the same resort on vacation with his family. He’s a true gentleman. EB: TV coming up? SM: I’m working on a set for Fallon. That means I’ll have appeared on The Tonight Show with 3 of the hosts. It’s a kick and great exposure. I remember watching it when I was so young. I think I was 10. EB: What’s the strangest thing you’ve done in your career? SM: I had a makeover on ABC’s Extreme Makeover. EB: Your home? SM: My face! Now I have a chin! EB: Really? I thought that was some of your signature material. Chin was weak huh? SM: Weak? It used to take me 3 - 4 hours to change a pillowcase! EB: So funny. But you look handsome now and you’re still funny? SM: Yes, it made me better. Forced me to grow. I didn’t just want to do self-deprecating material anymore. EB: Can we see your makeover anywhere?
