Mortgage Rates Fall To Historic Lows After

W

hen the United Kingdom voted to leave its place in the European Union, mortgage rates hit historic lows. Mortgage rates dropped about oneeighth of a point after the financial commotion overseas. With interest rates already at three-year lows, this affords buyers a significant opportunity to refinance or purchase a home. This is great news to those on the Suncoast searching for their perfect dream home. As prices continue to rise, and inventory drops, the market will continue to heat up. These low rates provide a welcome boost to our housing market and to the overall Sarasota/Bradenton economy. Personally, I believe Sarasota and Gold Coast home values will continue to rise as well too, as British citizens look to escape the plummeting real estate market in London and other higher priced areas of the UK. Why are the rates dropping? The vote in the UK to leave the European Union created uncertainty among investors. Because of this uncertainty, investors wanted to find more stable, safer investment opportunities. Instead of keeping their money in the stock market (which dropped as well after the announcement), they might put their money in government bonds or mortgage-backed securities (MBS), among other options. With international buyers and investors looking to the US as a safe haven to park their money, demand will continue to increase. Therefore, it is not a good idea to wait to purchase. Lower rates equal greater buying power. If you’ve been on the fence about buying a home, now is the time to take the plunge.

With prices appreciating, more sellers will be listing their properties to take advantage of the higher prices. This will give buyers more opportunities to find the home or condo that was not available earlier this year. These low rates we are seeing are boosting homebuyer demand, sending home prices higher. Therefore, it is important to stop waiting for the prices to come down and to purchase a home, or refinance, today. The first step is to work with lender that is experienced, has a good team to help you navigate the mortgage process and get you the best rate with the least amount of stress. In today’s competitive sellers’ market, it helps to work with a lender that will inspire confidence in the seller and the listing agent. This is particularly critical these days, when many markets have relatively low inventories and there is competition for the best properties.

REAL | news Maestro Victor DeRenzi Knighted By Italian Government The Italian government has bestowed the title of Cavaliere dell’ordine della Stella d’Italia (Knight of the order of the Star of Italy) on Maestro Victor DeRenzi, artistic director and principal conductor of Sarasota Opera. The distinction represents a particular honor extended to those helping spread Italian culture throughout the world. The award was in recognition of Maestro DeRenzi’s extraordinary leadership in Sarasota Opera’s 28-year Verdi Cycle which came to a close on March 20, 2016. “As a musician, and a citizen of Italy

FINDING NUTRIENTS

G

etting the most nutrients out of food can be a challenging job when what you eat needs to provide your body with the substances that will allow it to function at an optimal level. Just what is functioning at an optimal level? It has a variety of meanings; to me it reflects achieving internal balance and managing a gene to keep its influence under control. Learning a food style is a big part in learning to manage a disease process. Your genes can control what types of food your body will tolerate. You have to become knowledgeable on multiple factors that are influencers to health before you are able to put together a selection of foods and drinks that will be used to change the microbiome in the body making the goal of balancing internal systems achievable. An important factor to consider in your food style choice is your bloodwork and results. In part 1, the initial step was to get a complete work up and review with a Healthcare Practitioner. This will give you a base line of what your body is lacking. Become educated in how levels relate to each other and how raising one may increase or decrease another. Once you know what your needs are, finding the nutrients isn’t the difficult part. Being able to utilize them and maintain their nutrient bioavailability for the highest possible use is where the obstacles arise. With so many fast food options and the scarcity of health food restaurants, it’s no wonder why our society has such a difficult time trying to modify their diet. Luckily, there a few delicious go-to restaurants in Sarasota that I know I can get a delicious and healthy meal prepared with maximal nutritional use in mind. LESS is Better in the Housing World Compare the 1959 Cadillac to the models of 2016. The name is the same but that’s about it. The new ones are much smaller and more sophisticated than the 1959 behemoth. Housing is following the same path.

S

maller homes are becoming attractive to buyers and developers, and for some of the same reasons. There are over 70 million Baby Boomers in this country with their successors close on their heels. And then there are the young, first time home buyers – together these two demographic groups seem to be turning the housing market on its ear. Money is certainly one reason. Buyers are much more cost sensitive since the 2008 bubble burst. Not only do the older buyers want less space to care for now that their families are grown and hopefully out on their own, but they and the younger buyers are often looking for lower purchase prices and mortgage costs, reduced property taxes, more attractive utility expense, and fewer maintenance costs and responsibilities. These aspirations certainly do not mean that less space has to mean a lower standard of living. Have you watched

television series devoted to finding new housing? One thing that is always included in “must haves” is the luxuries – marble counter tops, updated kitchens and appliances, and master bedrooms with attached bathrooms to name a few. All of the luxuries, other than acres of space, can be found in the new, tiny houses just as in the huge houses of the past. Buyers are not the only ones looking with favor on the new trend.

