rganic minimalism has taken hold of the public’s attention on online channels. Even our last issue was largely dedicated to the style’s clean lines, muted palettes and quiet spaces. Not so in this issue. Because alongside the minimalist trend rides a parallel one: Maximalism. A colorful, living-out-loud embrace of all things bold and brilliant in the home. Wallpaper is one obvious place to start, but the choice isn’t easy. Its resurgent popularity offers thousands of options in color, pattern and texture. Or consider the artificial green wall in designer Julie Schroeder’s Leawood home. With an expansive blank space rising to a vaulted ceiling, she “planted” an entire vertical garden with convincingly replicated specimens that definitely involve a jaw drop. Landscaper Ricardo Medellin used live tropical plants shipped to his Overland Park home. As a gardener myself, I stopped to note the orchid I saw planted outside his home. “Why not an orchid?” he asked me. “There are no rules!” Influencer Elina Katsman used shoes as a wall of art—a point we appreciate on our cover—in her "cl-office," a private space dedicated to business, storage and lounging. Randy and Linda C., residents of the newly opened Three Light Luxury Apartments, completely dropped homeownership for freedom of lifestyle, letting the bright city lights be the backdrop of their home. We share other bold moments in a Cape Cod, as well as a touch of glam in a mid-century modern condo. We show it indoors and outdoors, downtown and down south. Maximalism isn’t just a design choice, and it’s not even about where you live; it's a declaration of how you want to live. And I, a lifelong minimalist, want to live with some of these things seen in this issue!

A
fter shopping trips in St. Louis and Dallas, Maison de Marnie co-owners (and friends) Stephanie Richardson and
Marcia Jacobson were inspired to fill a gap in Kansas City’s retail market and open a shop that provided unique gifts for the person who has everything. Stephanie worked in retail for 18 years before she and Marcia, a former nurse, opened Maison de Marnie at Leawood’s Park Place. The shop’s name is a Frenchy combination of the two coowners’ names. Since its opening in September 2022, the shop has specialized in gifts and home decor. It offers a curated collection of one-of-a-kind finds and exclusive wares from Thomas Blonde, Vinglacé, Glasshouse Fragrances (Australia),

1675 Madison is a three-bedroom residential renovation within a centuryold masonry building in the Westside North neighborhood of Kansas City. The original building typology consisted of apartment dwellings on the second level for shop owners and patrons. The renovated space, comprising a new stairway and elevator to access the second level, features stair treads, shelves and louvered screens of repurposed wood from the original building.

At just 1,800 square feet, the design prioritizes personalized, right-sized living spaces and a constant connection to the outdoors via direct views or glimpses of sky through high windows. The inverted truss roof structure allows for superior insulation depth and sets up an indirect lighting strategy with north-facing clerestory windows, providing soft, ambient light throughout the home.
The L-shaped floor plan puts the wooded backyard and Trolley Trail on center stage, with views from all rooms directed toward the historic path. Deep overhangs and a wood deck wrap the home from the front porch around to the private yard and stone patio with a fire pit.

ree- and flower-lined paths, quiet ponds and streamways have long characterized Overland Park Arboretum & Botanical Gardens, but last
September, the city celebrated a shiny new addition to the landscape: the LongHouse Visitor Center.

“We needed a major hub if we wanted to become a nationally ranked arboretum and botanical gardens, where we could do national-level programming and exhibits,” says the Arboretum's manager, Drew Ibarra. The 21,000-square-foot structure accommodates up to 500 people and 250 vehicles. DLR Group and Confluence assisted with the architecture and site planning, respectively. “We were all at the table helping to make decisions,” Drew says.

Confluence. “Native and hardscape materials were used throughout the project. “You [consider the] layout of the main building, the parking lot, patio spaces, the upper pond, lower pond and waterfall. We spent over 15 months of construction time making sure everything that was initially set forth came to life. It’s a legacy project for us.” The project also honors Moyers’ father’s volunteer efforts here, before his recent passing. Craig says the LongHouse Visitor Center provides a new front door for the city at the Arboretum. “I like the feel of the space with the daylight that filters through and the natural materials,” Craig adds. “It’s a great way to enter the gardens.”

“You can still have sleek minimalism but with a [wall] accent that amps up the look.” Many European vendors, such as Osborne & Little and Casamance, offer stunning, higher-end options that further heighten—and deepen—the looks that U.S. designers aim to achieve. Vicki notes deep blues and greens are particularly popular. Art Deco, abstracts, murals, florals and flocked papers are also experiencing a resurgence, many in contemporized patterns and color theory-based palettes. Mainstream trends are following suit, fueling the modern revival of richer color palettes, expressive patterns, organic textures and historic prints. Similarly, many post-pandemic consumers, eager for a change in their surroundings, are finding joy in the possibilities, individualism and trend accessibility created by wallpaper and similar products.
THE BEVERLY COLLECTION The Beverly Collection, or “The Bev” for short, is a curated, to-the-trade collection of interior design resources founded by seasoned designer Brittany Romero and her husband, Roberto. Independent from Else-Wares, the couple’s retail store in the same building, the studio—named after Brittany’s grandmother—proudly represents boutique Aux Abris and Lewis & Wood’s textile and wallcovering lines. NOBLE WORKROOM New to the KC design scene, Noble Workroom—founded in 2023 by acclaimed interior designer Sara Noble of Noble Designs—is a blossoming e-commerce showroom of curated and original products. hen homeowners Sas and Brandon Nott decided to move back to Kansas City, they began looking for a home that would
fit their family’s lifestyle and feel welcoming for their guests. They found the perfect home in Reinhardt Estates, with an open floor plan and a layout perfect for their three children. While the house had great bones, the Notts wanted to make it their own with a clean, light, modern flair. The remodel took one year and touched every room, floor and wall. The heart of the home—the kitchen—underwent the most change, reconfiguring the overall layout, flow and cooking surfaces. “We enjoy cooking and bringing people together,” Brandon says. “The kitchen island helps create a real sense of connection for people and makes it easy to host friends and family.” The kitchen had been beige, green and brown with very dark wood. Sas chose very light gray walls, white cabinets and light quartz countertops for the island.

