A Mid-Century Modern Community

Kim Burns had a desire to learn about her subdivision, Bayshore Gardens. In beginning to research the neighborhood’s history she learned that the Manatee County Library was planning a 2018 exhibit on Bayshore Gardens. Wanting to be a part of bringing the exhibit to life, she met David Breakfield who is spearheading the project for the library. There is a renewed interest in the subdivision and homeowners are becoming more aware of the unique community, as well as the importance of preserving the architecture as much as possible. Evidence can be seen by driving through the neighborhood, where owners have begun or are in the process of restoring their homes. Let’s trace the development of Bayshore Gardens. 2015 marked the sixtieth anniversary of the founding and development of Bayshore Gardens. It was the brainchild of New York’s Sydney Newman, who purchased the land in 1955 for approximately $1.5 million. According to an article announcing the purchase, it was the largest amount of land to be purchased since the 1920s. Bayshore Gardens is comprised of approximately 3,000 acres or about 3.6 square miles. Newman’s original intention was for the new subdivision to extend down to Whitfield Estates, before subsequently selling this land to other developers. It was one of the earliest planned communities in Florida. The post-World War II period ushered in an era of great prosperity, and great imagination. Another factor was the creation of a national highway system, still in use today, and allowed access to areas previously cut-off. Locally, this push to develop the south county area was also part of a nationwide shift to the rise of suburban areas, which in turn sparked the gradual decline of downtown areas, which 4 | REAL EXCLUSIVE | GetRealExclusive.com

had for many years been the core of cities and towns. Westgate Shopping Center appeared in 1956 at the 3900 block of Manatee Avenue, and Cortez Plaza at US 41 and Cortez Road opened later in 1959, signaling the rapid development of the western and southern ends of the county. Construction began in 1956 on the first four model homes in Bayshore Gardens and the subdivision held its grand opening in 1957. The new community was planned to be entirely self-sufficient, with a post office, schools, and a recreation center with a pool, a marina, and eventually a shopping center which opened in 1959. According to dollartimes.com, $11,500 for a house in Bayshore Gardens in 1957 is $100,597 in 2017 money. According to Cathy Slusser’s recent article on Bayshore Gardens, there were several architects and engineers involved, including Ruth Richmond, who was the first woman in Manatee County to earn a grade “A”


and Ray Eames, and their influential and highly creative designs. Mid Century Modern architecture was a perfect fit for Florida’s tropical environment and appealed to the millions of people moving to the state during the 1950s. As the subdivision took shape along Sarasota Bay, Manatee Junior College (now State College of Florida) acquired land bounded by 26th Street West, 34th Street West, 57th Avenue West, and 60th Avenue West. The college had been housed in the old School Board building on Manatee Avenue West. Dr. Samuel Neel, Jr., was selected to be the new college’s president. As the college’s buildings were being constructed, Neel was busy scouting for new faculty. The college was envisioned as a high-quality two-year college, offering degrees that would subsequently transfer to larger four-year colleges and universities.

contractor’s license, Freeman Horton, who designed the original Skyway Bridge, Sidney Wilkinson, who either solo, or in collaboration with firm partner Douglas Croll designed several buildings in the area, such as the Neel Auditorium on the Bradenton campus of State College of Florida. The land originally consisted of mostly tomato fields. In fact, a good portion of the south county area was originally agricultural land, which included citrus, dairy and gladiola farms. The homes in the subdivision were designed in the then-current mid-century modern architectural style, which had its roots in the designs of Walter Gropius and the Bauhaus school, which flourished in pre-World War II Germany. The war and the political situation in that country in the 1930s-40s stunted the movement, but had a resurgence after the war, aided by new lights in the area of architecture, such as Charles

By the 1980s, a second campus was added in east Venice and the college became Manatee Community College. In 2009, it was renamed a third time as State College of Florida, and began offering four-year degrees in competition with nearby University of South Florida’s Sarasota campus. The importance of Manatee County having a college, was perhaps in the minds of the developers and planners and translated in the naming of Bayshore Gardens’ streets after various colleges and universities, such as Columbia and Harvard, which can be seen today. The new community wanted to be both progressive and also to highlight a tropical way of life as evidenced by the