Builders and developers are catching this train as well, and why not? If a builder or a developer is designing a new project, the density of the development is of paramount interest. The equation is simple: more units per acre plus lower cost per unit equals higher profit. Such developments create new markets and challenges for creative architects. The issue is how to fit more into less space. It can be done. The designs are on the CAD screens even now.

THE DIMMITT LEGACY One could argue that the Dimmitt family has been in Pinellas County for as long as the county itself; beginning with the arrival of Larry Dimmitt, Sr. to Clearwater in 1924. Having previously lived in Savanna, and with a love for the auto industry in his heart, Larry quickly purchased a Clearwater Ford/Lincoln franchise and never looked back. Larry then began to make substantial investments in Pinellas County land. With land at his disposal he continued to add to his automobile businesses. By the mid 1930’s he had also added LaSalle, Cadillac and Chevrolet to this impressive list. Larry, a visionary in those times, accomplished all this while the city of Clearwater was still only two

blocks long and two blocks wide.

Carrying the same passion for the auto industry, Richard Dimmitt and his brother Larry, III continued what their grandfather began. Rick is immersed in the operations side of the business, while Peter concentrates on the client side. A 25+ year veteran of the automotive industry, Eric brings an unmatched depth of experience to the group. Eric’s career began at Nissan Motor Corporation in the early 90’s as a Retail Operations Specialist but he quickly continued to advance broadening his knowledge and experience. Eric says of his time at Rolls-Royce, “Running the Rolls-Royce brand in North America gave me a very unique view of the car business, and reinforced what I love about it. So many people share a passion for cars. Very few products on earth stir as much emotion as the automobile.” In 2015, Eric made the decision to move from the manufacturing side of the business to the consumer side. Eric’s original intention was to purchase his own ultra-luxury dealership but when the Dimmitt organization found out Eric may be available, they contacted him. Eric says, “After several meetings, it was apparent that the culture of this company was exactly what I wanted in my own business. It was a rare opportunity to be a part of an organization that I was so well aligned with and I simply had to join this team.” Eric oversees all of Dimmitt’s luxury brands including The Sarasota Studio. s we experience Florida’s hot and humid summer months, and the snow birds have long gone, we continue to welcome many international visitors to the area. Long summer vacation weeks in Europe make this the perfect time for Europeans to make the long journey here to enjoy sun and sand. Many of these visitors are so taken with what our wonderful area has to offer, they contemplate purchasing a home so they can stay for longer periods, and have a place to call their own. Many think about it, but few actually take the plunge. Why is that? In my years of working with international customers and traveling outside of U.S.A. to promote Florida real estate, the most common reasons I hear are things like:

So how can buyers identify a real estate agent who is skilled in international transactions? The National Association of Realtors (NAR) has more than one million members and saw the need to differentiate those who wished to work in the international marketplace. More than 15 years ago, NAR introduced the designation of Certified International Property Specialist (CIPS) and developed a five day education program to give their members the knowledge and tools to effectively work with overseas customers. I am certified by

NAR to teach the classes that make up the Certified International Property Specialist course, and I can vouch for the wealth of information and knowledge that is passed on to Realtors during this education. NAR has made the same CIPS education available to real estate professionals outside U.S.A. allowing international real estate practitioners around the world to work from the same foundations. Members of the CIPS network now span 60 countries, so the search for professional assistance could actually start in a buyer’s home country! Here in the United States, CIPS designees make up less than 2% of the realtor population but there is a heavy concentration in areas that attract a lot of foreign investment, such as Florida. Buyers can locate a CIPS by referring to NAR’s website www.Realtor.org or by calling or visiting the local Association of Realtors. Education is certainly the key. It’s no longer enough for a real estate agent to understand the properties and neighborhoods in their market. They must be up to date on market statistics, possible contractual issues, manage the challenges associated with financing and much more. In a transaction that involves an international buyer or seller of real estate the knowledge and skills required to ensure a successful transaction are so much greater, and buyers are hungry for information to support their buying decisions. Trichotillomania THE QUIET DISORDER

Trichotillomania, also known as trichotillosis or hair pulling disorder, is an obsessive compulsive disorder characterized by the compulsive urge to pull out one’s hair, leading to hair loss and balding, distress, and social or functional impairment.