With its ample seating for entertaining, the kitchen table becomes the centerpiece of this home, offering a welcoming space for guests to gather. “Brightening the profile of the house makes it feel open and light and airy no matter what time of year it is,” she says. Her favorite room in the house is the master bath. It was gutted and reconfigured to be more open and spacious, especially the footprint of the all-glass shower. It boasts a rain and steam shower, a marble floor and a chevron-patterned backsplash for texture. The new gray cabinetry has a lower profile, and heated flooring provides warmth during the colder months. Sas teaches Pilates from her home studio, featuring two reformer machines and a view of the indooroutdoor pool. With much of the house being automated with a Control4 Smart Home system, Sas can play music, watch TV and open or close the pool roof with the click of a button. Additionally, their existing home theater got a total refresh. It was reconfigured and updated with new carpeting and fresh paint, as well as new audio and video equipment. “Technology changes a lot over the course of 10 years; updating the electronics makes it feel like you’re at an actual movie theater,” Brandon says.
INSURANCE AND RENOVATION The Notts were in Seattle while their house was being remodeled. From an insurance perspective, they had much to consider.

“Our insurance needed to cover all the items being moved,” Sas says. Lockton and their insurance agent helped ensure they were covered during the renovation and moving process. “Lockton gave that personal touch and worked with us to make sure we were taken care of.” Kama Moseley, senior vice president of private risk solutions at Lockton, says every homeowner needs to inform their insurance carrier about a renovation. “The carrier has not agreed to insure a home that’s under construction. If they aren’t aware it’s being renovated, and you need to file a claim, it can be denied.” Lockton worked with the Notts to select the best provider and coverage. “There are a number of things to consider

when insuring homes,” Kama says, “such as adjusting the deductible to keep the premium lower and applying credits for things that reduce risk, like water sensors and an alarm system.” Other considerations for the Notts during construction were the number of people working on the house and the owners being remote. Homeowners must have the right amount of coverage for these, too. These are all reasons why it's imperative, Kama says, “to find a broker who’s a partner who will give you good claims counseling for all your needs. Here are some tips to protect yourself and your family. • Partner with your broker to get good claims counseling all year long, not just at renewal time. • Find a broker with a multitude of good carrier relationships so you have lots of options to choose from. • Be aware that if your carrier feels you have too many claims (as few as two per year), you could have a significant premium increase or be non-renewed. • In the event of a claim, contact your broker first to see if it is worth filing a claim and how it will impact you in the future. • Use risk mitigation devices like an automatic water-shutoff valve. Carriers have preferred brands that can save you upward of 8% on your premium. • Cyber insurance is affordable. Besides covering a hacked PC, some carriers offer coverage for cyber-bullying and social engineering. • Be certain to understand liability and buy the proper umbrella that covers your entire family and all of your assets.

fter spending the COVID-19 pandemic in her Lake Quivira home, Amy Funk decided it was time to live a city life. Though her pristine mid-century modern
house had been fully renovated to perfection, she made the decision to downsize.
Amy Funk used her decades of experience in the textile profession to design a small space that is modern and playful. She incorporated her favorite color—mauve—in all the textiles. A womb chair offers a space to lounge, and the unexpected fabric pulls all the colors together with shades of blush and flecks of gold. The white couch demurely allows the art and textiles to shine.

The electric fireplace is asymmetrical, which is both a functional and an aesthetic design choice, as the wall includes a load-bearing column that runs through the building’s units. Two solid sheets of porcelain tile showcase Calacatta marbling's natural pattern. Swiveling club chairs are a perfect small-space solution when Amy entertains at home.
“Being cooped up in a four-bedroom house by myself for more than two years and living between my home office and bedroom, I realized I could live with less space,” she says. “And I decided that I wanted to travel more and not be so isolated.” It was a longtime dream move for her, ever since she moved to Kansas City in 2001. Back then, she had given her real estate agent her budget and said she wanted to live on the Plaza. “Twenty years later, I could finally afford it,” Amy laughs. foyer and two doorways that led either into the kitchen or down the hall toward bedrooms. Amy had the doorways removed to have the front door welcome guests into an open-concept living room and kitchen area. The new primary bathroom was originally a walk-in closet and bathroom. She opened up the space to add a soaking tub, a walk-in shower and lots of storage. “A soaking tub was my dream for the space,” she says. “I didn’t realize how much I would miss a bathtub when I had gotten rid of them in my last home.” Amy

throughout the condo to make the most of the small footprint. Most notably, she transformed the closet into a dressing room, complete with
floor-to-ceiling storage and a dressing table in the middle. “I wanted to use every inch of the space for storage and at the same time create a beautiful room, not just a closet,” Amy explains. She worked with The Container Store to customize the space to fit her wardrobe. They included storage solutions, such as having lots of ¾-length hanging options to accommodate her pants and skirts, along with low shelves for her shoes. Her design inspiration for the condo reflects the history of the building, which is mid-century modern with a classic modern interior. “I wanted it to flow well with the rest of the building and tie in what you see in the hallway to make that transition,” she says. Amy had the walls painted white to brighten The office is one of the few spaces in the condo where Amy repurposed decor from her previous home. Black-and-white photographs, walnut credenzas and vintage accessories give the home office a hint of mid-century modern design. A sleeper sofa allows the space to double as a guest room. “I’ve worked from home since 2012,” Amy says. “I only have company a couple weekends a year. I didn’t want to sit in a room that felt like a bedroom for eight hours a day.”

porcelain tile with Calacatta marbling in the kitchen and the fireplace surround add a touch of glamour to the space. Light fixtures in her foyer match the brass fixtures in the building’s common spaces and create a transition into the home. Brushed gold on the hardware and fixtures throughout the space add a classic feminine accent. To continue the classic detailing, plaster medallions were added to the ceilings of the dining room and the primary bathroom. “The Kansas City Museum on Gladstone had done a restoration of their plaster work, and I wanted to duplicate that look in my home,” Amy says. The medallions also serve a functional purpose by covering where the original electrical features were located before the remodel.
White-oak floors in a herringbone pattern flow from room to room to connect the spaces. The herringbone pattern even flows out to the patio’s porcelain tile, which gives the appearance of the living room extending outside. In the bathrooms, white subway tiles and mirrored surfaces make the small spaces appear brighter. Amy also created the illusion of clerestory windows in the bathrooms with backlit LED lights above the bathtub and shower. All of the white and natural wood surfaces create a neutral background for Amy to play with color and texture throughout the space with art and textiles. The primary bathroom was originally a walk-in closet and bathroom. Amy reconfigured the space to add a soaking tub, a walk-in shower and nine mirrored medicine cabinets. To create the look of a luxury-hotel bathroom, she used terrazzo tiles with minimal grout lines to give the illusion of one continuous poured floor.