model homes named after various flowers native to the area. By 1963, the subdivision we know today was nearly complete. Bayshore Gardens Shopping Center was open and busy with new customers and now sported a 1,000seat cinema theater. Residents of the community realized that one more thing was missing from the area: a public library. As early as 1965, there was discussion of a library for the south county area. At the time, there were two public libraries, Bradenton Carnegie in the downtown area, and Palmetto Carnegie Library in Palmetto. By the late sixties, a new branch library had also opened on Holmes Beach on Anna Maria Island. Population growth in the south county area meant that the area needed a public library of its own. A group of five residents formed a committee to raise the necessary funds to purchase land. They succeeded, and in the fall of 1967, ground breaking took place at Bayshore Gardens Parkway and Roslyn Drive, across the street from the shopping center. By 1968, the building had opened and was an immediate success, but within a few years it needed an extension built on the existing building due to huge growth in the area. In the early 1990s, it was apparent that the area needed a new larger facility. After looking at some possible sites, it was decided to build the new library across the street from Bayshore Elementary School on 26th Street West. It opened in 1994, and continues to thrive and serve the residents of southern Manatee County. As with any community or neighborhood, the Bayshore Gardens subdivision has weathered changing economic and real estate trends, and in the last few years its owners have been in the process of restoring many of the houses that have become worn with age. A 2014 University of Florida School of Architecture study’s results found that the subdivision might be eligible to apply for historical district status. The study found that many of the homes are still intact with original features such as a clerestory window (an example of this can be found in the Bird of Paradise model) and other artistic exterior decorations. At any rate, this study and an awakening of interest in mid-century modern architecture have raised awareness of the importance of preserving this unique community.

rom Thanksgiving weekend through the first day of the new year, people are busy celebrating every holiday from Winter Solstice and Hanukkah to Christmas and New Year’s Eve, just to name a few. Locally after “giving thanks” we rush full steam ahead into the hustle and bustle of the holidays. Crazed shopping, jammed restaurants and clogged roads await our journey this season. Looking back it’s amazing how quickly another year went by.

Instead of obsessing over the goals we didn’t reach, mourning the jobs we lost, or sitting around wishing we had more, we can choose to embrace all of the positive things that the holiday season has to offer: good food, the company of friends and family, the spirit of giving, and the lights. A blessed holiday season is my wish for you. May all your hopes and dreams come true in the coming year. May you be blessed with health, good friends and your cup filled with prosperity and wealth. Delores J. Bertha Born September 15, 1933 Died August 25, 2017

I

was given the gift of life and now I have to give it back. This is hard but I was a blessed woman who led a blessed life, and for this I am grateful. I’ve lived a life full of love, family and fun. I was lucky enough to have my husband Ed by my side for 63 years. Those years had their ups and downs, as any marriage does, but his love proved to be unending. Oh I wasn’t always easy and I know my copiloting his driving drove him crazy, but that was the beauty of marriage. Learning to work together through tough times and good. And believe me, this past year and a half of suffering was not easy on me nor my dear Ed, but my lovely stood by me, showing me such tenderness. Life gave me 3 children which were my second love; Ed Bertha Jr, Dale Bertha and Tammy Kedzierski. I loved the times with Ed Jr. and his family in Florida watching him grow as an entrepreneur, the pride my son Dale gave me serving his country and the unwavering support Tammy showed through it all. I really cherished our family vacations. It gave us time to walk away from the “everyday stuff”, dig our toes in the sand, fish, build fires, and most of all, create memories. Tammy’s husband David was a welcome part of the family as he had a great

sense of humor, mostly at my expense. While I was able to share many life lessons along the way, I am not sure that my children understood them all; but they will in time. My grandchildren provided immeasurable joy. Michael, Charlotte, Bristol, Amanda and Jacob. How special you were to me. Each of you so different, but oh how I loved you all the same…abundantly. And my dear Sarah, who I welcomed into our family to love my grandson Michael. And you two gave me a new bundle of joy, Addie, as did Charlotte with Channing. And my baby brother Chuck and his wife Wanda gave us their own life lessons. What tenderness and unending love they gave to me. And my late little sister Mary Jane. While we were on opposite coasts we were close at heart. We will be cooking and sharing recipes again my beloved sister. Though I may not physically be with you all any longer, I will walk with you every day, I promise. I will live on in all that you have learned from me. . . . Importance of family, giving your time to volunteer, pride in your country and those that serve it, and how to be strong to fight whatever life doles out, right to the end. I had to go now; it was my time. I am no longer in pain and I am with the Lord and my family and friends that have gone before me. This gives me great joy and comfort. Be kind to the world, as there are many souls who are in need of that tenderness.

