the question: How can I tell if I'm buying a manufactured home?

the answer: A mobile or manufactured home is a dwelling which is factory-built to the specifications of the National Manufactured Housing Construction and Safety Code as promulgated by the U.S. Department of Housing and Urban Development. It is transported to the building site either on its own chassis or on a flatbed truck. On a practical basis you can examine the home and look for wheels, axels, metal framing and a hitch area or “tongue” used to move the home on the public roadways. A manufactured home that comes in sections and that is transferred on a flatbed truck may not have these. You can also look inside cabinets, electric boxes, and door frames for tags or plates that detail information about the home like the make and model, these are similar to plates and tags you see inside the door of your car stating the model, make and place of manufacturing. A visual inspection will usually tell you, but if in doubt, a home inspector can also point out features that let you know what type home you are looking at.