Amy customized the closet to fit her wardrobe. She added special storage solutions and a table in the middle for folding clothes and getting ready for travel.
In the primary bedroom, the walnut dresser with Carrara marble offers lots of storage. A small gallery of art and a Samsung Art TV hang above the dresser. Matching white frames connect the pieces while also blending into the white walls to let the colors of the artwork pop.
Amy chose a boutique-hotel aesthetic for her primary bedroom and covered the surfaces in neutral fabrics in shades of white and various textures. The floor-to-ceiling drapery behind the bed distracts the eye from the fact that the window is off-center. Together with the hanging pendant lights, the remote-controlled blackout curtains create a feeling of symmetry in the room.
The dining chairs are a dusty rose Ultrasuede and connect to the china on display in that space. The kitchen barstools have maroon leather cushions that offer relief from the soft textures in the rest of the space and are easy to clean. In the living room, club chairs upholstered in a wine color swivel between the sitting area and fireplace area. A womb chair offers a space to lounge, and the unexpected pattern pulls all the colors together with shades of blush and flecks of gold. “I made the bold move of getting a white sofa, which is something I could do as a single woman,” Amy says. “Some people are scared to sit on it. But I thought, ‘I’m going to get the dream white sofa.’ There haven't been any spills yet, but I used durable fabric, just in case.”

Custom ombre stair risers feature the same blue paint as the living room (Gentleman's Gray by Benjamin Moore) in gently fading shades of blue. The classic, yet modern, marquetry and brass entry table is from Anthropologie; the faceted crystal chandelier is from Ballard Designs. A pair of boucle-upholstered swivel chairs by Poly & Bark allow the homeowners to enjoy a fire or engage with guests in the living room. The hand-tufted wool tiger rug is from Etsy; the faceted crystal sconces are by Hinkley; the vintage Chinese Qing chair was an existing piece incorporated into the new design.
The cozy niche at one end of the room—called an inglenook—features two built-in benches and a fireplace surrounded by antique green tiles. It’s perfect as an intimate conversation area; however, the rest of the room needed more seating. The duo found a comfortable blush-colored sofa piped in burgundy—an unexpected shot of color that became the perfect anchor for the main seating area. Voila! Now the living room is updated and more livable. Across from the living room, the dining room makes an equally bold statement bathed in black. Black? Why not? The color—or lack thereof—highlights the architecturally designed ceiling and mullioned windows. And, like the living room, this space can easily handle a deeper shade. Especially during the holidays. “I have a big Latin family, so the more the merrier who revel in rooms able to hold everyone,” Sarah says. Sarah and Michaele were excited about the original powder room tucked neatly under the stairs. This little confection—a petite room—was designed around the exotic pink, black and cream marble floor. “We just dolled it up with downsized fixtures, an oversized patterned wall covering and glints of gold details,” Michaele describes. The second floor beckons with the romance of the first floor, but most of the space—including five bedrooms—hasn’t yet been decorated. “We will tackle them in time,” Sarah says. “Our plans included renovating the master and knocking out a wall or two.” Michaele is proud of the direction she’s taken the home. “It’s a matter of trusting the process so the clients are comfortable and happy,” she says. “I’m pretty sure that’s what’s happened.”
Keeping the original chandelier meant finding a way to modernize the rest of space—bring on the black paint (Caviar by Sherwin-Williams). The botanical velvet-and-brass host chairs are from Anthropologie; the glass and brass dining table is by LA Furniture.

othing of interest was on the market in Fairway when the "Hansel and Gretel" house—prominently
occupying
a
corner lot on Shawnee Mission Parkway—was listed for sale. Despite a professional’s opinion that the house was "falling down," Dell Ann Upp decided to walk it herself. The home had been occupied by multiple people living there at once, and the space was thick with boxes, belongings and filth. Dell Ann’s 13-year-old daughter’s opinion was decisive: “We can’t live in this—it’s so bad!” Annie declared. But the home’s location was ideal, and Dell Ann loved its Tudor style. Dell Ann adores old homes, even ones that need “bringing back to life,” as she says. She ignored the hoarder-level mess and bought it. Having remodeled every house she’s ever lived in, Dell Ann is comfortable imagining possibilities. She contacted architect and designer Adam Anthony Pfeifer of apd_studios+, whom she knew through friends. Immediately, the two began collaborating on ways to preserve the home’s character and imbue it with new life. “We really didn’t even know the square

But the footprint of the existing house was modest, with a small kitchen and low ceilings. A cut-up, walled-off floor plan and walnutstained floors also made the entire first level incredibly dark. What Dell Ann wanted was open, minimalist, light and bright. In addition, she requested a statement kitchen that would become the heart of the home. says. But as Adam’s team dug into the demo job, multiple conditions slowed progress. The amount of old belongings that remained inside the house required extensive hauling and trash service. “With just so much personal content left in the house, I think we demoed for three to four months,” Dell Ann recalls. The team uncovered a basement room blocked off with boxes. Inside one of the boxes was a scrapbooked article from the Kansas City Star that featured the previous owner’s update of the home in 1980, providing a stark contrast to its deteriorated state. Walls throughout the home had become filled with mold and wood rot from years of neglect, requiring reframing and fresh stucco. Then, all the home’s windows were replaced, increasing ambient light. The façade’s streetfacing windows were enlarged to brighten the entire main level. “With

The European-style wet room features a contemporary soaking tub and adjacent shower with rainhead. Black river rock floors ground the entire room and provide a contrast to the white marble walls, including the inset storage nook.