Thunder By The Bay Celebrates 20 Years This year’s Thunder by the Bay motorcycle festival, returning to Sarasota at the Sarasota County Fairgrounds, runs from February 15-18, 2018. Have Hurricanes Had An Effect On The Housing Market In The Sarasota/Bradenton Area?

F

irst of all, I want to state the obvious and say YES hurricanes affect housing numbers. However, has it hurt the market? There are many reasons why over 1000 people every day make Florida their new home. Ask yourself why you are here; are you a native, a snowbird, a transplant or a work relocation? Regardless of why you’re here or how you got here there is one commonality in all of us, we love this place! So, let’s look at the numbers behind all of the “media hype”. The experts have reported a decline as high as 30%, while other so-called experts say there is less than a 5% dip. Where do these numbers come from and why do they vary? The old joke is, “The only two jobs you can have and be wrong 80% of the time is a meteorologist and an economist!”. By now you might be able to guess where this article is going. Listening to an economist give numbers about the state of Florida’s housing market is like trying to decide whether or not to go to the beach by listing to a national weather forecast from New York. It is true that the market experienced a slowdown, but not for the reasons you might think. There are many moving pieces in a real estate transaction including, but not limited to, mortgage, title insurance, escrow agents, homeowners insurance, home inspectors, pest inspectors, surveyors, brokerages and not least of which buyers and sellers. The reason for the slow down in sales can be attributed mainly to the availability of providers needed to transact the sale and the logjam created by everyone shutting down business for a week while the storm decides where it is going to go. While a “typical” transaction may take 30-45 days from contract to closing, a hurricane may delay the process by 3060 days. In the business this is called “force majeure.”

Personally, I have surveyed hundreds of homeowners using social media and asked, “Does the threat of a hurricane discourage you from buying a home in Florida?” Over 80% responded “NO”, while 10% answered “somewhat” and the remainder said yes. Many commented openly that tornados, earthquakes and floods were more of a concern than hurricanes. You see most Floridians understand there is a price for paradise and with lifestyle or quality of life being number 1 or 2 for Florida home buyers the risk is worth the reward. Technology plays a big roll in forecasting the path and intensity of a storm and provides us much earlier warnings and allows us to make decisions sometimes weeks in advance compared to a siren or a knock on the door telling us to evacuate immediately. The desire to live in paradise where the sun sinks into the blue abyss every night, the oceans and bays provide natures stress relief, warm winters help the aging bones and a favorable economy and tax structure continue to make Florida more desirable every day. Florida is open for business and will continue to grow and rebuild stronger than ever and we all will be better for it. A Business World Massacre – What Can Happen When Government Needs A Scapegoat It remains one of the greatest travesties in the history of American business: In 2001, the 85,000 employees of one of the world’s largest accounting firms began losing their jobs in droves. Their employer had become tainted by its loose association with Enron Corp., a financial house of cards that was imploding and taking with it billions of dollars in employee pensions and shareholder investments.

I

n 2002, accounting firm Arthur Andersen was convicted of charges related to Enron’s fraudulent practices. The charges had nothing to do with the quality of their auditing – or any of Enron’s illicit practices. The conviction was appealed, and in 2005, the U.S. Supreme Court struck it down in a unanimous vote. But the damage had already been done. To date, despite millions of records being subpoenaed, there is no evidence Arthur Andersen ever did anything wrong. Still, perceptions are everything: Most people are not aware that the accounting firm, which led the industry in establishing strict, high standards, became a government scapegoat. When I speak to groups across the country, I ask the following questions. Below are the typical responses I receive – and the actual facts. 1. What do you remember about Arthur Andersen? Typical Response: They were the ones that helped facilitate the Enron fraud. They deserved what they got. Fact: Arthur Andersen was the largest and most prestigious firm in the country. It was considered the gold standard of the accounting profession by the business community. 2. For what was Arthur Andersen indicted? Typical Response: They messed up the audit of Enron and signed off on false financial statements. Fact: They were indicted for shredding documents. These documents were drafts and other items that do not support the final product. All accounting firms establish policies for routinely shredding such documents. 3. How long was it between the Enron blowup and when Arthur Andersen went out of business? Typical Response: One to three years. Fact: The largest accounting firm in the world was gone in 90 days.