T

richotillomania may be present in infants or can begin in a person’s senior years, but the peak age of onset is typically between the ages of 9 to 17. It may be triggered by depression or stress. Owing to social implications, the disorder is often unreported and it is difficult to accurately predict its prevalence; the lifetime prevalence is estimated to be between 0.6% and 4.0% of the overall population. Common areas for hair to be pulled out are the scalp, eyelashes, eyebrows, legs, arms, hands, nose and the pubic areas.

How is trichotillomania treated? Little medical research has been conducted into treatments for trichotillomania. The most effective treatment is psychotherapy to change the hair-pulling behavior, combined with a network of emotional support. Psychotherapy is a type of talking therapy that can be used to treat emotional problems and mental health conditions. It involves discussing emotional issues with a trained therapist. In particular, cognitive behavioral therapy (CBT) is a type of psychotherapy that may be recommended. It helps you manage your problems by changing how you think and act.

Besides repeated hair pulling, other symptoms may include: • Feeling tense before pulling hair or when trying to resist the urge to pull hair. • Feeling relieved, satisfied, or pleased after acting on the impulse to pull hair. • Distress or problems in work or social life due to hair pulling. • Bare patches where the hair has been pulled out. • Behaviors such as inspecting the hair root, twirling the hair, pulling the hair between the teeth, chewing on hair, or eating hair. What causes trichotillomania?

A doctor might refer someone who has symptoms of trichotillomania to a psychiatrist or psychologist, who can interview the person and see if they might have an impulse control disorder. What complications are associated with trichotillomania?

The exact cause of trichotillomania isn’t known. It may be related to abnormalities in brain pathways that link areas involved in emotional regulation, movement, habit formation, and impulse control. Some people with trichotillomania may also have depression or anxiety. Trichotillomania is slightly more likely if it runs in your family.

I

n the last REAL Style issue I shared a Personal Style Concept, “The COLOR of YOU”, specifically the importance of Color, as color has the power to enhance or detract from your personal appearance, to lift or depress the spirit, and to carry message to others. This issue I would like to share Personal Style Concept, “The FIT of YOU”, specifically the importance of FIT, as it is not just about what to where, but how to wear it. Take note: Style, Fit and Color are all key elements for creating a personal style that best represents YOUR qualities, attributes, and self-confidence. I want my REAL Style readers to know apparel that enhances and flatters you is vital to your having an adequate wardrobe. Keep in mind, few of us have a perfect, well-proportioned body, but clothing can help create that illusion. For problem figures, or figure problems, identifying the problem is the first step toward solving it. Basic measurements are helpful, but even more important are body proportions when compared to the standard or ideal. Did you know? Figure types are usually categorized as tall/thin, tall/heavy, short/ thin, short/heavy, and average, based on the cultural ideal for women of 5 feet 6 inches tall and weighing between 120 to 135 pounds. The well-proportioned figure is visually balanced with half the body height above the hip and half below. Shoulder width should be the same or slightly wider than the hips; bust and hip circumferences measure the same, with waist 10” smaller, and waistline should be slightly lower than halfway between shoulders and bottom of the derriere. Other proportions to check are neck length, bust size and location, thigh and arm sizes, shape of tummy, shoulders, and back, and head position. You can judge your proportions with nothing more than a full-length mirror and an open mind.

2 There are also five basic body types to consider. Triangular, hips are larger than shoulders; Inverted Triangular, shoulders are larger than hips; Rectangular, balanced hips and shoulders-lean; Apple Shaped, balanced hips and shouldersround; Hourglass, this type on women is also called shapely (an example is Marilyn Monroe).In addition to shape height is also a consideration: Petite Height, under 5’3”; Medium Height, 5’3” – 5’7”; and Tall, above 5’7”. If you are petite choose the shortest, narrowest, and smallest styles. Wear monochromatic colors to give the illusion of one long line. If you are average, choose medium or classic styles. If tall choose the longest, widest styles. Shop for clothes that fit your proportions. Let’s not forget the “Effects of Lines”, as well because lines are the key for creating an illusion of a nearly perfect body, though color and texture can also help. Lines in garments are created through silhouette, construction details, trim, color, accessories, or other means. In making these comparisons, remember that nobody is perfect. Your purpose is to identify where or whether you may need to create visual illusions through clothing design. Note the influence of lines on these figures:

Figure 1: Lines that carry the eye up the figure without interruption will give a taller, thinner look.

4 Figure 2: Lines that carry the eye horizontally or side to side across the figure will give a shorter, wider look. Figure 3: Lines that change directions cause the eyes to stop or pause and call attention to the point of change. Figure 4: The sooner the eye meets a horizontal line, the shorter the figure appears. Figure 5: Widely spaced vertical lines draw the eye across the body, adding width instead of height.