Upstairs, the home retained its original threebedroom configuration. Like the main floor, the spaces were rebuilt to repair significant wood rot. Vaulting the primary bedroom ceiling increased the feeling of spaciousness, and the en suite bathroom was gutted and redesigned to function as a European-style wet room—sans a glass enclosure. Formerly a sunroom, the new dining room blends seamlessly into the living space. A black plaster fireplace anchors the family room, and a light stain glosses the existing oak floors found throughout. The kitchen is everyone’s favorite room and the home’s central pivot in form and function. Now connected to the entire main level, the linear kitchen spans the rear of the home. Bleached cabinetry and shelving create a cocoon around the large space. Additional windows were installed to provide sightlines to the pool and neatly flank the black plaster range hood. Open shelving houses the family’s frequently used dishes, and the full-height quartz backsplash is efficient to clean. “In a house the size of mine, we had to be pretty intentional with our design so that it was also very functional,” Dell Ann says. “All of the dishes on our shelves—that’s stuff we use daily.” The home’s blend of textures is also intentional. “I want lots of different materials, but I want them to look as if they were meant to be together,” Dell Ann says about her process. “I created a lot of design boards early on, over the kitchen table.” Her house displays the full textural range, from soft linens and warm wood floors all the way to recurring rattan and the concretegray quartz kitchen island. And just like in Dell Ann’s vision, the home’s exterior is painted a dark charcoal with black windows and trim, adding sophistication— and magic—back into this formerly neglected home.

“It’s just a pop of yumminess in your face when you walk in,” Nicole says. As part of a full-floor renovation, the record room is just one of the eye-catching spaces in the Greens’ home. Nicole designed each space to have its own unique vibe while also flowing nicely with the other rooms. From the steel-blue cabinets and geometric tiles in the kitchen to the velvet curtains accenting the bold, blue formal dining room, the home’s design feels vibrant and eclectic in a comfortable, accessible way. The Greens enjoyed collaborating with Nicole to make some bold choices while creating a space that reflected their family’s personality. “Nicole helped make our home a place we’re excited about,” Denise says. “It’s a little funky and comfortable, like us. We’re excited about the risks she helped us take to get a look that is ours.”

private speakeasy seemed like the ideal solution for homeowners Bryan and Robin, who wanted to completely
remodel their lower level. They contacted their friend Austin Roeser of Roeser Homes, who suggested they work with Nate and Jessica White of Trove Homes on the design, while Roeser Homes helped execute the design plan. “One of my favorite parts about this project was really being able to showcase our client’s personality and individual style,” Jessica says. “A lot of time was spent really examining the space from the standpoint of the aesthetic that the clients wanted to accomplish, but also how the space needed to function on a day-to-day basis,” adds Nate.
“The comfort ledge on the bar top adds so much character,” Nate says. “And the custom brass footrest really elevated the front of the bar.”

One aspect Trove Homes prioritized was the client’s desire to keep a few elements of the original space. “A lot of the original ceiling was a droptin ceiling,” Nate says. “We loved that the homeowners wanted to incorporate this back into the new design but just in a smaller space. We were able to create that moment in a long hallway by using brass tin on the ceiling to lead people from the bar area to the theater. There was also an original massive wood beam that they wanted to salvage, which we later used as the base for the custom built-in entertainment center. It was both fun and challenging to incorporate these elements into the new design.”

Lined-up bottles in their dedicated space look beautiful, neatly adding to the backlit marble shelving and fullheight backsplash. “I was so excited that this client was open to the idea of doing a full-height splash with shelving made from the same material,” Nina says.
The music room had some existing drywall-wrapped beams, so Nina took the opportunity to warm the space by wrapping them in wood.
W
hen Pat Ryan wanted to find a space in his Fairway home to display his whiskey and bourbon collection, he reached out to Nina
Schmidt of Schloegel Design Remodel. “At the time, his collection was all in a basement closet stored on some wire shelving, which was likely not rated to hold that amount of weight!” Nina says. The resulting project transformed several areas in Pat’s home, creating a custom and cohesive environment for showcasing his collection and for entertaining. Starting with the wet bar, Nina added function and style with appliance panels for an ice maker, an under-counter wine fridge and a new sink base cabinet. The countertop,

backsplash and shelves were made from honed marbleesque Piatra Grey quartz, and a channel was routed inside the mitered stone shelves to allow for some diffused LED lighting. For the dry bar in the dining area, Nina had the idea to create a secret compartment. “I’d wanted to do this since 2020 after seeing a hardware display at KBIS in Vegas,” she says. “I finally found the perfect spot to do it." The team ran into some technical issues after finding that the hardware mechanism could not hold the weight of the wooden door panel, but project director Shannon Washam came up with the idea to use a motorized TV lift. The base cabinets were then modified so that the panel lowers to reveal wine bottles. Nina chose to light the bottles from the bottom because of the glow it added to the room. When it came to the music room, she saw an opportunity to add more personality to the space.

“This room seemed like it had the potential to be a cool space for him,” Nina says. “He likes to play the piano, and it was a spot for him to unwind at the end of the day. I immediately saw this room in more of a moody vibe. Before, it was white and cavernous.” To display Pat’s whiskey and bourbon collection, the team designed a walnut cabinet with brass accents. Each upper compartment features one bottle and is illuminated from below with an LED puck light. “This client was open to new ideas, which was refreshing!” Nina says. “We were able to incorporate some unique design elements, which really made this a special project.”

hen John and Stacy Gresham moved to the Pavilions Estates of Leawood in late summer 2022, they knew they wanted to modernize
and reconfigure the basement to better suit their family’s needs. They started with Weston Coble of Elswood Smith Carlson Architects to redesign the framework of the basement. Then they brought in Orion Design’s Elizabeth Rishel and Alex Huckins in January. Construction began in March 2023 and was completed in late October.

This space is fondly called the Blue Lounge and is just off of the bar area. Orion was able to integrate the existing furniture that John and Stacy had from a previous home and it feels as though it was selected for this exact space. The dark navy walls and touches of gold are perfect to give the area a deep lounge mood.