4. Was the indictment upheld? Typical Response: Yes, that is why they went out of business. Fact: No. The Supreme Court overruled the lower court in a 9-0 decision, and came to the conclusion within weeks, making it one of their quickest decisions ever. 5. How many people lost their jobs as a result of the false accusations? Typical Response: Have no idea, but the partners got what they deserved. Fact: Eighty-five thousand people lost their jobs and only a few thousand were partners. Most were staff people and clericals who made modest sums of money. 6. Who benefited from Arthur Andersen going out of business? Typical Response: Everyone – we finally got rid of those crooks and made a statement to the rest of business to operate ethically. Facts: It was not the Arthur Andersen people; they lost their jobs. It was not the clients; they had to go through the stress and expense of finding a new auditing firm. It was not the business world in general: It now has fewer firms from which to choose and rates increased. It was their competitors who benefited– they got Andersen’s best people and clients and were able to increase their rates and profitability. 7. What accounting firms now have ex Arthur Andersen partners playing leadership roles in their firms? Typical Response: None Facts: The “big four,” all the large middle-tier firms and many small firms have former Arthur Andersen partners in leadership positions. Finally, many members of the new Public Accounting oversight Board (PCAOB), which oversees these firms, now have former Arthur Andersen people involved in reviewing the quality of these firms. Josh Tolmach, our host and restaurant general manager, started our food adventure with 2 delectable cocktails to awaken our digestive juices. Kim had the Bee’s Knees IV, which consisted of Stolichnaya vodka, ginger, liqueur, raspberry, honey syrup, and lemon. It was a delicious elixir that heightened the senses with a very unique taste. Sandra had the Red Sangria, a fruity blend of Bogle Merlot from California, Martell Cognac, hibiscus syrup, lemon, orange, and soda. The fruity aroma of black cherry and plum in the Merlot combined with the tropical and zesty citrus flavors was the perfect prelude to the symphony of flavors that was to follow Without much hesitation, Josh presented us with a trio of the most colorful dishes from the menu’s entrée selection. The Sweet-Chili Glazed Salmon had shrimp and pork fried rice, steamed broccoli, and French beans sautéed with thinly sliced garlic. The freshness of the ingredients combined with its Asian-inspired use of seasoning and greens immediately took us back to a Hawaiian vacation amidst deep blue Pacific waters, green mountains, coconut trees, and tasting the freshest catch of the day. Our favorite entrée was the Macadamia Nut Chicken. Lightly encrusted chicken sits on top of house-mashed potatoes accompanied by sautéed French beans, shoyu cream, and pineapple-papaya marmalade with black sesame seeds. Shoyu sauce, which is a mixture of soya beans and wheat, has a sweet alcoholic sherry-like flavor. It is used here instead of traditional soy sauce to impart a mild sweetness to the protein. All our entrees were beautifully presented and were good size portions, which made it possible for us to share generously and to enjoy each other’s food. From the selection of Kona Rolls, our host recommended the spicy Checkerboard Roll. A favorite of their regular customers, it has habanero-seasoned raw tuna and yellowtail, avocado, and asparagus. Spicy motoyaki sauce dots adorn the rolls. If you’ve never had motoyaki sauce, you must try it.

2017 World Tour A Look at Some Global Trends

This has been a busy travel year for me and my business partner, Carla Rayman, as we worked to further develop our overseas network of real estate partners, and bring Sarasota properties to international buyers.

s the year end approaches, I thought it might be interesting for readers to see some of the trends in international real estate that we have observed while on our travels. Portugal Portugal can probably boast the fastest growing market for international buyers. Continued investment by Chinese and other foreigners looking to qualify for Portugal’s Golden Visa has strengthened the real estate market. In return for an investment of $500,000 the visa grants Portuguese residency to citizens of other countries. Once an investor has established Portuguese residency, he can live and work anywhere in the European Union. Many Americans and Europeans are also buying second homes here, drawn by good value for money, and low cost of living. Spain The vacation home market here continues to bounce back and is in full recovery after the crash of 2008. No more foreclosures at rock bottom prices, but still some great values to be had along the Costa Del Sol and inland. Homes on the Balearic Islands, Majorca and Menorca in particular, are starting to look “pricey”. Some Americans investing here, drawn by the language and bargain prices which are further enhanced by the relative strength of the U.S. dollar France The second home market in France has slowed down, primarily due to BREXIT. British buyers represent a large share of the French second home market, and the French government has made conflicting statements about the way British homeowners will be treated once U.K. is no longer a member of the European Union. Talk of higher property taxes for British home owners, and lack of reciprocity for free health care has caused many British buyers to think twice about making France their holiday or retirement home.