Above: The bar is the first thing you see when you enter the basement. A dark glossy tile was selected to fill the back wall and catch light as it dances through the space. Orion had some original cabinetry removed and brought in brass shelving for display. White oak tambour material was installed under the counter overhang, and wood beams were added to the ceiling to bring in some texture. The back side of the curved staircase provided the perfect nook for a wine room. A unique black tile was sourced for the wall and brass wine shelves were brought in to showcase the homeowners' collection. The curved counter is the perfect space to store liquor and allows it to be locked away with the wine. It also provides a space for decanting a delightful bottle of wine.
“The goal was a cohesive basement that would flow but for each space to have its own individual personality,” says Orion designer Elizabeth. “We wanted guests to be wowed at every turn and for it to be a feast for the eyes!” Stacy feels her goals were definitely achieved. “We are thrilled with how everything came together, with the colors all flowing throughout and tying each room to the other,” she says. “Elizabeth and Alex gave us the confidence to stay the course on what was outside the box for us, with these deep, saturated colors washing all the walls, ceilings and cabinetry. The end result is stunning, and we are appreciative of their gentle guidance to trust the process.” As for the standout feature of the design? “No question,” Elizabeth says, “it’s the cowhide wallpaper that we used in the theater room, as well as the two dart board niches. We were able to work with the vendor, Kyle Bunting, to

It also came with a sauna that was functional but indiscreet. Orion opened up the gym to the rest of the basement and brought in glass partitions. A divider wall adds privacy to the sauna while still making it accessible. By bringing in all dark finishes, the space disappears into the background when the lights are off and it is not in use.

Every detail in the theater room was carefully planned from the teal walls to the custom cowhide accent wall. Besides its stunning good looks, the cowhide adds acoustical value. Orion Design also specified this large gold-toned lounge sofa so that everyone would have a comfortable place to settle.
Overall, the basement has become a space perfectly tailored to the Greshams’ needs. “When you are in this space, you feel like you could stay forever,” Elizabeth says. “It is completely relaxed and divine and just ready for a good time!” Stacy loves the upscale lounge feel of the basement and appreciates that it also feels like a cozy space for entertaining. “From poker games to workout sessions to movies and pool playing, we now have a space for our whole family to make memories and share with our friends and family,” she says. ocal celebrity and home-restoration expert Tamara Day remodeled this large 1980s home for her clients—Sunlighten Day Spa owners Connie and Aaron Zack—back in 2019. The home was featured on Season Two of Tamara's
Bargain Mansions in two 30-minute episodes: “Rhapsody in Beige” and “A Pain in the Deck.” The secluded home sits on several hundred wooded acres in Louisburg, Kansas, and Tamara embraced the idea of creating an oasis for the couple. She helped them remodel the entire home, inside and out, and while there are many noteworthy aspects of the renovation, the primary bathroom is a standout.

The cavernous room was filled with curvaceous casework that looked dated; its layout also didn’t make great use of the space, and a clunky overhead soffit housing obstructed the vaulted ceilings. Tamara gutted the space, removing the soffits, the angled shower enclosure, the casework, the plumbing fixtures and the lighting. In her remodel, the designer played up views and daylight, replacing one of the existing casement windows with an enlarged picture window, making it the focal point of the space. Tamara chose to create a wood platform for the freestanding tub, which provides visual relief to the expansive floor area and breaks up the space. The enclosed shower was replaced with an all-glass enclosure, allowing the space to benefit from the natural light in the room. The new wood vanity features a stone top with an apron front, making the top appear thicker and heavier than it actually is. This heftier element juxtaposes the weightless feeling created by the linear open towel shelf below the cabinets, which makes the vanity appear to be floating. And, with the clients being the owners of an infrared sauna manufacturing company, adding a sauna to the space was a no-brainer. others opt for a more hands-on approach, actively collaborating at every stage. In the instance of this particular project, the latter option was embraced. Originally designed about 17 years ago by the late renowned Kansas City designer Janet Alholm, the residence was inspired by a traditional Tuscan style, characterized by heavy drapery and a range of brown and neutral tones woven throughout. While the initial design exuded a grand and elegant ambiance, the homeowners sought to infuse more light and color into the house, making it better suited for hosting their growing family.

icardo Medellin didn’t plant an entire three-sided green screen and tropical bermed “island” around his Overland
Park property because he didn’t like his neighbors; he did it because he wanted an oasis, a place to slow down and meditate, to watch the plants and the grandkids grow up. A memory of a Key West courtyard where he once sipped coffee hung in his mind like the jungle of vines on that trip, the wild nature of it enveloping his senses. Inspiration struck a chord in the heart of this Kansas landscaper that day and opened his perspective on what he could plant far away from a temperate climate. Tropical plants are nothing new to Kansas. Gardeners have always potted palms and erected elephant ears along their patios and front doors. But Ricardo wanted an entire environment, and he thought his clients might want that, too. He opened an office in Florida and became a plant broker, tagging the best species directly at the growers. He shipped his first batch to Kansas in 2022. “It went well— gangbusters, actually,” he says. Spring 2024 | mydesignkc.com | 207

His clients have long trusted him to find the balance between an efficient landscape and one that doesn’t have enough. A lot of that is done on the fly—a mix of intuition and experience. Not so much in his commercial business, where a plan is necessary, but in residential work, “the process can be more interesting, if allowed,” he says. Tropicals can bring a sense of wonder and the unexpected, especially around these parts, where their foreignness captivates our attention. Native plants can get leggy, turn brown at the tips with overwatering or underwatering, or wither under too much sun or a sudden shift to cold, but tropicals are often sturdy stalwarts. They can withstand the powerful force of hurricanes or thirst from drought and still not only survive but thrive. Ricardo’s epiphany was almost a happy accident, one might say. “We are freakin’ Bob Ross,” Ricardo says with a smile, referring to the way his company wields plants in the way Bob paints. Except Ricardo's artistic tool is a shovel. At his own home, Ricardo evokes a feeling of tranquility, starting with that green screen of 70 trees on the outskirts of his ¼-acre property. It only hints at formality—not so much a rigid, “keep-out” kind of hedge, but rather a zig-zagging repetition of evergreens (‘Bruns’ Serbian spruce, ‘Riverside’ Serbian spruce, Emerald Green arborvitae) and shrubs—some familiar and flowering, like hydrangeas, and others

here’s a lot to be said for a neutral palette. In fact, a lot has been said. Follow the thread of home design
trends, and you’ll see many mentions of celebrated non-colors—greige, warm white, taupe and so on. These classic neutral shades feel reliable and bring serenity in their own way. But there’s something curious with color in recent years. A cast of “new neutrals” has joined the tried-and-true hues, including blush, terra cotta and earthy green. When it comes to color, are we opening our hearts to follow our bliss versus social media mandates? The truth is: your heart is where your home is, so color choices should feel authentic. Do classic black and white bring you joy? Bring it on. How about a garden’s spectrum of purples, pinks, blues and yellows? Yes and yes, say designers Jill Tran and Patrice Mendelson of Tran + Thomas Design Studio, who gladly fulfilled their clients’ vibrant vision for this newly built home in Overland Park. While
some
homeowners
may
need
encouragement to follow their color dreams, this couple was fearless from the beginning. The homeowners’ peacock was a vital element to incorporate in his office. And, with the sheen on the walls, the iridescent fabric of the curtains and the saturated floral chair, it’s right at home. “These homeowners are visionaries in their fields,” Jill says. “They’ve done a lot of amazing things in their careers, and I do wonder if that’s one of the reasons why they can think big when it comes to design.”

The wallcovering also presented one of this project’s biggest challenges: carefully working around necessary room elements like the HVAC vent to ensure the fabric doesn't fray or unravel during installation. Symmetry brings serenity to the living room, with furnishings from Tran + Thomas and art from the homeowners’ collection. There are hints of Art Nouveau in the lines of the sconces and the metallic painted consoles that bookend the fireplaces, subtly repeating the theme of flora and fauna seen throughout the home.
Both have successful, intense careers as doctors and wanted their home to be an expressive release. “I told Jill I wanted lots of color and bold areas in each room,” the homeowner explains. “I feel energized when I walk through the door, and my husband loves color everywhere. I would tell other homeowners not to be afraid of color and patterns.” Jill and Patrice excitedly welcomed the opportunity. When they found they shared a love of stunning lilacs, cornflower blues and whimsical butterflies with the homeowners, they took that brilliant baton and ran with it. This project is unique in its personality, although as Jill and Patrice explain, they’re finding that more homeowners want to push beyond neutral. Even so, their clients often seek permission to make bold choices. For homeowners who hesitate, their questions are always the same: What if I get tired of it? What about resale? Jill is ready with the answer. “If it’s a color that you love and have always loved, you’re going to continue to love it whether or not it’s trending. It’s a gift to yourself,” Jill says. “People can fall into the trap of putting in the design they think they’re supposed to put in, instead of following their own hearts. A lot of times the

My husband calls it the world’s most expensive nightlight,” the homeowner laughs.

First, if you want to go bold, go all in. Fully commit to anchoring elements. Rather than tossing in a few colorful pillows, choose a substantial piece of furniture to be the fulcrum for the rest of the design, or—as is the case with this home— an exciting choice of purple glass tile. “From the very beginning when pulling fabrics, paint chips and furniture pieces, we had that lavender glass tile that the homeowner loved in mind,” Patrice explains. “She’d also come into the studio and describe their amazing art collection to us. It was important that we honor the artwork, honor the colors that were in the artwork, and that every element works together seamlessly.” In the butler’s pantry, butterfly wallpaper has the dimensional effect of a shadow-box display. Jill puts it best: “How could you walk in there and be sad? Impossible!” Unseen in the photo, the ceiling is also papered, so one feels caught up in a swirl of nature’s most beautifully intricate creatures. Deep-pink cabinetry keeps the small space grounded.

“Talk about breaking all the rules … But it works here in the guest bathroom. The scale of the flooring compared to the scale of the floral wallpaper is just so fun,” Jill says. Laid in 12- by 12-inch tiles, the purple glass flooring was the homeowners’ original source of inspiration.
Daring choices conspire for a completely fresh take in a guest bathroom, where the sink is offset on the marble-topped vanity and gold butterfly knobs land on the custom-designed cabinetry.
Another way to infuse bold color is to implement various intensities of the same hue. Jill and Patrice relied on this technique especially in the primary bedroom, where a monochromatic play on cornflower blue is as soothing as it is sophisticated. Finally, if you long for color but need help getting started, choose a designer you trust who will take the time to get to know you. “We have a gentle process to get emotional reactions,” Jill says. “We hang on every word and really watch their body language. Design is all in the eye of the beholder. It’s emotion. It’s past life experiences. We want to discover what makes them feel amazing and what rocks their soul.” Patrice adds, “This homeowner really trusted us. She would come to the studio so excited for the presentations to see all the fabrics and all the textures and paint colors…Just delightful to work with and open to new things.”

This home is also an example of how to make new construction feel more custom. The homeowners chose this location as a semicustom model by builder Durk Putnam. Jill and Patrice joined after it was in progress, but working within the lines seems to have expanded the designers’ imaginations. There are surprises around every corner, in every room, and everyone has their favorites. “Both the guest bath and primary bath are my favorites,” the homeowner says. “The guest bath’s dark floral pattern feels mysterious but still relaxing. The blue, airy mural in the primary bath causes everyone’s jaw to drop.” For Jill and Patrice, it’s a playful moment they added near the pantry that sums up the whole project. “We added these little butterflies from MacKenzie-Childs with really intense pattern and color. One on the chandelier, one on the closet handle and one on a cabinet knob…They look like they’ve flown in from the pantry. It's just joyful and fun.” In other words, far from neutral.
Fabulous, saturated floral drapery serves as the backdrop for an otherwise serenely monochromatic primary bedroom. “We were really excited to be able to use this,” Patrice says. “We see so many beautiful, amazing fabrics. And it’s rare to find the client who’s willing to go for it. We had so many wonderful, beautiful things to show her, and she loved them all.”

ulie and Dan Schroeder’s new home in Leawood is a testament to her family’s love of art, design and color. Julie’s uncle, Bruce Wendlandt of Wendlandt & Stallbaumer
Architecture, conjured the floor plan. Her late grandmother, locally renowned artist Helen Wendlandt, painted several landscapes that hang throughout the home. Julie’s brother Eric, an architect in San Diego, suggested the installation of a green wall above the kitchen. And Julie outfitted the interior using her skills as an interior designer, imbuing it with elegance and personality.