United Kingdom While the U.K. economy is being hampered by the uncertainty over BREXIT negotiations, Brits coming up to retirement are still looking for their place in the sun. Top destination is Spain followed by France and Portugal with Florida now in 4th position. British appetites for U.S. investment properties has been tempered however, due to recent changes in their tax legislation and the weakness of Sterling against the U.S dollar. Jamaica Jamaica is seeing resurgence in interest in coastal resort areas. Beachfront and golf course communities are proving popular with buyers from Canada and U.K. in particular. The local market is also being bolstered by Jamaicans returning home to enjoy their retirement years after working overseas. Panama Americans and others continue to invest in Panama. Expat retirement communities continue to grow, supported by the government’s Pensianado program that offers

tax breaks to retirees who move to Panama. The Canal Zone, coastal areas and the cooler climate of Boquete in the highlands of Chiriqui province are popular with expats from U.S.A., Canada, U.K. and other countries. Thailand South East Asia generally, and Thailand in particular, is a target for investors from China, India and the Middle East. Bangkok, and its luxury developments typified by the recent launch of the Four Seasons Private Residences where prices start around $2million, is particularly popular with Chinese and Russian buyers. Bangkok residents continue to buy second homes in other parts of the country - Chiangmai with its cooler mountain climate is very popular, and is seen as a safe haven from any possible future tsunamis.

Use It or Lose It! Be Careful with Expired Hair Products Do hair products such as gels, creams, mousse expire? If so, how do you know when they are no longer any good?

I

n general, unopened hair care products have a shelf life of three years. However, in the case of nonaerosol and non-spray products this drops to 18 months once the product has been opened. This is because the usual gels, creams, pomades and such that are applied to the hair come in contact with the skin and therefore become contaminated by bacteria and moisture which speeds in their breakdown. Of course, some products are more resilient than others. Anything that comes in an aerosol can, particularly if it contains alcohol (think hair spray, dry shampoo, mousse) has a pretty serious shelf life because of its limited exposure to air. The area where you keep your products also plays a key role in their longevity. Hair care products should be stored in a cool, dry place. If you live in a house without central heat and air, you may find that your hair products will deteriorate in the summer months. Also, avoid storing products near heating sources like radiators, or near dryer vents and water heaters. Changes in smell, texture or color are all signs that a product is breaking down due to age or contamination. Fragrances in

products can become tainted and smell “off ”. Cream products may curdle and separate. Gels and waxes may get dark or turn yellow, or become crusty around the edges of the container. Any of these signs means that you should replace the product with something fresher. TAKE EXPIRATION SERIOUSLY!

DATES

Unlike food, the FDA doesn’t require expiration dates on makeup, skin, or hair products. Many skin-care and makeup brands voluntarily include a Period After Opening (PAO) mark on their packaging to indicate how long the product will remain fresh after the first use, and lots of hair care brands have followed suit. To find the PAO mark, look on your product’s label for a small drawing of a container marked with a number and the letter M, typically on the back in the lower right-hand corner. The number is an estimate of how many months the product will maintain its quality after it’s been opened for the first time. Meanwhile products that regularly see the light of day (or the bacteria carrying touch of human fingers), anything in a jar, like pomades, gels, and styling creams are going to spoil more quickly. Ingredients and texture also make a

difference. Oils will naturally go rancid within two to three years, and products with a high water content are good breeding grounds for rash and irritation causing mold and fungus. In summary, it is important to be mindful of your hair product expiration dates....especially if you’re using products with natural or non-chemical preservatives. The expired shelf life can affect the performance of the product as well as the level of bacterial or microbial growth in the product. Just because you don’t see or smell anything funny does not mean it’s not there. If it is just a couple of weeks after the expiration date, try to use it up ASAP! If more than a month or two past its expiration don’t take a chance with your health ...... toss out the expired stuff. As a hair care professional, I recommend discarding any unused products six months after opening. “REMEMBER ....... IT’S USE IT or LOSE IT”