Even Julie’s daughters—Leighton, 12, and Emery, 9—and her husband, Dan, had design input. Dan got the four-car garage of his dreams, while Emery and Layton got the final say on their bedroom suites' soft, dreamy colors and sophisticated furnishings. The Schroeders decided to build the home after learning about a one-acre lot at the end of a cul-desac near their previous home. The build site allowed for larger interior spaces, a bigger backyard and that four-car garage Dan had yearned for. The result is a 7,000-square-foot Cape Cod-style home that the family jokingly calls The Hamptons of Leawood, with a mix of traditional elements, clean contemporary lines, colorful wallpaper and daylight galore. Bruce says the style of the home lives both casually and formally. “One of the things I've always liked about East Coast Cape architecture is that it's very comfortable day-to-day, but when you need it to go formal, it

will rise to the occasion very quickly,” he says. “So I kind of call it 'blue jeans, white button-down shirt with a blazer' architecture.” It comprises four distinct seating areas for lounging and entertaining, a formal dining room, three offices, two pantries off the kitchen, a mudroom, a state-of-the-art gym and a doggie den for Bo and Otis. Julie’s inspiration for the home’s modern-classic style and use of bold wallpapers and colors came from a vision she had of the foyer. “The first thing that came to me was the blackand-white marble entry floor, and from that, I was like, well, green, red and other classic colors, which is totally different from our last house,” she says. The checkerboard marble floor in the entryway complements a sleek wrought-iron railing on the staircase leading to the second floor. evident here. Its walls are sheathed in ivorycolored paper with a large, gold geometric pattern. She admits that she was concerned about the wallpaper pattern clashing with the checkered floor in the foyer but decided to go for it anyway. “I love wallpaper,” she says. “I’ve been on this kick for a while, and I really wanted it in here because it is a great design element. It adds pattern and detail but is subtle enough that it's not jarring.” Using wallpaper today, she says, is different from days of yonder. For one thing, it’s easier to install and remove. She often suggests that her clients start by installing it in a smaller space or pattern or try one with a tone-on-tone pattern that’s more subtle. She followed her own advice by using colorful patterns in several of the home’s bathrooms and

Emery, the Schroeders’ youngest daughter, wanted black-and-white wallpaper in her bedroom so Julie presented her with several patterns to choose from and asked her what accent color she'd like. The answer was purple.
Julie chose the wallpaper first when designing the bedroom and says that the busy pattern works on such a large scale because it features only one color so it reads more subtle.

The large open living room at the center of the home has two focal points, including a black fireplace with an ivory cast-stone mantle topped by one of Helen Wendlandt’s framed landscapes at one end of the vaulted space. On the other end, a green wall with faux greenery in a loft-like space hovers above the green kitchen. “My brother—who is also an architect—had this idea,” Julie says. “Then I saw some installations locally at a restaurant just up the street, and I loved it.” One of Julie’s boldest decisions was painting navy blue on the walls of a small media lounge just off the central living space. Dan was not on board initially. “I told him, ‘Let me continue with the vision, and then I think you’re going to get it,’” she recalls. “And now he loves it.” One of the smaller rooms in the home, the lounge is often a draw for the entire family Above: The modern-traditional style of the basement's wet bar mimics that of the kitchen. ar-flung from the style's origin in the Northeast during the 1600s—developed by British immigrants eager to combat
the region’s harsh winter elements—a recently transformed Leawood Cape Cod is a study in warmth, movement and a crisply modern motif. Purchased 12 years ago by a couple with a son in middle school, the home had particularly resonated with the wife, who grew up in Massachusetts, where Cape Cod architecture is prolific. “She favors Cape Cod, in part, because it is familiar to her,” says interior designer Keith Wardlaw, owner of Loft West, who met the homeowners during his time at the former Mitchell Gold + Bob Williams home furnishings and decor outpost at Town Center Crossing. “She loves the traditional feel of Cape Cod— complete with exterior black shutters—but wanted the renovation to make the home feel alive and modern while still blending with the style’s distinct visual.”

Collaborating with builder Brett Standard of RM Standard Construction, Keith and his clients began the ambitious update of the 6,100-squarefoot home in March 2022. Committed to the pursuit of beauty and functionality throughout the residence, they aimed to reconfigure the main and upper levels to establish a more amenable flow and a better-informed use of the space. Presented with a tantalizing blank canvas of possibilities, Keith focused on bringing nature into the decor scheme in understated yet notso-subtle ways. The main-level powder room’s playful Gucci heron wallpaper—portrayed on a soft green background—depicts the leggy birds with dragonflies scattered throughout, inspired by the iconic designer’s ready-to-wear collection.
The well-curated entryway previews how Keith Wardlaw choreographed the homeowners’ vision of maintaining Cape Cod design elements while introducing modern design. A CB2 heron sculpture plays off an abundance of birds found in wallcoverings, draperies and upholstery throughout the home. The art is from Hunt Slonem’s famed bunny collection. White-oak flooring from Acme Floor Company extends throughout the residence.

“For such a small room, the wallpaper artfully contributes personality and depth, especially with the marble vanity,” says Keith, who counts the diminutive room as one of his design favorites in the renovation. “You can’t walk into the half bath and not go, ‘Wow!’” Continuing intersperse

closet was reupholstered in a bird design, and well-placed shiplap found its way to the ceiling of the serene primary suite and the wall of the son’s bedroom. Keith relied on a swath of art that the couple acquired from frequent travels over the years—combined with cherished pieces from the husband’s mother’s collection—to juxtapose the new pieces. The kitchen caters to the wife’s passion for baking, with a 10-foot by 4-foot Calacatta Belgia marble island to accommodate endless sessions of creating cookies, often in large batches, and other made-from-scratch treats. The milky white stone, densely traced with gray veining, is repeated as an oven backsplash, lending warmth to the light-drenched room. Two airy and sophisticated Ralph Lauren Cara sculpted pendants illuminate the working space and add a measure of the streamlined modern aesthetic that the homeowner is fond of. Keith retained the integrity of the original spa-like primary bath. He tied in white-oak flooring found throughout the rest of the home and replaced a massive mirror with a statement piece from RH. The Ralph Lauren light fixtures are from Relative Lighting. Carrara marble adorns the shower, and easy-to-maintain quartz tops the vanities.

The home’s primary suite is a relaxing respite, thanks to luxurious, plush bedding from Parachute Home on the Country Club Plaza, a window seat and nature-inspired wallpaper. Custom closets feature wallpapered ceilings.
“The new kitchen might be the most dramatic change in the entire renovation,” Keith notes, “because we amended how it functions, starting with changing the direction of the island, adding the scullery and expanding the adjoining hearth room.” The husband’s home office leans into an intriguing, moody and masculine personality, thanks to the forest-green walls and ceiling and the black iron doors. A Sean Lavin chandelier with brass accents helps anchor the room, while two paintings by a commissioned North Carolina artist add punches of color. In May 2023, the Leawood Cape Cod project was ready for its big reveal. With the homeowners on vacation for ten days, Keith and his team orchestrated a move-in schedule with Celsie Sneden, a professional organizer and the owner of NEAT Method Kansas City, along with her team of professional organizers.

“We had a week and a half to pull together the house, from furniture to decor to full-stop organization,” Keith says. “I won’t say it wasn’t intense because it was, but working with Celsie was a dream.” Celsie’s emphasis is on ensuring the home is functional and practical long-term for a client’s lifestyle, which involves plenty of organizational tricks like labeled baskets, drawer dividers and inserts for every room, closet and even refrigerators. “An organized home helps create seamless, practical everyday living,” says Celsie, who left no stone unturned in this home, even organizing drawers and refrigerators in the kitchen, scullery The son’s bedroom is a soothing retreat in a neutral palette, featuring shiplap walls. The bedding is from Parachute Home. Keith introduced blue in the lower-level bar with the barrel bar stools and the custom cabinets with brass hardware from Locks & Pulls. Linear planks in white oak on the front of the bar create an interesting visual and add warmth to the room. Noble Mini Pendants by Arteriors illuminate the space.

The homeowners tasked Keith to design an outdoor space for their frequent al fresco dining with a table, several seating arrangements and a grill/kitchen area. Patio paving stones are Bluestone Blue Select. Curated furnishings— Mitchell Gold furniture, RH planters designed by Randy Neal Floral Design and a Pottery Barn fire pit—complement the space.
On reveal day, Keith received a call from the family when they landed at the airport.

“They planned to stop for lunch and then pick up some of their son’s friends before heading to the house. When they walked through the front door, it was an emotional moment for everyone. While the husband was hesitant to get into decision-making for the interior renovation, he said we ‘hit the nail on the head.’” For Keith, the ultimate payoff was seeing his clients’ reaction to a new but comfortably familiar space. “Great design serves a purpose—to celebrate and elevate living,” he says. “To see them embrace their new home was a powerful moment.”

one of Kansas City influencer Elina Katsman’s mottos when it comes to her sleek personal style—and her wildly successful online boutique, theClothesRak. Co-owned with her best friend and fellow fashionista, Ember, the clothing line helps women build confidence and wardrobes with comfortable, practical and fabulously classic pieces that turn heads and stop the social media scroll. Elina’s trendsetting new home at Timberstone Ridge is also an impeccably styled showstopper. “When we first started the process,” she says, “I told my husband, ‘I want our house to be like no other house in Kansas City because that’s not me. I’m not like anyone else.’” Elina knew precisely what she wanted—a fully customized home that reflected her distinctive style and dynamic personality while providing a comfortable refuge to work, entertain and raise her family. A well-oiled machine, the team skillfully navigated COVIDrelated turbulence (such as lumber price increases and countless backorders) to develop the ultimate, well-tailored “wardrobe” of home features for the influencer and her family. Brooke and Elina became fast friends early in the journey, instantly matching each other’s aesthetic, energy and passion for fashionable design. This close connection—and Brooke’s close attention to detail—helped the designer layer her new friend’s unique ideas, visions and loves in a composed and meaningful way. “I really like to help my clients bring in pieces that they love and that tell a story,” Brooke explains. “I always love when a house feels collected all throughout the home.” Elina, for example, loves the Old World feel but in small doses. So, the design-build team created

Hidden away in the primary suite, Elina’s gigantic, Hollywood-esque “cl-office” blends the sophistication of white and black cabinetry with chic floral wallpaper and glamorous gold and clear acrylic drawer pulls. “My closet is probably my favorite room right now,” she says. “I just love the coziness… I can just kind of get away from the world for a little bit and watch my Bravo shows in private.”

He also adores his decked-out bar area that faces the pool.
"My husband wanted a negative edge and a waterfall, and I wanted to have diagonal lines with turf," Elina says. The combination of the three resulted in this exciting yet comfortable pool design. A set of Emile mesh-and-wood chaise lounges adds to the luxury resort-style feel.

Inspired by an urban outdoor area that Elina saw in New Jersey, the luxurious hotel-chic outdoor entertainment area—comprising a custom-formed pool, hot tub, outdoor bar and turf-gridded deck—is a spectacular complement to the Katsmans' vibrant, party-loving lifestyle. The husband's pristine outdoor bar and grill area is the envy of the neighborhood, featuring an impressive island with a double-waterfall Super White quartzite top.

As sharply dressed as a freshly pressed classic suit, the Katsmans' home turns heads. The facade is eclectic yet balanced with stucco, stacked stone, fiber-cement siding, tongue and groove and metal roof accents. Elina mentions how their community's developer, Dennis Patterson, always tells her how popular her home is among passersby. "He always says, 'Elina, your house is the most photographed house in our neighborhood,'" she explains, "[W]e have, on average, at least five to eight people drive by the house to photograph it every single day!"

Prolific party emcee Elina loves to host big gettogethers from the comfort of her versatile, multiseason lanai and stylishly crisscrossed-with-turf pool deck. She also loves that her entire home is Instagram- and editorial photoshoot-ready—a part of her grand plan since the beginning. “I wanted a clean canvas that goes with the aesthetic of the product we’re trying to sell,” she says. And the fashionista’s new home is essentially that: a perfectly posh backdrop that elevates everything she loves, from her family life to her brand photos. The home is her.

"There's not a lot of space, but [it makes] a big impact," she explains. Donning the essence of a 1920s speakeasy, the glass-partitioned chamber exudes luxury with dark charcoal walls (Benjamin Moore's Flint) and cabinets in a dual mix of moody greens (Sherwin-Williams' Ripe Olive and Sage Green Light). The rich hues are balanced with gold screens and gold cabinet-locking bolts and a backsplash of polished lava-stone tiles from TileBar.
